We are leasing a home with Invitation Homes in Lewisville, TX. The service tech we have had the opportunity to work with is Mr. Tywon Young. He is incredible efficient and his customer rapport is genuine and professional/friendly. He went above and beyond to work on our move-in expectations. He has made a great first impression for us with Invitation Homes. read more

Thank you Tywon! Upon moving into my first Invitation Homes rental from south Florida to the Dallas area I was not pleased at all. Tywon made it his duty during my ProCare appointment to make sure that I was heard. He understood my frustration and spent quality time listening and trying to find a solution. I am extremely pleased with the service I received from him this week. I was also pleased with my leasing Agent Arvella. She was very responsive and tried to accommodate me the best way she could while always being polite and courteous. I'm grateful to have dealt with these two wonderful people or I would probably not rent with invitation homes anymore. Note to company: Good Customer Service does not cost much. Just hire more employees like Tywon and Arvella that have good people skills and are empathetic especially during these trying times and I promise you will see a difference in your business. You have to understand that this is a huge organization with thousands of homes in various states. This means that they utilize a centralized maintenance system out of Chicago. While I've never run into anyone rude (they are nice, professional, and even empathetic), I have experienced many of the same issues others reported in terms of timely maintenance. I am on my third year as a tenant in the same home and until the recent changes, had a mediocre to not-so-good experience. However, the local office has made some very positive changes, including tenant surveys for feedback. Of greatest importance, there is follow-up with any concerns. Particularly, Michaela and the person in charge of approving maintenance requests (both at the local Arlington office) have been exceptionally proactive, and have taken care of any concerns that I previously had. It's my belief and experience that things are headed in the right direction. And I can't say enough about the "handy man" assigned to my area. He has been to the house numerous times is just a wonderfully kind, and knowledgeable person. The only outstanding frustration I have is specific to the centralized maintenance scheduling, who still does not communicate effectively and/or follow-up as they should. All renters need to read and understand their lease, be it with this or any company/home owner. Part of the responsibility is ours, therefore, we should understand what that means prior to signing a legal document. All the responsibility can't be blamed on the company. read more

Been here for about a month, house really wasn't ready to be moved in if you ask me. The day that I moved in I kept hearing something in my bath tub but nothing was there but come to find out it's something under my tub, walked outside and found there is two whole under the deck and you can tell where something is coming in and out, but at this point idk what it is, I immediately put in a work order, my only concern it gets hot and something dies and then there's is a problem with the smell, my daughter has asthma so smells will easily trigger her asthma and it's not good, she is 11mos as of now. So I received a alert to contact pest control(mid April), he tells me he didn't want to come out til he finds out invitation homes will pay him(JDL pest control) so few days later I found out he didn't want to take the job because he kept getting a run around about billing which I do believe it because I been having problems and still haven't heard from property manager himself to even see what his residents concerns are, all he wants is money but anyways two weeks ago two nights in a row I seen a raccoon come from the hole under the deck and it's night time by the way, so I called invitation homes again to give them a update to tell them what it actually is because at first I didn't know what it was, so they tells me that they have contacted the vendor and will call me for scheduling, ok so I waited, last week went back to them he balcony and see a damn possum, so the next day I called invitation homes and they tell me the same thing, someone will call for scheduling. Today I am told my work order is cancelled due to someone came out on 4/8 and said it was cat, BULLSHIT, for one It's not a cat, I can distinguish between a cat, raccoon and possum, and plus I work from home and keep my blinds open so I would have clearly seen a cat, two no one didn't even tell me someone came out even with me calling checking status no one told me anything about someone coming to my house. I pay too much money to be going through shit like this, this house has potential but residents safety comes first its a shame you have to put work orders in for a deck that clearly show it needs to be repaired or removed, the deck has holes, raised wood where people can trip and fall, if it happens I'm suing big time. As of now I am not happy with invitation homes, they don't care about residents well being and if this don't resolved I'm going to have to rethink this lease. And I will not recommend my family or friends to rent from invitation homes. My neighbor told me about the problems the last resident had with invitation homes and it's horrible. I'm not paying rent to have unwanted creatures at my house which will interfere with me and my daughters safety and any other guest that may come visit read more

Invitation home/waypoint home is of the worst nightmare that you couldn't weak up!!!!!! Run run run run away from them when you can!!;! They are liers, careless I am still waiting for microwave repair and replacement that stop working on October 12 and roof leaking since the 27th of October. They call you from different numbers that you can't imagine for maintenance update so you end up huggling with the robocalls as a result because you don't miss the call from them; if you did it will take at least 5 minutes and explain to them everything all over again. So our closet and master bedroom stink we can't sleep nor use the bathroom because of the smell. So unless you want to be disrespected and mistreated don't even bother thinking to rent from them. read more

Invitation Homes is very reasonably priced. I was able to find an almost new house that's perfect for my family for less than an older, smaller home that had lots of issues. Victor, in the Arlington office, helped me deal with a technical issue I had with the website, and Ariana was extremely polite. I'll be renewing my lease, for sure. read more

Horrible experience with this company and haven't even moved in yet. Constant run around and our leasing agent never has accurate information. I have never been so frustrated with a company and I work in customer service. They do not have customer service down. Also, they nickel and dime you every chance you get. You have to pay them $50 to set up an account for you to send your rent to them. How does that even make sense!!! Very very very unhappy customer. read more

Review- Residential Property-Disorganized company doesn't have anyone to talk to that can give answers to when a contractor like myself will be paid for work performed. lying to their customers saying the "vendor"(Contractor) has expressed certain responsibilities when in fact they have not. Manipulating the process is an illegal offense in which they are very good at ignoring Proper legal processes. They have their customers sign contracts just to collect payments. They don't do any of the actual work. Not licensed to do the work. Rely completely on the the customer to default or they place blame on the contractor for responsibilities associated with the contract they had their customers to sign. That's a contract between them and You the "customer"(target audience). Home owners, You got scammed! Call a contractor in your state for service. Use the proper channels. They are strictly a middle man, giving the run around, causing trouble in every industry effected by the scam. If you are in need of any maintenance service contracts, get in contact with the people who actually do the work, they can provide you with truth and actual end game cost. Invitation homes is not the provider of my services. Overpay for the worst service imaginable at any cost or save 50 dollars a months for construction improvements, repairs, etc. Pay the people that are capable of doing the work. Contractors - the billing department is closed. I do not recommend that you fund scamming. Collect money first like everyone else. Then do the work just like everyone else. read more

tl;dr: Avoid if possible. Literally almost ANY ONE ELSE is going to treat you better as a landlord. I'm going on Day 21 of no AC in the heat of the Texas summer. When I first called, the first time they could "schedule" a tech was **12 days out.** When they finally showed, they did NOTHING: looked at the AC and said the "coil needed washing." The second trip was *4 days later,* they completely disassembled the AC to remove the coil and wash it... and not only did that not work, it actively made the air HOTTER. The temps would not drop below 83 even at night! The THIRD visit, today, it's a whole new tech (aside from the fact Invitation told me it had to be the same coil-washing tech) and now "the compressor is blown." Invitation has left me, my family, my pets stranded in the Texas summer with no AC. No temporary relief, no firm date on when a REAL fix could happen, NOTHING. If you like being the recipient of the short end of the stick as far as repairs go, then maybe Invitation Homes IS for you. Almost ANYONE else is going to be a better landlord, this company does not care about your needs whatsoever. read more

Worst company to rent from. Hands down. Upon moving into home, it had not been properly cleaned. There were a few issues we wanted fixed like the fence (falling down and nails sticking out) missing garage door openers, appliance lights being out and ice maker not working. If it was not emergency repair, forget about getting anything resolved. We even had the water softener malfunction and cause months of high water bills. To which they never reimbursed us after telling us we would be as it was their equipment. We sent emails about getting issues resolved for over a year, with no response or solution. Yes I called and left voicemails as well. Voicemails would be responded back to but we would be told "we're so sorry about this and will have someone from the resolution department reach out". That never happened. We finally moved out!! To which they charged us rediculous cleaning fees for a home that was dirty upon move in. And fees for missing garage door openers and appliances light bulbs! All the things I told them from the start were not there! I'll be trying to get ahold of them for another year to resolve this and other things we are owed money for! read more

Invitation Homes has so many surcharges, garbage, sewer and water bill that you don't see, you end up paying $250 - $300 more than your rent, off of their word of the charges. In addition, I left the rental property cleaner than it was when I got it, put up new blinds - the rental was left in good condition and I ended up getting short changed on my deposit refund at least $1000. The bathrooms were old and dilapidated when I moved in, and I feel like Invitation Homes conjured up a list of charges to pay for the remodel on the bathrooms. with the property when I left, because it was rented right away. I called the office and sent a registered letter requesting to discuss the deposit refund and compare pictures I took when I moved out to their move out charges invoice and I have heard nothing from them, which has been about several weeks. I called again today, and they stated I will get a call back from my move out coordinator, I have heard that twice, on top of sending a registered letter. I felt like I was being ripped off by not being able to see the water/garbage and sewer bill, now I know I have been ripped off. I just want what's due to me, I have not cashed to check in hopes that they will call me back, but nothing. This message was left on 8/13/21. read more

I guess a 1 star is the lowest rating I can give, or else I'd go lower. Based on our occupation, we have had to stay in this location since 2015. You'd think being a resident of Invitation Homes for almost three years that they would take care of their long time customers. This company continues to amaze me with the lack customer service. As soon as our lease is up, we will be moving. Can't come quick enough. read more

A/C went out July 17th (high temp this day was 110 degrees) and Invitation Homes was immediately notified and reported that they were putting in a work order. Luckily I was able to get the A/C going a little bit to sleep comfortably during the night but it still was obviously not cooling efficiently. Nobody was able to come out that night but they sent someone out the following day to check on it. They said they'd be there between 8am-12pm but didn't show up until 3:30. The technician found the problem and left to get a part to fix it. He said he's return in about 2 hours. He never came back. That night, I received an email saying the job was not finished and Invitation Homes would be reaching out to reschedule a repair. Waited all day the following day and they still never called. So I called and they said they would call the technician that initially got the part to fix our unit. They couldn't get in touch with him. Finally it's Friday night. AC goes out again COMPLETELY this time. I call Saturday morning and they tell me the same old story "we are trying to contact the technician that has your part." They tell me in the mean time, they'll send over some temporary units. They said someone would call me about when they'd get them by in 15 min. Waited over an hour for that call. Called back and have to tell my whole story again to the 6th person I've talked to from maintenance. They said we have to call someone about temp units. F this. I'm getting a hotel for the next however long this unorganized BS takes and absolutely not renewing the contract next month. read more

Invitation Homes offered terrible service from the moment we found our home. When we signed our lease, we were given a card for a man that was supposed to be our landlord. However, as soon as we started having problems at the house and reaching out to him for help he went MIA. I don't know if he left the company or was just not willing to help. So then we reached out to corporate for maintenance help (including a broken AC unit in 100+ degree weather). After leaving voicemails day after day, we never heard from anyone. As long as we didn't have to contact them, living in the home was great... until it was time to move out. Once again, they are impossible to get a hold of, you are bounced from office to office leaving voicemail after voicemail with a promise to get back to you "in 1 business day" then weeks later, still never hearing anything. You can email with inquiries, but they will only tell you to contact your local office and after attempting to do so you will be bounced around so many times that you don't know what the hell office you're calling. Also if you are hoping for your security deposit back, good luck. Our's "got lost in the mail" multiple times. I bet. In summary, strongly DO NOT recommend. read more

If I could rate this company with zero stars, I would. Invitation Home consistently shows a lack of care for its customers. My husband and I have been with them for a couple years now and consistently have bad experiences when maintenance is needed. We had two major leaks that took 8 months to fix. Our AC just went out and they told us someone would be there that day. Well it's 3 days later and we just found out (because we called them, no on called us) that they cancelled our maintenance request. The past few days in Dallas it's been over 110 degrees. I've never had so many issues and problems with customer service. We will not renew our lease or ever do any business with invitation homes again. read more

Horrendous customer service. Absolutely no communication. They definitely don't care about their residents or their residents concerns and the houses are garbage. They are all falling apart and Invitation Homes does the absolute minimum to make the house able to be lived in, but will never truly fix the issue. My foundation has shifted so much in just 7 months that my walls are cracking and my doors don't close properly now. They overprice the houses and put the worst appliances in them. I have called them MULTIPLE times for the past week because I have a busted water pipe in my front yard that has been pouring water all down my entire neighborhood for an entire week now. They sent some awful maintenance company out 5 days ago, and they only made it worse. I got some automated e-mail that they needed to do more repairs and someone will be in contact, but oh hey guess what, still no contact from them and this is 5 days later. I have tried to reach out numerous times, and no one will answer my call or even return it. I have no water pressure in my house now and still have water pouring from my front yard. There is a literal constant stream of water that has been pouring for the past 7 days. Do not ever rent a house from Invitation Homes. You will be sadly mistaken. Just look at all the complaints, I mean they all speak for themselves and all are pretty much complaining about the same issues. It's the worst company I have ever had to rent from. read more

When we first looked at the home we thought it would be a nice place to live. On the surface everything looked great with new paint, carpet, floors, cabinets and counters. This house was not "move in" ready as stated in the ad. I don't know how this home ever passed inspection, if it ever had one! When we had our walk through we were told all appliances were electric. Once you sign the lease but before you are given the keys you are given an orientation walk through by a maintenance supervisor. During this orientation we discovered the water heater and furnace were gas. We also discovered the oven did not work. This was on a Tuesday and because we had no hot water or working stove we did not move in until the following Saturday, even though we had paid rent for our first month. It wasn't until late that Saturday night we got most things moved in and started to rest. That's when we discovered the drains were clogged, causing raw sewage to back up in to the bathtub. A plumber showed up the next evening and spent several hours attempting to clear the clog. Several rags were pulled from the main drain. Believing the issue resolved he wrapped things up and left. We finally got a new water heater installed a couple of days later because the original one was broken and not up to code. Once we had hot water we attempted to shower (finally), wash clothes and dishes because we had been without any way to do these things for days. Raw sewage started backing up in to the bathtub and shower stall. You could hear water dripping under the house and leaking from the foundation near the washing machine area. When my wife contacted maintenance customer service, it was implied that we had something to do with the clogs even though we had been unable to even use anything in the house that required water since the day we moved in. It took 2 days for the plumber to arrive at our home where he started clearing the lines. In the meantime, we were still attempting to move in and had no where to use the restroom or wash up. This time not just the main line but all drains were cleaned. He stated there was grime and sludge that was from years of accumulation. During the same time we contacted maintenance customer service several times requesting debris that was left on the property to be removed. Finally after almost 2 weeks it was removed. We also discovered water leaking under the kitchen sink and put in yet another service request. The technician discovered several holes in the sink basin that was attempted to sealed by spreading silicon underneath. The technician had to rescheduled for the next day and he replace the sink. While there he also looked at two other issues, One with the toilet in the hall bathroom leaking from the tank gasket. Second, a water valve for the washer was leaking when opened. We have had a total 7 maintenance and repair technicians visit 9 times in an 11 day span. Many hours have been taken off work since you are given a 3 to 5 hour window and if not there you get charged 75.00 as well as the utter stress of trying to complete a move that should have only taken a couple of days while people are constantly in and out of the home and we were unable to use the facilities or relax in our new home. All the technicians that came to fix the issues, whether they be employed by Invitation homes or contractors, were very professional and polite as were the operators answering the service request hotline. The only employee I have issue with would be the maintenance customer service representative who implied some of the issues with plumbing were our doing as well as ignoring email inquiries regarding the debris. I feel the company should reimburse me for the 2 weeks we had to deal with them getting the house ready to live in WHILE we lived there with no way to take care of the daily basics of life! I know that will not happen and based on other reviews I am not very hopeful we will see any of our security deposit. I am very disappointed as we had higher expectations upon renting this house and never imagined the insane amount of serious issues we would encounter. Funny side note, as I am wrapping up this review I was just informed that the top screw of the folding bathroom door came out and the door is hanging off its track! read more

I want to give a huge Thank you to our Team Maintence Leader Mr Brian. He has always gone above and beyond when doing any type of work here at our home. Over the last few months, our electric bill has been extremely high, he came out checked the vents, walls, ceilings, and floors with his temperature gun. He also turned the switch on fans to correct position for winter, he even went into mattic to see if there was a visible problem. He recommended that the insulation be looked at for replacement so that the house would heat up properly all over. About 2 days later I get a phone call from contractors needing to come out to quote the area in the attic. Mr Brian didn't even have to go that far, but I am so grateful because the contractors mentioned that the house has NO insulation in 2areas resulting in the temperature shift in the home. This problem was approved by the office and will be taken care of tomorrow. Mr Brian is so friendly, timely, cautious, and through. He continuously would ask is there any thing else He can fix and actually I did have a few other items such as my shower handle on the glass door. I always appreciate seeing Mr Brian because I know he is going to go above and beyond to help whatever the problem may be. I also mentioned to him that we had a bad hail storm and he advised me to call the work order line and put a request in to make sure the roof, gutters, and windows were okay and not damaged. I absolutely would have never thought to do that. So not only will our attic have new insulation tomorrow, but our roof will get fixed as well and the gutters will be cleaned out. Mr Brian takes pride and care of our home as if it was his own and we totally appreciate his time, dedication, and services when he comes out. If We have any other issues, we hope that he is our technician. Thank You Sir! read more

this is the worst company you could ever rent from. i wish i could give negative stars. if anything requires maintenance then you are pretty much out of luck. they will make countless appointments and often times never show up to fix whatever the issue is. and if you are lucky enough for someone to show up they will not fix it they will put a band-aid on it. i have lived in one of their homes for 4 years and the front door has been broken for 3 years. they refuse to put one cent into the houses once you move in. i will not be resigning a lease with them. and i have also learned over the last 4 years that it is impossible to speak with a person in charge. i have tried so many times but to no avail... read more

I was beyond disgusted with Waypoint Homes, Chris and Aaron had made our time in our home miserable. I was counting down the days until our contract ended. Empty promises, lack of communication, unlicensed people doing repairs that had no business doing... the list could go on. Invitation Homes took over and they now have some great, professional, patient individuals who are turning things around and making things so much better! Michaela, Brian and Derek are awesome! They took a very bad situation and made it better than I expected. They do not work like the old staff did! They take pride in their work, Brian was absolutely fantastic and went above and beyond to make sure that we were more than satisfied. Derek has the patience of a saint, he could have easily ignored me or pawned me off on someone else. I was beyond upset, but he stayed with it and made sure that I was taken care of. Michaela is fantastic! She gives you her word and she makes it happen. She is professional, kind and thoughtful. She doesn't hurry you off the phone, she listens and makes sure that you are 100% happy.
