I cannot thank MKC Associates--and specifically Tom Berthiaume--enough for the extraordinarily…read morethorough home inspection they conducted on a condo I intended to purchase. Their work quite literally saved me from making a huge mistake. The unit, located in a high‑end Boston property, turned out to be severely neglected and in need of major repairs. Without MKC's thoroughness, I might have ended up purchasing a property requiring immediate and expensive major electrical, plumbing, appliance, and fixture (windows and doors) repairs. Tom arrived early for the appointment, which took place over Labor Day weekend. That level of dedication matters, and I greatly appreciated being able to secure an expert inspection so quickly (literally a few days). The review lasted about 1.5 hours and covered not only the unit's interior but also the building's common areas, the roof, and the exterior envelope. I learned a lot--not just about the unit and its owner, but also about the HOA and the building's overall condition. The report was available the next day, both online as an interactive document and as a downloadable PDF. It was exceptionally detailed, well‑organized, and easy to navigate. MKC posts sample reports on their website, and I can confirm the real report you receive is just as comprehensive and descriptive as the examples. The photos show the actual appliances, fixtures, and features in the property, which makes reviewing deficiencies straightforward. MKC also provides helpful YouTube videos explaining how to access and interpret the report, including a powerful feature that allows buyers to communicate deficiencies and estimated repair or replacement costs directly to sellers. This tool is invaluable for anyone negotiating repairs or credits. The inspection cost--$860.25 in my case--was worth every penny. The unit I was considering would have required major expenditures to make it livable, and MKC's work prevented me from walking into a financial disaster. In summary, MKC is the real deal. Whether you're purchasing a condo or a single‑family home, I strongly encourage you to hire MKC for your inspection. You will not regret it.

I needed a home inspection in a pinch (1 week turnaround) and in a new area that I haven't lived…read morebefore. Doing a web search, Metro was one of many home inspection companies that had a straight-forward website and online booking. However, what set Metro apart from the others is that they listed the available days and time slots that they had inspectors available. They even had the name of the most probable (subject to change) inspector to make the appointment. That was important because I knew when the home we were considering was available to be opened, and I could quickly line up a day/time that worked out for both sides. After the appointment was set, I was called by one of the staff. She called to "talk me out of" the radon and pest inspection services (extra charge) because of the type of home and area it was located, those services were not valuable. The cherry on top was that for the month, they were giving a "gold" discount on the overall cost. Inspection went as planned and I received the final report by the end of the same day. I never had to state that I needed a quick turnaround, but I get the sense they knew based on the dates of our real estate transaction. Just superb service, and really made me feel I could not get as good of a service with any of the other inspection companies I was considering. If we ever buy another property in the metro Boston area, I'm using Metro 100%!

He clearly had well-established routines as a result of years of experience, and for that reason was great fun to watch in action. While he is great and the actual job, he is horrible with getting things to you in a timely manner. I never got my report in 24 hours. It was more like 48 hours and then (both times) he sent me the report in a strange format that can't be opened unless you own the software he uses. So technically the report comes in 2 days but he is impossible to reach and both times I did not get the report (in a format like PDF that the average person's computer can open) for 3 days! And it took nearly 2/weeks to get radon results. Unlike some other inspector, he doesn't let the radon company email you. he forwards it to you. I think the problem is that he is in control of everything. He works all day but none of his secretaries have access to his files so even if they reach him to let him know that he messed up and needs to send correct report, you won't get it until @ least 11 pm. Questions are answered in detail. Following Kensa's home inspection, my real estate agent and I used Kensa's website to examine Ken's report together. After a long discussion, my agent was able to use Kensa's website tools to share with the seller's agent those portions of the inspection report labelled Deficient. The home inspection results served as evidence that some of the repairs any buyer of this house faces are serious and potentially expensive. Other recommended repairs are less expensive, but I'm convinced now that my original offer was too high. Consequently, I lowered my offer and feel that I had good reason to do so.
