    Deceptive, uncaring staff that misrepresents their units and services, and the secretary never seems to know anything. I was shown an older home that was fully decorated. The paint was bad, but the realtor insisted multiple times before I even saw it that this was something that would be fixed before we moved in. I wasn't super concerned about paint, so I went to see the home. The inside looked ok enough; there were some issues, but they seemed minor. When the previous tenant moved out, and it came time for move-in, I was horrified. The unit didn't even look the same. The decorations had hidden major issues. The sagging roof and sloping foundation became very apparent. We found out that there have been serious talks about just demolishing the home. The closet door that my realtor "left open for" me has EXTREME trouble opening, due to the shifting foundation. The wiring is back, and when someone plugs something in, you know it, because the lights flicker. There are cracks in the walls that were covered, and now that the previous tenant's shower curtain is gone, I can see how chipped, rusty, and discolored the bathtub is. To top it off, only one side of the water works, so you can't control the temperature. I have 2 small children, and this does not work. The dishwasher that I saw is not actually functional. It has been turned into a "floating countertop" instead (???). The painting and siding we agreed upon was not done prior to move in, and the staff now says that that is something that they don't have to do. Someone was finally. sent out the Monday after our lease started to complete this job. The house also was not professionally cleaned, as there are thick layers of dust on EVERYTHING. I've had a headache since I moved in from it. I also never received verification that this home doesn't have harmful asbestos, or lead, which is concerning What angers me the most is the staff. Each time I've called they've been rude. They're quick to interrupt and try to rush you off the phone. When you ask them questions, they "don't know," or blame the home owner, or worse, put you on hold before you can say anything and then leave you there to rot. The secretary, Theresa, never has any answers, yet never wants to transfer you to someone else. She conveniently didn't have the manager's name when I asked for a manager, and couldn't transfer me, because the manager was "busy." She couldn't give me a time that the manager would be available, and told me that the manager "would call me back or not," and that that would be at the manager's discretion (what?!). She constantly rewords my questions and tries to give those as answers instead of actually answering my questions. I'm sick of being run around. It's month 1, and I'm already counting the days until my lease is up. I'm so frustrated, and they have done nothing to try to make this experience any better. Never rent from them.

    Great people there especially Ms Theresa, always there to help. They make sure the Properties are clean and done Right.

I called TM5 based on what I read. Katie called me within a few minutes and we made an appointment to meet. She came with comps, a target price and a marketing plan. We set a price which was fair and a little higher than I expected. The first day the house was on the market I received an offer for the asking price. Well, the offer fell through. Katie assured me that we were in good shape and we continued to have steady traffic for the next few weeks. I received an offer and accepted it. We are closing within a couple days. During the time my house was listed, I needed a recommendation for a roofer and lawn service. The people Katie suggested were the best. Not residing in Bryan, I would have had no chance picking these companies at random. This relieved a lot of stress while my house was vacant for a few weeks. I highly recommend TM5. If you happen to have chance to work with Katie, jump on it. She is terrific!

We chose to lease this duplex because we were impressed with its condition and how well maintained it has been. As a landlord, we found Mr. Butler to be a fair-minded individual who provided us a thorough set of documented expectations. He has been both courteous and professional in his conduct and has provided us opportunities to communicate with him and his staff through email, faxes, phone and face-to-face appointments. When we first moved in, Mr. Butler provided us a 6-page form to identify any maintenance issues. We submitted this report to him and, within less than a week, his maintenance team resolved all these issues. Furthermore, Mr. Butler arranged to replace the faulty refrigerator with 48 hours. I scheduled a follow-up phone call appointment with Mr. Butler through his website and he was punctual in returning my call and our conversation was very productive. In summary, both my wife and I are delighted with our decision to lease this duplex from Pat M. Butler of Clear Vision Brokerage.

    Pat Butler is the worst person I have ever met. He's sarcastic and mean to his renters. He will not…read morereturn phone calls or emails about any maintenance unless he thinks it will cause damage to his property (ie water leaks). He never answered any of my calls or emails when my toilet broke or when I found mice in the kitchen. He locked me out of my apartment before my lease ended, when I still had my property in the apartment and he still has yet to return any of my calls or emails. Do not deal with this man, you will regret it.
