On 11/2/20 Abundant Luxury Home Inspection Services (aka Abundant Home Inspections) came out to…read morecomplete my home inspection as a first time home buyer. Initially,  I was impressed by the idea of an African American mother and son team inspecting my home. They offered warranty's, a money back guarantee,  and appeared to have a very pleasant demeanor over the phone.  However, when it came to fully inspecting the home and providing optimal customer service there was a severe lapse in quality performance. When it came time to inspect the service panel the inspector didn't have the proper tool to dismantle the electrical box cover. The inspector stated he didn't have the right tool and asked if the home owner had a tool box so he could look through it to find what he needed. Of course, I didnt feel comfortable looking through the home in that way because I didn't own it yet.  The company & I agreed for the inspector to return to the home on 11/6. As a follow up, I contacted the owner (Simone Cartwright) on 11/4 who stated they would only return to the home for an additional $150. She further stated it was the home owners responsibility to provide access to all areas of the home and it was my agents responsibility to negotiate the $150 from the owner in order for Abundant to complete the inspection. When I reminded Ms Cartwright the inspector stated he didnt have the tool to complete the job she began to over talk and yell at me. She became irate, using profanity and attempted to insult not only me but any future business I intended to recommend her for. When I told her I wasn't interested in arguing she accused me of trying to manipulate her by being nice.  At that point, I reminded her she advertised a 200% money back guarantee if the customer was unsatisfied.  I told her I wasnt requesting 200% just the original sum I paid so I can have the inspection redone. To that end, she became even more irate stating I would not be receiving a refund. After contacting my real estate agent, she was able to schedule another inspector to come out and look at the electrical system. This inspector had no issue removing the panel. Overall Abundant Luxury Home inspection isn't luxurious at all. They practice poor customer service, they weren't equip for the job, and they do not honor what they advertise. Their high level of disrepsect towards their clients is only revealed AFTER they've been paid in full. Abundant does not possess the business acumen to hear their customers out in a professional way while addressing the relevant issues.  Any business owner that proceeds to yell, talk over, and curse at a paying customer instead of addressing their own negligence cannot be trusted and should not be sustained by our community.  Take this review seriously. Do Not employ Abundant home inspection. They have no respect for you, your home, or your money.

His inspection report was meticulous in its detail and thoroughness as well as timely - arriving on Monday (inspection was Saturday at 8:30am). A billion stars for Eric!…read more I was in a jam and needed to book an inspector the next day. I called all over town and even crossed over to Pennsylvania, but most inspectors were booked until the following week. When I finally spoke to Eric with "Atlas Home Inspection," and explained to him how the seller was only giving me 24hrs to get my inspection in without losing my deposit, Eric squeezed my inspection in, after a long, hot day of inspecting other homes. I'm in California and the inspection needed to be done in Burlington County, NJ, so I was not expecting much from an unsupervised inspection, but after Eric finished he called me and I was amazed how he combed through every inch of the house. When Eric went into the crawl space, he discovered rotting wood under the wash room, rusty and deteriorating ductwork, moisture issues, and other minor problems. Eric pointed out electrical fire hazards from wire lines coming into the house. He checked every outlet and informed me which needed to be replaced with GFCI receptacles and why the plug for the fridge should not be GFCI. Eric spotted major problems, that were not detectable to a lame person like me, with the chimney foundation and firebox. Eric did not just climb the roof on a muggy day and looked around, he actually lifted problem shingles and investigated issues he found, then he got up in the attic to figure out how extensive the damage was from the inside, as well as the outside. Eric not only took his time to list his concerns to me over the phone, but he patiently explained in detail what it means so an inexperienced woman like myself would be caught up to speed construction terms and how it affects the house. Eric treated me with respect, even though we both knew I had no idea what he was talking about, and did not talk down to me or brush me off. He simply educated me and gave me his estimate of how much each problem could cost to fix and how I could research contractors. Never once did he pushed his other services; in fact, he was so honest, Eric actually informed me that I did not need to pay extra for a termite certification since it is not requested by the lender and that he was going to inspect the home for termites and other pest anyway. The amazing part was that Eric did not even asked for payment upfront, knowing that I was in California. He didn't have me sign any paperwork ahead of time or withheld his report until I paid him. He did not give me any BS on how his rate starts at blah and could cost more (which means it is going to be more). He had the most competitive flat rate. He trusted me and I can strongly say that you can trust Eric. Outstanding!!!

We had to supplement our response to the seller with these findings and luckily they agreed to fix them, but I was upset the they were missed in the first place. Mike also stated that the fireplace vent was non-functioning yet when our contractor took a second look he found it was just off the track and needed to be adjusted. I felt the inspection was rushed, he didn't seem to want me shadowing him and explaining what he saw (just said "it'll be in the report"). My final complaint was how he directed all of his findings at the end to my realtor instead of me as if I wasn't in the room at all. This is the second home I've bought and second time with an inspector, and although I was miffed about the above shortcomings I will say the rest of the inspection was thorough, including the sewer scope which was a big weight off my mind.
