Disappointing Experience with Property Management…read more We hired this company to manage our investment property because we wanted professional assistance with tenant communications, maintenance, and day-to-day property management. Recently, a tenant reported a broken sprinkler head. I suggested that the tenant could purchase a replacement part for approximately $5 rather than incur a service call that could cost around $150. The property manager explained that the lease does not permit tenants to perform repairs and that her usual practice is to authorize maintenance within the spending limits of our management agreement. She had contacted us for approval in this instance. We disagreed about how this minor maintenance issue should be handled and about the level of owner involvement we expected in maintenance decisions. Following that disagreement, the property manager informed us that she was terminating our management relationship, effective November 30, 2026. We are disappointed that the relationship is ending this way. We wanted a management company that would work collaboratively with us to balance timely maintenance, tenant relations, and responsible management of repair expenses. Ultimately, our expectations and the company's approach were not aligned. I would encourage other property owners to discuss maintenance approval procedures, spending limits, and communication expectations in detail before signing a management agreement.

Gabriella Diaz never called maintenance. It got to 85 degrees in my apartment. I called multiple times. I called in the morning. Maintenance wasn't notified until 7p. He fixed my AC within 30 min. Then 10/21/2026 I was attacked and punched in the face in my apartment parking lot when I asked a juvenile deliquent to put her unleased pibull on a leash. Police came. It was a huge ordeal but Bryan PD refused to arrest the juvenile thug. Pitbulls are a restricted breed here. Equity refuses to do anything. The family of this thug is stalking me. They do not live near me and they are repeatedly coming to my apartment. Equity will not do anything. Then I was locked in my apartment due to a faulty lock for a 2nd time. Keith Clements was on call. I could not get out of my apartment. I waited 3 hours called the service multiple times. No one returned my calls. Equity has never returned a call for emergency maintenance. At 3 hours and a dog that had to pee I called Bryan Police Department. They dispatched the Bryan Fire Department who had to break through my door. I never received any call apologizing. Keith and Liz Clements the owners of Equity are trash. Their staff is completely unprofessional and they target certain tenants who speak against them. AVOID THIS COMPANY THEY ARE THIEVES.

AOP is by far the best company to rent from…read more I have rented in College Station for 11 years and have moved about 10 times until I found a beautiful house I leased through with AOP for over two years. However, I recently subleased to move in with my boyfriend, and I would absolutely lease through them again if I needed to. The Ladies, Sandra and Tamera who manage the leasing office have been very attentive to making sure maintenance requests are handled and corrected in a timely matter, to advising me on how to find a subleaser. They are pleasant in every email that is sent such as reminders of rent due dates as well as friendly recommendations on how to prepare for the cold snaps and to stay warm. Sandra and Tamera show great empathy when speaking, and want to make sure that us as tenants are living well and even ask how we are doing in general. All in all, I feel that these ladies have done an excellent job and have been all around wonderful women to lease from. I would definitely advise others to lease through Alpha Omega Properties.

My friend, who is 6'3" tall, said it's just the right height for him! I told them I'm 5'3" tall and maybe he should come by and see just how short I am! I put in a service request and the maintenance man showed up the next day! He lowered the thermostat and fixed the sheet rock, and he's going to come back and paint over it. I have great difficulty walking. They made arrangements so that when I to to the office to pay my rent, someone will come out and get it. The entrance isn't ADA compliant. It's hard to walk into the office, and there is no way to get into the office on my scooter. The entrance isn't their fault. They lease the facility. They've been really great to me!!
