But firstly, I have to share that management recently informed all tenants at the Taylor and Superior building that they would be performing required inspections on select units today. I left for work at 8am, and returned home at 9:30pm to find that M&M left my front door unlocked for the entire day following their inspection. As a female living alone, it should be obvious why this is deeply concerning and most certainly in violation of the terms of my lease. But I digress... Rent is getting raised despite the fact the building is very poorly maintained. The office and maintenance staff are disrespectful, rude and difficult, with the exception of Rafael. He's just trying to right the sinking ship that Tim, Bob, Tenai, and the rest of the staff continually neglect. Parking is an absolute impossible menace in the area. Be prepared to be ticketed even if you have the proper Z3 pass and Oak Park licenses. And also be prepared to hear about or personally experience your car getting broken into or stolen while parked in front or behind the building, all the while M&M refuses to install cameras anywhere on the property for tenant safety. Neighbors in the building are hostile and should be kicked out for violating the terms of their lease (i.e. smoking weed in their apartments, noise disruptions well after midnight, causing damage to other apartments due to their own negligence). Half the doors don't work. Front door to the building is broken half the time, in fact locking tenants inside and creating a huge fire hazard. Half our light fixtures don't work and they flicker constantly. Electrical outlets are literally falling out of the walls. A pipe exploded sewage all over our dining room this spring after maintenance cut a while in the wall and left it open for nearly a month before returning to solve the plumbing issue, which will undoubtedly occur again when the ancient pipes back up in the units above. The building often reeks of sewage. The steam heat is absolutely terrible. It's loud and inconsistent, and it's often well under 60 degrees in the back of the apartment in the winter. Mice, gnats, roaches, flies, ants. You name it-M&M has it. Everything but a budget for an exterminator. And after requesting it multiple times, we have never received any updated timeline from management for the hugely interruptive work happening in the basement directly below our unit for 10 months and still going, going, going...

The laundry room has not been updated probably since the machines have been installed. The machines are in very poor condition and all they do is take money. We have complained and nothing has happened. I have been told that the machines will be updated back in 2021 but nothing. The dishwasher in the unit is in very poor condition too. In January 2022 BreAnna Crosby ordered the first pest control to my unit 907 and all the units in my stairs. When I have asked what kind of pest, she was looking for she lied, and she said a mouse. Then I was talking with a neighbor at the second floor, and he told the pest were bed bugs and the extermination company found the unit 909 (sharing wall with my unit) responsible of the infestation (with a big infestation). The infestation migrated to my apartment, and it started to me 7 horrible months. BreAnna ordered several treatments for the neighbor unit and for my unit. Two different companies did 4 treatments in my apartment, but the neighbor has refused the second treatment because he said BreAnna Crosby didn't informed him on time. I also had a canine inspection, and my apartment was clean but then the bed bugs back. The neighbor tossed mattress/box spring and couch treated but still infested in the common dumpster and BreAnna has accepted this kind of behavior even if is not allowed in order to avoid spread of infestation in the building. I was scheduled for a treatment in July 2022, but the extermination company didn't show up and BreAnna Crosby never answered to my calls and email to explain what was going on. I lost half day of my work (morning) because I was scheduled for this treatment. In the afternoon I have received a call from a stranger, she was the owner of the extermination company (BreAnna shared my cell phone number to them without my permit). The owner was asking to me to open a container with bed bugs I was so brave to keep as proof, because she wanted more pictures. Of course, I didn't save bed bugs in my unit after took the initial pictures sent to BreAnna Crosby. The request of the company owner has sound like unsafe to me. In August I have bought a condo in Chicago and in order to stay safe and avoid carrying infestation I have bought a new bed/mattress/box spring, went to the dry cleaners with my clothes, and tossed out the most part of my stuffs. I am with a lawyer, and we are asking a refund of $ 2,071.18, with is nothing in compare with all the money spent, but we only asked the refund for the bed/mattress/box spring, dry cleaning, the half day of work lost, when I was scheduled to a treatment, but nobody came, and the stress I had in 7 months in that horrible, infested apartment. OPRC is refusing the refund, Beth Swaggerty (VP and HR of the OPRC) says that I have canceled two heat treatments, but it is not the truth as my apartment has been treated 4 (four) times in 7 months, maybe she made a confusion with the neighbor that he didn't accept the extermination company in the unit when we were both scheduled for the treatment. Beth also says that I didn't follow the instruction to make ready the apartment for the treatments, well I didn't receive any complaints from the companies, and they treated my apartment all the time, which is mean that the company performed the heat treatment in a non-safe apartment? What companies BreAnna Crosby hired? Responsible or unsafe companies? Then Mr. Pope (Manager of the OPRC) says that it was not necessary tossed my bed and mattress because it has been treated... well he is the only person that say it. All my managers and friends immediately suggested to buy a new bed and mattress in order to stay safe in the new condo. He also refused the refund for the work time lost because he told my presence is not required for the treatment. I had two rabbits when I have moved to the 907 Pleasant St. and the ONLY time, I have allowed maintenance in my unit without me I have found one of my bunnies died on the floor when I came back from work. I don't know what happened in the unit when the maintenance of the OPRC was in. But it is heartbroken to me have lost my bunny. I left the unit in August, but I have taken a picture of 2 (two) alive bed bugs and BreAnna Crosby was waiting the keys of my unit back to spray bed bugs poison, which is the proof she is fully informed that the infestation is still there. I am going ahead to proceed the case to the court with my lawyer. Please stay safe if you are thinking about this building, I would avoid people go through my same horrible, unsafe time I had in 907 Pleasant St. with BreAnna Crosby like property manager. The condo is also infested from mices and roaches.

    I lived in the 7301 Circle Avenue for years, paid my rent on time, done everything right, excellent…read moretenant. No issues to be had, but after a weekend vacation out of State came home to wierd wet spot near the window in the bedroom. Couldn't explain it, but just assumed my brother spilled something and didn't tell me about it while keeping an eye on the place. After a couple of days of it seeming to never dry. Happened to be in the bathroom and water started pouring down from the exhaust fan vent. After the part of the bathroom ceiling falls in while waiting for maintenance. Find out that it's from the apartment on the second floor. And has been leaking for some time, as the water has been leaking in the walls and is finally coming to the surface. Mold has been growing in the wall and under the carpet. When it was brought to their attention, they will change the carpet, after a lengthy debate as they originally tried to blame me the tenant on the first floor for an issue originating from an tenants apartment that changed out their shower head on the second floor that caused the problem. While I had renters insurance to cover myself, when I asked Liz about my property damages I was told, "O you should of had renters insurance", like I said I did, but never at the direction of even recommendation of their management company. After weeks of shitty repairs and covering up the mold with paint opposed to removing the drywall and me informing them the next communication they would receive would be from my Insurance Companies Lawyers, instead of fixing the issue, they simply moved me to another appartment in the building. It was either that or forefit my security deposit by breaking the lease. I took the other apartment, but for the next 8 months it was hell, the kept part of the original security deposit due to carpet cleaning, but you just replaced the carpet due to the mold, what did you clean. As well as touch up paint in the bedroom and bathroom, but that was part of the repairs. By the time my lease was up I was Soo quick to move out and never look back. After being an ideal tenent for over 4 years, and issue not caused by myself, made the last 9 months of the 5 years hell. I will never recommend this place to anyone. STAY AWAY, PLEASE STAY AWAY, YOU WILL REGRET IT

Well, it never was, and who do you think was charged $1,100 for that? Me. Out of my security deposit I got back $30. The apartment was spotless when I left., but I was charged for the oven not being clean and the fridge. The ONLY damage done by me was one of the glass mirrored closet doors broke. They charged me for all the things that were broken when I rented the apartment. Never again, lesson learned. Anybody that asks me about this company, run and run fast. Oh, and I let them know I was unhappy about the security deposit. Then Patricia threatened me by letter that if I take them to court that they in turn would sue me for the costs of repairs (that they already took out of my deposit), plus legal costs. This is an unfair company. If you do decide to live there..TAKE PICTURES OF EVERYTHING before you move in, otherwise you will pay for it when you move out. Pat is EXTREMELY rude and will always say she doesn't make the decisions,and don't bother asking because she's lying. She does make the decisions. Oh, and you will be responsible for the water bill and trash pick up. Who charges their tenants for this? This should be their responsibility as the OWNERS. I lived in their building on Hannah.     If I could give zero stars, I would. I do not recommend you sign a lease with this place! There are…read moreso many problems wrong with this place, it's ridiculous. When you first walk in, the hallways are dark and dirty. Carpets are stained and tiles are missing in lobby areas. The building managers barely ever clean. They started repainting the beginning of March. They did maybe a floor or two, and then never finished. That's how most projects around here are though. There are mice all over the place. There are mice holes in the apartment, and you can hear them in the walls/floors too. We have walked into the dining room to see mice just sitting there. The management of our building just puts mice traps in the laundry room and electric area instead of calling someone to deal with it. Speaking of management- our building managers never take anything seriously. One of our neighbors has blared their music from 7 AM to 11 PM without the management saying one word. People are constantly smoking (weed and cigarettes) inside, the hallways reek. of it. Yet management does nothing. One of the managers is actually guilty of smoking inside too. The windows severely need window treatments. Some windows are practically falling out when you try to open the storm screen. It makes heating and air conditioning extremely difficult. You have no control of the heat. There are radiator heaters which have a master control, and it probably only goes on every 3-5 hours during the winter. Extremely irresponsible of management since people in the building have pets and children. The radiators make the room unbearably hot for maybe 45 minutes, and the rest of the time it's cold due to the cold air blowing in through the terrible windows. There is no central air, so you have to try to cool the rooms off yourself, which can be quite difficult because of the windows (once again). The newest thing in our building is now roaches. Which yet again, management refuses to do anything about! It's extremely irresponsible and unprofessional to have your tenants live in a building that has roaches. They're so unsanitary and who knows where they've been. DO NOT LIVE HERE! The low rent is not worth the headaches! (Also, from what I hear, they don't return security deposits!)

Instead of being compassionate and understanding, the dinged her for not only her deposit but the next month's rent. So, now in addition to watching her son endure multiple surgeries, she has to worry about all the money she lost when she entered into an agreement with RK Management. You would think that they would consider the circumstances and offer her a refund but obviously they are more concerned with their bottom line than people's welfare. I hope that karma comes back to bite RK in a big way!
