I hired this company to inspect the house we were about to buy…read more The inspector didn't report that the house had water problems and the house didn't have any drainage system and we needed it. A painter I later hired said that the upstairs ceiling and walls clearly showed that there had previously been water damage from the roof, and the sump pump installer who came after the basement flooded said it was clear to the naked eye that the basement had water problems. We had to pay $11,000 and more to repair and correct the various water problems.

I got very lucky finding Randy, ESPECIALLY because I didn't really trust my Real Estate Agent. I hired Right Choice to do two inspections on two different condos I was interested in buying. One in Providence, one in Pawtucket. The first place was a very nice looking two bedroom condo in Providence that from my eyes looked perfect. After Randy's very thorough inspection I decided not to take it. Aside from all the issues that the Owner probably would have paid for, there were a ton of electrical issues and a major structural issue underneath my unit. The heating unit was also very old and had issues that would need to be addressed soon, and cost me alot of money. I can't stress enough how thorough his inspection was. Also, after he inspected this place, because there were so many issues, he called me to talk to me about them before sending over the report. After I got off the phone with him my real estate agent sent me a text that said "overall the inspection went okay." And this place was a mess. My Agent was terrible but luckily I had more trust in Randy after talking to him and reading his report and also have a great Lender. The second place I hired him for was far less a mess but they for some reason were giving me a hard time about having someone inspect the boiler room. After finally winning that argument, Randy went back in a second time on short notice and inspected the boiler room and saw that it wasn't protected by a firewall and didn't have a sprinkler system installed in the room. This was a major safety issue for me. He also saw that the boiler itself was heavily corroded with rust. I found out that the maintenance of the boiler was coming out of my condo fees but after talking with Randy, a co-worker who owns several properties and showing the report (that comes with detailed pictures) to a firefighter that I know, I declined to take that place as well. They all told me to absolutely not buy that place with a boiler looking like that. The lack of protection in the boiler room was a major safety issue with me and everyone I spoke with said the boiler was on it's last legs and the price for a new one would be paid as an assessment from all of the Unit Owners which depending on when it was to give out would probably put me into debt. Learning that the boiler was installed around 1995 and they should be replaced every 15 years or so, made my decision for me. He also did not charge me any money the second time he went in to inspect it which was extremely nice of him. I didn't even realize until about a week later when it occurred to me that I didn't pay him for going back the second time. I want to stress again how very thorough Right Choice Home Inspection was. This is my first time buying a house and along with the research I do, I have to rely on the opinions of professionals. I really feel lucky that I found them. With the second condo, I was in a time crunch when the condo association finally allowed us to go back in and Randy was very flexible and went over as soon as my agent was available. I know they are busy and it was really nice to not have to stress much about their schedule because he made time for both places 3 times, on my time. I'm putting my search on hold until after Winter but I will never go with anyone else but Right Choice Home Inspection. One last thing. If you hire them to do an inspection and you don't end up buying the house because of what the inspection showed you, if you use them again to inspect a new house they charge you only half of the price of the first inspection!

Mr. Craig Brehmer came recommended by a friend who lives in a hundred-year-old house, who said that he had been referred to Mr. Brehmer by a number of satisfied co-workers and that years after his inspection, he had found no surprises in his house. He said that he especially appreciated Mr. Brehmer's patience in walking him around his house and explaining everything. That was also important to me. I read a few home inspectors' reports, and I was impressed by the degree of nuance in Mr. Brehmer's work: he doesn't just tell you what's wrong, he distinguishes between what needs fixing immediately and what you should keep an eye on - not all inspectors do that. Searching online, I found only positive reviews for Mr. Craig Brehmer. Great. Indeed, Mr. Brehmer gave us a wonderfully thorough inspection. He inspects the roof by walking on it; he uses a moisture-detecting camera (I heard that other inspectors charge extra for that); he tested every outlet (I heard that many inspectors test only a sample); he noticed all the things that I had heard horror stories about other inspectors missing; and although inspectors are not required to identify asbestos content in a house (because that can be determined with certainty only in a lab) or to estimate the cost of repairs or to do half a dozen other things, Mr. Brehmer was generous with his expertise; he's able to look at something and tell you what it's made of (he identified a number of asbestos items that previous inspectors of the home had missed); he answered all our questions and pointed out many details beyond the expected scope of a home inspection. As a nervous first-time home buyer, I came prepared with a list of about a hundred questions about how a house works. Mr. Brehmer sat and enthusiastically answered every one of them -- I did not realize until afterward that we had run well over the usual time frame for a home inspection; he never mentioned it. Really outstanding service, and he was able to answer every one of my crazy questions about the house's construction and how best to repair and take care of it. He also gave us a tutorial on furnace maintenance. He arrived punctually, and we received his report right away. My overall impression in working with Mr. Brehmer was one of working with a gentleman and an expert.

Craig was recommended by a friend and is a very personable and nice guy, and the report is very detailed. I couldn't get a hold of him after the inspection despite multiple tries and he didn't come back as promised to check the roof. I'd give Craig another shot cause everyone deserves a second chance , right?
