Selling your home can be nerve wracking. A solid, informed, structural inspection can add peace of mind and a basis for realistic negotiations with potential buyers. Inspector Ian arrived on time, explained how he would conduct the inspection, and then started work. He worked in an organized process using a hand held computer to record observations and pictures of various conditions. He also asked me if I had any areas of concern prior to starting his work. This allowed me to ask him to check foundation and seismic work which I do not have the knowledge to check. After completing his inspections, he met with me and my real estate broker to explain his findings. The entire process took about two hours for my 1000 s.f. house. His written report was ready two days later as promised. Very helpful and a good value. read more

I just discovered that the license number so prominently displayed on his website is not an actual license. The state of California shows no contractor or architect license with that number, and the International Association of Licensed Home Inspectors informed me that they do not issue licenses, though Ian's website certainly implies that they do. In fact, they were not familiar with "Inspector Ian" at all, though he prominently displays InterNachi information all over his website. What's more, after reviewing the contract he attached to the END of the home inspection report, and which was never provided to me prior to the inspection, it seems he does not claim to know anything about building or housing codes, and has no documented building or contractor experience other than his own self proclaimed history of carpentry and picture framing (carpentry can mean building chairs!) So what exactly is he inspecting, and what makes him qualified to determine the safety or habitability of a home? So far I see nothing. I will update this if Ian takes some kind of corrective measures. Otherwise I may be looking at taking legal action. I recently purchased my first house. Yes it's old and needs work. I fully anticipated that. However, Ian's report, and then brief conversation afterward, led me to believe the house was in relatively good shape other than dry rot and pest issues that I knew of via a separate pest report. After moving in, I noticed the floors were sloped. Yes, I had noticed it in the kitchen before making an offer, and yes, Ian's report noted the kitchen slope, but there was nothing about the rest of the house. I've had 3 contractors over, and all three immediately commented on the sloping of the floor. Hopefully it's nothing major, but Ian's response is that he DID note sloping, and that I could have hired a foundation expert for a more in-depth inspection. Yes, I could've, but in our brief conversation, he told me he hadn't seen any indication of a foundation problem, and didn't think hiring a foundation expert was necessary. The more acute issue that led to this review, is the bathroom sink- the pipe is installed totally wrong, and is apparently obvious to anyone that bothers to look under the sink. Even I thought it looked weird, but because Ian hadn't noted it in the report, I chalked it up to my lack of knowledge. Until two different contractors came in to give me an estimate on replacing the sink/vanity, opened up the existing vanity doors, made surprised noises and asked me if I had a home inspection done prior to buying the house. NOT what you want to hear! The pipe was installed directly into the floor, and for reasons yet unknown, the correctly installed pipe was disconnected and bypassed. How do we know that? Because the disconnected pipe is still there, sticking out the wall. So not only can a new sink not be installed without some serious re-plumbing ($$$), but as of yet we don't know WHY the correct plumbing was bypassed. Both contractors said it would require a plumber to go under the house and look at what's going on. Both also said I needed to call my real estate agent and the home inspector right away. Well, I did. Inspector Ian's response to me mirrored what others on here have stated- not responsible, can't determine plumbing issues he can't see, etc. The problem with his response is that this is a plumbing issue you CAN see. And it's very, very obvious. He just didn't bother to look. So now I'm worried about what else he may not have bothered to inspect. So far Ian has not offered to rectify this mistake. I already consulted with a colleague (another attorney), and there is little question that Ian has some liability here. I hope not to go there, as I know very well how unpleasant litigation can be, but if his oversight costs me thousands, I'll have no choice but to seek reimbursement from inspector Ian. read more
