    Sirloin Steak Tips & Eggs and pancake

    Ordered sirloin tips with buttermilk pancakes, the sirloin was a little burn but it was good it was perfect for me and even the eggs perfect way of sunny side up. Pancake tastes great. Food is great! Service was great, my server checked on me alots of time and refill my water. They are very welcoming and attentive with my needs. The place is a little dark, some of the tables are too crowded. They should put more lights to brighten up the dining area. But everything went well!

    October 10,2025 , had breakfast at IHOP, the service and food were great. Every time I visited my family always drop by because of their hospitality and caring when ordering breakfast.

    Surprisingly, I prefer Denny's for breakfast than this pancake house. Their Cali Roasted Turkey Melt was nothing short of amazing as was the burgers when it became IHOB for a promotion. IHOP is reasonably priced for these non-breakfast items too. We always found our bill to not be shocking when they brought it (unlike getting the total at Five Guys). Breakfast is usually. fail for me. The pancakes are mostly just flavorless flat discs. And their latest Biscuit sandwiches were absolutely terrible. The biscuits fell apart as soon as you tried to pick it up. Probably good with biscuits and gravy, but not for sandwich 'tegrity. And the restrooms... let me say their setting on the paper towel dispenser was absolutely ridiculous. With each wave, only 2-3 inches came out. Then you had to rip it off (which doesn't work too well) to get 2-3 more inches to come out. I prefer 12-14 inches all at once. So 3 stars for just OK for a breakfast place with rising breakfast prices. But 5 stars for that Cali-Melt and Jalapeño Kick Burger.

    IHOP food is always good. I like the fact that they give a military discount! Our server and the service was awesome. Ambience was nice and casual as always.

    Always quick and great friendly service. The food is always good yummy and consistent. The prices have gone up, but I guess they have everywhere. Breakfast used to be the cheap meal and now it's on par with lunch

    My wife and I went out to lunch at IHOP after receiving a gift card. We had to wait to be greeted by a host; but, were acknowledged and seated quickly at a comfortable booth by the window. We ordered the Splashberry Refresher, which was terrific. Even better, refills are included! I had the Cali Garlic Butter Burger; and, my wife had the Chicken Sandwich. Both were cooked to order; and, served piping hot. The Onion Rings were terrific; and, tasted great with the IHOP Fry Sauce, which our server recommended. All around, we had a great lunch and really enjoyed our food and refreshments. We still have almost half the value left on our card, so I know we'll be back - hopefully soon!

    This IHOP has been open for a couple of months near my home. On a Saturday morning before tackling errands, my husband and I decided to stop in for breakfast. The location is right on Alafaya, on a strip anchored by Dunkin Donuts. There is plenty of parking. The place is nice, open space, nice decor and ample seating. The hostess immediately took our names and said it will be quick as she handed us a "beeper." Do those things have an actual name? Anyway, 5 mins later it buzzed and were seated in a booth by the window. A couple of minutes later our server, Valeria, approaches the table and says she will be right over. She comes back, hands our menus and takes our drink order and silverware. When she returns with my coffee and my husbands apple juice, I showed her that the neatly wrapped silverware was dirty. She apologized and replaced them. The coffee at IHOP has never been great, so I got what I expected. We ordered, breakfast sampler, two eggs over easy, sausage links, bacon, ham and hash browns, with a waffle (for an up-charge because this is served with pancakes. My husband ordered chicken and waffles. Then we waited, and waited and waited and waited more than forever for our food. I noticed that the place was not that packed, there seemed to be alot of servers but every table looked like they were waiting. I also noticed that 6 people had arrived, were waiting by the host booth which was empty and no one had approached them. When our food arrived, I noticed that my waffle was a little lighter in color than normal and certainly lighter than my husbands but I tackled my eggs first. My husband commented that his waffle was great, the chicken or at least one of the pieces was over seasoned but he ate it all. My eggs were cooked perfectly, the hash browns could have been hotter, the ham was great, the bacon was little limp and the sausage was ok. The waffle was under cooked, limp and cold. It took me over 5mins to get our servers attention. I told her the waffle was under cooked, she apologized, took it and said she would bring me a fresh one. Well that took another 7 mins, she came, asked, "is your waffle not here yet?". Ummm no. She left, came back a minute later with a fresh waffle and said, "sorry, it was taken to another table." Unreal. I got my waffle, it was perfectly cooked. We asked for our check, got that immediately and handed her the card for payment. I observed, the manager, I noticed that there was no sense of urgency or concern about customer experience. When we were leaving, I stopped to speak to the manager and mentioned our experience and suggested she maybe read some reviews because how can anyone mess up IHOP. It is not new food, it is the same as forever. She mentioned, "we read them all the time". As a teen, I enjoyed IHOP and was a bit excited about having this one close to home. I do hope they get it together, fix the kinks so that everyone can enjoy.

    Garbage food and garbage service. Overpriced for what you receive. 8 dollars for an OJ and chocolate milk that taste like dick is insane

Food: Loaded frings- I'm not sure how you mess this one up, but they somehow did it. The fries were overcooked and the bacon was fried to hell. I think you can actually see how burnt the bacon was in the pictures. It tasted like charcoal. Lastly, the fries were completely soaked in cheese sauce, which I'm guessing was from a can. It tasted like the cheese you'd have at state fairs, except more watery. There was more sauce than fries and onion rings! I should have taken a picture after eating half of the fries. I could not eat the bottom half of the frings because it was all soggy Burger- the same cooked-to-hell bacon was used on the burger. Not much else need to say about that. Looking at the picture of the burger, you'd think that the patties were way overcooked as well. That was not entirely the case. The patties weren't extra dry, but they weren't as juicy as I would have liked a burger to be. I'd say it was just okay. Maybe a half step below average. I really wanted to like this place, but I wasn't able to. I'm not sure if I came by on an odd day, because the reviews say otherwise. I really hope management can fix these issues.

Also the chickpea fries have a much mushy texture now than they used to in the past. The burger was decent with no complaints there.
