Everything was great until move out. I waited for 40 minutes in my car for them to come inspect the home after move out, nobody came or called. I had to call them and then they told me the superintendent had an "emergency." We tried to reschedule multiple times with no success. Then, I got an email saying we will get a refund on our deposit. Its almost 2 months later and they still haven't sent the check. They keep passing me to different departments. They even told me to see if there was a problem with the post office. I really wanted to leave a good review because they are trying to recover from past management, but sorry, they owe me $600. read more

We had an issue with the fence after some high winds - about three large gaps and some smaller issues. We were pretty concerned about the dogs getting out. Put in the work order, and Robert H came out to do the work. Work order scheduled between 10 and 2, and I got his phone call at 10:45, letting me know he'd be there in about 15 minutes (which he was). He went outside with my husband to look at the fence, took a few pictures to send in, and then got to fixing it - he was done within 15 minutes! Fence is back together, dogs won't escape, and he was prompt and professional. Would definitely recommend again! read more

I am warning everyone! Absolute crooks. House was given to us with a non-working stove, air conditioning or heat. House was never cleaned or painted before occupancy. Absolutely filthy! Every maintenance request took forever and the outcomes barely satisfactory. Electrical system in the house can't possibly be up to code. Only when I threatened to call town home inspectors did they send a licensed electriction. He found this among other issues he repaired...see photos attached. As far as Covid 19 help??? No reasonable offer was given... They asked for more support paperwork than used in a home closing. They made it so difficult to get help I gave up. They hardly call you back when you request it and when they do they double talk and give you bullshit stories. I have taken photos and documented everything because they are well known with trying to screw you at the end of ypur lease... I rented from invitation homes for 3 years in Colorado. It was a great experience! So I decided to rent a house from them when we moved to Texas as well. Before moving in we walked the house and it was still dirty. Looked like the previous tenant cleaned and invitation homes didn't hire a professional. I told our leasing agent, Kacey, and he said they would have it taken care of. We took possession on Nov 1 it's now Nov 22 I've followed up multiple times, with different people as well, and the house is still filthy! It's been two days since my last email to them with no response. Kacey was horrible at responding during our leasing process and that should have been my first sign that this was going to be nothing but a headache. I would never let someone move into a house in this condition (unsanitary) especially when invitation offices are still "closed due to covid!" 10 out of 10 I do not recommend invitation homes Dallas. Stay far far away unless you want to constantly try to track people down, get situations remedied, and receive no responses. read more

I am giving a one star because zero stars was not an option. From the get go this company was problematic to work with. There were continuous issues with the home and when addressed took entirely too long to attend. All Maintenance request were performed by very cheap and questionable "workers." They were very unprofessional. We were nickel and dimed for anything and everything possible when terminating our lease. I know this is a very large company and that this review may do little to no good. I just wish we had read other reviews before we decided to lease from Invitation Homes. We have rented from Invitation Homes for 2 and 1/2 years, and after several experiences with their home maintenance process, I can confirm that one star here is generous. Be aware going in that if anything needs repair or replacement, it will typically take weeks if not months to address. The process is ridiculous, often requiring 2-3 visits by various repairmen/vendors before an approval is given to have someone come out and actually resolve the issue. And with each visit, you'll be expected to be home during a 4-hour window. We've been through this with a pipe leak, roof leak, garage door repair, mirror replacement and now a dishwasher. Each time it's been the same brutal process, and it is anything but tenant-friendly. Know up front that your time is not valued, and each repair will be a painful multi-step undertaking. read more

This is a scam service. I found a home and did a walk through on a house. Worked with woman who said I would be able to submit an application online. She specifically said, "if the home is still showing on our website, it is still available and no one has submitted an application for it." It was still on the website so I proceeded with my application. The application fees for 2 were $50.00 each. After I paid my application fees and they ran my credit, she calls me and says, "someone else applied before you and then dropped their application but now wants the house. So technically they applied before you and we have to give it to them." She said they would refund me but she would need to talk to her manager. Its been three weeks and I still have not received my refund and now she will not respond to my calls. DO NOT WASTE YOUR TIME. read more

I am a licensed Realtor... I take care of every home I live in, whether I own it or rent it. I am only giving 5 stars because the service tech, Tywon Young, that came out to fix a few issues with the house was very friendly and efficient. He knew about the other work orders in the system we had and offered to check the status on them, even though it was already late and he had been working all day. He treated us like the first person on the list for the day. Up until this point, I was very disheartened with the way this company slaps a bandaid on things and doesn't really care about the homes they rent out. I was very unhappy with the way the person that did our orientation handled our walk-thru and addressed the concerns I had with various cosmetic issues that were present at move-in that I did not want to be left responsible for at the end of my lease. She was dismissive and shady like she was trying to hide something or get thru the orientation without me pestering her about stuff I think she was responsible for in preparing the house for rental. She argued with me over a filter being in a vent that shouldn't have been, then insisted our air filter was clean, but in fact it was filthy and needed changing. we recieved the wrong size filter for the AC, our initial work orders were not placed the day of orientation like she said theyd be, so our toilets ran every 10 min for over a week because they needed new flappers. She put the work order in as electric and said the bathroom lights turned on by themselves. I will give her a little credit for programming my garage door openers. But she is the last person Invitation homes should have welcoming new tenants. If I hadn't have recieved quick, friendly, efficient service from Tywon today, I'd be done with this property management company altogether. He assured us that we have his number, and if we have any problems with the services we recieved on the other work orders that were pending, he'd get them taken care of. This is one of the worst rental companies to work with. When we moved in the house was nowhere near move in ready and had broken appliances and was disgusting. They ask you to schedule maintenance through their app, but their app doesn't connect to computers in their end, so appointments that you schedule through the app end up getting cancelled, which I didn't find out about until after my appointment time had already passed. When you try to call them for help, you'll be on hold for an hour+ or will get sent to voicemail and never get called back. There isn't even a way to try to contact the company to submit complaints so that we can get assistance with problems so you are left with a list of problems that the company advertises they will help with, and no one to help you with them. We have gotten screwed over so many times by this company and I wouldn't recommend for anyone to work with them. read more

I WISH I WOULD HAVE READ THESE REVIEWS BEFORE RENTING WITH THEM!!! Seriously, I would absolutely give them 0 stars if I could. It has been an absolute NIGHTMARE since moving in. We have been with them for a little under 3 months and have submitted multiple maintenance requests to which they CANCEL them on their side and do not give us the courtesy to let us know, so we end up waiting for someone to come fix our stuff and it never gets done. We have been without hot water for over a week now, and have submitted at least 4 requests to have it come fixed as this is not the first (or second, or third) time this has happened. We have had our guest bathtub leak covering the entire bathroom and into the kitchen (on the other side of the wall). Someone came out to look at that and said they would fix it after cutting holes in our walls, and we still have not had it fixed. This has been 3 weeks since that happened. Then our toilets wouldn't flush and we ended up having actual human feces back up into all of our tubs and we could not shower for 3 days. If you like living with human feces, cold water, and holes in your walls with nobody to ever come fix the mess they made, then rent with Invitation Homes! ps. I will be writing 1 star reviews everyday until I get my stuff fixed. I also have many realtor friends I will make sure they NEVER send people here. We had Robert come out to look at the bathroom because we had a placed it a few months back. It was cancelled due to COVID then all of a sudden we get an email about getting the work done. So Robert shows up on Thursday to come look at the issue. He comes out take a picture. The issue was that the popcorn ceiling was coming down. His fix was to take a picture. I asked him about some other stuff and then left. He was a nice guy but only mentioned to make sure to turn on the fan. Nothing about what he would do to fix it. I am exhausted. I am stressed. I am overwhelmed. I am mentally and physically drained -- all caused from the company Invitation Homes. I beg and WARN YOU, DO NOT RENT FROM THIS COMPANY. Yes, they may have cheaper rent rates, but it is NOT WORTH THE HEARTACHE. Please google the company and read the reviews. They also have 1 star with the BBB. Paying more for another rental property will be mentally worth it for you and your family. Your rent is never the correct amount every month either. I have spent a lot of my time sending e-mails, on the phone, missing work, and having to work around the inconvenience in my home with my family. My husband and I have missed almost over 100hrs of work time due to their negligence. I am constantly fighting with them. Things are never fixed properly the first time around leaving them to come back another day and when things are finally "fixed" it is only temporary. My husband and I have lived in one of their properties for almost 2 years and I cannot wait to leave and find peace in another home. Rent is over $2,800 and unfortunately with the number of issues we have encountered, we should have never had to go through that to pay this much. Below are a list of problems we have encountered. Keep in mind, it takes days, weeks, or even months to "fix" You need to keep hounding the local office because they never respond in a timely manner, and you need to work around your work schedule. I can see why a lot of folks throw in the towel. It takes away time away from what is most important- yourself and family. 1. Dishwasher issue- I went to open and load it and the whole unit rolled into the middle of our floor. It was never installed and mounted. They "fixed" it by putting screws along the sides of the unit so it wouldn't move. It is also not leveled so it is crooked. 2. Cabinet issue- A couple of our cabinets were coming off the hinges. They were "fixed" but put on also crooked. 3. Termite issue - When we moved in, the home had termites. We had to have the home tented right away, having us to look for a place to stay, pack up our stuff with our dog and leave the premises for a couple of days. 4. Tub issue/ Leak- We had a leak in November 2021 ( It took until March 2022 to fix) The technician was here a few times trying to fix the tub. He told us it will most likely happen again in few months and to be prepared. The technician also mentioned that Invitation Homes wants them to do whatever is cheapest thus making everything a temporary fix. 5. Tub issue AGAIN but this time, look 45 days to fix. We could not use that bathroom. Thank God we had another bathroom to use but it came at the worst time, and I made that known. I was having family and friend's from out of town to visit. Invitation Homes did not care 6. Kitchen sink issue- Always clogged and STILL having issue with the garbage disposal. I have stopped contacting them about it. It's a lost cause and I do not want to deal with them any longer. 7. Kitchen overhead light fixture shorted- That was actually properly fixed! 8. AC issue/Heat in the home issue- THIS IS BAD! Had several appointments at our home for a week straight! We live in Florida and I was pregnant at the time. The house would get up to 85degrees. I was extremely uncomfortable. They did not find anything wrong with the AC unit and they claimed nothing else needed to be done and everything was fine. It took a complaint to the Better Business Bureau in order to have it addressed again. We knew what the problem was since we had a family member look at the home. It needed insulation blown into the attic. The AC/Temperature in the home has been fixed since they listened to our needs. Took over 2weeks to fix. 9.ANOTHER WATER LEAK in the bathroom- Had multiple plumbers come in and out of our home several times. They could not find the leak. Their solution was to make several holes into our walls in every room. One plumber made the washing machine leak whatever he was doing in the garage. The water flooded our garage, and the water flowed into my closet. My cloths got soaked. My husband had to tell them where the leak was coming from, and it was under the bathroom sink. It was a quick fix that everything else could have been avoided. 10. The holes in the walls needed to be patched up. That was another request and ordeal. 11. Refrigerator died. Had a technician come out and he stated it was the fan, "fixed" the issue and left. Five hours later, the fridge is still warm, and nothing is freezing in the freezer. We called the technician, and he came back, this time stating it was the compressor. At this point in time, we have been without a fridge for 3 days, living out of coolers. The technician's diagnosis did not suffice and Invitations Homes wanted a second opinion. Day 4 without a fridge. A new technician came the next day, stated it was the freon and replaced a part. Love my home. Maintenance has always been quick and easy. Have no complaints other than this one. In over a year with them I have never been late. Ever. Not once. I had Covid for 2 weeks and then was sick again and hospitalized for an infection in my colon. I received no paycheck for two weeks. I filled out a hardship form 2/20/22 and never heard back. Emailed and never heard back. Filled out another hardship on March 1 to no avail. Called a number I finally found online and was told someone would call but not to worry since I had reached out and made contact. Two days later still no call. Found a local number and was told wrong dept but someone would call me. Middle of the month now and still no call back. I started reaching out 2/20/22 to discuss March rent being late/ needing help. Just wanting to know my options. They state on their website they help many people with situations as mine. March 17 I call once again and reach someone who was not too friendly. Acted like I was bothering her and it being my first time to be late, I had no clue of protocol. I began reaching out as I said on 2/20/22 out of respect and not wanting to wait until the last minute to say "I'm needing some assistance" only to be told call back after you are delinquent. I really expected better customer service and some understanding especially since I've never been late. I was offered an option to split the rent in two payments with the end result being half now, April rent in 17 days and the other half the following week. Def not helping me at all. Just learned today that tenants are being forced into an air filter program at $10 per month another $120 per year added to their bottom line. I totally missed this when I signed my lease. After speaking to someone in their billing department "ALL NEW LEASES" are required to participate in this program. Anyone up for renewal please be aware and new tenants as well, you do not have an option. I'm beginning to see the truth in the unpleasant things I've heard about this company. The worst company I've ever been associated with. They're honestly thieves. Hoa sent us and invitation a letter saying our shrubs need cutting. Invitation immediately said they'd take it on. We called them " will this cost? We know it's in our contract that we'd have to pay. We have clippers in our hands now to do it" they said no no. No they've got it. We called three more times to make sure. We told them several times we had clippers to do it. They insisted. Then the rent gets here. 550$ more on top of our rent. We called for 12 days straight to fix this. Kept sending to a manager that never got back to this. We had to go up from McKinney to Dallas today and still no resolution. You'd be better off anywhere else. Update: they messaged me once on yelp and that was it. We ended up making an agreement that we'd pay half of the lawn service by certain dates. I have lived here over a year and every time I have maintenance issues. There is ALWAYS something to where the job is either rescheduled, not completed or there is no communication. I got confirmation texts yesterday for my appointment 10-2pm today. It's 3:49pm I call to see what's going on and the tech called in sick nobody calls nobody emails. They have the worst communication than any company I think I have ever done business with. Now they can't get me scheduled in till 1/11 12-5pm. You now have been warned now to stay away from Invitation Homes - Dallas. FYI I created a account just to post this... and if there was negative stars id give them ten. Some background 20+ year military veteran that relocated here to the DFW area after retirement. The home we chose to lease is in a town we heard good things about, along with schools and neighborhood and wanted to give the town a shot. At the time we were not willing to buy a home so we rented from Invitation Homes - Dallas to get to know the area and fell in love with the town, schools, and neighborhood and decided to call here our home. So let's get into why we are moving out and not continuing our lease. Maintenance take weeks to get fixed if you have more than one i.e., Heating and A/C, toilets sinks, etc. We had Heat go out in middle of winter, A/C middle of summer. We had two in the home not a priority to fix. Plus repair people damaged home repairing. The damage was documented, pictures sent, and was supposed to be fixed only in the end partially was. I am sure that's a charge we will incur leaving. Another instance we had a roof leak and it took forever to have it fixed and when they did the repair people left a ton of debris and sheetrock dust all over everything we owned in the garage and did not clean up the mess. Every time there has been wall/ sheetrock repairs it looks as if a ten year old tried to make the repairs they are very unsightly. I could say more but you should see a pattern by now. Next we have had plumbing problems from the onset of moving into the home. Mostly confined to the upstairs main bathroom. From the pipes not being connected and sealed that caused a major water leak from shower tub into the bedroom next to it. And to the toilet and sinks backing up due to the previous plumbers and maintenance people working on the Heating and Air this is their words not mine. He said when they fixed the Air Conditioning they wrongly connected the drain so that is flowed into our upstairs bathroom sink which caused it to overflow. The sink was out of commission for over a week waiting to be fixed (you see the pattern we had other bathrooms and sinks). So here we are we finally made the decision to move out and saying goodbye to Invitation Homes and we fully expect not to get a refund on our deposit. For our not renewing our lease they sent us a passive aggressive pamphlet stating it will cost us thousands of dollars to move and we should just stay and save that money. Every year they raise the rent and a quick search on comparable rentals in the same neighborhood has Invitation Homes charging 900 dollars more for the same sq. foot, bedrooms, neighborhood, etc. Along with the cost of moving pamphlet they gave us another on how to maximize our security deposit refund. At first you think ok we might get our deposit back. Then upon reading the multiple pages you start seeing every room no everything has a 50 - 1000 dollar charge. They are telling you right away if you read the passive aggressive print that you will be nickeled and dimed and your deposit is poof up in smoke. We moved into the home not knowing that Invitation Homes - Dallas would change names three times since we moved here. Why would a company change their name almost once a year? Makes you think.... We also did not know of the passive aggressive tactics they implement to keep you as a tenant, I did not go into our whole experience with trying to talk to management in person about the online rent portal problems. They say you should not write anything when you are upset but I can not see a time when I will not be upset and the icing on the cake is we just received a bill for 75 dollars to pay for the a/c bathroom sink plumbing repair. I will be the biggest cheerleader to not rent/lease from Invitation Homes or whatever they are calling themselves today. This goes for colleagues and my military buddies. I still have not heard back from anyone after I left 2 voicemails to the local property managers. I have now sent this email. Maybe someone will answer me through here. I have not had air conditioning in my home going on for one month now on 8/19. I have scheduled 3 appointments with your maintenance department and all 3 appointments have been missed. Each time that I call to reschedule an appointment, the only available appointment will be days to a week later. If you live in Dallas area you will know that the temperatures have reached 100 degrees. Inside my home the thermostat has read up to 89 degrees. When I call the maintenance department, I hear a lot of apologies but no one carrying to do anything to change the fact that I have 3 kids and 0 AC in my home. Yesterday, 8/14 I had my third appointment for someone to come and fimy AC. I received a text message from the company stating my technician was 10 minutes away. My husband went outside so that he could flag the technician down due to the fact that we are so desperate to have our AC on. 10 minutes after that text message, I received a voicemail from someone in your maintenance department stating that the technician came to my home and did not find any one here so they left. I called your maintenance department no more then 3 minutes after the call and again they trying to blame me for not being home. They ended up setting up another appointment for same day 8/14 between the hours of 12 and 4. After the call with maintenance the actual technician called me to tell me that he actually never made it to my home due to the fact that he did not know it was a gated community. The fact that the maintenance department lied and tried to blame me for not being home when he supposedly came by is outrageous and completely unprofessional. Aren't you the landlord and shouldn't your company know if this is a gated community???? I waited all day yesterday for someone to come fix my AC and again no one showed up between the hours of 12 and 4. I called the maintenance department back, AGAIN, and I received all the apologies in the world but could not get someone out to my home until next day 8/15. Someone finally showed up today and hes been working on it all day. The technician stated he cannot do much because there are several issues with the AC. At the moment its 83 degrees in my home. I have had water leaking from a pipe on my roof that was reported to be looked at months before (I have emails regarding this). The technician has stated that that leak is a major indicator that there is something wrong with this AC. I was told months back by your employees not to worry about that issue. They never sent anyone to come look at that issue. I can send you those emails. It should not have taken over 10 phone calls, 4 appointments and several apologies from your team to keep an appointment with someone who has no AC in the middle of this Texas heat. NO ONE CARED THAT I HAVE A FAMILY OF 5 IN MY HOME WITH 3 CHILDREN. Under Texas code section 92.0561, a tenant who has not had there AC fixed after 1 appointment is missed by the landlord, tenant can terminate their lease with the landlord. Due to the fact that your company has not stood by your terms of the lease to fix any issue such as air conditioning which is listed under paragraph 13.1 on my lease, "Landlord shall be responsible for Major Repairs, including repairs to air conditioning systems," we are going to terminate our lease. Due to the fact that this is a landlord issue and my family has been living in extreme heat and your maintenance department has known of the issue for a month, I expect to terminate my lease with full refund of my deposit and not be charged for terminating my lease. You can go back to your maintenance department and they have several notes regarding this issue which I have been told by several of your maintenance department employees. Which is why I have received so many useless apologies. It is a disgrace how you manage your properties and do not take care of your tenants especially tenants like us who pay on time and have never missed a payment and do not cause any issues. The first one was back in November of 2017 where your company never sent someone to fix my garage door and I could not get out of my home. Listen to the reviews, this is the worst company I've ever dealt with. They don't care about anything it seems. They send out cheap workers to do maintenance (if it ever even gets done). They tried charging us a "missed appointment fee" for a maintenance appointment we didn't even know we had after they cancelled 4 appointments on us. There is NO communication between different customer service reps and you're lucky if you ever get to talk to the same person twice. No one ever seems to know what's going on and they tell you they'll look into it and call you back, they won't. I have to call and check on status of maintenance all the time and they always act annoyed or unsure of what's going on. Not sure how they are even still in business. STAY FAR AWAY!! read more

Billy came to our house and was very knowledgeable and very nice. Although he wasn't able to fix our two problems he was able to request additional help. We don't usually request much for the house that we rent but Invitation Homes Maintenance has never disappointed us. Service is always great. read more

we moved in a few years ago... the house was so nice when we moved in... shortly after moving in we began to have cracks in the walls, they have come and fixed several times... Every single time the come for a repair they make several trips because they do not have the materials they need, they do not budget enough time or jusd do not show up. Literally they never get things done in one trip which results in us having to take multiple days off work. The cracks always come back.. we have taken 4 days off in the past week to deal with this and countless days over the past few years.. Now the repair people all say it is foundation issues which makes sense... literally our kitchen cabinets are falling off the walls, our fireplace is detaching.. the last people that came said the house is literally not safe. This is a nice house not a ghetto rental... I am so dissatisfied, they never really fix anything they just patch it .. now I am pregnant and concerned my home is not safe.... read more
