Horrible lacking of consistent enforcement of property maintenance guidelines within our…read moreneighborhood. During the Christmas holiday season, a neighboring property placed more than ten loose plastic trash bags in the public view area of the neighborhood. According to city trash collection guidelines, these bags would not even qualify for pickup in that condition. Despite numerous complaints and requests submitted over the course of more than 30 days, the trash remained in place, creating an unsanitary condition and negatively impacting the appearance of the community throughout the holidays. It ultimately required contacting the City of Houston Health Department before the situation was finally addressed. In addition, RISE recently distributed warning letters regarding exterior lighting requirements and the possibility of fines for noncompliance. However, at least three homes in the neighborhood -- including the same property referenced above -- currently have nonfunctioning exterior lighting with no apparent enforcement action taken. Similarly, warning letters were also distributed regarding trash cans being left visible outside of collection days in order to "maintain property appearance." Yet there are currently multiple homes, including the same property, that have continuously left large trash cans visible on a daily basis since we purchased our home, again without enforcement. As homeowners who make every effort to follow community standards, it is frustrating to see selective or inconsistent enforcement of these rules. We value maintaining a clean, safe, and attractive neighborhood and simply request that all homeowners be held to the same standards equally and consistently.

Major Security Failure: · After my tenant moved out, they failed to return all keys, leaving my home accessible for nearly a month. · Despite proof the tenant still had the keys, Realvest refused to immediately rekey the locks, blaming the tenant and doing nothing to protect my property. 2. Theft of Personal Property: · A representative from Realvest facilitated the unauthorized removal of my $5,000 dining room set by the tenant under the false pretense of a sale. No payment was ever made, and the company has refused to take responsibility or recover the stolen items. 3. Unauthorized Alterations & Damage: · Without my knowledge or approval (a direct violation of our contract), a Realvest employee authorized a contractor to remove my entire water filtration system. · Their move-out inspection was utterly negligent, failing to document extensive damage left by the tenant, including a urine-soaked carpet, broken fixtures, a damaged sprinkler system, and a rodent-infested outdoor kitchen. I was left to discover these issues myself. 4. Failure to Provide Services I Paid For: · I paid for a "Complete Management Package" that included annual walk-throughs and pest control. They provided zero reports or documentation for these services. The rodent infestation is proof the pest control service was never performed. 5. Deceptive Practices & Gaslighting: · When confronted, their staff (Taylor and Stephanie) provided false information and tried to mislead me about the status of the lease and the return of keys. · They overcharged me for management fees for periods when the property was vacant and have repeatedly tried to bill me for unnecessary repairs without providing any photographic evidence. Conclusion: This company does not protect your investment; they endanger it. They are unresponsive, unprofessional, and operate with a shocking lack of integrity. Their actions have left me with thousands of dollars in damages and stolen property, forcing me to pursue legal action. Got into the property and the carpet was not even close to the picture, the fence in the backyard was purposely not pictured cause its falling apart. All the plants in the front are dead, and no mulch. They put you in a contract and take advantage of your situation in whatever way they can. AVOID THIS COMPANY AT ALL COST!
