Mr. Cardo sent a copy of his report, which did not include the required 4-Point report. I explained the insurance carrier required the report, and could he please send me a copy? (Crickets) Mr. Cardo said the insurance company could take what they needed from the completed report, which they said they could not do; they needed the 4-Point inspection report. On the following dates, I was contacted because Mr. Cardo still had not provided the required information: July 28, 2022, September 21, 2022, and October 4, 2022. After each notice, Mr. Cardo was contacted and requested to do/provide the 4-Point report. Each time he went to the unit, he never went on the roof! Without going on the roof, he cannot do the report! Last month I received a notice of cancellation unless the 4-Point inspection report was received. Again, Mr. Cardo said he would go to the unit, and again he did not go on the roof! My realtor contacted him to say he absolutely needed to go on the roof in order to complete the inspection. It was then that my realtor was told that the roof was not my responsibility and that inspectors do not go on the roof of any of the buildings in the complex! That is false, as other inspectors always include the roof in a 4-Point Inspection report. So, as of today, I have engaged another inspection company to do the 4-Point Inspection which will cost me $150. My advice to all who are seeking a home inspector, do NOT use this man dba Winn Home Inspection Indian River!
