I've been a tenant for over two years and have been pleasantly surprised how well they manage maintenance needs in a timely and friendly manner, as well as supporting their tenants. I started with a small office on the ground floor and as we grew they were quick to allow me to move into a larger space without any fees or complicated paperwork. They I have some interesting programs that help the tenants - including a community website where we can all share our business news, announcements and news. They also started a business to business networking group to encourage tenants to do business with other tenants. They as a company and the owners themselves are very compelled to do business with their tenants. The owner is very hands-on and accessible which is great for a company of their size. The property manager Judy here is very hands-on, Yvonne at the front desk is friendly and responsive as is paul the maintenance man on premise. We are in the Sanctuary Shops which has been undergoing a renovation and has turned into a really great property. I love the central location near Office Depot, CVS, Publix and the banks. Our experience with San Marino Town Houses was very disappointing. We paid a $3,500 deposit and a $200 application fee, but despite repeated delays and missed deadlines, no lease agreement was ever provided for execution. We ultimately withdrew because the leasing process was never completed, and we lost trust in the property manager. We were repeatedly told the deposit would be returned "next week," but communication eventually stopped. We are still trying to resolve this matter professionally. !!BE CAREFUL -- POSSIBLE FRAUDULENT PRACTICES!! I recently submitted a rental application for The Lakes at Deerfield, managed by Investments Limited. My main contact was Jenny, who initially seemed very helpful. After a few conversations, she sent me a video and application forms, but from a personal Gmail account, not an official company email, which was immediately concerning. To confirm her identity, I called the office several times and confirmed she was the person I was speaking with. I then submitted my completed application and personally delivered a $600 money order to the leasing office, which Jenny confirmed by email. Two days later, I was told by phone that my application was denied after screening was "reviewed by her manager, Rosa." No explanation was given. I was told it might be credit related after probing. When I requested a formal adverse action notice (which is typically required by law when a credit or background screening is used for a decision), I was told that they do not provide those. I followed up multiple times by phone and email including with Rosa, the office address listed on their website, and Jenny's personal Gmail thread, but have received no response. I've also been unable to reach either Jenny or Rosa by phone since. At this point, I seriously question whether my application was ever properly submitted or screened at all. The lack of transparency, communication, and refusal to provide documentation are major red flags. I also have not received any written confirmation of denial. I'm sharing this experience to warn others to be extremely cautious when dealing with this property or management company. Always insist on official communication channels, receipts, and legally required notices before handing over any money. If this review helps even one person avoid the same experience, it will have been worth it. To The Lakes at Deerfield, I truly hope you find representatives who operate with honesty and integrity. So far my experience has been surprisingly well, I was nervous because I was unable to see my apartment at all before moving in. I was relieved to walk into brand new appliance, counter tops, cabinets and flooring. They had re-painted as well, but the apartment looked great. Andrea made the process as smooth as possible for me and responds to my questions/request in a timely manner. I had an issue with the shared coin laundry and my maintenance request was fixed within 24 hours. My two months with investments limited has been nothing but positive! read more

After renting with these people for 4 years and never once had so much as late payment. I've decided to move because of a ridiculous rent increase of 32% which shows just how greedy the owners are. To add insult to injury I'm now being told that they have no record of my paying a last month rent and are threatening to file an eviction notice on me even though I'm already in the process of moving out just to mess with my credit. Keep in mind that I gave them the required 60 day notice. Just a few things, boots my car front of my unit by mistake, when I went to office they start speaking like I am dog not a customer (I got my reboot money back)! Report a black mold, they wanted to explain to me it's normal here in Florida (kind of humid environment) than weeks later after I already complained hardly the find a water liking behind the drywall!! Got an extremely high electric bill because of the A/C don't work properly (output temperature 71 Fahrenheit) and constantly blowing, they said it's also normal in Florida such a hot state!!! Ah yeah last year offered me just 65% higher rent, and when I went to sign a renewal that day told me "oh yes and if you want to renewal you must to pay extra 600 usd to your security deposit (was 1200 usd original so they swallowed my 1800 bucks now)! So if can keep away from their property, what's hard because they just buying everything in Broward and Palm Beach county, they "Available" sign like a mushrooms!!! I am a current tenant in your Waterway Village apartment complex and your management team, in retaliation for requesting to have my A/C fixed because it was completely broken, has now given me a notice of non renewal. I have not had stairs for over two years because the management team attempted to replace stairs to the buildings without any proper permitting. We stayed at an overpriced listing by Investments Limited because they "were helping us out".... it was a 3 BR 2 BA for $5,000/month which they agreed to rent out at month-to-month while we found a more suitable place. They wanted a 60-day notice. vacate. I provided a notice on 9/28/2022 dated for 12/31/2023 and were getting ready to leave. On January 18, 2023, they had a written notice from my wife saying that we would stay on a piece of paper. Please note that I am a lease signer and a piece of paper with my wife's signature would not be sufficient to null our notice to vacate. Also, as soon as I found out about my wife's written letter, I let them know that we were leaving and found a rental. Now that we left and they cannot lease out the place because it is highly overpriced, they are telling me that my notice to vacate was nulled by the piece of paper and that they will not refund my security deposit. Please do not do business with Investments Limited. The original leasing manager, Kenny, left and so did several workers there in short period of time. Wish I could do 0 stars.. So today I had the pleasure of speaking with MARIA & let me elaborate on how unprofessional and disrespectful she was. I called in to ask for an office floor plan. My office has never had one (even though this is mandatory for all buildings & offices by the fire dept). I was transferred to this subject named María... I explained to her we were having an inspection and would like to know if they had the office plan. She quickly turned down my question and stated we don't have it, we don't need to have it, and if you need it you can pay someone to have it. I obviously, asked again if she could check and her immediate answer was "you sound ridiculous right now asking me the same thing". I was completely caught off guard and was left in awe. How can this company have someone so disgusting speaking to their customers? One of my office employees also had a nasty encounter with her on a previous occasion. This person should have been fired a long time ago for having that disrespectful mouth. She needs a psychiatric evaluation or a drug test because she lost her mid speaking to people that way. Not only was the property not attended to but there were ongoing pipes bursting and flooding happening but the repair crews were sidekicks they use from other properties. NOT LICENSED Plummer. cotractors etc. There were rats, drug users having parties, pool left with stains broken furniture, loud neighbors, and so on. BEWARE OF THIS COMPANY!!!!!!!!! I was a loyal renter since 2016. Things were going semi-well in my 1/1 up until September of last 2021, in which I received a letter that they were not allowing me to renew my lease, which was due to end on October 31, 2021. After first asking my property manager why, she had no idea and I would need to go straight to the owner Jimmy. After waiting for him to finally get back with me, he told me it's because they didn't like how I acted towards maintenance. What happened with maintenance?? Several months earlier, I noticed a crack in my living room ceiling that was stained with water and starting to bow. I was concerned so I called maintenance and they scheduled someone to come look at it. Whoever they sent told me I would need to have that portion of my ceiling ripped out and replaced, as it could collapse at any time. We scheduled a day for them to come back and fix it. When they didn't show, I called maintenance back and said no one came to fix my ceiling. They claimed they had no idea what I was talking about! And claim they never sent anyone over to my house to look at the ceiling. So some strangers were in my house they had no idea about. For the next 6 weeks, every time I called maintenance to inquire about what would be happening with my roof they had no idea who I was or any recollection of all the issues I've been having. I was so frustrated I told maintenance they needed to get it together because no one seems to take notes on what's going on in my apartment and there's no communication in the office. I was genuinely concerned for my health and safety, as we were sure there was mold in the ceiling from the leak. I called again and spoke with Monica the property manager and asked if they can send someone to test for mold since there'd been a leak sitting there for weeks, and she said "Sorry, we can't do that, there's no mold." In Jimmy the owner's words, I was not being allowed to renew because I complained about the issues with my apartment and they didn't like that. He also brought up how I called them when the washing machine ate my money and I wanted my money back, and claimed that I should have just taken the loss and moved on. What with the insane market and rental prices astronomical, I had no idea what my husband and I were going to do. We also had a dog and a cat we needed to take care of. After crying and begging both my property manager and the landlord to let us stay, they agreed to let us only stay month to month until we found another place, refused to sign a lease, and charged us at first a $200 monthly fee and then raised it to $250. It was the most dehumanizing experience of my life, while they both probably got a massive power trip off of our despair. They also randomly attempted to charge us an extra $400 monthly on top of both the rent payment + the monthly fee without any written notice and claimed they didn't have to provide notice since we were only monthly tenants. Every day we only had 30 days of secure housing since they could kick us out at any time. When I got pregnant late December 2021, it was even more anxiety producing to not have secure housing. Things continued to go wrong in our apartment but we were too terrified to call maintenance to help us because we were nervous about them kicking us out. Mold was growing in both of our AC units, the baseboards were rotting, and the roof cracks turned into wall cracks and continued to get worse. We had to keep both wall AC units constantly on freezing, because if we didn't, the entire apartment smelled horrific, like mold and mildew and filled with flies and bugs. I spent the first nearly 6 months of my pregnancy in these horrid conditions. It was not our responsibility to pay for repairs as tenants, yet this company didn't care. At the end my in-laws purchased a house for us and we are paying them rent instead of this horrible, gross, thieving company. Other companies are opening their doors to people who work in their buildings as potential places of shelter, as well as use of their parking garages to keep cars out of flooded streets. Times like these are when the people of the community need to come together and help so that everyone can make it through with as little damage as possible. There is absolutely no reason for you guys to threaten to tow vehicles that are seeking refuge in your garage. Furthermore, your building is WEST of Federal, so not in an evacuation zone... And if someone who works in your building wished to come in and work, that is their prerogative and they have every right to drive themselves into the office without fear of being towed. PLEASE READ. This company signs their lease in a bad faith. First they claimed they didn't get my lease end notice ,It was via certified mail..after that it was good via email. basically they lost it somewhere. I send it twice just to be sure after reading all the bad reviews. Thank God I had a real estate lawyer to look over my lease when I signed 3 years ago and we did a few changes. Please make sure your CAM fees will be fixed for the whole time while you rent! That's where they will try to get you. They will say " on the meantime the Cam fees went up, so now you owe us this and this much money" At first they tried to keep about 75% of my security deposit. When they realized my lease is different, it took 60 days to partially refund my deposit. My blinds fell off and I had to report it 4 times before they bothered to fix it. I have automatic payments, yet they are charging me late fees because they failed to take the payment out before their right to pull from my account ended. This is by far the worst company in all of Florida. I rented from them for 3 years and had two different units with them and have finally escaped their grasp. They make you sign a hefty contract where you can't change or edit anything and they have no responsibilities for anything and all the costs of everything are you as the renter. I had leaks, flooding in my unit, mold, rats in my roof, inefficient A/C, no heat, thin walls and hearing neighbors constantly, horrible tenants that would yell, scream profanity constantly and take business away from us, and investments limited did nothing about it. They would charge us extra on CAM and claim it was necessary expenses that we had to pay for, etc. They do nothing for you, their staff is rude and arrogant, the owner of the company is only interested in politics and owns all of Boca pretty much. DO NOT RENT OR DO ANY BUSINESS WITH THEM!!! I have rented from two different apartments owned by this company . One in tivoli lakes and one in meadows reach. Both were the worst experiences. The worst being Meadows reach. They have one person working in the leasing office. Her name is Yolanda and not only does she have no idea what she is doing but she will lie to save her a**. I have had one occasion where she called me at work claiming my dog was attacking someone. When it turned out to be someone else's dog she never apologized for her rude attitude and mistake or for hanging up on me when realizing she was wrong. From then on she has been on a mission to make our lives miserable. Today she had both cars in our family towed for not having current registration. They are both current. One even had the new sticker on it. Again she didn't rectify the issue and when calling JImmy the owner or manager he told me he would call me back with answers. Never received the phone call and had to pay for the cars to be let out of the tow lot. I called to make a police report and the cop said I can easily take them to court because she clearly saw the up to date car registration. They tow company said they do stuff like this when they have a personal issue with someone. So they even have a rep with the tow company.Meanwhile me and my fiancé have seen atleast 2 cars with registrations over a year expired. I will be taking them to court. read more

Island Shores -"356 Class A apartments in a gated community on Jog Road in Greenacres. One, two & three bedroom apartments, with amenities that include pool, clubhouse, playground, fitness center and volleyball court". This is extremely false advertisement. I'm not sure if anyone at this company is aware about just how bad this apartment complex is but they should take a look at the better business bureau's reports and the local police reports (the first three months we lived here a woman was raped at the pool and a man was gunned down at 2pm in front of his apartment). The "amenities" such as the clubhouse which doesn't exist, pool which is never open, playground that is run down and broken by the wonderful people the leasing agents let live there, and fitness center that is always closed and doesn't include AC. The model apartment is nothing like the one you will move into after they take your money. Mold everywhere, stains, cracked ceilings and walls, just gross. Yep this place seems to be Class A! My husband and I are a young military family whom regretfully rented at Island Shores from April 2010 to April 2011. We paid rent on time every month, as well as put down first, last, ($1,700) and security ($589) before moving in. Our lease was to come to an end April 30 of 2011 and my husband verbally let the property manager Madelyn know we would not be staying for he had just received orders that we were being stationed out of West Palm Beach. According to the Service Members Civil Relief Act Excerpt Section 305- Termination of residential or motor vehicle leases, "The lessee on a lease described in subsection may, at the lessee's option, terminate the lease at any time after the lessee's entry into military service or the date of lessee's military orders for a permanent change of station or deployment." What this is saying is that above Florida statute, we did not have to show orders or give notice of lease termination, but we did anyways because that is the kind of people we are. The morning of June 24, 2011 my husband received a call at work from a woman stating there has been a $6000 debt added to our credit report from Island Shores. I called to speak with the property agent Madelyn, who told me we had left 20 days before our lease was up and for that they had a right to charge us last months rent (which I stated earlier we paid up-front) plus an additional $3000 for not giving notice of lease termination, which was given to her verbally spite us having to do so. She also stated we had done $2000 worth of damage to the apartment, false of course, and she was unable to send any proof of receipts, invoice, or photographs for this claim. I then called the corporate company Investments Limited who owns this lovely apartment complex, and they took down my information although by no surprise I have heard nothing from them. After doing some research on this apartment complex I found over seventy complaints made through the better business bureau (I had just made on myself) and numerous harsh reviews and court resolutions on different websites. This complex should be condemned. I am taking legal action, and making sure everyone knows what kind of scam artists Investments Limited is supporting/working with. By far the worst company I have ever dealt with. Not only is their leasing office unprofessional, rude and barely certified but they are slime balls as well. I rented from them for 2 years. Upon signing a lease, I was made to put down $2,775.00, so 3 months worth of rent. My understanding was that it was first, last and security; not unreasonable for an apartment in Boca Raton, right? WRONG. The place was roach infested, had mold, a broken AC and awfully painted walls upon move in! They fixed the AC and told me the mold wasn't really mold but just water damage.. I handled the roaches on my own. Over the course of the two years I replaced warped baseboards that were allowing the roaches in (from the walls), replaced the blinds, replaced the bedroom door, repaired the "water damaged" drywall (only for the "water damage" to grow back). The walls are paper thin.. so thin you can hear the arguments with other neighbors and their make up sex. These people DO NOT CALL before entering the apartment either. I decided not to go for a third year and moved out 2 months before my lease ended. That's when I found out that the money I paid was not first, last and security but first and security. So $1850 security? Holy crap, that's a lot of money! I, of course, didn't want to jeopardize that! So, I paid two months worth of rent when I wasn't living there and they showed the apartment empty. Just in case you don't know, this complex has a 2 year waiting list to move in. The apartments lease within days. So i knew they were taking their sweet ass time with this, but never once complained. I painted the entire apartment over, with white, satin paint (better quality than move in, the total job costed me $250) and replaced anything that was broken whether I did it or not. I even refused to give up the keys until the property manager, Ann, did the walk through of the apartment with me so she could point out if anything was wrong. She said it look great! To make a long story short, when i called to hunt down my security I was told told that they are taking $700 from my deposit! For what?! They cant give me a straight answer. From beginning to end this company has been a total nightmare. They steal security deposits from college kids and provide no explanation except for "You signed the lease". The office staff at Island Shores are ratchet and so are the run down apartments. They've done surface renovating but that means nothing when appliances are old and frequently breaking. I moved in just under a month ago. The day of move in (which starts at 4pm so you don't have time to catch all the broken things/issues before they all hastily leave), the dishwasher, dryer and ice maker were broken. Staff do not care, they don't even bother to check things in the apartments before having the next person move in. We moved in on a Friday and of course had to wait until Monday for someone to even see the service request and then wait until the next day for someone to stop by. Two more maintenance requests later, I gave up on the dryer which takes 2-3 runs for a load to dry with a burning smell. A little over a week after moving in, the A/C broke. That time, we were given a portable unit (which also stopped working) to use while we waited 3 days for someone to attempt to fix it. I guess their contracted technician decided to do a short term fix to get called back and earn extra money on it because under 2 weeks later, it stopped cooling again. We put the service request in early in the morning before the office opened, staff decided to wait to check it out until the next day. After a little tinkering by complex maintenance techs instead of their contracted A/C company, they said they fixed it. I gave it three hours to start cooling before I had to accept the horrible truth that it's still broken, everyone has gone home and it will likely be 4 days before anyone will try to fix it a third time. There are no ceiling fans in the units, they've completely blocked the ability to add any light fixtures/fans and I was told I'm not permitted to hire an A/C repair tech myself. I'm SOL and I can guarantee the staff at this complex and Investments Limited are lololololing at all the suckers living here. I'm not going to bother with extensive complaining about the extremely old dishwasher and oven, large burn mark on the bathroom counter or the horrible rusted, squeaking closet doors because anyone that wastes their time stopping by can easily see those themselves if they can convince the leasing agents to show them the actual unit they will rent. Also, beware of much, much higher than average security deposit requirement and be prepared for your lease to include a $150 redecorating fee from the deposit that is not verbally mentioned or included in initial paperwork, ever. read more
