Yesterday our water was turned off, without notification. I reached my agent from Rosen, who was aware of the situation. I had sediment coming out of all of my faucets. Fortunately I didn't discover this while in the shower. I sent a photo with the sediment in my bathtub. Before being able to check my water pressure, the plumber working in the building called me. He took great offense when I asked if the business was licensed and bonded. He threw in a F-bomb that I found highly unprofessional. I received a call back from the Rosen agent. She indicated that the plumber refused to service my unit without her being present. She started yelling at me that it was her place to see if the contractor was licensed and bonded. No it isn't, I own the residence. As a Union trained Electrician, we were taught to ask contractors if they have the required licenses. Furthermore I was in the trade for over 30 years. Since it was getting late on a Friday afternoon, I didn't object to her coming with the plumbers. When they arrived, they were out in front of the property and headed for another unit. They returned to the front of the property and the Rosen agent phoned me. She indicated that the men refused to do the job. At that time I went out to talk to the three of them. The plumbers were informed that this would create issues for me as I'm a disabled senior. My faucets were clogged and the water pressure in my shower is bad. They left without doing the job. Rosen Management is not only the worst management company I've ever experienced, but I would go as far to say that Rosen is the most unprofessional business I've ever worked with. Randy Rosen was checked out and unresponsive. Our property Manager, Gina was incompetent and would often be out of office with no backfill and no notice. Not only did Rosen NOT pay our property bills on time (i.e. comEd, Peoples Gas, etc) thus racking up late fees for the association, but they also took it upon themselves to fill our taxes (although they are not CPAs and had no business doing so). ROSEN MANAGEMENT ABSOLUTELY THE WORST AVOID THEM! 1. ON GOOGLE THEY HAVE A 2.1 STAR RATING AND ON YELP A 1.4 STAR RATING - After combing through the property management in the Chicagoland area, Rosen has one of the lowest ratings- the lowest I have seen from other competitors was 3.5 stars and highest was 4.9 with some 4.4's. Just as other 1 star yelpers have indicated awful service, staff very unresponsive, either very slow or never respond to calls. 2. ROSEN MANAGEMENT DOES NOT PLAY WELL WITH OTHERS: - Ever since Rosen's last manager left the company and their new manager taken over, it was all downhill . We had 2 presidents of our condo association resign, board members resign, it was just cayotic and too much drama, a huge headache. Nobody got along with each other and Rosen clearly showed favoritism with parties. I.e. our last president of our condo simply wanted to drop off our petition to stop the huge assesseement and all he wanted was a reciept to which the manager of Rosen was extremely uncooperative and argumentive. The manager also threatened to call the police. With their new manager nothing but problems after problems. I just wished their previous manager did not leave as we enjoyed almost 17 years of everyone getting along. 3. ROSEN MANAGEMENT HAS EHTHICAL ISSUES - Condensed Version- basically my pickup truck was vandalized as I discovered a gas can full of water in the bed. Immediately I notified Rosen and explained I was upset to find somebody criminally trasspassed. I ended up getting fined for a trash violation that was the result of another owners criminal behavior and management knew the backstory that I was the victim of a crime, yet they failed to give the board the backstory. It was later discovered an owner who was owner of that gas can placed it inside my truck because he was too lazy to dispose of it himself and as the photo below shows artfully comcealed the container inside m bucket. If anyone should have been fined it should have been re-assigned to him. The fact the owner of that gas gave me a $100 security deposit, Rosen needed to understand that owner should have been charged not me. The fact I could have filed criminal charges all the more reason anyone considering Rosen will be inviting a company that does not care about the truth. It's like if person "A" punches person "B" and person "B" falls on person "C" you would think person "A" would be charged right? Obviously it just goes to show Rosen doesn't care. I had brought this same point up two times but completely ignored by Rosen and why they are getting 1 star reviews. On another issue, happened 3 years ago, another owner called to complain someone stole her package in the mail room. Long story short, I had pointed out the package the woman grabbed off the shelf was of different dimensions then the still photo shown by the Amazon driver. While that should have cleared her of any wrong doing the gentleman that was tasked by Rosen to look into it stated he did not care. Wow! 4. POOR SLOW SERVICE - Just as many yelpers and Google reviewers have mentioned the slow service, the staff are almost never available to speak to you live, the few times I have called was told by receptionist the party I was trying to reach was working from home. I have personally seen working from home individuals steal company time and what is troubling if their office staff are not on top of their game they should not be allowed to work from home. I have been living in a Rosen managed building for almost a year now, and they are quite possibly the worst management company in the entire world. Intruders broke into our building, and they did nothing. They wouldn't even reply to my emails to check the cameras in the lobby after someone stole $100+ of items from packages of mine. The handyman is incredibly rude, and gives dirty looks to everyone who passes him. He also refuses to complete tasks, and does not respond to calls or texts. Rosen management forced me out of my apartment for two weeks without any sort of subsidy because they started a long project on the waterline, and said it would be done within a few days. It was not, and I was forced to live with a friend for the better part of a month while still paying full rent. Rosen management told me when I moved in to ignore my broken intercom system because they'd be installing a new electronic one soon. It's been 8 months and still nothing. Rosen management has threatened to fine me on numerous occasions for things such as; bringing my trash directly to the dumpster instead of using a trash chute, bringing my legally documented ESA dog into my apartment, and more. I will NEVER again even consider living in a place managed by Rosen. They do not reply to calls or emails, even to those of my landlord, they lie to you, they will try to fine you for every little thing, and they literally do not care about your wellbeing. In speaking to multiple people within my complex, I find that my take on his work ethics isn't exclusive to me. Randy Rosen rarely answers emails and when he does he is rude and short and doesn't really answer the question. They also made us move our money to a bank they prefer in AZ of all places and refused multiple times to even let us know what bank our money was in and never let us have access to our own account in that bank. Correction to my previous review since I got a harassing email from someone who obviously works for Rosen. One of the people who lives in my building is an accountant. They audited Rosen's books and their expenses/receipts for what they had been charging the association. There were MAJOR, MAJOR discrepancies, missing receipts (i.e. charges for things for which there was no receipt), missing money and overall very, very poor management. The bad reviews are very truthful regarding this terrible business. I'm absolutely floored they were able to hoodwink so many people. While every human I've interacted with at RMS has been nothing but kind, polite, and helpful, I would never recommend renting an apartment from this company. My roommate and I signed an agreement authorizing automatic withdrawals from our accounts for rent. Well, apparently that signed authorization means nothing to them, because they managed to 'accidentally' charge ALL of the rent to my account one month (I only authorized them to take half). Most egregiously, THEY CHARGED ME FOR RENT AFTER MY LEASE TERM WAS UP!! Our lease ended June 30th and they just decided to take $850 out of my account on July 8th. (Side note: in one year, they never once took our rent out on time.) Clearly, their Finance Department has no clue what they're doing, so unless you have some rock solid overdraft protection, do not sign a lease with this company. read more

When we first met with Mr. Rosen he assured us that he will help us with our gas because it was always really expensive. He said they work with a different company and that they could save us money. Six months into their contract we found out they have not been paying our gas bill and our balance was over $20K. We did a special assessment just to cover the gas bill, gave them a notice that we will not be renewing our contract with them. I just found out that the gas company is about to turn our gas off and Mr. Rosen has not responded to this matter. His staff is completely unprofessional. If only there was a 1/2 star rating. Rosen is bad news all around. There have been multiple incidents where they have obviously mismanaged our condo building's affairs and money. Then when these things happen they try to put the blame on the condo board or residents. Randy Rosen or his staff have no concept of accountability. And worse now that it is clear we are unhappy with them they are playing juvenile games like refusing to give us statements of items purchased on our behalf even though we found they had mistakenly charged us more than $300 for another building's supplies. They credited that but who knows how else they have been scamming us. At this point, I am uncomfortable with them controlling any of our money but they refuse to let us out of our contract even though the situation is less than desirable for both parties. Why for them? Like someone else said we ask for too much. They want to collect money and not do anything. Dealing with a broken lock or key replacement is just too much for them. Stay away. I could go on and on and on, but bottom line on top: Do not use this company. DIY, you are way better off! If you want to read on, please feel free... I've been on the Board of my Condo Association for nearly 4 years. It's a 40 plus year old building with some ongoing maintenance concerns (not unusual) and some challenging owners/tenants(maybe a bit more unusual than some, but standard from what I've heard from other Condo Boards). Overall, it needs a project plan and a manager to execute said plan to maintain a building. We were self managed the first 3 years. We have some challenges with owners and larger maintenance projects. We thought RMS could help. We met with Randy several times before signing to discuss our scenarios and he was full of promises. We bought it. That being said, RMS was abysmal. Phone calls are not returned, emails go unanswered and even the most basic requests (pay a bill, here is the invoice, address, amount etc.....just write a check guys and mail it!) needed 5 emails and 3 phones calls to be accomplished. It took them 2 months to pay our snow plow vendor. We reminded them weekly in emails and phone calls. First the lost the receipt, then they sent it....but it was never received then, the dog ate it..... We could have done the minuscule amount of tasks they did ourselves, four times faster, done once, done right and with ten times the satisfaction. Basically, we just pad them to aggravate us for a year. The only thing they did consistently was pay themselves a monthly fee. We could barely get them to pay our bills and collect assessments. We had to assist in some way every month, hiring and paying most contractors ourselves becuase they were unable to respond to general maintenance and definately could not handle emergency maintenance issues. The vendors they hired to come out and look at our boiler actually did further damage and left our boiler in an extremely dangerous condition. They drained the water tank and left the gas on, heating an empty, metal tank! Kaboom! Thank goodness we had our own people check on it after their vendors left us in peril. While the staff was merely incompetant, Randy was beyond rude. When we asked for follow up on status or projects, we were met with silence. We asked for a project plan, it was as if a 3rd grader had written it, and no follow up was ever done without 4 or 5 emails and phone calls to prod them. During a meeting, when we confronted them with dates and times of unanswered phone calls, emails (second requests, third requests, fourth requests, etc....), our assistant project manager was able to point to one sole email he sent to us that went unanswered. I apologized and asked Randy if it that ever happened again if they could send us a reminder as we do for them when there are unanswered emails and he screamed, "NO! We are not going to baby sit you!" Really Randy? Because we paid you for a year to baby sit you and your assistant property manager....hmm. Ultimately, we severed our contract with an attorney. They have a tricky automatic renew clause in the contract and had we not used an attorney, they would still be taking our money. The "bank" they use is a unknown, small time non FDIC credit union in Arizona! We had a hard time finding, let alone getting our own money back from them even after we severed the contract. The irony is that RMS was recommended to me by an associate. He is thrilled with their service, although I have to question how invovled he is with the day to day operations of his Assoiaction and operations of his Condo. They had a different representative with RMS and she must be a gem. I could STILL go on and on and on, but bottom line on top: Do not use this company. DIY, you are way better off! read more

Well, it is no surprise that Rosen Management has only 1.5 stars. I am surprised they have that much. I can't understand if they are understaffed or just highly unprofessional. First, I want to say that I feel absolutely sorry if you are a renter or homeowner and you have to deal with this company. I'm sure all of you have requested something from the management company and have no received a response. I requested something from Rosen on Monday. I have written an email every day and even called on Wednesday for a particular response. Five times I have reached out now, and once I was told, "Oh, it's on it's way." That was 2 days ago. I have contacted 3 different people and no one has the professionalism to at least say, "Hey, sorry we are overwhelmed. I will get to you soon." I actaully got an "Out of Office" response from one person. UPDATE: I just received this response: Yes, I will respond today. Funny, that's the same thing you told me on Wednesday. Oh, and look. No apology for the delay. Remember customer service? I may not be the homeowners or the renter, but I represent them. I am working for them. UPDATE 2: I decided to give her the benefit of the doubt. Fool me once.... It's now 6PM and she never gave me a response. Unprofessional. I will tell you this. They act as if they are doing residents a favor and appear to miss the concept that they are employed by the condo association. Most of the reviews I write are happy ones. I like it when I company or restaurant I love gets more business! I rarely bother writing about a company I have a bad experience with. I make an exception for Rosen Management. My experience with Rosen over the past ten years has gone from bad to downright awful. We have a critical building issue right now that is being handled so poorly I feel like crying. My condo board is busy with their own lives. The board has hired Rosen to take care of things. Okay... humor break. Want to hear a totally not gross rat poop story? You might as well get a laugh out of reading this, right? One day I saw something that looks like rat poop in my garage. Don't even ask how I know what rat poop looks like. So I call Rosen to please have someone out to see what it is. Rosen says, if I want it checked, I can wait three weeks for our building exterminator's next visit. I think, that sounds okay. Then I am thinking IT"S A RAT, it has to be dealt with right away, right? I called again. t might even crawl up the walls into someone's apartment. Rosen emailed me. "Don't worry, the janitor put rat poison in your garage." I threw a total hissy fit. Rosen said they used Rat poison - without asking me first of it was okay!! I called the janitor. "Did you put rat poison in my garage?" He replied "Nope. I could not even get into your garage even if I want to. I do not have your key code." These phone calls and emails are way too stressful. Yes I pay high assessments, but I finally just gave up and called an exterminator. He was here for all of ten minutes. The exterminator said it wasn't rat poop, it was a motor oil spill. And get this. There was no rat poison put out in my garage at all. None. Why did Rosen say they put rat poison in my garage? Beats me. No clue. Our building is trying to find a more hands on management company. One that cares. I wouldn't be surprised if Rosen writes a rebuttal to this; they had my last review removed. Bottom line: If you have time to keep calling or emailing them, Rosen may be okay. If it's an emergency, they are great. If if it's not an emergency, be prepared to make many, many phone calls, playing lots of phone tag, and emailing back and forth. Rosen Management is STILL ATROCIOUS.... We changed management companies from Rosen Management mid-November. Hooray!! The new company has been wonderful to deal with. HOWEVER, my new company's statement says my assessments haven't been received for November or December because Rosen is still holding onto the money (greedily earning interest, I'm guessing). Evidently they have 60 days to transfer over the money. And I am sure they will wait for the very last moment to do so, because they are an utter mess. So even though they have no claim to the assessments anymore, they are still holding the money in their grubby hands and waiting to turn it over to the appropriate recipient. Greed knows no limits, evidently. If you can make a move, or if your condo association is smart enough to do so, do it fast. read more

Rosen has managed our building for a few years and consistently provides little to no effort in closing out open issues on a timely manner. When you manage a condo building on behalf of the association, it's expected that you address maintenance and repair issues with urgency, as if you might live in the building too. Not the case here.... We have been told constantly that things can't be done, or that they can't be done in a timely manner. Anyone looking for a management company should pass this one by, they are not worth the fee they charge. read more

One of the worst companies - property management or otherwise - that I have had the misfortune of dealing with. Purchased a unit in a building "managed" by Rosen several years ago. They were difficult to deal with when living in the building, but even worse when trying to sell a unit. Communication is horribly lacking. Emails and phone calls to multiple employees were left unanswered and unreturned. When selling a unit, they did not respond to multiple requests from me and my attorney for necessary closing paperwork. On the day closing was scheduled, the only items missing were the paperwork they were responsible for. In a panic at 9:05am for a 10:00am closing, this was the actual dialogue when calling Rosen: me: I'm trying to reach [Property Manager] Receptionist: she's not in, can I transfer you to her VM? me: how about [Assistant Property Manger]? Receptionist: she's not in, can I transfer you to her VM? me: how about [Sales Coordinator]? Receptionist: she's not in, can I transfer you to her VM? me: maybe you can help me, I have a closing in 55 minutes... Receptionist: I can't help with any property management. I have the pleasure in writing this review with the firsthand experience of Randy Rosen's extreme verbal rudeness. There is never a reason to be rude or yell at a client especially when their condo is being damaged by rust colored water and debris. In the time of need or crisis, do not expect help or sympathy from this management company. Expect to hear, "it is the day before a holiday weekend, you will be lucky if we can get someone out four days from now to look at the problem". I'm surprised that Rosen has received bad reviews. As I'm typing this review, there is currently a 6 man crew shoveling the parking lot and entrance! They were here on New Years Day shoveling the parking lot as well, after 3-4 inches of snow fell. I receive prompt responses pertaining to any issues with the electronic gate and other issues that arise. After nearly two years as a homeowner, I can say that Rosen Management has allowed me to keep my sanity. They manage my condo building (and many others), and do a fine job. The building is kept clean and tidy, there is someone on call in case of emergencies (ie; bad flooding last summer after storms, etc), and every time I email with a question they get back to me the very same day. They manage the building very responsibly, keeping very adequate reserves in case of catastrophe. This is important when one is buing a condo, as the stability of the association and the reserves plays into the value and risk of the purchase. In the 2 years I've lived in my building my assessments have gone up a mere $10, and I have never been hit with a special assessment. All the while our entire roof has been replaced and several amenities added or enhanced. They take the initiative to support the board in small projects such as community gardens, trash removal issues, etc. All things I do not have to concern myself with, if I choose not to...the joys of only owning the interior of a place... Bravo! The full-time maintenance man has been at the building since before I moved in, and is fantastic and friendly. I think low turnover speaks volumes, especially in that capacity. I honestly think he shovels the snow before it falls. I never seen any on the sidewalks. Now, if I could just find the bike room. I was a little worried moving into a place run by a management company with such low stars...but it seems like every management company in the city has similar ratings! So far I have had a great experience with Rosen, after a few bumps in the road during the buying process. My rep, Christine, (although not warm and fuzzy) is prompt and helpful and especially responsive to emails. If she can't answer my question, she passes it on to the person who can instead of just giving me another number to call myself. Also, I know our assessments are a bit high but the vintage buildling (1930s) and courtyard are beautifully maintained. I've only lived here for a little over a week but I feel good about this company so far. Also, being able to manage payments, documents and requests on the website is quite handy. read more

Rosen is a pathetic excuse of a management company. They are extremely unprofessional. Every time you call, they're "always on the other line" and you never receive a call back. Our upstairs neighbor's toilet leaked and caused our ceiling to need repair. Rosen offered the name of a contractor who never returned our calls either. We ended up having to pay out of pocket and we were never reimbursed like the management said they would. They don't communicate with you because they purposely want to charge you additional fees. The seven year special assessment is a joke. I wouldn't be surprised if they were using some of that for their own financial gain. Just overall, a very sketchy company. read more

12 unit building hired these incompetent people. Common area walls have crumbling plaster and 20+ year old carpet. Last year they jacked up the assessments (claiming for the common area remodel) and took over bank accounts (so much unaccounted for spending). Not a thing has been done to fix the problems. No returned calls or emails and nothing from the board that claims they don't have to do anything since there is a management co. Stay far away. read more
