1 star -- Maurey Bell is running a predatory scam under the guise of property management. Bell Properties doesn't just "mismanage" homes -- it's a full-blown grift engineered by its owner, Maurey Bell, to extort tenants and line her pockets. I was a perfect tenant for over three years. I gave written notice in January that I was terminating my lease early. I vacated in February after coordinating everything in good faith with her leasing coordinator. What did Bell do in return? She pretended the termination never happened. She stalled listing the house for 29 days. She left it listed for 5. She leased it to someone who wouldn't move in until August -- just to keep charging me rent. Then came the threats. Bell charged me over $1,200 in phony late fees and is still holding my $1,400 security deposit hostage. Not a single final accounting. No communication. Just harassment and lies. When confronted, Maurey Bell admitted she saw the termination email -- then denied getting the certified letter I sent. She promised her office would contact me. They never did. But they sure kept racking up fees in the tenant portal. This isn't incompetence. This is intentional fraud. This is Maurey Bell weaponizing the lease agreement against tenants who move out, even when they follow the rules. She has no regard for Texas property law, no shame, and no ethics. Do not rent from this company. Do not trust this woman. Bell Properties is a bottom-feeding operation, and Maurey Bell is the one holding the shovel. UPDATE - In Response to Maurey Bell's Comment: Thank you, Ms. Bell, for publicly admitting that the lease was terminated. That acknowledgment directly contradicts your earlier private messages claiming it was not--and undermines the entire basis for your continued billing and refusal to provide a final accounting. Let me now remind you, and anyone reading this, of what Texas law actually says--since your business practices seem to operate in open defiance of it: Texas Property Code § 91.006 requires landlords to mitigate damages when a tenant vacates early. That means you are legally obligated to make reasonable efforts to re-lease the property. You sat on the listing for 29 days, listed it for just 5, and then signed tenants who couldn't move in until August. That is not mitigation. That is opportunistic stalling to extract rent. Texas Property Code § 92.103 - § 92.109 governs the return of a security deposit. The statute gives you 30 days to issue a final accounting and return the appropriate balance. You failed to do either. You are not allowed to hold a deposit "until the lease ends" unless you're actively calculating damages, which you clearly are not. The lease itself (Section 27E) confirms that the tenant's liability ends when the unit is relet--not at the end of the term. You signed a lease you don't follow and apparently haven't read. Your claim that my decision to move absolves you of your legal duties is laughable. You don't get to ignore binding Texas statutes and then hide behind boilerplate phrases about "adult responsibility." You are a licensed real estate professional who knows better--or should. You've now gone on record, publicly, misrepresenting tenant rights and your own obligations. That's useful, because I will be sharing this with the Texas Real Estate Commission, the Texas Attorney General, and--if necessary--a civil court. the things I could say are endless so here's a summary: they love cash and hate tenants. they do not repair infact they claim they didn't get requests you are made to download a portal to even make and can prove they sent?? They raise rent and instead of giving option to stay they say they need you out for liability reasons to remodel. I have roaches and my kitchen cabinets small like mold probably the sink who knows. There are numerous plumbing issues and leaks. I had ac go out in summer and had to get help. I have kids. Took days. They don't care about rent being late til you show up and the story changes and you owe way more than you were told is the fee and they forgot they said they'd waive it by said date You were there to pay. There are way too many unprofessional unorganized women working and they never communicate with one another. Simply put they don't care about you just the rent or check. Don't be late and if so don't expect their word to mean a thing when you can't prove it in person with the whole gang together denying saying it. Don't expect maintenace or pest or lawn they never come. They promise lawn I've seen him once in over a year it's a joke. I date a landscaper literally now he does it lmao. Fix it yourself and also you won't get a deposit back. No matter how nice your place is. That's their favorite scam. This company is fraudulent all the way. They changed the rent portal then charged us all for being late unable to upload our rent. They made me pay for a locksmith when their code did not work on new coded door. And we waited out there for their guy coming me and young kids in winter in a car for hours before trying a real locksmith. Which they didn't cover. Steer clear. Truly. Please. read more

Maurey Bell is not for the people. If you have a maintenance problem, go ahead and fix it yourself because they won't send a worker to help for about a week or 2. It took over 11 months just to get my pool key because no one who works here communicates with each other. We tried to get our fence replaced because there were small holes(that were there at the start of us moving in) that our dog could get his head stuck in, that took about a year to get done as well. The people who answer the phone are always nice but not quick to solve problems. They also tried to increase our rent AFTER our contract was already signed. Bell Properties only care about money, not people! Bell Properties is the worst option for renting in college station. They will not maintain their properties if someone is living there, they would rather have you move out so they can make more money off where ever you're staying. My appartment has roaches, and after fumigating once (only my apartment, no one else's) the roaches are still here (shocker). I've also been waiting over 5 months for my garbage disposal (which is full of mold at this point) to be repaired, no one cares. Rent with someone else, at least Equity real estate doesn't charge you when you're a day late, and they actually fix their maintenance requests. read more

The day before my move-in date I went to Bell to pick up my apartment key only to find that Bell Properties had no idea I was moving in the following day, had no copy of my lease, and had no record of my security deposit. The apartment had no floors put down, was not painted, and did not have repairs made to the apartment after the previous tenants had moved out. When I moved in several days late, I was told that all of the repairs listed on my inventory sheet would be made without me having to submit a request. NONE of these repairs were ever made. I supplied all lightbulbs myself, I purchased a new air filter, and I had to store away the several cans of paint, buckets, trash, and cardboard case of flooring that were left in my apartment. New blinds were supposed to be installed in the unit in a timely fashion. After many promises by Bell Properties that the blinds were supposed to be installed "that day", they were finally installed over a month from my move-in date. It took 2 weeks and me finally contacting College Station Code Enforcement to have a lock installed on the bottom floor kitchen window, which was able to be easily opened from the outside. The grass was never mowed on a regular basis and there was constantly trash around and behind the property. Good luck trying to contact Bell as my emails were rarely responded to. Bell tried to deduct $140 from my security deposit for things like adhesive still left on the floors from when they were installed. In my eyes, Bell owes me for my time and patience in waiting for them to install blinds and window locks and for the air filter, lightbulbs, and lighting fixture hardware I purchased. It took Bell Properties over 35 days just to get my security deposit check in the mail, well beyond the 30 days that Texas law allows landlords to return deposits. Bell Properties is a horrible realty agency that will not respond to you in a timely manner, will not make repairs to your unit in a timely manner, and will try to screw you out of your security deposit for things they should have taken care of in the first place. I highly, highly recommend renting from a more professional company. read more

I can't say enough good things about the owner of this company. We have had a lot going on in our personal lives recently, and somehow a lease renewal was overlooked and we missed the notifications. My husband and I were extremely frustrated and gutted when we felt like we were not welcome to renew, but Maurey immediately got on the phone and called us to straighten everything out. She was so friendly and helpful, and I can not thank her enough. She DOES care about her tenants and is a very down to earth person. I felt like we were immediately taken care of, and the situation was rectified within minutes. This is a small owned company, and she takes care of her tenants like family. I appreciate everything, and apologize for jumping the gun when we were frustrated.
