I had the inspection done by Robert G. on an existing property I was closing on last month and he was good! He was very friendly, knowledgable, and gave many tips and suggestions. He was happy to answer any question I had. He sent the report within a few hours. The report was very thorough, easy to read, detailed, and filled with clear photos. Another aspect of Sunbelt that is helpful is their concierge's service. They can help setup your utilities and find home insurance. Definitely recommend Sunbelt and will use them in the future!

Disappoint with the inspection performed on my home…read more Since the day I moved in, I have experienced ongoing issues with both AC units. I am unsure why these problems were not identified or addressed during the inspection process. In addition, I have already had to replace two hot water heaters, both of which were in extremely poor condition. Again, I do not understand why these issues were not noted in the inspection report. I have used your company twice, and I am very disappointed with the quality and thoroughness of the inspection performed on my home. Many of these problems could have been addressed or negotiated with the seller before closing had I been made aware of them. The entire reason I paid for a home inspection prior to purchasing the property was to identify significant issues and avoid unexpected expenses after moving in. Unfortunately, because these concerns were not brought to my attention, I am now responsible for costly repairs that could have been handled before closing. So that's my feedback hopefully this helps for the next person.

RedStar Home Inspections or RED TAPE WIZARDS?!…read more RedStar is the kind of company that talks a big game but leaves you holding the bag when it actually matters. Their website is full of bold claims--they'll tell you they check a wide range of your future home. The stuff you hire a professional home inspector for. The stuff you pay good money for..... But here's what happens in reality: They don't catch obvious, documented hazards--things that could put you at risk. They don't note them in the report. They don't warn you. They don't even acknowledge them. And when you go back to ask, "Hey, how did you miss this?"--their answer is stunning: "Well, technically, WE SAID SEEK AN ELECTRICIAN" Wait, what? That's like going to a doctor and being told, "Hey, you should probably see a real doctor for this." If I needed an electrician to catch the basics, why the hell did I hire RedStar? That's literally your job. And it doesn't stop there. When I tried to raise concerns--politely, respectfully--I was met with a brick wall. From the top down, RedStar had no time, no interest, and no desire to hear me out. The owner? Dismissive. The representatives? Defensive. The attitude was crystal clear: "Not our fault. Not our problem. BOTTOM LINE: RedStar is not here to protect you. They're here to protect themselves. If you hire them, just know--you'll get a glossy report that looks good on paper, but when the cracks start to show, they'll tell you to go find an actual expert. Do yourself a favor--find a company that takes their job seriously. RedStar isn't it.

I really like the digital report and the super cool virtual report. I've never seen anything like this before. I appreciate that I can measure things inside the house from the virtual report. Your inspector, Scott, was very personable and took quite a while to go over everything with me. He answered all of my questions and was very patient. I will definitely recommend you guys and will use you in the future when I move again.

I am extremely disappointed with the termite inspection we received. We specifically paid extra for…read morea termite inspection because the home is older and surrounded by many trees. Our whole reason for paying for this additional service was to make sure there were no unexpected surprises before purchasing the home. Unfortunately, after moving in and beginning to paint and remove wallpaper, we discovered that the dining room had a significant termite infestation. We are now facing over $4,000 in unexpected costs. When we contacted the company, we were simply told that the termites were "not visible" during the inspection. I understand that some damage can be hidden behind walls or wallpaper, but that is exactly why we paid extra for a professional termite inspection. I would expect a company specializing in termite inspections to have the proper knowledge, tools, or methods to identify signs that an average homeowner may not be able to see. If the inspection is only based on what is visibly noticeable to the naked eye, I do not understand what I paid extra for. Based on my experience, I would highly recommend using another company that can provide a more thorough termite inspection, especially when purchasing an older home. This was exactly the type of costly surprise we were trying to avoid by paying for the additional inspection.

Some inspector only do the inspection and send you the report and then you never hear from them again, but she was extremely helpful even after the inspection. My Builder didn't want to fix a certain item that mr. Stephen found on his inspection report, they cited that it was a old code. I immediately called Stephen, and not only did he verbally tell them that they were wrong, but he followed up at night with a citation of the code which required the Builder to fix the initial issue that they refused to fix. Basically what I'm saying is that he is someone that will go at the extra mile to make sure that your issue is resolved. I worked with him many times and I will always continue to work with him because of his high quality work and dedication to his customers.
