I wanted to warn the community about "At home properties" When we first got to college station, we didn't know where to live. We trusted "at home properties" to show me and my children a good reputable place to live. They showed us 2 apartments only and said we were limited on options. We'll long story short 3 years later, they were THE worst company we never got maintenance done etc and walls foundation if tge whole place were falling apart, They re -did university oaks Blvd side walk in the front, and A LOT of bugs started coming out in our place. We sprayed sent ppl etc and the bugs started getting worse. When I asked the at home properties to help with the sit, all they could do is talk about how I should get with the neighbor attached to the duplex and schedule a spray with them becsuse they said the bugs would go from their apartment to our When we would spray. Last but not least, after we had to leave with 2 months left of $1000 rent payments, we cleaned it good and everything and they are now trying to charge us $13,000! They are trying to charge us for electricity being on while they renovate and everything! They have been the worst nightmare and now I am filing a complaint with TREC and finding out there are so many like me in the community. We have to take a class action lawsuit or help ppp that move into these neighborhoods by the school it's not right and they are getting away with things. read more

AtHome Properties is a great property management company to use. As I researched a place to live, they were responsive and answered questions, or concerns quickly. After deciding to go with the property they showed me, the process for necessary paperwork was done quickly. The apartment was ready earlier than expected and was move-in ready and very clean. They're extremely unprofessional and will let themselves into your home whenever they want and if you have a pet and they can't come in they will charge 50$. I've have multiple encounters with different employees and all have been condescending and unknowledgeable. I recommend using any other management company. If I could choose negative, I would. I would like to start off by saying that it has been about 22 years since me or my husband have had to rent, as we have been homeowners. However at this specific junction in our lives we find ourselves renting for the first time in a long while, and boy how things have changed. With this backstory you will also understand our absolute confusion on the fact that now not only is everyone over the age of 18 expected to fill out separate applications for a property, but they also expect each person (even if they're married or your children) to pay a separate application fee. I'm sorry....what?? Not only was this not told to us by the agent for At Home Properties (the part where everyone has to pay the fee), nor is it broken down in simple terms on their website. Maybe it's "inferred" but it's DEFINATLY not spelled out for those of us who are new to renting. It was only after I had submitted the application and paid the fee that I realized they were wanting a fee for all the applications. This was for my husband, 18 yr old daughter, and myself. The very next morning I called their office to explain what had happed and they just told me they would not be returning my money, even after I explained we would be pulling the application for that rental property. My husband ended up going down there and let's just say, things got ugly. Words were thrown around and my husband left without anything being solved. I called a few days later and ended up speaking to the same person. I had decided before I called that you get more flies with honey so I was going to be professional and super nice. That went straight to hell when Melissa (the agent who answered the phone) realized who I was while in the middle of telling her my story. As I sit here and write this, I have to wonder.....how does someone with such a nasty disposition end up in customer service? For those of you looking for a good rental management company....this ain't it. Keep looking. I have never had anyone speak to me this way or be so rude and I just can't believe this person has been put in charge of a business where your whole professional goal is to make/keep people happy. Cannot say enough nice things about At Home Properties! They are very communicative and work really hard to work with you on things. Due to graduating and moving to start my new job, I needed my lease to end two months earlier than stated on my lease agreement. They told me they would be willing to list my property for lease early that way I wouldn't have to pay two months of rent for an empty place. They did just that, got it leased earlier, and I'm so thankful! Typically, property management companies are unwilling to work with you but I'm so glad At Home Properties did. read more

Every time we brought up an issue or asked a question to Melissa, she was extremely rude and condescending. She has told us multiple times that she "doesn't have time" for whatever issue we brought up. I understand that everyone has bad days and that working in property management can be stressful, however, if you are not willing to help your tenants with anything then why work in property management? I'm just thankful that I only had to live in my unit for a short amount of time. I will say though that maintenance was always very quick to respond, and that our unit was great for us. I'm just hoping now that we actually get our security deposit back; after reading other reviews (and making sure our unit is absolutely spotless), I'm not sure that will happen. Edit- This isn't even the problem, but to clarify, the only solution given to me for the most current issue I had was to wait for the current tenants to move in, which unfortunately isn't an option for the specific piece of mail that was sent to the wrong address (by my employer). My issue is the fact that Melissa has been consistently rude when questions are asked. I want to reiterate that my issue is with Melissa's demeanor, and not with the fact that she couldn't help, because I do understand that. If you don't want to answer questions, then don't work with the general public, especially in a college town. As soon as I found out it was sent to the wrong place, I contacted Melissa (as well as my employer) to try and find a solution. I understand that mail being sent to the wrong place is not Melissa's fault, but I'm really not understanding how the landlord doesn't have access to open the mailboxes, especially because nobody is currently living in the unit (in Melissa's words) and she couldn't give me an estimate (I didn't ask for an exact move in date obviously, but any sort of timeline) of when the new tenants would be able to check. If anyone receives mail that was delivered to the wrong box, there's no issue with putting it in the correct box. I only got frustrated when Melissa told me over and over that she couldn't do anything and that she had other things to worry about, hence why I thanked her for "trying" to help and then hung up. Every conversation that I have had with Melissa has basically consisted of her saying that she cannot help, and she is always mad or frustrated about something. Again, I don't understand how Melissa is consistently discourteous and disrespectful. Had this not been like the 3rd or 4th impolite conversation I had with her, it may have been a different conversation and/or review. read more

I am renting a big size property with them. Staff/owners don't exhibit professionalism. Their attitude towards individual renters is not good because they apparently manage thousands of properties. I think they don't want to perform any maintenance. They are very slow in responding to requests maybe because they are understaffed. I don't think they have maintenance staff on board. They outsource. I don't expect any help from them in fixing urgent issues. They do send out holiday greeting cards. My holidays would be better if they would fix the issues at my place. Do not recommend them at all. Take your business to a place that would appreciate their customers better. read more

If you want a property worth your money, try this company. I won't go to any other company after renting from At Home for 3 years. A washer/dryer is included in almost every unit, most units are duplexes with a yard. I like not worrying about neighbors above or below as much as with traditional apartments. My favorite realtor is Christian - he worked with us extensively to find an apartment that fit our budget and needs. I haven't had many issues with At Home, and those I have had, were resolved eventually. They're also one of the only companies in CS with leniancy toward multiple pets. I've recommended friends that have multiple pets to rent here. We were allowed to paint a wall in our last apartment as long as we painted it back. The units are just worth the money you pay. I've always gotten the bulk of my security deposit back. No pety charges for things - just what was damaged or needed replacing. It was also detailed and written down exactly what was charged and how much. I'm saddened to see other negative reviews - no company is perfect, but At Home has really been a saving grace from apartment renting. I think you get the most for your money with them. read more

Probably the best PM company in CS...very professional staff, respectful, well educated, very available...the property managers take a personal interest in the properties they manage...they know how to deal with tenants and landlords, and do so with a professional demeanor that you can only admire ! I've lived with the company for 3 years, and would highly recommend. Our property manager was Brad, he is a good guy and would always respond to our phone calls/texts in a timely manner. One time we called in a maintenance request for the air and the AC company was there within five minutes. At Home is very fair with returning their deposit. I understand companies aren't perfect but this was one of the most ridiculous experience I've ever had while renting. Putting in multiple maintenance requests, not being answered for weeks, workers banging on the roof at 6am on a Saturday without warning AND they used OUR electricity to fix the roof then proceeded to charge US for THEIR work on THEIR house. Maintenance men telling us that the oven wasn't really broken then it would not work the next day?! I have used At Home Properties the past 5 years and I could not be happier with my experience with them. They took care of my home, giving me peace of mind, while I could not be in College Station. I would highly recommend them for anyone needing a property management company in the BCS area. Their pricing is more than fair and customer service amazing. I always felt that my property was in the best hands. I also used At Home Properties to sell my home this past month. Jana Lane has been my property manager and my realtor. I do not live in the BCS area anymore but she worked with me to get all of the closing procedures done via internet, which has been a huge weight off my shoulders. What makes me sad about this review is the home owner is AWESOME. But, AHP is a horrible leasing agency to deal with. In the 3 years I've rented with them, I've had 4 rental managers, and I only find out that I have a new one when I call to talk to my rental manager and they no longer work there. And that's about the best communication I get from them. When I try to reach my rental manager, it's 1 out of 10 times that I actually get through to them, and when I leave a message, it's rare I get a call back. Forget putting in a work order with AHP. The only time I got timely service was when I called and said there was a water leak and the home owner showed up to handle it. Every other time it took forever to even get recognition that a work order was submitted. I eventually gave up with that and just got the number to the handy man the home owner used and would call him when something was wrong. Now, to be fair, the home owner and his two handy men do 98% of the work. And if you talk to them directly, work gets done fast. And honestly, the home owner could not have been any better of a person to deal with. If only he didn't use AHP as his property management company. After 3 years, it came time for me to start dealing with a military move, so breaking the lease. After getting false information and me voicing my concern, Melissa dug deeper and cleared up any issues and confirmed my correct information and ensured that my move out would be seamless. I appreciate the time and effort she put into making sure that everything goes the way it should. READ YOUR ENTIRE LEASE BEFORE YOU SIGN, THIS COMPANY IS UNLIKE ANY OTHER!! An ethically unsound company... please read: This business is definitely not a professional group of women! They stick it to you when you move out. (I did have one conversation with a Male who was very customer service oriented) I have been renting with my family for 20 years and I have never dealt with an experience like this. I was spoken to like we were in a high school argument on the phone and treated terribly. She refused to give us any information over the phone, everything had to be in writing. Upon emailing Kaila Pitts and Melissa Clinton (apparently the owner) I could not get a response. All I got was that they will get back to me at THEIR earliest convenience. When your sidewalk the Melissa on the phone, if you try to explain something she says "ma'am stop yelling at me." I never yelled at her. Apparently I called her honey on the phone and she said that my husband and I shouldn't call her honey in a condescending way. It's like she just wants to get you upset so she can have a reason to hang up. I paid 1600 in refundable deposit, and 800 for pet deposit (50% refundable). I have never left a place cleaner than we left this place. We had the carpets professionally cleaned, bought and installed grass for the backyard, paid to have the inside cleaned, touched up the walls, as well as everything and more that was listed on or move out checklist. Any time you ask them about any detailed price breakdown, they just say, "it's in the lease" they let realtors come and show the home with no notice. BEWARE SIGNING THIS LEASE!!! when you sign the lease you allow them to come into your home whenever they want to do routine checks. This company violates so many rights as a renter and they justify it by squeezing it in the lease. They hold grudges against you if you get upset at them and then they try to stick it to you when you move out in an extremely vague breakdown. An admin fee of 500!!! When I asked for details Melissa claimed that that was the detail. I have owned my own company and my mother is a renter herself and this saddens me that they do this to people that are renting because they probably know renters don't have the money for a lawyer. Just because you covered yourself in your lease doesn't mean it is ethically right. I hope others stand up against the ethics of this company. I hired Lynn and her company At Home in 2016 to manage a large apartment building in College Station. When I first spoke with her she was a great salesperson promising to work hard and help lease up the vacant units. During the first 90 days she worked hard getting rid of bad tenants and marketing the vacant units. Shortly thereafter her services dissappeared. I kept asking why the vacant units were not leasing. She came up with all kinds of excuses. I then decided to check Lynn's work. I had friends in College Station pretend to be looking for apartments to rent and call her office. When one friend called her office in December of 2016 they were told Lynn was out of town and no one else in the office was allowed to show vacant units. I was shocked. Why would Lynn go out of town and not allow her associates to show my vacant units? When Lynn got back into town, I had Brad at ARA Apartment brokers make an appointment to see the vacant units. Lynn showed up an hour late. Finally I flew out to see my building and the vacant units she was showing were dirty. One would think she would have the apartment cleaned before showing the vacant unit. Shortly thereafter I fired Lynn's company At Home. I have evidence of firing Lynn should anyone question my review. Don't be surprised if Lynn's company responds back with a bunch of lies. At Home should be called losing your home! read more

All the negative about this company is correct. They don't always return calls promptly, maintenance is a JOKE but your not allowed to fix anything per your lease!!!! These people are bullies. Rather than a calm conversation about the terms of the lease, they opted for an emotional tirade about students having their "mommies" call for them. (I've heard it twice, so it's apparently a snarky bit of nastiness they enjoy.) And actually, I'm not calling as a mommy. I'm the Guarantor on their legal document, and this is a BUSINESS situation, not a middle school playground. I would have liked to stay on-topic. Namely, their insistence that my son had to renew his lease in FEBRUARY. It expires July 31st. Their lease says that it automatically renews on a month-to-month basis after July 31st unless either party gives written notification terminating the lease as of the expiration date. It's not complicated. And it's THEIR lease! Have they really gotten away with harassing their tenants in February and insisting that they're REQUIRED to renew so early?! Tenants are not required to do ANYTHING except give appropriate notice of leaving per the lease terms. And if the At Home idiots never send formal written termination of the lease, the tenants may continue to live there on a month-to-month basis PER THEIR LEASE. But they have obviously gotten away with bullying the students for so long, that they stopped bothering to even look at their lease terms. Seriously, they're a property management company, how do they not know what is required of them in their ONE AND ONLY legal document with their tenants. It was actually NICE of me to tip them off that they're NOT meeting the terms by sending the required written notification of the termination of lease to ALL their tenants who use the very same lease. Because EVERY TIME THEY DON'T, they are illegally telling their current tenants that they are required to move out at the end of their lease, when actually they are certainly legally entitled to the quiet enjoyment of the property as provided for in the lease document. My son is moving anyway, I'm not fighting for him to stay. The market is over-saturated and better properties are a dime a dozen. I'm fighting the bullying tactics and their regular practice of misleading their tenants. It can only be either intentional or unintentional. If intentional, it's deceitful, predatory and unethical. If UNintentional it's just blatant ignorance of their own lease document. To combine either of those characteristics with belligerence and haughty snark should be a huge red flag to property owners and tenants alike. read more

This company completely mismanaged our house. The employee in charge of our property changed multiple times without notice as to who is now responsible for answering questions (not like any of them answered our questions anyway). I called for clarity on multiple aspects of the contract or other issues, and, on every occasions, was met with a condensing response. Every single person that I talked to was rude and entirely unhelpful, which ended up costing us money in the end. We followed the terms of our contract to the letter, but it was as though they wanted us to have to pay extra money. We reported issues with the property, which was not cleaned before we moved in, and nothing was done. We had to fight for basic upkeep. I lived at a Duplex Managed by At Home Properties for 3 years. Aside from the repeated issues we have had with neighbors that went unresolved, our main issue happened upon moving out. We were notified by mail that $775 was deducted from our Deposit for "cleaning, bulbs, ac filter, and carpet repair". We replaced blubs frequently and even left extras when we moved out. We changed the AC filter the same month that we moved out. The only picture At Home Properties gave regarding to "cleaning" was a picture of the top of the fridge (after we complained to the BBB). And the only carpet damage shown was a picture of a 3 inch tear next to a door. Nothing listed even remotely explains why $775 was needed for those alleged repairs. We were basically told there was nothing we could do, and that they would not provide any additional clarification or images. So advice to all new tenants: TAKE PICTURES UPON MOVING OUT SO YOU DON'T GET SCAMMED! I will update this review after I take them to court. read more

My husband and I rented with At Home PM for three years. When we first came to College Station to look for a home to rent, the staff was very polite and courteous towards us and Lynn, the broker, was fantastic. They helped us to find a good sized property that had a good sized yard for our dogs too. We paid $800 in pet deposit and $900 in regular security deposit (which was a full months rent). Prior to moving in, the promised they would have the carpet replaced and have the washer and dryer removed from the unit as we had our own. When we got there, the washer & dryer were still there and the carpeting had stains all over it. The house was dirty too. The freezer had food particulars left in it and the kitchen counters were sticky. The air conditioning was also not working and instead of coming to fix it when we called, they waited until the next day and we had to stay in a hotel overnight (because it was at the end of June and well over 100 degrees) and they did not pay for it or remove that from our first months rent. During our time renting through At Home, we had multiple problems with getting our yard mowed in a timely manner (even though it's included in the rent), we also had problems getting them to come to the property for maintenance requests. One of the upstairs bathrooms would leak into the living room every time the shower was turned on and they never fixed it even though we called multiple times about it. When we were getting ready to move out due to my company transferring me, our property manager did work with me to get the property leased sooner than our original lease ending was, however, she told us we would not be liable for any other fees past our last months rent and then they charged us for an additional 9 days. They also recorded our deposits in the wrong amount shorting us well over $200 in deposits. On the list of reasons why we won't be getting even $1 refunded they put "smoke detectors" which were all working when we moved out of the property, charging us for "blinds" which were damaged when we moved in and somehow they are trying to charge a $496.20 "administration fee", which everyone I have checked with and EVEN other property management companies I called have never heard of. If you're looking for a place to rent in BCS, do yourself a favor and do NOT rent through At Home. They have a lot of the properties but they're a terrible company with terrible employees. Somehow between replacing carpeting (which is standard when someone moves out of the unit), replacing mini-blinds, weather stripping on the back door, drip pans on the stove (which were dirty when we moved in), smoke detectors, light bulbs (which we left all of them and even replaced the burnt out ones prior to moving) and their bogus administration fee they are claiming $2300 in maintenance fees. If this isn't highway robbery at its finest, than I don't know what it is. Through a painstakingly long process my husband and I had to send letters via certified mail to rectify all of At Home PMs mistakes including, but not limited to, sending photographs of the property that we took upon moving out, detailing their errors in addition, requesting itemized recipes to prove the outrageous costs they were claiming (which, the refused to provide.... shady). The other thing I find interesting about At Home PM is that they have two different Yelp pages. Why? Because the other one has 26 negative reviews and this one had only 1 good review. Melissa also always replies to the negative reviews and it quite snarky. I have reported this company to the BBB on more than one occasion and believe it is in everyone's best interest to fully do their research prior to signing a lease with At Home. Their business practices are less than desirable. They prey on young and naive college students who don't know any better and then cheat them out of their money. They have been showing our property for the last five months. Several times they have shown up completely unannounced. We've had days where they did three separate showings at three separate times. They are also now showing on Sundays even though they are not even working on Sundays. We've asked for them to not come at certain times, like my daughters nap times, and this has been completely ignored. We've had them give our home key out to random groups without letting us know. This wouldn't be as big of a deal if I hadn't found my neighbors home key in our parking lot with her home address attached to it. A maintenance man had dropped it. And to top it all off, we had mold growing in our bathroom and they refused to deal with the issue until I pointed out all the laws that require them to deal with this promptly. That was about 4 years ago, and I thought that perhaps it was simply because of the specific person who was assigned to handle our property. Fast forward 4 years, and they've got a property listed that we're interested in. Against my better judgement, I decided to give them another shot. Bad idea. The agent did not show up at the property, and this was quite a ways out of town. That's a long way to drive, and a lot of gas to waste for nothing. I had just spoken with the agent 30 minutes prior, and we agreed to meet at the property as per our scheduled appointment time. He never showed, and sent my calls to voice mail when I tried to call him. He also never returned my calls. In short, At Home Properties is not worth dealing with. Stay away. read more

We cleaned, even hired a maid, and somehow were charged $400 for cleaning? Is that a joke? Also when we first moved in the we were charged the electricity bill for the lapse "between tenants" after arguing for months they finally agreed to take care of it... When in all reality they actually just used some of our deposit to pay for it. Wow. And finally a tree fell through a fence four months into our year lease... I have lived in 3 countries, 5 states, and 8 cities. I have had at least 20 different rental addresses. I have NEVER come close to the awful experience I had with Melissa. I found her dishonest, condescending, and opportunistic. She exemplifies every negative aspect of the real-estate stereotype. I left a rental after just 2 weeks due to her blatant attempts to profit at my expense. She has lied to me directly on several occasions. She is now withholding large sums of money paid to her in good faith, and refusing to pay for materials she initially agreed to. She states she is acting in the owners interests but continually refuses to provide any contact information to verify this. After only 2 weeks, this is the worse rental experience I have ever had. I was a Realtor in College Station for over 25 years. I knew which Property Management companies provided great service to Home owners. In 1998 I selected At Home Property Management to manage our property. I did not what to do this myself for many reasons. We have been so pleased with the service we have received from Melissa and Brad Clinton, the owners. Our Property Manager, Jana Lane is the best I have ever worked with. if you see the sign for At home drive the other way, my time renting from them started with having to sign the lease twice because the first one got lost, 10 requests for repairs with no answers, broken fence after paying 800 pet deposit and getting told it would be repaired and after move out dropping keys in lock box as requested getting charged for key replacements. OHH did I mention getting charged for damage done by the contractor they hired. to make matters worse I gave them back an overpayment due to faulty accounting. read more

Make sure to document EVERYTHING related to the property you're renting. When it comes time to receive your deposit they will take out as much in fees as possible. My family had spent literally a whole day cleaning out my unit, yet we were still charged $160 to be taken out of our deposit. When we called to speak to Bradley Clinton he could do nothing but grumble and let out a bunch of "uhhh"s before finally saying it was because of a dirty ceiling fan. We know for a FACT we cleaned each ceiling fan and Brad emailed of a photo of what looked like a stock image dirty fan. When asking Brad for his manager he taunted us that we weren't going to receive any money back. We then spoke to Melissa Clinton (His superior or wife?) and it was the same crap. They admitted that because of the dirty fan they hired someone to clean it for $160? Don't stay here if you have a choice. If you're already under lease just make sure to document everything and take photos of your unit before you move out. read more

I've been with At Home for two years in two different homes. The first year, the service was fine considering we didn't have many things break down. However, before our lease ran up, they sold our house to an individual which made getting back our security deposit a month-long hassle. The second home, ran by a different property manager, Brad, was much worse. The house was not cleaned when we moved in. There were still cereal remnants in the kitchen cabinets and it took three girls and their moms two days to get it to "move-in" ready. The house had also not been updated in many years with many safety hazards. It took At Home over a month to get five or six of the items done on our list. Even during the year, it takes sometimes up to a week to get a simple work order fixed. DON'T GO THROUGH AT HOME IF AT ALL POSSIBLE read more
