I have been a tenant for almost 3 years. They care about $$$ only. I went 6 months without hot water in the master bath. The only reason it got resolved is because of me. The "fix" was to run a water line thru the attic to the master bath instead of figuring out why this was occurring. During the TX cold snap, I learned that the heater was not adequately wired. Had to live in the cold for a month due to their negligence. I was told they could not get out in the snow - really. This is my livelyhood. They failed to issue a credit as told to me and when I asked for a refund due to their negligence they refused to refund me. Instead they issued a credit to my account. This is my money not theirs. When you ask a question and ask for clarification you get the same answer back. Really!! read more

We moved into one of their properties June 1st; upon moving in one of the AC units didn't work, there were bugs crawling out of the kitchen floorboards/ cabinets (still are, pest control obviously isn't a priority nor is reviewed prior to a tenant coming in), the carpet tacks are sticking out of the floor, water is leaking in near the patio and they neglected to provide garage door openers and the pool access key. AC was fixed the following week, and now it's broken again! Unbelievable. Appointment on June 10th was cancelled as the dishwasher soap dispenser is broken and no one has set it up again. When I called to schedule the garage door opener install Tidas (maintenance for IH) acted like it was my job to search around the house to find where they put them, and wouldn't call the office to figure it out. I've attempted to call Lexi with IH and she neglects to figure out how to get a simple pool access key; doesn't even respond to voicemails. It has been 2 weeks and I have already put more than a handful of maintenance tickets in-- this rental company is a disgrace. House was filthy when we moved in; clearly no pride in what they do or properties that they own. Quick to get you in but lack in the follow through. read more

We were told the vacate the premises (uring pandemic) then charged several months of rent with the deposit being withheld. The home we moved in had rats and the company was asked several times to fix this since the rats were there beforehand. We lived in an older home. A total of 25 or more work orders were placed on this home. Some fixed, others completely ignored. When we decided ourselves to hire someone for the rats, he noted that there was so much rat feces that it is a health risk to live in the home. He also noted the rats had eaten all of the homes insulation, which causes high utility bills (gas bills were $500/month for example). To replace the insulation was estimated to be 10K. What a coincidence this company incorrectly and disgustingly are trying to charge fees in this amount. I believe this company grossly neglected this home and placed the family's safety, health, and finances at risk. read more

Invitation Homes - Hired pest control after the company declined several times. Giant rats found immediately - Property Management Near Me - Addison, Texas

We were robbed of 1600 from the deposit. We were charged for landscaping when the lawn was mowed and most of the yard was a mud hole when we moved in. We were charged for haul off when the rule was nothing what so ever left on the property. We were even charged for mulch when both flower beds were full of mulch. We paid a 600 dollar pet deposit plus 70 dollars a month, but the dogs could seldom use the back yard due to poor drainage that left it a swamp after every rain. read more

**February update** I've moved!! Yay!! When I moved in their fence was raggedy and had holes in it. Other people's dogs were even able to come into our backyard. I mentioned this problem along with the broken shed doors to Tamika Vines on my first day, but she didn't do anything about it. 1 year later part of the fence has fallen down into the IH house's yard (which makes me believe the next door neighbor's dog may have caused it). I emailed Aarionte Austin who then recommended I contact Kimberly Quach and Joseph Kim. I left them both voicemails and Joseph finally got back to me. He argued me down and asked for proof that I mentioned the raggedy fence to Tamika. He said he'd get back to me which is highly unlikely knowing this company. Oh, and Kimberly flat out ignored me. The repair of their fence should not have been taken out of my deposit. I will be taking legal action if I don't get my money back! **October update** IH hired some crappy roofers (that just happened to be able to repair my toilet AND moldy flooring) to repair the part where my ceiling sinks in. It's been a couple of months and what do you know? The ceiling is falling down AGAIN, this time leaving crud on my furniture. I cannot wait to move out of this crappy company's property. The only thing IH can offer me at this point is a get out of my lease free card or I'm plan to file a laqsUpdated photos attached. **august** AVOID AVOID AVOID! I have been renting from IH for 6 months now. About three months ago I noticed that the downstairs bathroom was accumulating water on the floor and mold/mildew was starting to grow in the cracks of the floor. I also noticed the upstair's carpet would accumulate water spots and the ceiling was coming down. I called maintenance and made an appointment for the following Tuesday. The next day I received notice that the appointment would be pushed back to Thursday. When I called and asked why it was pushed back the rep said nobody would be in my area that day and the property manager did not consider this an emergency. I reminded her the floor was starting to grow mildew, but she didn't care. The maintenance man came out and assessed the issues. He said there was a plumbing issue in the bathroom and roof issue upstairs. He was to go back and request a plumber and roofer to come out within the next 7 days. The maintenance man also mentioned that IH is VERY cheap. (So beware) 7 days passed and nothing... I called and left voicemails and nothing... I sent a certified letter... nothing. One month later I sent another certified letter and nothing... the second month waiting I called an attorney to assist. He recommended I try once more to call, so I did. The rep forwarded me to a voicemail where I recorded my issues. The next day I received a phone call and FINALLY set up my two maintenance requests: plumber and roofer. Today the roofer and plumber were to come between 8am-12pm. The plumber came at 9 and said the toilet seat lining is what was causing the leaking in the bathroom and the toilet would need to be replaced. He said he could fix it today, but IH WOULD NOT PAY HIM! So he has to submit a request and said it would take a couple of days to receive a response. He also said IH doesn't like to pay for things and they are tight with money. And guess what? The roofer never came!! I CANNOT wait until my lease is up next year!! I'd leave now, but the reletting fee is 2X rent plus 30-day notice - that is $5,200 I would have to send and they give you 10 days! If I chose to transfer homes, they charge a $1,500 non-refundable transfer fee and make you start your lease over! I have attached photos. You can see the sitting water on the floor and mold in the cracks. The other picture is of the ceiling where the roof is coming down. I know these homes look very appealing and they are inexpensive, but PLEASE, save yourself the agony and go somewhere else! read more

Invitation homes does not care about the well being of their residents. We have rented our house since January 2021 and have had several ongoing issues. The biggest issue is our AC unit, it hasn't been working properly since April13th 2021. We have called multiple times and had multiple repair men come out. Invitation homes cares more about lining their pockets then fixing the actual problem with our AC unit. The main vendor that has been trying to repair our AC unit can not get the approval to fix the AC unit properly because of cost. Our AC unit is not functional and at this point in the middle of Texas summer is unsafe. read more

Invitation Homes - already at 80° at 11:30am on July 8th 2021 because Invitation homes will not approve the cost to fix our AC unit properly. - Property Management Near Me - Addison, Texas

The most unethical company to deal with. This house has the worst A/C system and changing out the filters does absolutely nothing. I wake up each morning to a room filled with dust. I have broke out in hives, rashes and it only happens at the house. I sleep at my grandmothers house no issue. Response time is poor. I am having to get out of this lease because of a how disgusting the ducts are. Not to mention there is electrical issues in the home. So I can't cut the grass, I have to hire someone to come cut the grass. it's disgusting none the less. The smell in the house in some of the rooms is foul! read more

***************************************************************** Update: Do not let the response from Casey E "Business Owner" fool you. It leads nowhere. That is strictly to make it look like they are actually interested in dealing with these egregious issues, but never do anything about them. ***************************************************************** I would give a lower rating, but 1 star is the lowest available. The wife an I have rented from IH (and previous owner) for about 7 years now at the same property. We absolutely love this house and the neighborhood, but the maintenance has gotten to a point where I am pulling my hair out and ready to leave. We even offered to buy this house from them so that we can properly take care of it. That is how much we love this house and how much we want it taken care of. We never got a response to that offer, of course. It is an old house and it is starting to need more significant repairs over the last couple of years and IH has refused to take this fact into consideration when doing maintenance. Since the maintenance was farmed out to the third-party company some years ago, I have been lied to repeatedly, ignored constantly, and had contractors sent out to do repairs that I would never allow on my property if I owned this house. Maybe 1 in 20 of them has a contractors license and most cannot even communicate with me properly when it is very important. I do not care their nationality, but if we cannot communicate, that definitely causes issues. I had one guy come to do a quote that spoke no English. How am I supposed to explain the issue without communication? Almost all of the maintenance that does get approved needs two or three return trips to get anywhere close to actually repaired properly and even then it is rarely repaired properly. What we get is the cheapest possible work done by these one old truck Johnnies and then they rush away and hope that it gets accepted as final. The rent goes up year on year, but the quality of maintenance has steadily gone to crap. I would say that they get maintained like a slum house. Nothing better. If you have any dreams of your time at Invitation Homes being even remotely like they will tell you or the way the website looks, give that fantasy up right now. You are just monthly money that can be replaced the moment you stop renting. This is how you will be treated by IH. Further, the house you would be renting will just be patched and band aided with as little money and effort as as they can get away with until you, the squeaky wheel, leave and they can get someone in that won't care as much. read more

Do your research before renting from them or better yet avoid them at all cost. The house I am renting since August of 2023 was literally left as if the last tenant had just moved out. It was dirty throughout the entire house, the AC didn't work and there was no insulation in the attic so it was 90 degrees in the house even after the AC was fixed a week after I moved in. There was and still are black wasps that get in from somewhere. The kitchen was infested with roaches, I still to this day cannot use the dishwasher and they refuse to do anything about it no matter how many requests or complaints I've put in about this. Once they did a few treatments the pest control company said I would have to pay for the services since InvitationHomes only told them to do a few treatments, mind you the house was already infested before I moved in. The entire house is shifting, there are drywall cracks and breaks in every room. The rain leaks into the attic causing bubbles to form in my ceilings which the maintenance said is just a cosmetic issue?! It often leaks from the chimney into my dining room when it rains. The garage floods and the floors are bubbling up from the foundation shifting. The garage doors didn't work right, the toilets and showers did not work right, there were so many bulbs burnt out, stains on the floors and carpet, damaged doors, trims and quarter round missing. The list goes on and on but it doesn't matter because InvitationHomes is not walking these homes or doing any kind of inspections after or before move ins/outs. Anytime you want to talk to someone don't count on it, you will have better luck just emailing because they do not take any pride in their customer service. Also expect to pay an additional $200+ dollars on top of your monthly rent with charges for setting up your utilities, air filters, smart tech, etc. This is by far one of the worst homes and one of the worst companies I've ever rented from. I thought since they were a big company that it would be managing their products well but boy was I wrong. I'm a professional in the multi-family/realty industry with years of experience and my company would be out of business if we were leasing units like this. It's appalling and I can't wait to move out, hoping I won't get hit with crazy charges at move out like the other reviewers I've been reading about. read more

I have been a GREAT tenant with invitation homes for almost 2 years. Our fridge went out last Friday and I made an immediate service request. I was told they would have to locate a vendor before it could be serviced. They finally provided a phone # without a name or business name. The man who answered was rude and said he couldn't come out until Monday. Monday rolledsround and he refuses to answer our calls. Called back to IH and no one seems to give a single fuck that weve lost hundreds of dollars of groceries and have medication that needs refrigeration. They contacted another vendor who lo and behold also refuses to answer or call us to schedule. I spoke to Daniel a service manager who seemed didligent about helping until the line got disconnected. I called back less than a minute later and was told he wasn't available to talk. Was transferred to another maintenance manager, Monica, who was as unhelpful as everyone else ive spoken to and on top of that a liar. She told me she was able to get in touch with the vendor and that he would call momentarily to schedule. Surprise, surprise no call and refuses to answer. Its now Tuesday we are going on day 6 without a fridge and the employees at IH are completely unbothered and USELESS when it comes to addressing a concern as such. I am absolutely furious and will be leaving a review on every platform to stop other potential renters from this piece of shit company. I have been so kind and calm up until this point and it has done nothing but backfire. STAY AWAY FROM INVITATION HOMES. read more

This company COMMUNICATION is HORRIBLE. I spent over a month trying to speak to someone about a listed property. To this day I have not receive a call nor email back. I am a very patient person and has never written a review but this COMMUNICATION Fail is unacceptable. I will consider this a blessing. If they wont respond to get you in a home I could just imagine them just collecting your money and not communicating at all. This is so sad. Highly disappointed read more

They did fixed everything I will give them that ...I just didn't like the process, it feels like they don't trust you, I can set an appointment myself if something goes wrong. Everything was great until move out. I waited for 40 minutes in my car for them to come inspect the home after move out, nobody came or called. I had to call them and then they told me the superintendent had an "emergency." We tried to reschedule multiple times with no success. Then, I got an email saying we will get a refund on our deposit. Its almost 2 months later and they still haven't sent the check. They keep passing me to different departments. They even told me to see if there was a problem with the post office. I really wanted to leave a good review because they are trying to recover from past management, but sorry, they owe me $600. read more

Invitation Homes sent me to collections AFTER they had already sent me an updated ledger showing I do not owe anything and confirmed it on a recorded line. This should be illegal, I could not pay something I was unaware of and they put my credit history in jeopardy for their own "accounting mistake." I was still forced to pay it or else it stays on my renters history. Avoid Invitation Homes at all costs. read more

We had an issue with the fence after some high winds - about three large gaps and some smaller issues. We were pretty concerned about the dogs getting out. Put in the work order, and Robert H came out to do the work. Work order scheduled between 10 and 2, and I got his phone call at 10:45, letting me know he'd be there in about 15 minutes (which he was). He went outside with my husband to look at the fence, took a few pictures to send in, and then got to fixing it - he was done within 15 minutes! Fence is back together, dogs won't escape, and he was prompt and professional. Would definitely recommend again! read more

NEVER RENT FROM HERE. They will take time on repairs that take weeks and months and techs are not the greatest. It was definitely the worst years of my life with constant stress about something from them. I STRONGLY SUGGEST find another renter home, possible from individual, not from this place or any other major company. They also charge ridiculous rent amounts and have raised rent about $200-$300 each time to renew. There is so much more they I cannot even begin or finish. I am warning everyone! Absolute crooks. House was given to us with a non-working stove, air conditioning or heat. House was never cleaned or painted before occupancy. Absolutely filthy! Every maintenance request took forever and the outcomes barely satisfactory. Electrical system in the house can't possibly be up to code. Only when I threatened to call town home inspectors did they send a licensed electriction. He found this among other issues he repaired...see photos attached. As far as Covid 19 help??? No reasonable offer was given... They asked for more support paperwork than used in a home closing. They made it so difficult to get help I gave up. They hardly call you back when you request it and when they do they double talk and give you bullshit stories. I have taken photos and documented everything because they are well known with trying to screw you at the end of ypur lease... I am giving a one star because zero stars was not an option. From the get go this company was problematic to work with. There were continuous issues with the home and when addressed took entirely too long to attend. All Maintenance request were performed by very cheap and questionable "workers." They were very unprofessional. We were nickel and dimed for anything and everything possible when terminating our lease. I rented from invitation homes for 3 years in Colorado. It was a great experience! So I decided to rent a house from them when we moved to Texas as well. Before moving in we walked the house and it was still dirty. Looked like the previous tenant cleaned and invitation homes didn't hire a professional. I told our leasing agent, Kacey, and he said they would have it taken care of. We took possession on Nov 1 it's now Nov 22 I've followed up multiple times, with different people as well, and the house is still filthy! It's been two days since my last email to them with no response. Kacey was horrible at responding during our leasing process and that should have been my first sign that this was going to be nothing but a headache. I would never let someone move into a house in this condition (unsanitary) especially when invitation offices are still "closed due to covid!" 10 out of 10 I do not recommend invitation homes Dallas. Stay far far away unless you want to constantly try to track people down, get situations remedied, and receive no responses. read more

We have rented from Invitation Homes for 2 and 1/2 years, and after several experiences with their home maintenance process, I can confirm that one star here is generous. Be aware going in that if anything needs repair or replacement, it will typically take weeks if not months to address. The process is ridiculous, often requiring 2-3 visits by various repairmen/vendors before an approval is given to have someone come out and actually resolve the issue. And with each visit, you'll be expected to be home during a 4-hour window. We've been through this with a pipe leak, roof leak, garage door repair, mirror replacement and now a dishwasher. Each time it's been the same brutal process, and it is anything but tenant-friendly. Know up front that your time is not valued, and each repair will be a painful multi-step undertaking. read more

This is a scam service. I found a home and did a walk through on a house. Worked with woman who said I would be able to submit an application online. She specifically said, "if the home is still showing on our website, it is still available and no one has submitted an application for it." It was still on the website so I proceeded with my application. The application fees for 2 were $50.00 each. After I paid my application fees and they ran my credit, she calls me and says, "someone else applied before you and then dropped their application but now wants the house. So technically they applied before you and we have to give it to them." She said they would refund me but she would need to talk to her manager. I am a licensed Realtor... I take care of every home I live in, whether I own it or rent it. I am only giving 5 stars because the service tech, Tywon Young, that came out to fix a few issues with the house was very friendly and efficient. He knew about the other work orders in the system we had and offered to check the status on them, even though it was already late and he had been working all day. He treated us like the first person on the list for the day. Up until this point, I was very disheartened with the way this company slaps a bandaid on things and doesn't really care about the homes they rent out. I was very unhappy with the way the person that did our orientation handled our walk-thru and addressed the concerns I had with various cosmetic issues that were present at move-in that I did not want to be left responsible for at the end of my lease. She was dismissive and shady like she was trying to hide something or get thru the orientation without me pestering her about stuff I think she was responsible for in preparing the house for rental. She argued with me over a filter being in a vent that shouldn't have been, then insisted our air filter was clean, but in fact it was filthy and needed changing. we recieved the wrong size filter for the AC, our initial work orders were not placed the day of orientation like she said theyd be, so our toilets ran every 10 min for over a week because they needed new flappers. She put the work order in as electric and said the bathroom lights turned on by themselves. I will give her a little credit for programming my garage door openers. But she is the last person Invitation homes should have welcoming new tenants. If I hadn't have recieved quick, friendly, efficient service from Tywon today, I'd be done with this property management company altogether. He assured us that we have his number, and if we have any problems with the services we recieved on the other work orders that were pending, he'd get them taken care of. Invitation Homes needs another 15 Tywon Youngs. read more
