About a year ago I was looking to buy a house for the first time in my life. I was trying to get a loan everywhere and it wasn't working. I was really nervous and confused about the whole process to begin with and I was self employed so no bank would touch me even though I had great credit and a down payment ready. I have no idea how I found BBMC, but they were quick, sharp, and took time to answer every question I had. They found me a great loan and a good rate when banks, rocket mortgage, and all those other loan places you see advertised everywhere couldn't do a thing for me. Overall, getting a mortgage or refinancing sucks. You have to shop around like you're buying a car. In my experience, mortgage lenders are basically used car salesmen disguised as bankers. My wife and I were looking to refinance our mortgage to get rid of PMI. Our realtor recommended HomeVantage. Colin Gregg was our loan agent. Initially they gave us a good rate and it was competitive with one other offer we got from another lender. The fees were higher than other offers, they charged us a full 1% point. However Colin claimed that we could forgo two mortgage payments with HomeVantage - by not paying our mortgage until we closed on the loan with them. Since they claimed they could get it closed before we'd owe another payment. This was a draw for us....until I called our current lender and they claimed we would be charged late fees if we did that. So I ended up paying for that month and we only got one month with no mortgage payment. This ended up being a pretty big point of contention with them. They also attempted to charge us a fee for a lock extension and did not contact me to explain why this was happening until I refused to sign any more documents. At which time they relented and ate the fee they were charging us for the lock extension, which was not our problem or fault. Pretty sleazy to leave us in the dark while just randomly sending us a form adding money to the loan for not my problem. Communication was poor throughout the process. Multiple times I asked for claims that Colin made in writing via email, and this was never provided because he claimed to be "slammed". We got a decent interest rate but overall I would not recommend HomeVantage. You can do better. We got our original loan from UFCU and I would recommend them. read more

AWFUL!!! TERRIBLE!!! I need more words to describe the completely horrific experience we had with this company. Originally, we were with people who were with a different company, then, in the middle of the process, they joined Vantage. In that process, they completely neglected to tell us many time-sensitive pieces of information. I cannot disclose the exact nature of that information because it's private, but trust me, we nearly didn't get the mortgage finalized in time to close. It was incredibly stressful because every time we called and talked to the brokers at Vantage, they told us something different. I really don't think they knew what they were talking about and I feel like they were just trying to give us some kind of answer to get us off the phone. They didn't communicate well with the title company or the realtors either. It was a gigantic stressful mess. Plus they kept sending important paperwork to the WRONG ADDRESS! They couldn't keep anything straight and we wasted dozens of hours on the phone with them trying to fix things. As if buying a house and moving wasn't stressful enough, they just turned the stress up to 11. Plus, as soon as we closed, they sold our mortgage before we even made the first payment and didn't tell us!!! We had no idea how to make our first mortgage payment and they gave the wrong address to the new mortgage company, so we weren't even getting the notices. If it wasn't for our own due diligence, we would have been late on our very first mortgage payment. And now, we find out that before they sold our mortgage, they didn't make sure that our insurance was paid through escrow. We only found this out because we got a notice in the mail (somehow to the right address) that our insurance will be canceled due to lack of payment in 3 days and now we are scrambling to figure out where the money we already paid for insurance ended up. read more

When I was looking for a home loan, I was referred to Nathan Creeger by my sister. He is the best loan officer I have ever worked with. His customer service skills are beyond amazing. We were in different time zones and I was constantly forgetting the time difference. He was very understanding of that and would always call me back even if it was after regular business hours. If he was not able to call back right away, he would text me with a time for his return call. He even worked closely with my real estate agent to make the entire process seamless. Not a good experience with this company. Advice to anyone doing business with them, take screenshots of all the notices you receive and all the quotes you get - they removed information twice from the app when I was shopping around comparing other quotes. After more than a year that a notice came up on the app that i was "erroneously" over charged at closing, then quickly disappeared - having emailed and spoken to Collin Gregg - he did not follow up, had no idea what this could be about, and needless to say never heard back from him again. Super disappointed with our process on our refinance. James Trader was recommended by a friend of my husband and we took a shot with it. James was very friendly and spoke professionally however, there were major issues with misquotes during our entire process. During the process we find out about 5 days before signing documents our rep James with Home Vantage contacted my husband and I to inform us that they over quoted us by 50% on our Monthly Mortgage rate. This was a huge impact and to be honest we would have probably not refinanced when we did if we had the accurate numbers to begin with. When this huge error was announced to us there was no action from Home Vantage to rectify the matter to accommodate in same way to make up of the misquote on their end. My husband and I had to inquire what actions are they willing to take for this error. This was such a huge disappointment to us regarding poor customer service to resolve such a big error made by their team and crunching the wrong numbers. We were informed that the miscalculation came from James's team and they had only accounted for half of our yearly property taxes. We found a way to move forward since we were still making a savings with the refinance but extremely disappointed still. Right before closing we received a call from our rep James informing us that Cenlar (our previous lender) would not fund the impound of our home insurance and they had strict guidelines that the refund must go directly to the home owner. At this time we were advised that since this was the case we would have to fund the over $1600 at closing and Home Vantage informed my husband and I that we would be expecting a refund check from Cenlar for $4600 within 10 days. It took over 20 business days to receive our refund check. Prior to receiving payment we contacted Cenlar since there was a delay and we wanted to inquire with status. When my husband spoke with Cenlar they informed us that the payment was on it's way however, the refund was only for $1800. We reached out to James with Home Vantage and inquired with the issue's and the refund amount being significantly lower than what he had quoted us. After further research James contact my husband back and informed him that there was a mix up and Home Vantage once again provided incorrect numbers to us. Per our rep James, he stated that the crunching of the numbers they went off of was what your wife sent over to me. My husband had to question James about this, why would Home Vantage go off of numbers of something we sent a picture of and not do full research to represent true accurate numbers from all parties involved and. James, then made a comment to my husband stating, "well at least your not delinquent on your account". My husband responded stating, we are never delinquent on any of our and this is not the issue. Bottom line, we will never use this Company again. My only advise to anyone moving forward with Home Vantage make sure you get numbers on paper and confirm the team is doing their research properly from all parties involved. It's very apparent that they just throw number's around like its no big deal and they are not fully researching final numbers with all parties involved. read more

We worked with this mortgage company and on referral from our realtor. We never got the opportunity to close on a home with them because we ended up buying a new build and the builder had a preferred lender which offered a deal that was too good too pass up however, I just wanted to write a review on Brad's company based on the interaction we had with them. The person we worked with was Andy. Andy was super helpful in all aspects. He answered every single question we had (and we had A LOT, being first time home buyers). We felt like he was always honest and patient with us. Even when we told him about the builder's preferred lender and the incredible deal they offered he was honest and said it sounded like a great deal and he helped us forward all the information we had provided him to the new lender, which helped expedite of process so much faster. My daughter and her husband have served in the military for 10+ years. When they decided to buy a house they did research on which company to go with. They found Homevantage Mortgage, they looked at their reviews and had a 5-star rating. 120 days ago, yes that is right 120 days ago they said they were pre-approved for a loan up to $179K. They found their perfect home for $150K. A few days before closing, they were told that their debt to ratio was upside and needed to have additional income. They showed them the extra income, they passed that, then they came back with you will need a co-signer, they told them they have a co-signer and they came back with you are being denied!!! Art Gulley - who was their loan officer held information back from the underwriter and they had to resubmit the same paperwork 3 times. When I called them and spoke with Brad he said that he was in a meeting with the FBI to do an audit... The kids have been tossed around for 120 days and almost lost their dream home, Thank God for seller and Brandon at Master of Mortgages, he has them all fixed up in just a few days and they will be moving soon... read more

November 9, 2016--Landlord wants to sell the house we're renting and tells wife and me we need to vacate by end of year. November 15--We meet with a realtor. Nov. 21--We make an offer and get a contract on a house. Nov. 30--After slow, clumsy interactions with two "big box" lenders, I get fed up and contact BBMC at a friend's recommendation to see if they can close a loan with us by the end of the year. Dec. 9th--We are CLEAR TO CLOSE! The seller's set December 28th as closing day, and everything went as smooth as can be. To top it off, Tiff's Treats and other assorted goodies were provided by BBMC along the way, as if closing a loan with great communication in record time wasn't already enough. 10's across the board from these first time home-buyers. read more

As a first time home buyer, I couldn't recommend working with the Cullipher Group. I appreciated that they were quick with my pre-approval letter, relatively responsive, and relatively friendly (hence the two stars), however the content of their communication was frequently confusing and conflicting. -The first issue was a conversation between the loan specialist and the seller's agent of the property I was interested in which called my ability to finance the property into question. -After that confusion was resolved, I was asked to pay for a condo questionaire (hundreds of dollars) to be completed, only later to find that generally mortgage companies pay for this upfront (the cost is passed to you in closing). To be honest, after the fact, it felt like a tactic to get me to really invest and stick with their services since I'd already dumped hundreds of dollars in. Not saying they were actively going for this, but it didn't feel good either way. -Later one of the managers called me and surprised me by saying they don't work with non-warrentable condos, even though the first person I talked to said they could. You can imagine my panic after spending money on the questionaire, earnest money etc. -Once this was cleared up and I got the OK after the questionaire was returned, I was sent the loan disclosure which had an interest rate that was .5% higher than we had discussed and NOT locked in. This was yet another surprise considering my very good credit and previous conversations. It was later explained to me that condos have higher interest rates (however these folks knew all along I was looking at nothing but condos), and I was told it was highly unlikely they could go lower, but that I should "trust" the rate wouldn't increase. Also, somewhere in that mess someone else from the office called me to work with me on the loan which really only served to confuse me more because now I had three points of contact that were in varying levels of communication with each other. So that was when I decided to switch to CMG Lending and I'm really glad I did (one point of contact, no surprises, and they got me a better rate as well as money for closing through a special program). Although the Cullipher Group wouldn't reimburse me for the money I spent on a questionaire I didn't end up needing, it was worth eating the cost to avoid any other surprises. For a more experienced buyer, this very well might be a good option but it did not work for me. read more

I'd recommend them for sure. They are really friendly, get back to you when you call or email and if there is a problem with underwriters, they will work till they get it done. My loan went through 3 appraisers due to some ridiculous underwriting overseers, and they stayed on top of it and pushed it through. read more

I've dealt with Brad and the folks at American Capital Home Loans for nearly a year. My wife and I moved to the Austin area last March and were looking to get preapproved to purchase a home here. We first went to our bank to check into refinancing as we were hoping to take advantage of the great mortgage rates. Ultimately, they were unable to put a loan together for us after we provided all of the documentation and jumped through a multitude of hoops. After some research, we found American Capital Home Loans. Brad, Cali, and Rebecca were professional, thorough and worked diligently from the beginning of the re-finance process through the closing. In our case, we were re-financing a first and a second. The ACHL group executed flawlessly and were able to bring both loans to close. It's exciting to be able to lower from a 30 to a 15 year mortgage at an excellent rate. We highly recommend them to those who are looking to finance or refinance an existing mortgage. read more

This was my builder's preferred lender, which was initially fine by me, considering their amazing reviews. However, the actual experience of working with this company had both good and bad aspects. Almost every time I contacted them, I was told a different person was working on my case. Finally I spoke with Brad and he said he would personally handle my case. We set up a time to meet and I was under the impression that I would be meeting with him, but then met with another worker instead. They requested the typical paperwork from me, which I provided in a very timely manner. I copied about 3 people on every email I sent because I was not sure who was actually processing my loan application. Then I would get emails from other people asking for documents I had already sent. I will say, though, that someone was always available to answer my calls when I needed help, so in that way, it was nice. However, for my closing disclosure, they messed up on how much I owed and factored in money as a credit that I wasn't supposed to be credited. I notified them of the error and the next time the error was still there. Additionally, they charged me for a second appraisal, which they did not include in the initial fees and when questioned about this, they said I did not have a choice about the additional cost even though it was their mistake not to have informed me of it previously. (I do need to add that Brad contacted me about this later and refunded this fee, which was a kind gesture on his part.) The day after I was supposed to close, I found out that the final appraisal still had not happened because the lender did not coordinate with the builder about scheduling it. However, the Brad Cullipher Mortgage Group made an exception so that we could finish closing before the final appraisal report came in, which I greatly appreciated. I felt it was important for me to add my experience to the list of reviews because my experience was different. I did have a complicated loan / situation, so I will give the company the benefit of the doubt and say that my experience may be the exception and not the norm. read more

Initially we were looking at a few different mortgage companies, but what really set apart Brad Cullipher's group was their attention to detail and quick responses. As we were going back and forth with another mortgage company, Brad's team was both patient and knowledgeable regarding our questions about where the differences in rates and credits were coming from. Though the incentives from the builder's lenders were very attractive, BBMC was able to match or beat all the credits and incentives they offered. And though the entire process of securing a loan takes an obscene amount of paperwork, the process was made significantly less tedious by BBMC's online portal and quick correspondence.
