In short, we had a good overall experience working with them and are happy with the end product. We would definitely work with OC Builders again as well as recommend them to our friends and family. Our Scope of Work (Whole house renovation): Remodel kitchen, bathrooms, added a powder room, took down a couple of walls, replaced all hot/cold water lines, new gas line for the kitchen, replace AC ducts, remove asbestos popcorn ceiling, added storage area to garage, new insulation in the ceiling, upgraded the electrical panel, installed new high efficiency windows, replaced all doors, replaced sliding doors to French doors, new LVF and tile flooring, remodeled the staircase, new landscaping (pavers and privacy wall) in backyard and around the property, new rain drainage, new drip irrigation lines, and complete interior/exterior paint. Working with the team: Sade, our main point of contact, initiated the process and stayed with us throughout the whole project (even when he was on vacation). He was easy to work with, responsive, and offered helpful suggestions for areas that needed troubleshooting. Due to the age of the house and lapse in maintenance there were a few change orders that were required but at each step Sade provided options and explanations, but never gave a hard sell. The work crew led by Robert and Eric did a good job getting all the work done. Both were easy to work, took the time to explained what was going to be done and answered any questions. Both were also quick to return any texts and kept the work moving forward. Quality of Work: We are pleased with the quality of work and final product. When a mistake happened or when something wasn't done correctly, didn't look right, or did not turn out how we wanted the team would repair or replace the item with no fuss. They cared about making sure things were done correctly and to the satisfaction of the customer. The weekly walkthroughs really helped address any problems/concerns early before they became larger problems. What we would've liked done better: Schedule Communication/Coordination was lacking at times. At a couple of stages in the project there was a lack of clear communication on timing of when certain tasks would begin so that various materials would be on order. We had to chase down answers when the schedule indicated one thing but speaking with the crew gave a different answer. We brought up our concerns with Sade who passed it along to the rest of the team and the issue was resolved. Then as the renovation neared completion there was an outstanding item that needed to be addressed and special parts needed to be ordered however we weren't informed of the delay so our initial expectation of when we would be able to start moving in had to be adjusted. A heads up would've been appreciated and allowed us to better accommodate our own schedule. Closing: From initial meeting to final signoff the total project took almost exactly one year. This is quite reasonable considering the scope, approving the drawing plans, meeting with designer/suppliers, pulling permits, demolition, asbestos removal, and actual renovation work (including all city inspections). The interior and exterior of the house look great. The backyard and landscaping look brand new and greatly improved. The home essentially feels like it had a refresh back to day 1 except more modern, efficient, and welcoming. We look forward to enjoying it for many years. Despite some issues that came up we would hire OC Builders again.

I wanted to redo the inside of my entire house (yes, EVERY inch) and didn't know who to work with. I was given quotes that were 3-4x my budget and had a contractor pull out of the project 2 weeks before my scheduled demolition. I got super discouraged until i found Frame Build & Design. They were able to work with what I had and made my experience very enjoyable. They provided me a rendering of what the inside of my house would theoretically look like, and I can confidently say that it looks pretty darn close to the pictures! I'm so pleased with how all my cabinets & fixtures turned out. I appreciate Idan for answering all my questions and dealing with my complaints. He was patient with me and would send a guy over to fix or add things that I wanted (like outlets on the ceiling for my speakers, patching holes, etc). He went above and beyond to get permits for renovating, be there for city inspections, and keeping me posted on progress. I will say however that if you are planning to hire this team, you will need to be hands on. This means being involved in EVERY decision! I had to pick out all my materials on my own to match the rendering provided in the beginning. FB&D provided some locations I could check out, but it required a lot of research on my end. It felt overwhelming as a first time home owner, but this is pretty normal from what I understand. FB&D had an interior designer on this project and she was a HUGE help in decision making. There's no perfect contractor. Yes there were some communication issues and yes there were some imperfections. Yes it took 2x my timeline. What renovation doesn't? But ultimately the FB&D team were very accommodating with my feedback and gave me my DREAM home. And I can say 7 months into living here, everything is still holding up great and nothing has broken! Right from the get go, it was clear that he is an honest person and gave us a lot of confidence that he will be able to handle the project. We had to wait a few months to get the permit approval from the city, and Micky followed up with the permit officers diligently. He had his team ready to jump in with the demo, and started working on the project immediately after we received the permits. The project took a couple of months longer than expected (in part because we asked for some changes, and in part because Micky had underestimated some of the work). But we did not mind the delay as it was clear that Micky's team was doing the work properly and not cutting corners. One piece of advice: Micky gives you accurate timelines for his material options, but if you want other options then you will have to be on top of it yourself to make sure you get it in time. This is understandable, and once we realized it, we were able to better forecast when certain aspects of the project will be completed. Micky is just an amazing human being - kind, thoughtful, and empathetic. The patience paid off. We now live in one of the best houses on the street (which was previously an eye sore). In addition to our wish list, we sent photos of the kinds of features and aesthetic that we were interested in. His very first design knocked it out of the park -- like a personalized resort. The designs were fully 3D mockups so we could really understand the space. He then worked with us to refine the vision, tweaking and adjusting for cost and layout considerations, down to moving things around a foot or two. The final design includes all our must-haves, and at a construction cost that we can afford. I love that the designs allow for a phased build-out so that we can get our highest priority items now and prepare for features we want down the road (like running a gas line now for a future built-in grill).
