Stuart Crocket was really great from the ProCare team. He really went out of his way to help us out and make our house perfect. Thank you!

I WISH I WOULD HAVE READ THESE REVIEWS BEFORE RENTING WITH THEM!!! Seriously, I would absolutely give them 0 stars if I could. It has been an absolute NIGHTMARE since moving in. We have been with them for a little under 3 months and have submitted multiple maintenance requests to which they CANCEL them on their side and do not give us the courtesy to let us know, so we end up waiting for someone to come fix our stuff and it never gets done. We have been without hot water for over a week now, and have submitted at least 4 requests to have it come fixed as this is not the first (or second, or third) time this has happened. We have had our guest bathtub leak covering the entire bathroom and into the kitchen (on the other side of the wall). Someone came out to look at that and said they would fix it after cutting holes in our walls, and we still have not had it fixed. This has been 3 weeks since that happened. Then our toilets wouldn't flush and we ended up having actual human feces back up into all of our tubs and we could not shower for 3 days. If you like living with human feces, cold water, and holes in your walls with nobody to ever come fix the mess they made, then rent with Invitation Homes! ps. I will be writing 1 star reviews everyday until I get my stuff fixed. I also have many realtor friends I will make sure they NEVER send people here. AND I also have a real estate attorney reviewing my lease to see if I can get out from under such a horrible company. read more

We had Robert come out to look at the bathroom because we had a placed it a few months back. It was cancelled due to COVID then all of a sudden we get an email about getting the work done. So Robert shows up on Thursday to come look at the issue. He comes out take a picture. The issue was that the popcorn ceiling was coming down. His fix was to take a picture. I asked him about some other stuff and then left. He was a nice guy but only mentioned to make sure to turn on the fan. Nothing about what he would do to fix it. My thing is what was the point of him coming out if he wasn't going to fix it? read more

I am exhausted. I am stressed. I am overwhelmed. I am mentally and physically drained -- all caused from the company Invitation Homes. I beg and WARN YOU, DO NOT RENT FROM THIS COMPANY. Yes, they may have cheaper rent rates, but it is NOT WORTH THE HEARTACHE. Please google the company and read the reviews. They also have 1 star with the BBB. Paying more for another rental property will be mentally worth it for you and your family. Your rent is never the correct amount every month either. I have spent a lot of my time sending e-mails, on the phone, missing work, and having to work around the inconvenience in my home with my family. My husband and I have missed almost over 100hrs of work time due to their negligence. I am constantly fighting with them. Things are never fixed properly the first time around leaving them to come back another day and when things are finally "fixed" it is only temporary. My husband and I have lived in one of their properties for almost 2 years and I cannot wait to leave and find peace in another home. Rent is over $2,800 and unfortunately with the number of issues we have encountered, we should have never had to go through that to pay this much. Below are a list of problems we have encountered. Keep in mind, it takes days, weeks, or even months to "fix" You need to keep hounding the local office because they never respond in a timely manner, and you need to work around your work schedule. I can see why a lot of folks throw in the towel. It takes away time away from what is most important- yourself and family. 1. Dishwasher issue- I went to open and load it and the whole unit rolled into the middle of our floor. It was never installed and mounted. They "fixed" it by putting screws along the sides of the unit so it wouldn't move. It is also not leveled so it is crooked. 2. Cabinet issue- A couple of our cabinets were coming off the hinges. They were "fixed" but put on also crooked. 3. Termite issue - When we moved in, the home had termites. We had to have the home tented right away, having us to look for a place to stay, pack up our stuff with our dog and leave the premises for a couple of days. 4. Tub issue/ Leak- We had a leak in November 2021 ( It took until March 2022 to fix) The technician was here a few times trying to fix the tub. He told us it will most likely happen again in few months and to be prepared. The technician also mentioned that Invitation Homes wants them to do whatever is cheapest thus making everything a temporary fix. 5. Tub issue AGAIN but this time, look 45 days to fix. We could not use that bathroom. Thank God we had another bathroom to use but it came at the worst time, and I made that known. I was having family and friend's from out of town to visit. Invitation Homes did not care 6. Kitchen sink issue- Always clogged and STILL having issue with the garbage disposal. I have stopped contacting them about it. It's a lost cause and I do not want to deal with them any longer. 7. Kitchen overhead light fixture shorted- That was actually properly fixed! 8. AC issue/Heat in the home issue- THIS IS BAD! Had several appointments at our home for a week straight! We live in Florida and I was pregnant at the time. The house would get up to 85degrees. I was extremely uncomfortable. They did not find anything wrong with the AC unit and they claimed nothing else needed to be done and everything was fine. It took a complaint to the Better Business Bureau in order to have it addressed again. We knew what the problem was since we had a family member look at the home. It needed insulation blown into the attic. The AC/Temperature in the home has been fixed since they listened to our needs. Took over 2weeks to fix. 9.ANOTHER WATER LEAK in the bathroom- Had multiple plumbers come in and out of our home several times. They could not find the leak. Their solution was to make several holes into our walls in every room. One plumber made the washing machine leak whatever he was doing in the garage. The water flooded our garage, and the water flowed into my closet. My cloths got soaked. My husband had to tell them where the leak was coming from, and it was under the bathroom sink. It was a quick fix that everything else could have been avoided. 10. The holes in the walls needed to be patched up. That was another request and ordeal. 11. Refrigerator died. Had a technician come out and he stated it was the fan, "fixed" the issue and left. Five hours later, the fridge is still warm, and nothing is freezing in the freezer. We called the technician, and he came back, this time stating it was the compressor. At this point in time, we have been without a fridge for 3 days, living out of coolers. The technician's diagnosis did not suffice and Invitations Homes wanted a second opinion. Day 4 without a fridge. A new technician came the next day, stated it was the freon and replaced a part. Hallelujah, it was finally fixed. I HAVE MORE TO WRITE BUT I EXCEEDED THE AMOUNT OF CHARACTERISTICS read more

This is one of the worst rental companies to work with. When we moved in the house was nowhere near move in ready and had broken appliances and was disgusting. They ask you to schedule maintenance through their app, but their app doesn't connect to computers in their end, so appointments that you schedule through the app end up getting cancelled, which I didn't find out about until after my appointment time had already passed. When you try to call them for help, you'll be on hold for an hour+ or will get sent to voicemail and never get called back. There isn't even a way to try to contact the company to submit complaints so that we can get assistance with problems so you are left with a list of problems that the company advertises they will help with, and no one to help you with them. We have gotten screwed over so many times by this company and I wouldn't recommend for anyone to work with them. read more

Love my home. Maintenance has always been quick and easy. Have no complaints other than this one. In over a year with them I have never been late. Ever. Not once. I had Covid for 2 weeks and then was sick again and hospitalized for an infection in my colon. I received no paycheck for two weeks. I filled out a hardship form 2/20/22 and never heard back. Emailed and never heard back. Filled out another hardship on March 1 to no avail. Called a number I finally found online and was told someone would call but not to worry since I had reached out and made contact. Two days later still no call. Found a local number and was told wrong dept but someone would call me. Middle of the month now and still no call back. I started reaching out 2/20/22 to discuss March rent being late/ needing help. Just wanting to know my options. They state on their website they help many people with situations as mine. March 17 I call once again and reach someone who was not too friendly. Acted like I was bothering her and it being my first time to be late, I had no clue of protocol. I began reaching out as I said on 2/20/22 out of respect and not wanting to wait until the last minute to say "I'm needing some assistance" only to be told call back after you are delinquent. I really expected better customer service and some understanding especially since I've never been late. I was offered an option to split the rent in two payments with the end result being half now, April rent in 17 days and the other half the following week. Def not helping me at all. So if you are never ever late and never have any financial issues come up unexpectedly, you will love Invitation Homes. read more

The worst company I've ever been associated with. They're honestly thieves. Hoa sent us and invitation a letter saying our shrubs need cutting. Invitation immediately said they'd take it on. We called them " will this cost? We know it's in our contract that we'd have to pay. We have clippers in our hands now to do it" they said no no. No they've got it. We called three more times to make sure. We told them several times we had clippers to do it. They insisted. Then the rent gets here. 550$ more on top of our rent. We called for 12 days straight to fix this. Kept sending to a manager that never got back to this. We had to go up from McKinney to Dallas today and still no resolution. You'd be better off anywhere else. Update: they messaged me once on yelp and that was it. We ended up making an agreement that we'd pay half of the lawn service by certain dates. They didn't stick to that part of the agreement. Anything they say can't be trusted. Besides the amount of money you owe. They will SUCK YOU DRY. read more

Chris/Christopher Vogt is rude. Do not trust him. He relays to other Buyers Realtors that he may pick and choose which offer is submitted. I can see this is why the property I wanted to buy was on the market so long - it's him. I provided every document asked for and he refused to do his job and submit the offer. TREC should look into him. I will let them know as well. Do your job or quit! You are messing with people's businesses! You DO NOT have the authority to accept/deny/reject an offer! That's the Seller's choice! You are a poor realtor. Be aware - This guy is a hard ___ and will not submit offers when he's supposed to. Avoid! Use someone better. read more

I have lived here over a year and every time I have maintenance issues. There is ALWAYS something to where the job is either rescheduled, not completed or there is no communication. I got confirmation texts yesterday for my appointment 10-2pm today. It's 3:49pm I call to see what's going on and the tech called in sick nobody calls nobody emails. They have the worst communication than any company I think I have ever done business with. Now they can't get me scheduled in till 1/11 12-5pm. It's so unfortunate that a company performs to this standard but like to say well we have 10's of thousands of homes... yet zero communication or tact about how they handle or respond to a situation. read more

You now have been warned now to stay away from Invitation Homes - Dallas. FYI I created a account just to post this... and if there was negative stars id give them ten. Some background 20+ year military veteran that relocated here to the DFW area after retirement. The home we chose to lease is in a town we heard good things about, along with schools and neighborhood and wanted to give the town a shot. At the time we were not willing to buy a home so we rented from Invitation Homes - Dallas to get to know the area and fell in love with the town, schools, and neighborhood and decided to call here our home. So let's get into why we are moving out and not continuing our lease. Maintenance take weeks to get fixed if you have more than one i.e., Heating and A/C, toilets sinks, etc. We had Heat go out in middle of winter, A/C middle of summer. We had two in the home not a priority to fix. Plus repair people damaged home repairing. The damage was documented, pictures sent, and was supposed to be fixed only in the end partially was. I am sure that's a charge we will incur leaving. Another instance we had a roof leak and it took forever to have it fixed and when they did the repair people left a ton of debris and sheetrock dust all over everything we owned in the garage and did not clean up the mess. Every time there has been wall/ sheetrock repairs it looks as if a ten year old tried to make the repairs they are very unsightly. I could say more but you should see a pattern by now. Next we have had plumbing problems from the onset of moving into the home. Mostly confined to the upstairs main bathroom. From the pipes not being connected and sealed that caused a major water leak from shower tub into the bedroom next to it. And to the toilet and sinks backing up due to the previous plumbers and maintenance people working on the Heating and Air this is their words not mine. He said when they fixed the Air Conditioning they wrongly connected the drain so that is flowed into our upstairs bathroom sink which caused it to overflow. The sink was out of commission for over a week waiting to be fixed (you see the pattern we had other bathrooms and sinks). So here we are we finally made the decision to move out and saying goodbye to Invitation Homes and we fully expect not to get a refund on our deposit. For our not renewing our lease they sent us a passive aggressive pamphlet stating it will cost us thousands of dollars to move and we should just stay and save that money. Every year they raise the rent and a quick search on comparable rentals in the same neighborhood has Invitation Homes charging 900 dollars more for the same sq. foot, bedrooms, neighborhood, etc. Along with the cost of moving pamphlet they gave us another on how to maximize our security deposit refund. At first you think ok we might get our deposit back. Then upon reading the multiple pages you start seeing every room no everything has a 50 - 1000 dollar charge. They are telling you right away if you read the passive aggressive print that you will be nickeled and dimed and your deposit is poof up in smoke. We moved into the home not knowing that Invitation Homes - Dallas would change names three times since we moved here. Why would a company change their name almost once a year? Makes you think.... We also did not know of the passive aggressive tactics they implement to keep you as a tenant, I did not go into our whole experience with trying to talk to management in person about the online rent portal problems. They say you should not write anything when you are upset but I can not see a time when I will not be upset and the icing on the cake is we just received a bill for 75 dollars to pay for the a/c bathroom sink plumbing repair. I will be the biggest cheerleader to not rent/lease from Invitation Homes or whatever they are calling themselves today. This goes for colleagues and my military buddies. Rent at your own risk. read more

Listen to the reviews, this is the worst company I've ever dealt with. They don't care about anything it seems. They send out cheap workers to do maintenance (if it ever even gets done). They tried charging us a "missed appointment fee" for a maintenance appointment we didn't even know we had after they cancelled 4 appointments on us. There is NO communication between different customer service reps and you're lucky if you ever get to talk to the same person twice. No one ever seems to know what's going on and they tell you they'll look into it and call you back, they won't. I have to call and check on status of maintenance all the time and they always act annoyed or unsure of what's going on. Not sure how they are even still in business. STAY FAR AWAY!! read more

I still have not heard back from anyone after I left 2 voicemails to the local property managers. I have now sent this email. Maybe someone will answer me through here. I have not had air conditioning in my home going on for one month now on 8/19. I have scheduled 3 appointments with your maintenance department and all 3 appointments have been missed. Each time that I call to reschedule an appointment, the only available appointment will be days to a week later. If you live in Dallas area you will know that the temperatures have reached 100 degrees. Inside my home the thermostat has read up to 89 degrees. When I call the maintenance department, I hear a lot of apologies but no one carrying to do anything to change the fact that I have 3 kids and 0 AC in my home. Yesterday, 8/14 I had my third appointment for someone to come and fimy AC. I received a text message from the company stating my technician was 10 minutes away. My husband went outside so that he could flag the technician down due to the fact that we are so desperate to have our AC on. 10 minutes after that text message, I received a voicemail from someone in your maintenance department stating that the technician came to my home and did not find any one here so they left. I called your maintenance department no more then 3 minutes after the call and again they trying to blame me for not being home. They ended up setting up another appointment for same day 8/14 between the hours of 12 and 4. After the call with maintenance the actual technician called me to tell me that he actually never made it to my home due to the fact that he did not know it was a gated community. The fact that the maintenance department lied and tried to blame me for not being home when he supposedly came by is outrageous and completely unprofessional. Aren't you the landlord and shouldn't your company know if this is a gated community???? I waited all day yesterday for someone to come fix my AC and again no one showed up between the hours of 12 and 4. I called the maintenance department back, AGAIN, and I received all the apologies in the world but could not get someone out to my home until next day 8/15. Someone finally showed up today and hes been working on it all day. The technician stated he cannot do much because there are several issues with the AC. At the moment its 83 degrees in my home. I have had water leaking from a pipe on my roof that was reported to be looked at months before (I have emails regarding this). The technician has stated that that leak is a major indicator that there is something wrong with this AC. I was told months back by your employees not to worry about that issue. They never sent anyone to come look at that issue. I can send you those emails. It should not have taken over 10 phone calls, 4 appointments and several apologies from your team to keep an appointment with someone who has no AC in the middle of this Texas heat. NO ONE CARED THAT I HAVE A FAMILY OF 5 IN MY HOME WITH 3 CHILDREN. Under Texas code section 92.0561, a tenant who has not had there AC fixed after 1 appointment is missed by the landlord, tenant can terminate their lease with the landlord. Due to the fact that your company has not stood by your terms of the lease to fix any issue such as air conditioning which is listed under paragraph 13.1 on my lease, "Landlord shall be responsible for Major Repairs, including repairs to air conditioning systems," we are going to terminate our lease. Due to the fact that this is a landlord issue and my family has been living in extreme heat and your maintenance department has known of the issue for a month, I expect to terminate my lease with full refund of my deposit and not be charged for terminating my lease. You can go back to your maintenance department and they have several notes regarding this issue which I have been told by several of your maintenance department employees. Which is why I have received so many useless apologies. It is a disgrace how you manage your properties and do not take care of your tenants especially tenants like us who pay on time and have never missed a payment and do not cause any issues. Invitation Homes has a BBB score of D and 607 complaints. 209 of those were in the last 12 months. You have a 1 star Yelp review with 0 positive reviews. The first one was back in November of 2017 where your company never sent someone to fix my garage door and I could not get out of my home. Worst renting experience ever! Multiple times I have had to stay home since September to attempt to have issues resolved. People that have come at times do not appear competent. I had a water leak from foundation issues shortly after moving in. I had one man come out and placed a big drying fan to dry the carpets for a few days. He came back out after that to change out some of the padding. At the same time two men came out trying to figure out where the water leak was coming from. They agreed it was the roof but they couldn't repair it at the same time the man was drying the carpets. So guess what...it rained again and we had water again! I've had health problems since moving here and I'm highly confident it's from mold issues. A man came out to take pictures and said he would contact the man to come out for air quality tests. So two men came out today and I was told because it's the weekend nobody from invitation homes could approve the air quality tests they were here to conduct! WTH was the point of sending these people out here then?!?!? The AC unit wasn't working when I moved in. They said they had to repair it in the morning since the men would be in the attic and it gets hot. So I had an 8am to noon time. I got a call around 1pm staying it wouldn't be until about 3pm the earliest that they would be there. I said someone should have called me so I could have at least worked half a day. Invitation homes does not hire quality contractors to service homes. I've taken a lot of time off to run around for this nonsense and I'm over it! They won't come to the house unless an adult will be home but the only times they do appointments are 8am to noon (as in it could be anytime between those hours) or noon to 5pm. A lot of times they've come out past noon even though I had the morning appointment!!! This house really needs a retired person to reside here who will be home for weekly nonsensical appointments. If I could get out of this lease I would do it in a heartbeat! read more

Unfortunately, I have also had a negative experience from day one. The company is so unorganized, that nobody knows what is going on. I have called the office on several different occasions with a promise of someone calling me back. To my dismay 2 months later and the issue has still not been resolved. The work orders for maintenance can only be done during the week, and on their time as if you have no job and have the convenience of being at home all day. I was hoping to call this home for a while, but unfortunately as soon as my lease is complete I will be saying goodbye. read more

The 1st 4 month was HELL I had to take off work 11 times just for them to come and fix the air conditioner The AC bill went through the ROOF - we had plumping problems, fence problems, foundation issues, sprinkler issues, water issues... and each time I HAD TO TAKE OFF WORK to have people come and access problem - then take off work again for them to come back and fix problem! they took 50.00 off rent! read more

run!!!! do not rent from them!!!! this is the worst company i have ever encountered. my account manager, her director and the director of operations are completely horrible people. they do not care and will charge you $825 for repairs that they "feel" you should be responsible for. then will try to evict you after you get assistance to help with the repair, then they added $450 for "legal fees" after they filed for an eviction when i informed them that i was approved for rental assistance. i got assiatance for $3220.00, my balance was $3400.00, now i have a balance of $2400, yall my rent is only $1660, please make it make sense. this is a clear case of retailation simply because i spoke my mind about that bogus repair fee. run!!!!!!!! i cannot wait to move!! read more

I'd like to give a shout out to Robert H who repaired my dishwasher in a timely and professional manner. Much appreciate it.

Moved in 7/2017 - we have had a/c issues from day one. 4-5 different contractors tried fixing the problem all summer - our electric bill skyrocketed to over $400 when it's normally 90-160. Once again same problems with a/c - we didn't have air all of April and majority of May Didn't pay rent because I was told it would be prorated until repairs were done- waypoint filed eviction on the 18th and said proration takes awhile to get approved .. now they say we must pay 4220$ or move. Mays rent, utilities , attorney fees and eviction fees... AND JUNE's rent that's not due yet. I've searched my lease and don't see those terms to pay early. And of course no one returns calls or emails! read more

This leasing company is a nightmare, I tried to make sure they fixed the rental property before I took possession and it was awful. Of course paying close to around $3,000 48 hrs before move in to make sure I kept the property. All the while I have a uhaul waiting to move in because nothing was cleaned, things needed to be fixed and dead bugs everywhere on the day of move in. With red hornets nest all around the property as well. I finally get a hold of someone after being jerked around all day. They tell me someone was coming to clean the carpets (because they were gross), the carpet guy comes and said the carpets have already been clean and they are just like that. So, I was told nothing is going to be done about the carpet and call Erin the rehab manager the next day and she tells me that someone will come clean the carpet and tack it... After I literally just moved in my entire uhaul, so now I have to move my stuff again after the carpet guy just came yesterday. Oh, yeah and according to Erin of course after I was given false promises of repairs informs me a lot of stuff is as is after I take possession. Also, the way they take care of water damage in the ceiling is by painting over it. I did a video walk through for documentation purposes and would advise you do as well. UPDATE: Kareika P. Is a amazing liaison, but Erin rehab manager needs to know when to stay in her lane. She told maintenance that once I take possession of the house that my concerns about the moldy sink are as is. She needs to understand that she is no longer in charge of maintenance once the house is rented out and the fact that she told them something is as is before they can make determinations for themselves because of her incompetency is appalling. read more

we moved in a few years ago... the house was so nice when we moved in... shortly after moving in we began to have cracks in the walls, they have come and fixed several times... Every single time the come for a repair they make several trips because they do not have the materials they need, they do not budget enough time or jusd do not show up. Literally they never get things done in one trip which results in us having to take multiple days off work. The cracks always come back.. we have taken 4 days off in the past week to deal with this and countless days over the past few years.. Now the repair people all say it is foundation issues which makes sense... literally our kitchen cabinets are falling off the walls, our fireplace is detaching.. the last people that came said the house is literally not safe. This is a nice house not a ghetto rental... I am so dissatisfied, they never really fix anything they just patch it .. now I am pregnant and concerned my home is not safe.... read more

I have lost all trust for invitation home. This is not the first time I have been stung along regarding an issue in the home I am renting. You guys sent an AC company called "Fixing Fox" to service my unit and they had little knowledge and no professionalism. Their big solution was to hose down my unit with water. Then they left my home cause I did not have a water hose. The technician said he would return the following morning to "hose down" my ac unit. If i was serving and family's home with a newborn I would not have left the site till I had the ac unit working properly. I personally took matters into my own hands as my family had been out of our house for 3.5 days due to y'all's lack of urgency. Thankfully I have extended family with over 30 years of HVaC experience. My family member was able to rectify the issue in about 15 minutes. You guys strung me along for 3.5 days knowing that I had a 5 day old newborn on site. Your lack of urgency and inconsistent customer care left us stranded having to deal with the issue all on our own. The beauty of renting from a massive company like Invitation Home is that one would like to think that these types of issues could be taken care of in a swift manner. My Wife and I are very disappointed with how you guys handled this situation read more

Stewart came and completed our first work order today and did an outstanding job. He even addressed an additional concern that I hadn't put a work order in for yet. The only negative thing I have to say is that when you have an issue that maintenance needs to outsource to a third party things can get sloppy. I have been rescheduled a third time on yard maintenance issue that should have been done before I moved in. Other than that, the home has been excellent and Invitation Homes obviously holds customer service in high regard. 10/10 would recommend. read more

I would like to start by saying I love the home itself and the location but I have had the WORST experience with invitation homes! We moved in 10 days ago into a home that was not ready. The list of all the problems so far: *Water heater was leaking and needed someone to come out to fix which took a few days. * The person who fixed the water heater unplugged our refrigerator water line so that needs to be repaired *The oven/range has not worked since we have moved in due to the electrical outlet not functioning properly *Tree roots grew into the pipes causing sewer water to back up into our tubs. It clogged two days after we moved in! After repeatedly calling and getting told someone would come out they sent someone out that just snaked clog but couldn't remove tree roots. This person said he would send someone out but no one came! We called again to get someone to come out and they again said someone would come out... no one came. We had to get our own plumber to come out and look at the problem and get us temporary help ($400). During that I spoke to a maintenance supervisor that assured me someone would come first thing in the morning to finish fixing the pipe.... no one came so we called again and the vendor informed us they had not gotten the work order until later that morning so they couldn't send some out until that evening. It finally got fixed 6 days later. They have a Terrible sense of urgency. I have been asking for a follow-up from the management company to discuss all the problems we have had. I have yet to hear from anyone. We finally got call back and were reimbursed for the $400 but since this happened we have had the following issues The sink is not up to code and is draining food out under our deck and is attracting flies and a horrible smell The air conditioner flooded our bathroom The deck in the back yard is still torn up from when they fixed the sewer pipe We discovered a hot wire running from the attic and along the top of the backyard to an outlet on the porch (code violation and very dangerous) with open spots In our fuse box (another code violation) We have reached out to the management office numerous times and have asked the maintenance dept to reach out on our behalf... we have received no phone calls from them! DO NOT RENT FROM INVITATION HOMES. If I would have read the reviews we would have gone with another company. The maintenance team/contractors will only work on things when someone is home Monday-Friday 9-5 when most people are at work. We cannot sit around waiting for them to fix the problems that should have been fixed before we moved in 1 month ago read more

We leased a property for three years. We did not have any major issues while in the property. The issues we did have were taken care of fairly quickly by maintenance. We purchased a home well before our lease was due to expire and opted to buy out of the lease. This process was not as difficult as I'd imagined. Kimberly Quach informed us of our options and ensured we were going to receive our security deposit back in a timely manner. Because we were such great tenants we were refunded our entire security deposit. I am not a fan of raising the monthly rate annually. The rate should be reduced for depreciation and/or for taking great care of the property. I'm just saying.... read more

This company should be indicted for FRAUD. I'm turning over all my information to local authorities. They signed the lease KNOWING that the HVAC system was not functioning, despite the maintenance person signing off that it was functioning. Additionally, the lease states the HVAC system is functioning at the time of the lease commencement. Also, they have not fixed the HVAC! It has gone down numerous times since June, twice in the last week! The units are ancient and need to be replaced (according to multiple HVAC techs) but Invitation Homes just wants to put a band-aid on it. What an absolutely fraudulent company. The only good thing about this damn house is all the attorneys I've met in the neighborhood. It's 80 degrees in my house right now. Thanks Invitation Homes. read more

Not good is an understatement.. I normally never trash a company, but I want new comers to be warned! (may be best if I bullet point this..) 1. First moved in - No AC for over 3 weeks in the heat of the summer 2. Shower surround was molded/rotted out, asked for replacement - after 6 attempts from a company they finally halfa** getting something in place after shattering a glass panel all over our bedroom floor! 3. Water leak under slab...I will let your imagination roam because you won't be far off, I will just say the workers and construction crews sent out to your house will be the cheapest workers available! 4. We decided to build a home because we were tired of renting, specially from this joke of a company. We needed to break the lease - No help will be provided, they will prosecute to full extent of law if obligations are not met. 5. Last I will leave you with the deposit...Just know whatever you pay for deposit, no matter how pristine you leave the home, you can kiss that good bye! For all these reasons, Invitation Homes, you are worth 0 Stars!! read more

My family and I moved into our home on June 14, 2022, because our previous move-in date was changed because the A/C unit was not working properly. We have had five A/C technicians from three different companies in and out of the home for the last 10 weeks with little success. The most recent technician (5th person from a 3rd company) stated that the valve preciously replaced by another technician from a different company was not the valve required by the current A/C unit and was simply replaced because that is what was already on the unit and not what the manufacturer required. As a result, my family and I have suffered through an unprecedented heat wave living in this home with an average indoor temperature of 92 degrees during the day and reaching an average low of 82 degrees by 4 am each morning. We have received two electric bills in these 10 weeks for $335 and $435 respectively because of a malfunctioning A/C unit that is sucking up energy without producing any cooled air. We were finally provided with 2 portable A/C units to cool a 2,049 sq. ft. home on Friday, August 12, 2022, after repeatedly submitting work order requests through Invitation Home's (IH) maintenance app. We never received any replies from any IH representatives and our attempts to reach a live person beyond email were equally dismal. On Thursday, August 11, 2022, we had our ProCare visit (which is why we were finally given portable units) with an actual IH employee, who was surprised at the sweltering heat of the home. He contacted a supervisor who recorded a temperature of 91 degrees coming out of the A/C vent on his portable thermometer. I wrote several emails to IH's DFW office and to the DFW maintenance department but have yet to receive any form of acknowledgment or reply. Invitation Homes needs to rectify the malfunctioning A/C unit, actually have a member of management reach out to me to personally discuss this egregious error, and provide compensation for the unnecessary and excessive electrical costs we have endured due to a preexisting A/C issue previously known to Invitation Homes. The only positive note in this whole dismal affair is that Procare maintenance technician Tywon Young is to date the only IH employee who seems to care about the comfort, health, and safety of my family and I. read more
