I lived in the 7301 Circle Avenue for years, paid my rent on time, done everything right, excellent tenant. No issues to be had, but after a weekend vacation out of State came home to wierd wet spot near the window in the bedroom. Couldn't explain it, but just assumed my brother spilled something and didn't tell me about it while keeping an eye on the place. After a couple of days of it seeming to never dry. Happened to be in the bathroom and water started pouring down from the exhaust fan vent. After the part of the bathroom ceiling falls in while waiting for maintenance. Find out that it's from the apartment on the second floor. And has been leaking for some time, as the water has been leaking in the walls and is finally coming to the surface. Mold has been growing in the wall and under the carpet. When it was brought to their attention, they will change the carpet, after a lengthy debate as they originally tried to blame me the tenant on the first floor for an issue originating from an tenants apartment that changed out their shower head on the second floor that caused the problem. While I had renters insurance to cover myself, when I asked Liz about my property damages I was told, "O you should of had renters insurance", like I said I did, but never at the direction of even recommendation of their management company. After weeks of shitty repairs and covering up the mold with paint opposed to removing the drywall and me informing them the next communication they would receive would be from my Insurance Companies Lawyers, instead of fixing the issue, they simply moved me to another appartment in the building. It was either that or forefit my security deposit by breaking the lease. I took the other apartment, but for the next 8 months it was hell, the kept part of the original security deposit due to carpet cleaning, but you just replaced the carpet due to the mold, what did you clean. As well as touch up paint in the bedroom and bathroom, but that was part of the repairs. By the time my lease was up I was Soo quick to move out and never look back. After being an ideal tenent for over 4 years, and issue not caused by myself, made the last 9 months of the 5 years hell. I will never recommend this place to anyone. DO NOT RENT FROM THIS COMPANY!!!!! I am a previous tenant and all they want is your money. When I moved into the apartment EVERY window screen was broken, and the picture window in the living room was broken, too. I told Pat this, and it was to be fixed. Well, it never was, and who do you think was charged $1,100 for that? Me. Out of my security deposit I got back $30. The apartment was spotless when I left., but I was charged for the oven not being clean and the fridge. The ONLY damage done by me was one of the glass mirrored closet doors broke. They charged me for all the things that were broken when I rented the apartment. Never again, lesson learned. Anybody that asks me about this company, run and run fast. Oh, and I let them know I was unhappy about the security deposit. Then Patricia threatened me by letter that if I take them to court that they in turn would sue me for the costs of repairs (that they already took out of my deposit), plus legal costs. This is an unfair company. If you do decide to live there..TAKE PICTURES OF EVERYTHING before you move in, otherwise you will pay for it when you move out. Pat is EXTREMELY rude and will always say she doesn't make the decisions,and don't bother asking because she's lying. She does make the decisions. I have waited patiently as I can as I thought this over again before writing. And on longer can I sit in this apartment thinking of how O management operates. I have been living overseas and decided to move back to the states and asked a friend to look into a place for me to rent. She found a place located in the block of 7300 Circle Av. Forest Park Ill. I sealed the deal when I was still overseas sent the money for the deposit and signed the lease. My friend had told me the place would be fixed and made ready for me when I arrived. The place was available, on the first of June, but I arrived on the 7th, of June. I went to the apartment to find that it was not totally cleaned things were left there for the previous tenant. A window was broken and the screens were on the floor in one room, and the others had holes and in need of repair. They were placing flooring down in the living room that they were not finished with, the kitchen counter sink cabinet is held up any way they could and falling apart and it that a drawer broken without the front attached to it with the knobs missing. The lights cover needed replacing they were old and discolored, there was no fire alarm. The towel rack in the bathroom was missing, and there we're not one stopper for the drains. The veneer is peeling from the doors and door one closet has the frame around the door hanging loose, also the lock did not work properly on the door. On top of all of this I came to find out I am now living with roaches. It is now the 24th, of June I don't have screens, the floor is coming up in places, the rack in the bathroom still missing, and knobs on the cabinet still missing, and the kitchen counter sink cabinet is still in need of repair. Maybe I have been away too long, and many things changed but to think that A tenant would move into a place without the place being cleaned and repaired is beyond me. But the manager of O management told that they do not have a gap in move in time from one tenant to the others, as to say they are not obligated to make the repairs within a given time. I asked was that in the contract, she told me that I seen the place so it is, take it as is. Ha, they told my friend that the repairs would be made before I came. All of the above is true, It seems to me that somethings should not be, this is one! This place wasted my time last year! I saw an ad on craigslist. Went to see the apartment where the other tenant wasn't gone yet. I was told he was leaving soon. I got a call days later saying I was approved for the apartment. I signed the lease and handed over my 1th month rent and deposit. I got a call stated that the tenant wasnt moving out anymore! Then it took awhile before they gave my money back! Now I see a Ad on craigslist today. I call it without knowing its o management, I ask can I see the apartment she gave me a date. I asked what company and she replied o management. I said is the apartment empty she said No, the tenant was going to be moving out because of school. This is the same thing she said last time! I wouldn't waste my time seeing it! It's like they need the money to catch up on something and then pay you back after they get rent money from their tenants! read more

All you are to this place is a rent check. Anything they can do to take more money from you they will do. Maintenance on the 1960's apartments is very low. Ask to change a bathroom light bulb, turns into a 3 month process with off the boat "Folks" who don't speak English. The "Folks" who own and manage this are "Cheap" don't expect too much. The rent is cheap $750/month and then they over charge you for water. They are renting to the lowest common denominator and the buildings show it. The 7301 building has a water problem on the 1st floor, my friends said they ask the tenant's if they would like sandbags to keep the water out of their apartments. Don't expect to get your security deposit back either. My apartment was clean when I moved out and the lady came through and said thank you for keeping the place so clean and that the next person was moving in on Saturday, one day away. They charged me for cleaning and a water bill for when I was not there. Let me remind you "Folks" when I first moved in I paid a portion of the water bill for a period of time when I was not living there. So these cheap mo fo's charge everyone for water, move-in tenant and move out tenant and a cleaning fee. The "Folks" in the building must have a pet skunk, all day long you can smell their pet skunk in the hallway. It's mostly on the weekends, but I have never seen the skunk, you can only smell it. I am a previous tenant and when I moved in I was told I was helping with another person's lease, subletting from this other person. I would recommend to never deal with these people. I was coerced into a 7 month lease and when it came time to leave because of circumstances beyond my control (my stepdaughter was moving in with me) when I had live at the apartments on Circle Ave. I lived there for 6 months, Pat gave me a piss poor excuse that they don't do short leases WTF is a 7 month lease then! All said and done they chose to keep 786 of my deposit of the 915 and Pat was rude and very unprofessional. If you do consider, (get your head examined first) and when the time comes to leave them without them knowing sub lease, get your full deposit then let them deal with whoever is moved in. You have to ask yourself if the deposit is worth another peace of crap management to justify them stealing most of my deposit 786 to O & 129 to me. Remember boys and girls it is not property management it is not so managed property. Especially when I was an idea tenant which was never late and yet stiffed.
