A few days in, we asked if we could do the fourth side, something we had brought up as a possibility during the quoting phase. He came back to us with a quote with both labor and materials much higher than the rest of the fence, saying I was 'making out like a fat rat'. Trusting him, I accepted. My main complaints are: 1. The labor charge ended up being insane. We agreed on the new quote on Wednesday evening. For the Thursday and Friday, he and his assistant charged well over 2900 in labor (1200 demo old fence, 1700 labor new fence, and he had to still build a gate from the initial job and clean up the job site as in the original contract). He left the worksite at 3:30 and 4:30 PM on those days. 2. On top of that, he charged about a 100% markup on materials, which he bought Thursday morning. I didn't realize how bad this was until I walked around the job site and discovered he had overbought materials for the original contract. 3. When I tried to stop working with him, he modified the quote to delete other work he was supposed to do so it would appear I owed him more. That is, the quote said I owed him 1400 for demolishing and removing three things. He only demolished (and didn't remove) the fence. He then changed the quote so that it said I owed him 1300 for demolishing just the fence. If you use Angel, I recommend making sure jobs are quoted seperately, and in detail. I'd also recommend you download any of the quotes he provides you.

I worked with the Grimaldi team when I moved in to my home in southern NJ back in 2016. They did…read moresome joist reinforcements, remodeled a bathroom, covered fascia boards on my roof, and repaired cracked cinderblocks. Since then, I've discovered all the things that were wrong with the job - the latest of which was today: 1) They beam reinforcements broke through my upstairs floor, so it's not level and we've had to build over and around it since (they used a steel i-beam, so not able to replace or repair easily); 2) The cinder block repairs were unnecessary- what I needed was a foundation repair; 3) They broke boards in the floor while jacking the ceiling and did a shoddy job throwing 2x4 in place that wasn't flush with the floor; 4) In the bathroom, they didn't repair the toilet properly, so I had three wax rings and a toilet that was connected to nothing (started leaking into my ceiling last week, now getting repaired properly by a plumber). 5) When they did the work, because I paid Mark up front, what should have been done in a few weeks took about three months. He'd go for long periods with his guys not showing up before they'd come back. Having now done more real estate investing and remodeling, I recognize that he was probably upside down on cash flow and was doing jobs to keep paying his guys and slotting us in where he could. There are some other items, but I strongly recommend that you look for another contractor for any serious job you do.

No project of this scope is without stress, but it became obvious early on that Josh's knowledge of construction, design, plumbing, and electric was pretty impressive. He worked with us painstakingly on the initial design and subsequent revisions on the fly, he did his best to accommodate our every whim as things moved along, and in the end, all but lived at our place until all the boxes were checked. His subcontractors were all first rate, very polite, and obviously cared about their craftsmanship. The results...a beautiful, functional kitchen exactly as we envisioned and a living room addition that popped. Actual costs vs initial estimates will always vary due to unforeseen circumstances. But we were more than content with some very minor overruns, most of which were driven by the inevitable additions we requested. The final number, very much in line with budget, represented value.
