When I requested his insurance information he indicated that he did not have insurance to cover this sort of damage. He said he would remove my damaged carpets in my basement and reimburse me to replace the carpets if I provided him quotes. It took him 3 days to remove the wet smelly carpet from my basement and he left the wet padding from one of my carpets in my basement. I provided him with quotes for replacement carpet as he requested on 8/9/13, and since that time he has been unresponsive to my phone calls and emails. I believe the only reason he returned to my property after the initial incident was because his radon testing equipment was in my home. In addition to the unfortunate flood during his inspection, the report that he provided to the Buyers indicated a number of issues which were simply false. I was able to immediately prove some issues incorrect, and have since had contractors out to my home to provide information and documentation in reference to other areas of his report which were exaggerated and incorrect as well. He also continued to perform a radon test in my home after the flood he caused, even though the damp and humid conditions of the basement due to the water and ongoing use of a fan violated the EPA Indoor Radon and Radon Decay Product Measurement Device Protocols. Initially, this was a seemingly thorough inspection with Edward spending a great amount of time in my home and appearing to inspect everything you would expect for this type of service. Unfortunately, he was not careful and caused damage to my home, did not follow protocol for Radon testing and did not provide an accurate inspection report to the Buyers. If he responded to my calls or emails and attempted to remedy the situation in regard to the damage and home inspection report discrepancies I may not be as quick to suggest not using his services. Unfortunately he has not shown professionalism in this situation and his unresponsiveness, including hanging up on me when I identified who I was when calling his business, is unacceptable. Buyer beware, if you were to be held responsible for his actions in someone's home.

We had the opportunity to work with Chris in our property. The entire process was seamless, from booking an appointment, the invoice, and the day-of procedure. Chris arrived early to capture the exterior documentation (i.e., front/back entrances, roof, facade) and greeted my partner and I with warmth and good humor. We examined each part of our future home, and Chris was very helpful with answering our questions and sharing context when weren't familiar with certain issues. It's clear he was knowledgeable and reassured us that we would be in good hands on closing day. After the inspection, you receive an in-depth report with assessments on the areas of improvement, concerns, and general status reports. I think he did a great job "looking for trouble," keeping us notified of how to be proactive should any maintenance is needed. Eagle Inspections was great to work with, and should definitely be considered in any home-buying process.

I chose Joe based on his consistently excellent reviews and I'm so thankful I did! He performed a diligently detailed inspection of the 100+ year old home alongside my realtor, and called me immediately following to give me his high level thoughts. When I received the report, I was even more impressed. It grouped items into repair/replace, ongoing maintenance, and future improvements. He nicely incorporated technology to provide heat sensitive photos for the radiators and 360 degree photos of the whole home. Following, he's since entertained my husband and I's seemingly unending questions with grace and knowledge. Our realtor, who I assume sees this function all the time, noted that she is going to start referring clients to him because she was so impressed. Thank you, Joe!

Recently heard horror stories from friends about other Home Inspectors, so I went into my first home Inspection a bit skeptical. Joe who was my inspector a few days ago, made sure that I was informed about all of his findings. He didn't just point them out but also educated me on why it was a finding, how to monitor the finding, and also necessary repairs/replacements to request from the seller. After receiving my inspection reports (just a little over 24 hours after the physical inspection!) I was even more amazed by how thorough the report was. If this is your first home inspection or you just don't know what to look for, Joe and his team will make sure you do. Great service at a great price!

A billion stars for Eric!…read more I was in a jam and needed to book an inspector the next day. I called all over town and even crossed over to Pennsylvania, but most inspectors were booked until the following week. When I finally spoke to Eric with "Atlas Home Inspection," and explained to him how the seller was only giving me 24hrs to get my inspection in without losing my deposit, Eric squeezed my inspection in, after a long, hot day of inspecting other homes. I'm in California and the inspection needed to be done in Burlington County, NJ, so I was not expecting much from an unsupervised inspection, but after Eric finished he called me and I was amazed how he combed through every inch of the house. When Eric went into the crawl space, he discovered rotting wood under the wash room, rusty and deteriorating ductwork, moisture issues, and other minor problems. Eric pointed out electrical fire hazards from wire lines coming into the house. He checked every outlet and informed me which needed to be replaced with GFCI receptacles and why the plug for the fridge should not be GFCI. Eric spotted major problems, that were not detectable to a lame person like me, with the chimney foundation and firebox. Eric did not just climb the roof on a muggy day and looked around, he actually lifted problem shingles and investigated issues he found, then he got up in the attic to figure out how extensive the damage was from the inside, as well as the outside. Eric not only took his time to list his concerns to me over the phone, but he patiently explained in detail what it means so an inexperienced woman like myself would be caught up to speed construction terms and how it affects the house. Eric treated me with respect, even though we both knew I had no idea what he was talking about, and did not talk down to me or brush me off. He simply educated me and gave me his estimate of how much each problem could cost to fix and how I could research contractors. Never once did he pushed his other services; in fact, he was so honest, Eric actually informed me that I did not need to pay extra for a termite certification since it is not requested by the lender and that he was going to inspect the home for termites and other pest anyway. The amazing part was that Eric did not even asked for payment upfront, knowing that I was in California. He didn't have me sign any paperwork ahead of time or withheld his report until I paid him. He did not give me any BS on how his rate starts at blah and could cost more (which means it is going to be more). He had the most competitive flat rate. He trusted me and I can strongly say that you can trust Eric. Outstanding!!!

Him and his son, who he was teaching at the time, arrived on time for the inspection. The house we purchased was a flip and we had had no idea what we were getting into. He mentioned quite a few issues in the report, however, there were MAJOR issues not mentioned that we found out about later that could have been avoided. The first problem- The son noticed the exterior outlets seemed as though they were not working correctly. Mark told him he used the old tool that does not work. We thought they figured out the issues but all of our exterior outlets did not work after moving in except for 2. -Our fan in the bathroom was not connected to anything so it just blew all of the air into the attic. We found this out because the roof was leaking above the bathroom since they installed the vent incorrectly. -We were having work done in the crawlspace and he never noticed live wires just sitting on the foundation. This has been irritating me ever since we started having problems with the house that could have been avoided. I also understand wanting to teach your son to join the business but I think there could have been a better way to go about it than just letting him go off on his own during such an important inspection.

I don't know if this replaces my original posting but I'd like to reply given the seriousness of my…read moreconcerns with this service. First, being called "nasty" by a professional I paid hundreds of dollars to is... pretty telling. Instead of addressing the substance of my concerns, he's leaning on the fact that he produced a 61-page report, as if page count automatically equals quality. Here's the reality from my side: Yes, I got a 61-page PDF. But a huge portion of that is boilerplate disclaimers, generic safety blurbs, and repeated headers/footers that could be dropped into any inspection on any house. What I actually needed was clear, direct communication about this house and its real risks. During the inspection, he acted like it was basically a great house, and to his credit he spent a lot of time explaining various things to us. But, nothing in his tone suggested what the "totality" of the report later revealed: that this place is a mold and moisture time bomb, with a ventless gas fireplace (hello, carbon monoxide risk) and questionable electrical work that any normal person would want flagged loudly and clearly. That's nothing to mention of the total exclusion of the fact that we learned (only because I was moving stuff and asking questions) during the inspection that the original structure had burnt down and the built date was updated to reflect a new build despite the original foundation post fire (fire weakens concrete/brick significantly). We found this entire chimney structure, active water bleeding through the basement walls AND a waterlogged ceiling that the "visual - meaning I won't touch a single thing" inspection would have missed. He refused to document certain holes in the walls, fence, etc because they were not specifically "defects." In my so called "nasty" email I wryly asked what he'd discussed with the owners before my arrival (it was awkward for everyone that they were there, also to his credit). I guess I just found it odd that he knew the terms of our offer hinged on "defects" and even more odd that he wouldn't document every single issue found - not just those that are, in his opinion, deal breakers. If you're a first-time or even experienced buyer, you are naturally going to rely on what the inspector says and how they frame things in real time. I was not warned in a clear, "this is serious" way about: * The basement moisture and efflorescence that point to long-term water intrusion and mold risk. * The ventless gas fireplace, which is exactly where you do not want extra CO and moisture hanging around (more mold). * The overall messy electrical situation, which should have been presented as a major safety concern, not just another buried note. It was advertised as a smart home by the sellers - when the reality is they had so many switch configurations they probably had to walk across the house half the time they wanted the lights to actually turn on, they depended on Alexa to get around the seriousness of the bad electrical work. After the fact, he's pointing to the length of the report like, "See? Look how thorough I was." But stuffing a report with generic text and legal CYA language is not the same thing as giving a buyer clear, practical warnings about a house that may have serious health and safety issues. My honest opinion: * If you want a thick packet of boilerplate and to be called "nasty" when you question it, this might be your guy. * If you want someone who will speak plainly on-site, highlight serious issues in real time, and not hide behind page count later, I would look elsewhere or at least get a second inspection for anything even slightly complex. This was a stressful lesson for me, and a near miss on a financial disaster. I'm leaving this review so the next person walks into it with eyes open.
