Attention to detail was outstanding all around!! The staff was kind and helpful, the room was outstanding and every element contributed to the overall vibe and comfort. We thoroughly enjoyed the enclosed porch area looking over the bluff to the water, which even included binoculars! The entire place was spotless and it was convenient to several local places to eat and contributed to a serene opportunity to unwind away from the crowds.

Beautiful inn on a hill in Rockport, ME. Incredibly clean....spotless! Adirondack chairs on the hill up at the inn and down by the water make for perfect sitting and reading spots. 4 stars because the woman at the front desk wasn't the friendliest on the several occasions we had the "pleasure" of dealing with her. The cleaning staff was super kind and friendly however! There is ample parking and coffee available in the lobby every morning. The rooms are spacious and comfortable. Just as a little notification though as well. We stayed in 103 which has a piddly little handheld shower head (think washing your pets in the laundry room sink kind of plastic handheld). A pretty big disappointment and should be upgraded. Otherwise a very nice stay. The surrounding areas of Camden, Rockport, and Rockland are adorable!

We loved our stay at this inn. It was super clean, and the beds were very comfortable. Loved the little patio area and the binoculars you have out there for guests to use. This is the perfect quiet little inn for anyone wanting to stay on the Maine coast.

This is by far one of the best hotels we've stayed in. For context we have stayed in hotels on both East and West coasts up to $750 a night. Island View Inn is absolutely gorgeous. The view is stunning. The room is huge. Completely renovated and new. The bathroom is very large and very clean. The bed is so comfortable. We plan on staying here every year.

Echoing the other reviews for this inn, this is the nicest place I have ever stayed in when traveling through Maine! The rooms are extremely clean (not even a scuff on the paint); the grounds & gardens were immaculate; front desk service was spot on and friendly; and most of all, the views of the Atlantic (from the room and walking down the grass paths to the shoreline) were amazing. My wife and I enjoyed breakfasts in the sunroom overlooking the sunrises over the ocean. This is what a vacation is all about! And because of the unusual heat that week, we enjoyed the refreshing infinity pool late in the afternoon before heading off to dinner. And the inn is centrally located amongst the charming towns along the Maine coast. I could not recommend this inn more and you would be sorry not to check it out.

This was our favorite hotel from our family vacation to Maine. The room we got was wonderful. It was super clean and super new. We had a private big balcony facing the lake. And the view was oh so gorgeous. Everything was nicely decorated in the room as well. There was even a rubber duck in the bathroom. I thought that was super cute and sweet. There were a lot of nice amenities in the room, such as a fridge, wine glasses, and a binocular. The lake behind the hotel was so beautiful and peaceful. They had lots of lunge chairs set up on the grass by the lake for you to sit and relax and enjoy the beautiful view. We took lots of pictures by the lake. They also have a outdoor pool that we didn't get to use. The woman working behind the counter was so friendly. And for the price you pay, it's worth every penny. The only down side during our stay was the WiFi was a bit slow. But that's ok! We had a very comfortable stay. And I kind of wish I live here! So beautiful and quiet. Highly recommended. This is the place I'll stay again if I visit Maine!

For the price you can't beat this place. My wife and I will definitely return. We stayed in the king room. One of the things we can't tolerate when traveling is a dirty room. I have bad allergies and it just grosses my wife out. So we are very picky. Our room was very clean and very well maintained! Our check in was quick and easy. The host at the front desk was pleasant and gave good instruction. Only thing to note..which is not a big deal but if you are staying in the lower / first floor rooms you can hear movement and a little noise from the upstairs guest.

Of all the places where I've stayed, THIS has been my favorite, especially in Maine. First of all, I love the Rockport area. Camden and Belfast are two of my favorite places on earth and THIS INN was gorgeous. I had no idea that the private suite was so beautiful. Pictures didn't do it justice. When we drove up to the private spot outside our suite and went in, I felt like I was in a beautiful apartment on an estate. It was spacious and gorgeous and the view was incredible. The full kitchen and all the spaces were so well planned and decorated and stocked. I really can't say enough good things, other than I'd like to live here all summer! I really want to come back. I wish we didn't live so far away (about 7 hours) because I'd be back every chance I had! This place is amazing, the property is gorgeous, the water views are gorgeous and the details of the suite are so impressive and made it seem like home! I hope to be back soon (or when it's not booked up)!

We started at the bar waiting for a table and the bartender was friendly and helpful as we perused the menu. We sampled several small plates (lamb kebab, chicken skewer,...) which were tasty. Even though we had a short 1 night stay, we enjoyed the facilities. We were able to message the front desk prior to arrival to confirm that we could check in early. The parking is a little tough as it is shared parking lot with a brewery and restaurant. Our room overlooked the marina and it would have been great to sit outside with a cup of coffee in the morning! There is a little closet that hods the Keurig machine, microwave, mini fridge, and ice bucket. The room was spacious and had just enough room for 2 people. The bathroom was well stocked with towels and even had an option to warm the floors. The bathtub is huge! I liked the many options in the shower for the water direction (waterfall, front, or handheld). I liked that the waterfall option was angled as well as the front - aims toward the chest, not the eyes! The hotel is conveniently located in town - you can walk to many restaurants as well as the very cute library in town. We actually walked to Rockport for dinner but please note it is rather difficult to get ride share services (Uber/Lyft) so we had to call a local taxi company. I would definitely stay here again during our next trip to Camden!

When I first arrived, my room smelled terrible, like rotting food. I went to the front desk to let them know, and the woman there couldn't have seemed less concerned. I was moved to another room, but it smelled just as bad. I tried to deal with it, but eventually had to ask to be switched again. The third room didn't have the same odor, but instead smelled like it had been doused in cheap air freshener to cover something up. Not exactly a great start. At that point I considered finding another hotel, but it was late and the room itself at least appeared clean. Unfortunately, the noise situation was just as bad. If you plan on sleeping past 6 am, don't count on it. Unless you're on the top floor, you can hear every footstep from the room above you. The floors seem to have virtually no soundproofing, and I heard the guests above me constantly throughout my stay. The location is great, I'll give it that. But honestly, that's the only positive thing I can say about this place. The customer service is awful, the staff is rude, the rooms smell bad, and the lack of soundproofing makes it nearly impossible to relax. Save yourself the headache and stay anywhere else.

Daniel (the other person at the front desk) was nice and much more pleasant to deal with. We do not recommend this hotel as we find the attitude in general being too rude (it is not only the north east attitude, we lived in the northeast for decades. This was way worse). Again though, thanks Daniel for being nice and helping us with our refund. For Jeremy: learn a thing or two about customer relations.

It ended up being one where we had a pretty big storm, and that actually made this hotel an even better place to stay. Basics: great location right downtown (if you look at the map and it looks like it's a bit out of the downtown range, it's not; this is a small town and you can walk from 250 Main to the heart of it within 5 minutes). The hotel itself doesn't have parking, but there's street parking or you can park free in the harbor lot across the street (you may want to check this if you're coming during high season). The welcome vibe is immediately evident not only from the super nice and helpful staff, but because check-in time is also when 250 Main starts its happy hour wine social downstairs, which is perfect! And if you reserve directly with the hotel, you get a complimentary glass of vino. I literally met friendly people from the minute I checked in, and we hung out with a glass of wine for awhile before heading out. You can purchase from a small menu of wine and beer until around midnight, which turned out to be a great thing when the storm rolled in the next night of my stay. With the warm and relaxed vibe, hanging out in the lobby area is part of the experience. My room was a queen room with a small balcony overlooking the harbor--which on their website is described as "small," but it definitely is not! Fantastically comfortable bed (which honestly seemed larger than my own queen at home); big bathroom with an awesome rain shower, heated towel racks, and robes; plenty of space to move around in the room itself, which also had a desk and a little sitting area. Oh, and super high ceilings and HUGE windows. While I neglected to get a pic *inside* the actual room [insert facepalm here], check out the cool views of the snowstorm from the windows and balcony. If you don't want to venture out for breakfast in the morning, there are light options available (croissants, yogurt, fruit, etc.)--with delicious coffee from local Rock City Coffee. Huge points too for keeping a coffee and tea station open in the lobby all day and night. With the term "boutique" being tossed around these days willy-nilly, I'm always thrilled to find a place that lives up to it. 250 Main is definitely worth the splurge!

There are a limited amount of spaces in front with zero room to maneuver your car to fit in a space. There is a public lot right next door for a fee and hopefully you'll get a space. We were in the Waterfront King Suite. The room was lovely and had a great view!! However, getting hot water was inconsistent. We had noisy neighbors who we could hear using the hairdryer at 6:42am, and shouting down the hall and slamming their door at 7:30am. At 10:45pm there were sounds like chairs being dragged over hardwood for about 30 minutes. They do give you an opportunity to order breakfast that is delivered to your room and a time you specify. However, both days I had rancid milk for my coffee. I wrote a note to the staff after the first morning, and they served spoiled milk to me again on the second morning!! The food was also vastly under seasoned. I ordered the quinoa bowl both days and got two totally different dishes. And, my wife's potatoes were completely burnt. So for the money we spent on the room, I cannot recommend this place due to parking, noise, and food quality.

First off, the front desk would go 15-30 minutes without being staffed. This made it particularly difficult when we needed something - I sat across from the desk for 15 minutes at one point - but that's not enough to warrant a negative review. In fact, I waited this morning to convey this message in person, but the only people in the lobby were customers waiting for help. What does warrant a review is our breakfast foul up. This may sound like a minor issue, however in the world of customer service it absolutely is not. Here's what happened: the hotel provides breakfast in the room. We had two rooms. My daughter mistakenly put my room number on her breakfast card, so they delivered both breakfasts to my room. Only they didn't deliver both COMPLETE breakfasts - they only delivered a portion of the breakfasts. When we inquired about the mixup, we were shown our cards - no apology, only a hint of "here's where the fault lies, and it's with you." However, no one bothered to ask us before delivering an incomplete breakfast as to whether this was actually what we wanted (and bear in mind, this is not a big hotel). After that, there were a series of further mixups before staff actually sorted things out and got complete breakfasts to our rooms. I don't have a big problem with the mixup. I do have a problem with the reaction and the confused resolution. However, the blame here is not on the staff: it's on ownership. It's very clear that at critical points of the day, the hotel has a real staffing issue. It's also clear that ownership hasn't adequately trained staff on "Customer Service 101." The poor worker was clearly frazzled and could use some training and some help. As a result, this hotel did not earn the premium it charges.

We ended up spending a week with the Ledges are our base - it's ideally located between the towns of Rockport and Rockland with easy access in either direction. We were in a room with a kingsized bed with a balcony - the coastal view from the balcony is wonderful and the air very fresh and clean. The room was immaculate and included an empty dorm-sized refrigerator and large TV. The layout was interesting with an extra sink in the larger room outside of the bath which we found very convenient. It had all the usual bits - I believe this was an older, classic motel that has been upgraded, but it's retained the original neon (No) Vacancy sign - we would use it to figure out how close were were to the entrance (there's three (No) Vacancy signs traveling north from Claws so by counting them it made it easier to look for the entry, the roads are very dark and often foggy. Breakfast is in a room behind the service desk and included most of the regular suspects. Most of the proteins were vegetarian except for hardboiled eggs. You have the ubiquitous waffle-maker and a coffee machine that makes coffee to order - I found it pretty weak but in general most of the coffee I've tried in Maine has been watery. The owners also offer vegetarian Indian food on the weekends - you order through a website and walk over to pick them up - unfortunately we got too busy to try them out but plan to the next time - heard many good comments about the food and it smelled divine. The staff at the Ledges were super nice and very accommodating. We tried to keep the room very clean (we tend to be super clean anyway) and used the towels sparingly - hopefully they didn't mind forgoing the daily cleaning. This is a solid 4.2/5 stars.

First thing in morning we called manager and explained our situation, he said no and blah blah.,, ( like a rude teacher) I completely understand their cancellation policy but there should be some kind of empathy toward our situation. This hotel is okay. There is a microwave in office which is again "no" to fish food. Come on living by the coast, how can someone say No to fish. Lot of spiders especially in front of door and balcony. I was scared to do in and out from room. AC was on the top of the wall, meaning you have to stand on the bed to access it.

Don't forget to visit the Cellar Door Winery in neighboring Lincolnville. Everything worked in our Snug Harbor Suite to perfection. Housekeeping did a great job each morning cleaning and replacing whatever was needed. The innkeepers, Matt and Michelle are warm and some of the nicest people you will ever meet. From the moment we booked our reservation, they began making us part of their family. Just talking to them and some of the other guests about life was relaxing and therapeutic. It has wonderful harbor views and is a short stroll to downtown shops and restaurants. We spent 3 glorious nights in the New Amsterdam Suite. The suite is quite simply huge with a fireplace in a large sitting room and separate bedroom (with a king size feather bed) plus a bathroom as large as an airplane hanger. The suite has two private porches and windows with spectacular views everywhere. While the structure is 140+ years old, it has modern and luxurious furnishings. The lounge is filled with jars of old-time candies. If you have a sweet tooth, this space is close to heaven on earth. As impressive as the inn is, it pales in comparison to the staff. They keep the inn spotless and running efficiently. Special shoutouts to Sara, Sam, and Hope. These ladies made our stay magical. Their attention to detail made it feel as if we were the only guests on the property. Our visit did have one negative and it was a BIG one. We had to leave!!!! Can't wait to come back for another visit.
