Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Make no mistake, Florida Property Management Services LLC is the top-shelf in property management; the 5 Stars is not hyperbolic, I am incredibly grateful they are managing my property. Erin K. I started with a small office on the ground floor and as we grew they were quick to allow me to move into a larger space without any fees or complicated paperwork. They I have some interesting programs that help the tenants - including a community website where we can all share our business news, announcements and news. They also started a business to business networking group to encourage tenants to do business with other tenants. They as a company and the owners themselves are very compelled to do business with their tenants. The owner is very hands-on and accessible which is great for a company of their size. The property manager Judy here is very hands-on, Yvonne at the front desk is friendly and responsive as is paul the maintenance man on premise. We are in the Sanctuary Shops which has been undergoing a renovation and has turned into a really great property. I love the central location near Office Depot, CVS, Publix and the banks. I figure if you have a good experience you should share it!

We ultimately withdrew because the leasing process was never completed, and we lost trust in the property manager. We were repeatedly told the deposit would be returned "next week," but communication eventually stopped. We are still trying to resolve this matter professionally. I hope someone from senior management sees this and will be honest with me and my family.

    Review for TGM Oceana…read more I lived at this property and would never recommend it to anyone. The apartment had multiple leaks from sources outside my unit. One leak came from the apartment above me. Another came from building plumbing. My bedroom became unusable for a period of time. Management knew about the issues. They performed dry out work. They never offered reimbursement. They never offered alternative accommodations. During my tenancy, the building had German cockroaches. This was not an occasional issue. It was an infestation. I previously worked in the pest control industry. German cockroaches indicate a systemic building problem. Standard treatments do not solve this without aggressive, coordinated remediation. Management failed to address the root cause. When I moved out, I returned the apartment clean. Floors were clean. Bathrooms were clean. Walls were clean. Carpets were in good condition. No move out inspection was done. After move out, management sent me charges anyway. They billed me for cleaning an apartment that was already clean. They billed me for carpet cleaning despite no damage. They billed me for additional utilities that I did not consume and had already paid monthly. There was no security deposit. Instead of closing the account properly, they attempted to manufacture charges after the fact. This property shows a pattern. Poor maintenance. Poor pest control. Poor tenant treatment. Aggressive and unjustified billing after move out. If you value basic habitability, fair treatment, and professional management, look elsewhere.

There is an ongoing building refurbishment that forces residents to live inside an active construction site. The environment is filled with extremely loud drilling and banging, constant chaos, and construction dirt and dust everywhere. Access to the balcony has been completely blocked with plywood, and all windows are covered with blue plastic sheeting, significantly restricting natural daylight. As a result, a substantial portion of the apartment is unusable and cannot be enjoyed as intended. Despite this loss of access, light, and functionality, full rent continues to be charged as though the apartment's full square footage and amenities remain available. Management gave no advance written notice of any major repairs coming to inform the current residents. Further, upon inquiry, it provided misleading information describing it as touch-up repairs while intentionally omitting how severely it would impact current residents or how long the disruptive building refurbishment would last. Pest control is virtually nonexistent. Despite maintaining a clean unit, I have experienced multiple infestations, including roaches, spiders, black ants, and ghost ants. Trash rooms inside the building and trash area in the garage are poorly maintained and filthy. On weekends, piles of foul-smelling garbage frequently accumulate in the garage trash area. Residents frequently smoke marijuana and cigarettes inside their units at all hours, and the smoke permeates neighboring apartments. For anyone with asthma or other health concerns--or even those who simply cannot tolerate secondhand smoke--this becomes unbearable and harmful. Management does little to address these issues. Dog owners routinely fail to clean up after their pets. Dogs defecate in elevators and other common areas, and barking inside the apartments continues throughout the day. If constant barking noise is not an issue for you, this may not be a concern--but for others, it is extremely disruptive. Recently, there has been a serious elevator incident in which, according to fire department personnel, a motor burned out. That elevator has remained inoperable for months. The remaining elevator has been operating with an expired license. Despite high garage rents, the garage parking area lacks secured gates that have been removed by the management and continues to be a dirty mess, often filled with strong garbage odors or worse - feces smells from sewer. In the past, leaking pipes around tenants' cars had been reported, yet management took no prompt meaningful action to address the leaks. The condition of the individual units is shockingly poor. Everything inside is extremely old, outdated or broken. Mirrors in bathrooms have old rust on them. Bathroom tubs are old and scratched. The granite countertops are miserable-looking. The washer and dryer stain clothes, sheets, and towels with black residue. Bathroom pipes make extremely loud, unsettling noises during the day or at night --similar to drilling--and strangely enough toilets flush in your unit when neighbors flush theirs. Air conditioning units inside the apartments are poorly maintained, and filters are rarely replaced by management. Air duct vents are filled with filth. Interior hallways are often hot, humid, and smelly during hot weather or uncomfortably cold during colder days. Despite all of these poor conditions, rents remain high and continuously increase at renewal. The only benefit of this property is its location and proximity to the ocean, and the management takes full advantage. If you have the opportunity to avoid this property, do yourself a big favor and pass.
