Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Make no mistake, Florida Property Management Services LLC is the top-shelf in property management; the 5 Stars is not hyperbolic, I am incredibly grateful they are managing my property. Erin K. We had a progressive leak which was determined by one of their staff (Rudy) who removed a partial portion of the bathroom ceiling and wall to determine the location and cause. Despite this they insisted on entering the unit when we explicitly told them prior that Weds early from 7am until about 12pm was off limits. So what happens? One Weds, the 9th a non- English speaking crew shows up exactly at those hours expecting to view the interior of the unit. Fast forward a few hours and it seems management was completely clueless that this crew took it upon themselves to take the initiative and fix the roof themselves despite being unable to inspect the leak. Did they know? Not at all. They actually insisted a new appointment had to be made. Utter incompetence and no communication skills at all. I know this is not NY but seriously, Florida, come on. Apparently, the leak was fixed from the roof side and First Residential, the company who hired the repair crew had zero knowledge the work was completed. To this day, they never acknowledged their error or incompetence handling this situation. Horrible company all around.

We ultimately withdrew because the leasing process was never completed, and we lost trust in the property manager. We were repeatedly told the deposit would be returned "next week," but communication eventually stopped. We are still trying to resolve this matter professionally. My main contact was Jenny, who initially seemed very helpful. After a few conversations, she sent me a video and application forms, but from a personal Gmail account, not an official company email, which was immediately concerning. To confirm her identity, I called the office several times and confirmed she was the person I was speaking with. I then submitted my completed application and personally delivered a $600 money order to the leasing office, which Jenny confirmed by email. Two days later, I was told by phone that my application was denied after screening was "reviewed by her manager, Rosa." No explanation was given. I was told it might be credit related after probing. When I requested a formal adverse action notice (which is typically required by law when a credit or background screening is used for a decision), I was told that they do not provide those. I followed up multiple times by phone and email including with Rosa, the office address listed on their website, and Jenny's personal Gmail thread, but have received no response. I've also been unable to reach either Jenny or Rosa by phone since. At this point, I seriously question whether my application was ever properly submitted or screened at all. The lack of transparency, communication, and refusal to provide documentation are major red flags. I also have not received any written confirmation of denial. I'm sharing this experience to warn others to be extremely cautious when dealing with this property or management company. Always insist on official communication channels, receipts, and legally required notices before handing over any money. If this review helps even one person avoid the same experience, it will have been worth it. To The Lakes at Deerfield, I truly hope you find representatives who operate with honesty and integrity. Whether this was a misunderstanding, a violation of consumer rights, or simply poor customer service, one thing is clear: you must do better.

    Royal Palm Garden is a senior community with many elderly residents and people with disabilities…read more This is now the second weekend without a functioning elevator, making it extremely difficult--and in some cases impossible--for residents with mobility issues to safely access their homes. The management company has an office on-site, yet we rarely receive a response when we reach out with questions or concerns. I called the main office twice and was transferred to another department, where I left a message and never received a call back. I also called the emergency number twice. On one occasion, I spoke with the dispatcher, Jesus, and was told the issue would be addressed. Unfortunately, I never heard back, and the elevator still has not been repaired. This level of service is unacceptable, particularly in a senior community where residents' mobility and safety should be a priority. It is incredibly disrespectful to elderly residents who cannot use the stairs and may be essentially confined to their apartments when the elevator is out of service. For the amount of money a property management company is paid to manage a community, residents should expect much better communication, responsiveness, and attention to important maintenance issues. I sincerely hope management takes the residents' concerns more seriously. If a resident were to be injured or experience a serious problem because they cannot safely access their home due to an unresolved elevator issue, it could potentially create significant liability for the management company. Residents deserve better than this.

    Review for TGM Oceana…read more I lived at this property and would never recommend it to anyone. The apartment had multiple leaks from sources outside my unit. One leak came from the apartment above me. Another came from building plumbing. My bedroom became unusable for a period of time. Management knew about the issues. They performed dry out work. They never offered reimbursement. They never offered alternative accommodations. During my tenancy, the building had German cockroaches. This was not an occasional issue. It was an infestation. I previously worked in the pest control industry. German cockroaches indicate a systemic building problem. Standard treatments do not solve this without aggressive, coordinated remediation. Management failed to address the root cause. When I moved out, I returned the apartment clean. Floors were clean. Bathrooms were clean. Walls were clean. Carpets were in good condition. No move out inspection was done. After move out, management sent me charges anyway. They billed me for cleaning an apartment that was already clean. They billed me for carpet cleaning despite no damage. They billed me for additional utilities that I did not consume and had already paid monthly. There was no security deposit. Instead of closing the account properly, they attempted to manufacture charges after the fact. This property shows a pattern. Poor maintenance. Poor pest control. Poor tenant treatment. Aggressive and unjustified billing after move out. If you value basic habitability, fair treatment, and professional management, look elsewhere.

Their apathetic approach to managing property is unacceptable, particularly for an association that is paying for professional management. They are consistently unresponsive to requests, fail to provide official records when requested, and routinely do the bare minimum. Basic communication and follow-through appear to be treated as optional. Even basic property oversight seems to be neglected. Things as simple as ensuring bathroom toilet paper is replaced, conducting meaningful property inspections, and making sure fire extinguishers are properly maintained should not require repeated requests. These are fundamental responsibilities of property management. Perhaps most concerning is the sloppy record keeping and lack of accountability. When financial and association records are not properly maintained and provided when requested, it becomes extraordinarily difficult for an association to accurately track where its money is going. That is not a minor administrative issue--it is a serious management failure. A professional management company should provide organization, transparency, communication, accountability, and competent oversight. Instead, my experience has been mediocrity, indifference, poor record keeping, and a persistent unwillingness to address basic responsibilities. If you are considering hiring Grant Property Management, I strongly recommend that you do your due diligence, ask very specific questions about record keeping and financial transparency, and speak with current clients before signing a management agreement. In my experience, Grant Property Management is not providing the level of professionalism, responsiveness, or oversight that an association should expect from a company entrusted with its property and money.
