TL;DR: This place is atrocious, and I suggest moving anywhere else. The long of it: I moved in during the pandemic and am from at-risk categories, so opted not to do a walk through. Someone from the leasing office sent me a video from the apartment I was moving into, but when I arrived on the day, I found out that instead of a natural-sun-filled apartment with a balcony, it was actually a basement apartment (they called it "garden level," but when the only windows are at eye level and 1/2 the height of normal ones, it's a basement apartment) with almost no sun, no balcony, that perpetually smelled like mildew and had a fruit fly problem from the second we moved in. I called the office and the person I talked to apologized profusely, said that the person who sent me the photos and videos no longer worked there, and that they would get me in a new apartment ASAP, and waive the exorbitant $400 transfer fee. ASAP ended up being months later, and by the time it happened, that person also no longer worked there either, and the District Manager, Ali, told me they wouldn't transfer me for free, but could reduce the fee. So, they charged me $200 to transfer into an apartment that looked more like the one the original person sent me, and then took $80 from the security deposit to repaint the walls in the one we moved out of. So, we moved into the new apartment and in this one, there was a significant leak in two parts of the ceiling, a fruit fly infestation, and the heat didn't work, and it cost a lot more. I continually submitted repair requests for the leaking ceiling and the heat. They ignored me until I sent official Notice to Remedy Breach of Warrant of Habitability language. And then they would respond, but do nothing because it's Denver and if you wait long enough, the temperature just naturally goes up. The way the law is written, if it gets above 70 degrees one time during one day, the next time it dips back down is a different incident. Looking through my emails, I had to send the Notice on 10/17/2023, 1/11/2024, 2/15/2024, 2/21/2024, 2/24/2024, 2/26/2024, 3/16/2024, 3/20/2024, 3/26/2024, 3/29/2024, 3/30/2024 (no hot water), 4/27/2024, 4/29/2024 (2nd notice), 5/4/2024, 7/17/2024 (no water at all), and 1/10/2025. At that point, the maintenance person put in a new thermostat, and it was immediately fixed. They never fixed the leak. I would get random messages that the problem had been fixed, but they never materially did anything except give me a bucket to catch the water. It got so bad that pieces of the ceiling started falling into the apartment and there was a giant standing water bubble in the hallway wall. Throughout our stay there, they would randomly add up-charges that made no sense. Including charging us for parking, which was not in the lease. They charged a ridiculous monthly amount for "security," but when my neighbor had his car smashed by another neighbor, there wasn't a security system. They also have a clause in there that they can enter your apartment for any reason they deem necessary without your permission or giving notice. (I found that out when I challenged them having the city workers traipse through my apartment for a second time in one year for "annual" inspections and asked them to tap another apartment for it.) When I got divorced, it was my opportunity to move out. So my ex stayed in the complex, but moved to a different, smaller, cheaper apartment, and I got out. We went to the leasing office together to ensure it was taken care of in the way we wanted -- I provided my new address and we both told them that I would receive the remainder of the excess paid rent, and he would take the remainder of the security deposit for the new place. Then began the long task of trying to actually get that money (the lease says 60 days; Colorado law says between 30-60). Save yourself the trouble. They charge enough that you could get a nice place. I'm in one now, and it's glorious. And cheaper than that hellhole. read more

Would not recommend living here. I've lived here for two years now, and I am very disappointed in how management runs this complex. First off, the fees are much too high, and I have to pay $75 a month for "common area maintenance" for areas and amenities that never seem to work. The washers and dryers on this complex are awful, and half of them are constantly broken. We are never able to use the pool as the area is always under construction or not fit to swim in. The AC in the units also does not work as the temperature never seems to get below 80. The doors to the apartments themselves are constantly broken or left open, leaving tenants exposed to just anyone on the street. Finally, management stated that in order to park in the lots, there couldn't be any cars in the lots with significant body damage, severe amounts of work being done, or just inoperable. There are cars constantly being worked on in the lot, taking up spots, but god forbid if a visitor wants to use the lot without getting booted. Finally, I have run into several instances now where the complex texts me before the first of the month when rent is due asking me to pay up. Note that I have never missed a payment in 2 years and I always pay on time, yet they still harass me and other tenants, its exhausting and slimy on their part. If you need to find a cheap place to rent, please stay away from infinity flats. It's not even that cheap compared to more of the bargain areas of the city. read more

We lived in IF for 8 years. It was an up and down experience for sure. We enjoyed the floor plan of the apartment -- the master bedroom was very large for an apartment and the closets and storage space was wonderful. I loved the long hall from the front door to the living room as it was lined with good sized closets. The kitchen was small but we got used to using it one person at a time and it was actually very nice because everything was in reach. Our balcony overlooked the courtyard and pool area and in the summer there were happy people out there using the grills and hot tub. It was peaceful and happy. The maintenance people were great -- we didn't have a lot of troubles but when we did they were very helpful. The bad part was the crime. We were victims of crime 6 times over the 8 years there. (We had no crime in the place we lived in for 24 years before this.) We had three catalytic converters stolen costing us a total of $2700 and that was with insurance covering it. When we moved in laundry and parking were free. They started to charge for laundry which was fine with us because the maintenance on the machines was horrible. Paying improved it some and I could get my laundry done without too much hassle although it was still a crap shoot as to which machines would be working. They started working with a parking management company that was supposed to make sure everyone who parked in the lot had a permit -- permits were $8 a month per car. I never saw any parking management going on and when I called them with an issue they told me I had to talk to the people in the apartment office. I asked them what they did and they said the only thing they did was collect the money. They started using Amazon lockers for packages and that improved the chances of getting our package by quite a bit. There were a number of times that we tried to call security in the middle of the night due to crazy loud music (quiet time is supposed to start at 10pm) but we never got any help and most of the time had to leave a message with the security people who never got back to us. Overall, it was what you might expect from a densely populated living situation in a large city. And we enjoyed it for the most part -- not perfect, but nice in its own way. read more

IF you care about the integrity of management where you live, DO NOT RENT an apartment at any of The Collective Locations including Infinity Flats, The Birch, 4 Mile Flats, or Park Point which are all run by the same property management company, Allied Orion Group, based in Houston, Tx. My transgender daughter was working and living at apartments in Texas managed by Allied Orion Group when she transferred to Denver to live and work. However, as pool season approached, her boss and the apartment manager, Ali L. told my daughter she would have to not only take care of the pool but it had to be done before 8 o'clock in the morning EVERYDAY with NO DAYS OFF! My daughter explained to Ali L. that she had no previous experience in taking care of a pool because management at the apartments in Texas hired a company to take care of the pools. Ali L. then came back and promised my daughter she would sign her up for a CPO class to become a 'Certified Pool Operator'. However, she was still expected to maintain the pool in the meantime without the certification - this was a red flag. After several months of putting off my daughter and never signing her up for the CPO class while continuing to expect her to take care of the pool, the City performed an unannounced random test on the pool and found the chemistry to be insufficient and fined management. Ali L. not only let my daughter take the fall by firing her, but heartlessly evicted her from her home having refused my daughter the training she needed to do her job. Instead, she lost her job and home only 9 months after moving there. Then, to add insult to injury, they sent her a bill for cleaning the apartment that was filthy when she moved in. In the words of my daughter, this company set her up for failure, and then fired and evicted her for that failure. Shame on them all. read more

For one, LIVABLE LIVING SPACES. My apartment has been a consistent 80+ degrees for the last month or so now. I've called to get our AC unit serviced (to which maintenance showed up unannounced with no confirmation of even coming while my girlfriend alone and asleep...) resulting in them leaving the wall decorative sitting on the floor and the unit is STILL not functioning properly( after doing hvac for 12+ years can confidently say the unit hasn't pushed any less than 75 degrees). This also leads to my electric bill skyrocketing more and more every month. The other tenants seem that is okay to leave both outside doors (one to the street mind you) wide open propped with rocks ALL DAY. I'm also paying an extra 200 in fees when I was told said fees wouldn't reach over 100. Another issue that stems from my issue with the high cost of fees is I'm paying 75$ a month for maintenance of the common area...THAT I CANT USE! Every weekend it seems that the same people overtake both the pool and grill areas from dawn til dusk (with knowledge of the doors being open 24/7 I wouldn't doubt half of them don't even live in this complex...) oh and last but not least the same door that is constantly left open to the street, DOESNT EVEN LATCH so anyone off the street can open this door(not like it's not already propped open all day anyway) read more

This was once a nice complex. It has fallen into disrepair and there seems to be no interest from the management in fixing anything. Our laundry facilities malfunction on an almost weekly basis. Common areas are neglected, the grounds are a mess and security doors might as well be non-existent as the locks often break. Telephone calls and emails to the office - as well as to the corporate headquarters in Houston - go unanswered. Tenant complaints are dismissed and any repairs they do manage to make are done poorly. It has now been more than three months since we left and have not received the portion of our deposit we were promised, despite numerous phone calls. We found a place with lower rent, better amenities and a staff that knows what they're doing in Aurora. read more

Just moved in a week ago and we are digging it so far. We had a few issues with appliances not working as expected, but Joe did a wonderful job at addressing all of our problems. Mainly writing this review for him. We have very new vaulted ceilings, there's a great pool and hot tub and a dog park with a fountain. Overpriced for the quality. They sell you on free laundry, but only one washer and dryer for the entire building is functioning. They sell you on free internet, but it only works a few days out of the week. The walls are sooo thin I can hear my neighbors' kids screaming every day and night. I'm on the first floor and the volume of noise from people going up and down the stairs often scares the shit out of me at night. The pool is constantly filled with screaming children. The only good experience I've had is with maintenance. They fill orders quickly (except for laundry-related problems), and the maintenance guys are very friendly. Don't move here or else you'll constantly be wondering where your packages have disappeared to. Never in my history of renting have I had constant issues with missing packages. I was recently told by one of their staff members that my package was not in the office so that I should check with one of the other neighborhoods in the area (ridiculous resolution). I prompted the staff member to check again because this office has a history of telling me that my packages are not in their office, when in fact they are. After this issue was addressed (my package was in fact in their office), Lala has the nerve to tell me to not yell at the staff members. I consider assertiveness and yelling as two VERY different things. They should be able to handle negative feedback and not accuse residents of yelling. The only helpful person working here is Lisa. She's great! Oh and let me not even get started on the free laundry that they sell you on, when in fact their laundry machines are down very frequently. They need to invest in newer machines that can tolerate larger loads, as opposed to telling residents to make sure to not overload their 100 year old machines as a solution. read more

We lived here for one year, and experienced the pros and cons of this apartment. We have been very disappointed by this rental property. We were very patient in waiting for many repairs that did not come Cons: --The laundry facilities in our building (and the complex) were inoperable for more than 6 months of the year. At least half the machines did not work, the sink in our complex was filled with brown muck from June 2021 until the time we moved (Sept 2021). --We experienced at least 5 leaks during our one year stay. One was within one week of moving in. The other 4 occurred between June 2021 and Sept 2021. We reported these leaks (refrigerator and kitchen floor, air conditioning unit, bathroom leak, master bedroom) 9 times. The master bedroom carpet was soaked. we had constant puddles in the dining room and water seeped through the floor in the kitchen. Despite our reports, we received no service from 6/18/2021-7/26/2021. When we were told these leaks had been fixed (with no maintenance people visiting our unit), we sent photos and videos of these leaks, and maintenance requests were falsely closed. Finally, they came and fixed two of the leaks. The AC continued to leak (filling a bucket in a day) when we turned in our keys. --The financial record keeping has been poor, inconsistent, and unprofessional. We paid our rent on time each month, as well as our utilities (through their online portal). We frequently received random bills to our account during the month for various services/maintenance (which we paid), but it was unclear what these bills were for. --Multiple times we were not made aware of mail deliveries (packages) causing packages with perishable items to spoil (example: a birthday cake mailed from an out of state friend) --When we moved out we submitted our written required 60 day notice to vacate, paid our remaining account balance, and turned in the keys. We have electronic record of submitting our written notice, a copy of the written notice, and also spoke with the office in person to confirm our written notice. We also have screen shots of our renters portal showing our account balances with all of our balances paid, and our account showing a zero balance. Now, nearly a month after turning in our keys, we were emailed a "new account balance" which included a $1,519 charge for "insufficient notice" for a total of $1,895 outstanding balance. In our online portal, there is a similar charge for "insufficient notice," but of $75, which was covered by the $300 security deposit. The charges and billing on the statement do not match the records of their online portal. --Smoke from neighbors frequently filled our shared hallways, and apartment --my five year old son witnessed multiple violent confrontations between some of our neighbors, several of which occurred outside his bedroom window. --dog feces were everywhere --high prices for poor service Pros: --Larry in maintenance offered us excellent service when our apartment became filled with smoke from neighbors smoking inside. --The leasing agent who helped us sign the lease was knowledgeable and kind. --They allow pit bulls, so our pup was able to live with us. --we enjoyed the pool. --we enjoyed having access to community grills and having an off leash dog area read more

They do but take tenant concerns seriously. They partnered with CyclePay which charges for laundry and told us maintenance would be much quicker. Today is 4/3/22 and there has been a dryer broken since December. Often times people have to go into different buildings just to do laundry because machines are broken and limited. I informed them of the broken machine a couple of times and nothing has happened. Poop all in the dog park and it smells. The inside of buildings are very poorly cleaned. read more

We recently relocated to Denver from North Carolina and finding an apartment was a huge struggle. We flew out several times to look at places, just to have them cancel on us. When we found Infinity Flats it was a day/night difference, they were flexible about when we could come view places and welcomed our friend to come and view the apartment for us when we couldn't make it out there. The application/lease process went very smoothly, Angelica helped us complete all of the paperwork over the phone and computer. I had nerves about signing a lease on an apartment that I hadn't physically viewed yet, and called several times with questions and Angelica was attentive and helped ease a lot of the anxiety that we had about the apartment. We ended up arriving to CO a day earlier then expected, and Angelica worked with us to get us in our apartment a day earlier. We love the apartment and the building, and how dog friendly it is. When we heard that there was a discount on the dog fee with proof of adoption papers we knew this would be a good fit for our pup. My parents helped us move in and we were all impressed with the amount of parking spots available throughout the day/evening. We've been here for about a week now and it has been great! I originally posted a pretty positive review about the maintenance at Infinity Flats, but I submitted another request over 3 weeks ago and, despite 2 phone calls and messages left, NO ONE has responded to me about my issue. I'm tired of having to take time out of my day to go hunt someone down to get things fixed. In addition, our security door has been broken outside our building for months and the laundry machines are ALWAYS in disrepair. What has happened to the maintenance at Infinity Flats? Great place run by Blueline when we moved in 2012. Clean grounds and nice management. Our community was taken over by "collective Glendale" and the bottom fell out. Our door to the parking lot had a broken lock around 75% of the time. Washers always broken. We had plumbing leaks from the unit above on three different occasions. On the last one, they tore a huge hole in the ceiling of our shower. Apparently "fixed" The problem above us. Although it started to leak again, eventually, and probably still is. They claimed they couldn't repair the hole in our ceiling because they needed parts. Fast forward to 6 weeks later and I'm getting dripped on thru the hole that they never repaired. After telling them about some "squishy" places in our kitchen floor. They kept sending different people to look at the damage, but no one ever tried to fix it. Eventually we decided to leave, so we told them to stop "observing" our damaged floor. Ice cube maker breaks. Someone "fixes" it and the water would just flow without stopping. We had to turn off the water to it. They other problematic issue is, they require a 60 day notice, while new dwellings have a 30 day commitment. This makes finding a place difficult and we had to pay rent on two apartments because of the discrepancy. In addition, after leaving they continued with their lying ways by not getting our deposit back to us. It's been over thirty days a they keep making excuses for why they haven't gotten it to us. I have heard so many lies, I feel violated. They are really bad at property management. Deal with them at your peril. read more

Great place to live if you like wildly incompetent office staff, maintenance issues that don't get solved for 2-3 months, and over priced rent. Used to be great but the new people haven't done anything to keep it going. Let's see what's changed in the last 7 months. Grill outside still broken, roof is still not repaired, and lastly they filled the dog pool so much that it overflowed and covered the lower parking lot only to have to drain it the next day because it wasn't working. We moved into Infinity Flats two months ago and the transition with Laurie at the helm has made the move seamless. Her thoroughness and attention to detail is tremendous and she is always willing to help to make the living situation more comfortable. Any issues we have had have been addressed immediately (within 30 minutes) as well as getting us familiar with the apartment complex and neighborhood. I would recommend Laurie to anyone that would be moving within Denver or from out of state. read more

You'll regret the utter incompetence of the leasing management, they try to take every penny from you at every single step and provide you with zero actual help once you move in. They are now trying to charge us 60 days rent after our lease finished and we moved out. Let me reiterate, our lease is up and they are still trying to charge us 60 days notice. I'll point out also that this is after the leasing manager told me that we only had to pay 30 days - which is wrong anyway as there is nothing in the lease to cover month-to-month agreements. If you want people who take every single penny from you whilst providing zero customer service not limited to constantly broken front doors, dog poop everywhere, broken washing machines, complaints never addressed, consider living here. But if you actually want to like where you live, avoid this place. read more

As I read the other reviews, I am sad that anyone would have a negative experience. I really hate the situation in Denver regarding apartment leasing -- it is a no win for people who need affordable housing. I moved to Infinity Flats from Deerfield in the Indian Creek neighborhood. Deerfield was AWFUL. They had renovated the apartment above us and put in "hardwood" floors and the neighbors that moved in were so noisy, I couldn't take it. We were trying to figure out where to move when our lease was up and thought about going month-to-month for a few months -- the month-to-month rate at Deerfield was $3,800 a month. That's right. They are managed by Greystar and I am taking them to the Better Business Bureau. We found Infinity Flats, thank goodness and Evans in the office was so friendly and helpful and PATIENT with our needs. Moving is stressful and sometimes complicated and Evans was just great with us. I cannot tell you how much I LOVE Infinity Flats. LOVE, LOVE, LOVE. They have done a wonderful job with the apartments -- yes, it is a slightly older building and it is not some luxury home, but it is not bad at all. Everything is very new and very modern and LOVELY. The floor plan is SPACIOUS. The kitchen is GREAT and even BEAUTIFUL. The master bedroom is HUGE. I feel so much better here than I did at Deerfield -- granted this is a two bedroom with 300 more square feet, but the floor plan at Deerfield was very boxy and just horrible -- you were running into doors everywhere because of the floor plan. I think they have done a nice job here considering the price range. We looked at truly luxury apartments but they were in the $2,000 to $2,500 a month range. Infinity Flats is LOVELY for the price range. The location is INCREDIBLE. We are within walking distance of everything including the gym we have been going to for 27 years. WALKING DISTANCE. Except Chipotle. There is no Chipotle nearby (or at least within walking distance). : ( It is quiet. I believe this is a luck of the draw, however. We can hear the neighbors above at times, but nothing like we did in Deerfield. We do not hear people come and go. This is apartment living and you are going to hear neighbor's noises at times. The noise here is perfectly reasonable. I have not heard any animals at all ever. We have two cats and need a pet friendly place which means there are going to be dogs everywhere -- it is has not been a problem for us. If you don't have a pet and don't want pet noise, then you need to move somewhere where they don't have pets. There is a pool and our balcony overlooks the courtyard and pool so there is pool noise -- but it is not excessive or late at night -- it is quite nice, actually. It's not like the neighbors are wild and crazy -- everyone seems very conscious of their neighbors. Yes, the free laundry is not perfect. But it isn't bad, either. I have had great success doing laundry even though not all the machines are working all the time. There is the potential for frustration but I love that there is no laundry in the unit -- it just takes up square feet and again, my apartment is so SPACIOUS. LOTS of storage space -- at Deerfield I didn't even have a place to store my vacuum. The free wifi here wasn't working at the end of May -- I feel bad for management because they had a situation with their provider where their provider basically abandoned them and I don't know if it is fixed yet because we had a contract with Comcast and just had our service moved over here. The management was super nice with us about it all and again, I felt bad for them because they were up against a bad situation. I will be checking with them soon because I would love to stop paying Comcast when our contract is up in September. Bottom line: I believe that the people who deal with the tenants work hard to make everything work for us. I don't trust the owners because they are the ones that are trying to save money everywhere they can and charge us as much as possible. Rents do just go up -- we started at Deerfield at $1200 and in three years we were paying $1700. It is very discouraging. So far, I LOVE Infinity Flats -- I believe it is a good deal -- we'll see how much the rent goes up when our lease is up next summer. Another thing I will say is the fees to move in were very reasonable. We looked at Peregrine Place -- they wanted a $500 refundable pet deposit and another $500 non-refundable pet deposit. That would have been $1,000 out of pocket just for our cats not to mention the increase in rent for each of them each month. No way was that going to happen. Infinity Flats is very reasonable, very lovely, and yes, the maintenance is GREAT -- we had a number of things that weren't quite right when we moved in and they fixed them immediately. My husband and I moved here in August and have been very happy. We love the location and our apartment has a good amount of room. Having a wood burning fire place is delightful. The building has been "remodeled" but it sort of just seems like a bandaid, it looks really nice but feels a bit cheap. The management is very nice, very friendly. Getting our lease signed was a little chaotic and disorganized but I think they were in the middle of changing management at that time. The facilities are really beautiful, nice courtyards with gas grills for everyones use, a beautiful pool that is SO nice during the hot months, a great dog park, and lots of young friendly people. read more

We have been at infinity flats now for over a year. Our lease in our one bedroom wasn't quite up yet but we were interested in moving to a two bedroom this past summer. We could have looked elsewhere but Laurie Vining was so accommodating and helpful!
