I have been renting a house with them for almost 3 years now. They have a big corporation mentality and don't seem to care about anything else but getting paid. You are clearly just a number to them. Also, their repairmen are stupid and/or incompetent. We pay the rent automatically by having our bank mail them a check. Last month we got a letter claiming our rent was late. We went to see them the next day, explained the situation and paid the rent immediately but they still charged us 70$ in penalty since we were 7 days late. We showed them our records from the bank proving that the check had been sent and that it was not our fault and they most likely lost it. They wouldn't hear any of it and just kept repeating " we can't wave the late fee for any reason". I almost suspect that they "lose" payments from time to time to collect more of their unreasonable late fees. One month we get a 40$ fee for them replacing the AC filter. We have allergies so we buy the 15$ "expensive filters" and change them regularly. We have proof that they never changed the filter in our house because they use the cheapest 3$ filters. We had to call them and argue with them on many occasions before they dropped the fee. Charging 40$ to replace a perfectly good 15$ filter with a 3$ filter that you never asked for: that is a good example of their philosophy. When we signed the lease, they agreed to change the patio door because it was so old we could not see through it. After 6 months of reminding them, sending them pictures they finally sent someone to change it. When we got home that night, there was glass everywhere and the "new" door did not close properly and the glass panes were loose in the metal frame. At that point I gave up, went to home depot and fixed things myself. We had water leak under our back door and the carpet would get wet every time it would rain hard, I explained to them how the water was coming in and that the door sill had to be replaced because it was rusted and full of holes. After several months of having the carpet get wet on a regular basis, they finally sent a guy and instead of fixing the door, he removed the grass and 2 inches of soil all around our patio and left things like that. Again , I had to go to home depot to get caulk and grass seeds to patch the problem with the door and re seed the grass where they had killed it. So unless you enjoy being charged extra for no reason and having to do all the repairs yourself because of their incompetence, I would not do business with them. read more

Terrible experience. She and her company did my condo's cleaning and repairs to prepare for my next tenants move in. Not only did she overcharge me, she also did not do everything she claimed to as well. I've still been paying for it. And she was extremely rude every step of the way. I have been living in B/CS area for 10 years. Equity Real Estate is the worst company ever. They penny and dime their tenants. When they look at their tenants, they see $$. I wanted to give them zero star. The staffs talked nice to my roommate and I when we were interested in the apartment. After we signed the lease, they treat us very badly and unethically. I asked them to repair the broken window and a small portion of my bedroom carpet right when I submit my walk through document when I moved in. They charged me money for those. They practically charged me for every maintenance requests. About 4 months before my lease expired, they entered my apartment without any advance notification. read more

DO NOT RENT FROM THEM! I have been leasing from them for a year and it has been horrible. They take forever to fix anything you put a maintenance request in for and the contractors they get to fix it do the cheapest job possible. The customer service is also very rude and unhelpful when the problem is trying to be resolved. The front of my duplex had a sewage pipe in the yard and when it started to leak raw human sewage in the yard they did nothing for weeks and we had to call the health department to get it cleaned. They also did not clean the duplex before move in like they said, the carpets were clearly not cleaned and gross. Worst company I have ever dealt with and I would never rent from them again. Hopefully my worst experience with a real estate company, and surely the worst to date. I signed a lease in a four-plex and was showed a different unit from what we were actually given. The unit we wound up with had tile that was in awful condition, as opposed to the unit we were shown. Not to mention the fact that we were told we would get a unit away from the railroad tracks and got just the opposite. The carpet had not been cleaned, in fact there was cat hair everywhere. I had to move in and then have it cleaned. I left countless messages for the property owner, Dee, about discussing the replacement of the tile, none of which were returned until I spoke with a friend who happened to contact the owner of Equity Real Estate. This was also after I had filed a complaint with the Better Business Bureau. The day after the owner was contacted Dee herself showed up at my door and apologized. This was nearly a month after being moved in. At first she wanted to replace only the tile in the kitchen, meaning there would be conflicting kinds of tile right next to one another in the bathrooms, laundry room, and hallway. Finally she approved having it all replaced. My apartment was in livable condition after 7 weeks of having occupied it. A couple months later I called about some abandoned bikes on the bike rack outside. Dee informed me someone would be by to tag the bikes and then remove the ones that weren't claimed a couple days later. After making four other calls asking the same thing, someone finally came out to take care of the bikes two months later. However, this man did not tag the bikes, he just started cutting bike locks and loading them in his truck. I confronted him because he was taking perfectly good bikes that I knew to be in use. He begrudgingly returned all of the bikes from the back of his truck to the bikes racks (without locks of course.) The following morning several of those bikes were missing as I was unable to alert all my neighbors in time. All the abandoned bikes remain hogging the bike racks...8 months later. read more

These people are great scam artists. They will find every which way to nickel and dime you. I complained to them about noisy upstairs neighbors and they completely ignored me and declined to ask said neighbors to keep it down. Not only that but they deducted $350 dollars!!! from my security deposit for a so-called move-out fee??? WHAT THE HELL IS A MOVE-OUT FEE? Needless to say I was furious and would recommend that anyone with common sense avoid this business at all costs. read more

If you are a rental home owner, do yourself a favor and don't even use equity as the management company. Words cannot express how bad thier business is run. I know many people that have had the same problems the I have had. There are just to many to list. I don't write a negative review because of one incident. I like to give people and companies a chance to prove themselves, but Equity just proved how bad they were time and time again. I could write a book on how bad equity is and all the times they dropped the ball on my maintenance and renters. One bad thing after the next. It's like out of a movie, its unbelievable. read more

This is the worst real estate company I've ever dealt with, granted in a college town none are that great but Equity is by far the worst. I had issues moving in and going through a "Adding a Roommate" process, none of the agents/front desk clerks ever knew what I was asking about or showed any concern towards fixing issues. They did not tell me a single thing about how paying rent worked, I had to ask the people I was moving in with. They have ridiculous fees like an "Administrative Fee" on top of an application fee and a deposit. Anytime we ever had an issue they would tell us they would look into it and then never call back, and when we called them they had no idea what issue we were talking about. We decided not to re-sign our lease with them being the main reason why (even though we actually did like our place) it was not worth having to deal with their lack of experience and professionalism. A week after saying we were not staying they were already showing our place, in FEBRUARY! not only was it was it over 6 months before our lease was up, they only gave us a 3 hour notice before they were coming over. I tried to politely ask them if they could wait till the next day that way I could arrange for our dogs to be outside when they came, and all the agent asked was if they bite because there was nothing she could do. Which is hard to believe since they continued to only call 3 hours in advance every time and every other real estate company in College Station gives current tenants at least a 24 hour notice before a showing. I've yet to ever hear a good thing about Equity Real Estate, they do not care about renters at all, once you've signed a lease all they care about is your monthly check. read more

Only giving one star because 0 is not an option. After 3 years of hassle trying to get them to live up to promises made at initial lease signing they have ignored our requests. When we stated that our foundation floods into two bedrooms and the hallway they assured us it would be repaired yet that hasn't happened. We went in and spoke with Kathy because head of maintenance Angelita avoids conversation she said she would need to speak with owner of Equity and owner of home regarding "if" flooding would be addressed. Instead of updating us, we get notice they intend to show our home. Awful service from a company that does not care a bit about their tenants. The short list of non repair includes dripping faucets, flooding from foundation leaks (the carpet recovery company reports this issue has been ongoing for 5+ years), 2 weeks in the middle of summer for air conditioner repair, tree branches repeatedly falling from trees onto the house, hot tub was to be operational at move in and has never worked, three months to remove inoperable washer and dryer, built in microwave non functional but light flickers constantly, ant infestation (promises to send exterminator were never kept), home was filthy at move in (assured 1 week prior to move in it would be ready. Angelita came to view the disarray and offered us $200 off the next month rent, they are still trying to collect this money)and many more. When someone does show up for repairs they are non skilled relatives of the employees and waste days before a real company comes to fix the issue. Save your time, money, and frustration by finding an honest company to rent from. It is mind boggling that Equity is still operational. With the exception of Kathy and Angelita we have never seen the same people working there. Should have been our first clue. The second sign of trouble was when at initial signing we were told how great the woman was that owns the home but every excuse has been that the man that owns the house is hard to get in touch with. Every request to speak with the owner of Equity has gone unanswered telling us he is too busy to talk with tenants. DO NOT RENT OR PURCHASE FROM THIS COMPANY. read more

I'm giving the one star for the rental unit being nice. Other than that it's totally not worth renting from this company. We moved my daughter into a filthy unit with dog hair, dirt, spider webs, and dust all over. I overlooked it and cleaned it real good. First day they had major water leak in water sprinklers. ( they shut off) The metal casing to electrical boxes were ripped off the wall and thrown on ground never fixed. The refrigerator was leaking water from freezer to fridge area, the water backed up into one of the bathtubs. We did all the proper filing for service. Finally they sent someone out and he only fixed tub and then looked at air filter in ac to let my daughter know she needed to change it or she can get into trouble. She had just moved in! Shouldn't that already had been done for that month? I asked what about fridge since I was visiting her when he came. He told me it's on the list to get to as he was leaving... Anyways.. make it shorter they never fixed anything else. Anytime we called They were rude or confused. Never took lock box off of door. The office people are so mean in the nicest way if that makes sense. We moved out in June. They took past the 30days to return a partial deposit for cleaning the place and carpet cleaning. There is no way they paid someone to clean it. I had that place sparkling when I moved my daughter out. They are crooks. I'm still waiting on another refundable deposit that I'm sure they are trying to keep. BEWARE IF YOU ARE CONSIDERING RENTING FROM THEM.. Do not EVER rent from this company. The property manager, Dee, made the decision to replace the carpet in the entire property after move out, charged it against the deposit...and two years later we are still fighting this. This company is without scruples, will not return phone calls, and is, in my opinion, complete scam artists! The carpet was in normal condition after two years of renting, and NOT in need of total replacement. We had pictures, witnesses, and were willing to fight it, and they are still trying to charge us. If I could give the HORRIBLE management company negative stars I would. I made the mistake of not checking the reviews before signing a lease with this sorry excuse of a company and now I am paying for it. If you want something done from them you have to harp and harp and harp on them because they don't give a rats about you. The younger hispanic, rude nasty female that works the front office a lot has the nastiest attitude and should be fired. Gerome was the real estate agent I used in the first place who was beyond pushy and weird, and when i called months later to speak to him, he neglected to tell me he only works like 3 months out of the year. Richard was the first guy I tried to use but he got back to me AFTER i had already signed a lease, that's how much of a slacker these people are. For years I have never been late and paid them a $1200 in deposits all for them to treat me like a bug on the bottom of their shoe. When I moved in my house had been unlocked for days, and it was one of the hottest summers in college station....and my AC did not work!! TOOK THEM A WEEK TO FIX IT!!! I lived in a place that read 88 degrees for A WEEK!!! I had to go buy a $350 AC unit just to survive in the living room for a week. Those idiots messed up by trying to fix things the cheap and easy way, they fried both the inside and outside unit and had to replace both. Yeah idiots. They also refuse to compensate me in anyway for all the money I was out because of their mistake. I checked out many companies in the bryan/college station area when I moved here and everyone was much nicer than these sorry people. The owner of my unit has the last name SAVAGE, stay away from any property he owns. You'll regret dealing with his pathetic self. If you EVER DO BUSINESS WITH EQUITY YOU MIGHT AS WELL SIT ON THE SIDE OF THE STREET AND GIVE YOUR MONEY AWAY. GO ANYWHERE BUT TO EQUITY. They are only trying to scam you. read more

I thought they had treated me pretty well for the three years I was living there. All maintenance request were expediently repaired, they took care of the lawn and even sent an exterminator on a semi-annual basis at no charge. However when I put in my request to terminate my lease, they contacted me and asked if I would be willing to move out two weeks early so they could prepare the place for new tenants. I agreed, they had me go into the office, revise my termination request to show the new effective date, allowed me to pay half months rent and I moved. I received a letter two weeks later stating I now owe the other half of the rent due to the fact they failed to rent the place out. I tried to explain to them this is not my fault they could not rent it, but they are intent on trying to make me pay the difference. I now live out of state and seeking legal advise as to what the next step is. read more

These people are the worst people. I started living at one of their properties since August of 2012. At the beginning they are nice and do whatever you tell then to do and give you a very small discount for the rent, then after like 3 month they get very ignorant and do not care about their renters. For example a few months ago, we had a problem with out bedrooms and told them to fix it. It took them about 4 weeks to fix it and we had to pay them $1300 for a bug treatment. Well, we also asked other companies that treat insects and gave us a price of less than $600 and these people take advantage of you. We asked then a detailed report of the price listing of the treatment before they do the treatment and they did give it to us. So we asked the employees that were about to start the treatment and Equity Real Estate told the employees not to give out any info about what they were about to do including the report. So after about 6 weeks we got the bill for $1300, so we emailed them saying that we need a detailed report of the price quote including what the company is charging and any other additional fees and even told them that other companies are charging less than $600. Along with that, the employees stayed for less than 30 minutes and did not even do the whole town home, they just did the 2 bedrooms and skipped the bedroom, so we actually had to point out to the employees where to do the treatment. I did not pay $1300 for that, just for 2 bedrooms and 1 bathroom. Then after like 2 weeks, I got the same bill that I had gotten 8 weeks before without a letter or anything. Also there the repair man take like at least 2-3 weeks to come to your place and if he needs to order parts, he takes another 4 weeks to come back and repair your place. So, my recommendation is to stay away from there untrustworthy and hateful people. Also they want you to sign the renewal lease like 6 months before it ends. read more
