Jody was always responsive to problems, and flexible -- if you wanted to plant flowers out back (there was a great back porch and about ten feet of grass before you hit the parking pad), she was ok with that. Apartment condition: 1 star Don't believe their over photoshopped pictures on Zillow if you are renting from out of town. Persistent rat problem (see images of maintenance work orders in winters 2022 and 2023). Our unit is on the 1st floor but the building has a pretty tall basement level. George tried to help by putting rat trap but couldn't really fix it without real effort from the company. Leaking radiators (see images of damaged floor). Triggered my mold allergies. They also appear to be painted with lead paint and are chipping. Also they turn on and off randomly regardless of the actual temperature. Old and super squeaky doors and floors, which might be okay to some people but annoying to light sleepers - you might wake up in the middle of the night when your roommate opens the bedroom door and walks to the bathroom. Dirty/broken windows I don't know when was the last time they cleaned the windows... I tried to do it myself when I just moved in but had to give up cuz the dirt is just too thick and disgusting. Some of the windows/screens must be broken cuz we kept finding huge flies getting inside the apartment while all windows were closed. Managers: 0 stars Unethical and irresponsible liars: BJB agreed to let us sublease our apartment when moving out, we even found tenants to replace us. They then ignored our emails about this to tell us "we have found someone to move in at the end of your lease" - forcing us to pay for the remainder of our lease despite us finding a replacement (which is possibly a lie because that new person conveniently "lives abroad" and signed the lease within a day without even taking a video tour). This is highly indicative of this company. According to Illinois law, landlords are legally required to make a significant effort to find a new tenant as quickly as possible to reduce the amount of rent they lose when current tenants leave early. The BJB team did not market the unit at all, but made a convenient lie so that they can get a month of rent for free, rather than letting me find someone to take over the lease. This is what people call unethical and toxic landlord behavior. When we first moved in, they rented us an indoor parking spot without telling us how challenging it is to park there - the garage is extremely narrow and every car parking there had bad scratches. We had to cancel it immediately and informed them within our first week - but the manager insisted we didn't inform them fast enough and had us pay for an additional month of parking fee. BJB Evanston. I had to confront the upstairs neighbors myself to get a quiet night, many times, because the manager did nothing after promising that they would take action. The upstairs neighbors would play soccer in the living room... There were also unclaimed big packages stuffed in the tiny entrance/mail area for months. I honestly don't know what the managers are up to. I've never met them in person my entire time here (2+ years)...... Rent: Increases at least 4% every year and reaches almost $2000 now for a 2b1b.

We moved in on April 2022 to 6701 N Glenwood Ave. (Mailing address 1347 W Columbia) Decent area. Decent apartment. However, sometimes during the night, we heard someone using our buzzer to get in the building. The scary thing centers around this person aggressively pounding on the main entrance door. We felt the pounding all the way up the 3rd floor. The walls shook. Needless to say, no wonder the person living there prior to us moved out. At times, we could smell the cigarette smoke around the stairs. Granted, we're not supposed to smoke in the building. Once my dog and I heard someone trying to push in the door. Luckily my dog started to bark defensively. That person left. I wonder at times. Management likes to receive money. They hardly return our calls. Nor does management really care about security or safety of their residents.

I have lived in this building for like 7 years. This year, I got a support dog to help me with health issues. Gordon assured me that things would be fine, didn't give me any rules or issues in the beginning, but ever since then, they've been bothering and discriminating against me. Ruben, the custodian, has not worn a mask through the entire pandemic and when I reported this to Gordon, he corrected his behavior for a week and then went back to being indoors without a mask on. Now Ruben is trying to get back at me by reporting me for things that aren't true and harassing me by banging on my doors when he sweeps and vacuums and refuses to move when I'm trying to get through. Ruben told Gordon that my dog peed in the building (which she did not) and Gordon told me that he was going to invoice me for the bill and that Ruben had photos of my dog peeing (which he did not). A couple weeks later, Gordon sent Ruben to clear the cobwebs out back and Ruben came and banged on my back door for 5 minutes with a broom and there are still spiders everywhere. In the middle of a work meeting, I had to make him stop and he wouldn't. He's constantly taking photos of me and my apartment (which is kept clean, organized and in great condition). When I tried to speak to Gordon about Ruben's behaviors, he wouldn't listen and told me that I was being unreasonable to request Ruben stop harassing me even though multiple people have complained about Ruben both to me and to Gordon. Most importantly, Gordon told me that I had to use a separate entrance whenever I take my support dog out even though that separate space is not clean and would probably pose a danger to my health and the health of my dog (bird poop everywhere, a refrigerator on the back stairs for months, etc). You simply cannot ask a disabled person to use a separate entrance that is notably worse. That is full-blown discrimination. Please steer clear of this group. They treat you fine unless you need something real.

When we first moved in everything was in great condition and probably the best cleaning I've ever seen done by a landlord. Usually I find I have to go back and clean before I feel comfortable unpacking but we just settled right in. We did have some issues with odor with the carpeting as the previous tenants had undisclosed cats but RentGreat immediately came and fixed any requests we had the next day. Tom our maintenance guy is wonderful. He's incredibly accommodating and gets things fixed right away. He even takes off his shoes when he comes in to fix things which is awesome because in my last apartment maintenance destroyed my white rug only two days after I moved in with muddy shoes. In the first few days we moved in we were not fully unpacked and were shifting things around while he was in unit making repairs, and he offered me help. Overall they've went above and beyond for us so far and are truly the bomb-diggity.com of landlording. We're looking forward to living with them for many years.

Let me start by saying, I would never recommend doing any sort of business with the RentGreat…read moreAgency to my worst enemy. Unfortunately, I didn't have a choice as the building I was renting was purchased by a new owner who had Rent Great managing their properties during the end of my lease. As an educated and certified young professional working in forensics, this Company was screaming red flags from the second that they began communicating with me. Their website contained a page with staff names and the pictures of all the staff were pictures of babies. Nearly every email that was sent to me contained grammatical or spelling errors which I found extremely odd considering they claim to be an "accredited business."  I immediately felt like I was doing business with a bunch of uneducated children.  Before even asking me what I would be doing once my lease ended, they sent me multiple emails with move out instructions. I found it weird that this was the first communication I was receiving from them as the new owner. It took a turn for the worst when one day the power and heat in the building's stairwell, that the owners are required to provide per the terms of the lease, were not operating. This was the second time that this had happened in under two months. I emailed the new owners as soon as I noticed the outage as I feared that we would not have hot water nor heat for another 30 degree night. I also left a voicemail and submitted a maintenance request but heard nothing until the following morning. I received an email stating "you should certainly contact your former landlord and the former owners to ask why they have had this shut off even after we Transferred this service to our name. They are the ones who stuff of the power not us." Please notice the lack of professionalism, accountability, spelling errors, and grammar in this email. Given that they were new owners, I was confused why I or the previous owner would be responsible for finding a resolution. So, I called COMED and they informed me that the current management of the new owners had to contact them in order for services to resume. I informed the COMED agent that I was told by the new owners that I or the previous owner had to figure it out. The agent advised me to call the city to report the management agency. After the call, I emailed RentGreat expressing my frustration with not only the situation but the unprofessional manner that they were handling this. They quickly replied with the email attached stating that the situation was all my fault since I had called COMED reporting and outage, that I made the right decision to move out and that I was a nasty person. I was extremely taken back by the response considering this was coming from an "A+ Rated" Business on the BBB which they loved to share. It began to feel more like a threat and personal attack to ensure that I move out as soon as possible. I shared the email with my friends and family, and they were all stunned. Out of extreme frustration, a relative angrily called and confronted the individual that was sending the aggressive emails. Shortly after this call, I got an email informing me that they had received a "threatening and violent call" that they recorded and allegedly reported to the police. RentGreat "demanded that I cooperate with the police investigation regarding this matter." Before I finished reading the email, I received a phone call from a man named Jack at RentGreat who threatened that I cooperate with their police investigation and hung up before I could even speak. Minutes after the call ended, they sent me an email with a picture of my relative stating "They are assigning a detective from the criminal division to assist in this investigation" because their cowardly employee was seeking medical assistance for severe emotional distress signing the email "Sincerely, jk ." I couldn't help but laugh that their employee could hide behind a screen sending such unprofessional, malicious emails, but couldn't take it when it was given right back to her. If this employee is reading this, I recommend getting a real education and learning how to work in the field of business where you provide professional services to customers. I would also recommend growing some thicker skin if you're going to hide behind your screen firing off such vicious and hateful emails to individuals that are doing business with you.   If readers get anything from this review, I hope it is to NEVER do business with RentGreat. If you do, make sure you keep all the receipts of the comical yet unprofessional emails they will send you! It was comforting knowing that several other tenants in my building shared similar horrendous experiences with this company. Thanks RentGreat, you were so far from great! I look forward to never doing business with unprofessional, uneducated individuals like you ever again .

I see the cleaning person around the building doing her thing almost every day. It's also the most festive building I've ever lived in. Every month they put up new decorations (and sometimes candy) for holidays in the entryways, lobby, even on each floor. And they keep a ton of beautiful plants and a water feature in the lobby and laundry room. Everyone is very friendly. When you run into the maintenance person, he always takes a moment to ask how everything is going on your floor/in your apartment and maybe share some fun facts about the building's design. If you have an issue or concern about something, they respond right away. They send you holiday and birthday cards and have been offering free laundry on site throughout the pandemic. The laundry room is huge with 6 washers (most brand new) and 8 dryers. They do everything they can to make receiving packages easy and secure for their tenants.
