    I would. My experience with them has been absolutely terrible -- full of misleading information, broken promises, and shady business practices. I entered into a pre-sale agreement for a property and paid earnest money based on the assurances provided by their sales agent. Before making the deposit, I was specifically told that the second-floor and kitchen windows would offer beautiful scenic views facing the terrain, as the neighboring lot was a lower-elevation, single-story home. This was a HUGE reason why I decided to go forward with the purchase. Fast forward to January 26, 2025 -- I received progress photos from the builder, and guess what? There are NO windows facing the terrain. None. Due to a reversed layout that no one informed me about, the windows now face the opposite direction -- directly toward a two-story neighboring home. Instead of scenic views, I get to stare at walls. When I tried to address this, things only got worse. I discussed switching to another lot, but Holt Homes' conditions were inconsistent and unreliable. Erin Their broker and regional manager gave me conflicting information at every turn. When I finally decided to cancel the contract, I requested the return of my $20,000 earnest money and $7,468 in upgrade fees. Their response? They threatened my broker, saying I might lose ALL my money if I proceeded with cancellation. Then, they offered me an "option" to terminate the contract only if I signed an unfair agreement forfeiting my upgrade fees -- even though these upgrades were chosen based on their own design center's recommendations. It's clear that Holt Homes misled me from the start, using an incorrect floor plan to get me to sign the contract and never informing me about the reversed layout. They have suffered NO actual losses -- those upgrades were made per their suggestions -- and yet they still tried to keep my money. What a terrible experience!!!

    I'm currently closing on a Holt Home in Eagle Point and it's been a nightmare closing using their in-house mortgage lender CLM Mortgage. It is not worth the $20k in incentives; which more than half went to closing costs. It took weeks to get an appraisal and costed me hundreds of dollars in extra U-Haul costs due to delays, let alone the stress of running out on our townhouse lease, possibly being without a home, etc. I would recommend using your own lender. The only reason this is 3-stars and not 1-stars is because Tyler (the Holt Realtor) was helpful and the superintendent for the house made the repairs my third-party inspector noted. UPDATE: I've been waiting for months to get warranty issues resolved. The quality in my home is much worse than I had hoped. Walls are uneven, paint is thin with putty patches all over and are turning yellow, my sidewalk is pitting and starting to crumble, I have gaps in the eves that are allowing bugs to enter, and I think I'm missing about 750sq ft of grass/sod in my backyard. I've placed the issues in their portal and have called and messaged the local team Jenn and Chad, plus Lisa at warranty, to get some updates on these issues and it seems like I am being ignored. At this time, I would not recommend Holt Homes to friend or family. Most people I have talked to in the neighbor have expressed similar dissatisfaction.

    On December 15, 2020 I had a home inspection done for my newly constructed Holt Home. The inspection report came back with 5 SAFETY ISSUES, 4 MAJOR CONCERNS and 18 items needing attention. An email was sent to Holt Homes stating I would not be closing or doing a final walk the next day as scheduled. Holt Homes returned a threatening response, stating, "you will be at the walk tomorrow, or else....". Per the home inspection report: *The house had NO insulation in the crawl space or attic. None. Zero. *There were gaps around pipes that had not been sealed for fire protection. *There was standing water in the crawl space and cracks/undermining in the stem wall. *There was a water leak in the attic, that would have most likely gone undetected if the insulation had been down. *The radon mitigation in the crawl space was not done. Less than 1/3 of the vapor barrier had been installed. *There were electrical wires in the crawl space that were hanging inches above the standing water. *Mold was growing in the crawl space due to the water intrusion. *Vent pipe screens and barriers were held in place with single pieces of tape. There were 18 other issues in addition to these. Holt's answer to these issues were, "That's being done tomorrow." or "I went into the crawlspace, there's no water." (As we were staring at a picture of a puddle of water and a wet, cracked, stem wall in the crawl space.) And my favorite, "Where did your inspector get his license, out of a Crackerjack Box?" I was assured EVERYTHING on my report would be addressed and remedied by the 18th... which was just two days later. I scheduled a inspection for the afternoon of the 17th. The re-inspection came back with the same issues, except the insulation & gaps around pipes. Nothing else had been done though. When I sent Holt an email with the re-inspection report attached, I once again stated I would not be closing the next day as planned. I received replies from both of Holt's Superintendents for my Development. They both stated everything had been addressed and I had sent them the first report, from the 15th, and that I would lose my escrow money if I refused to close. Another attempt to bully me into purchasing a house that was unsafe and uninhabitable. How the City of Ridgefield even signed off on a Certificate of Occupancy for a house with multiple code violations and safety issues, is beyond me, but they did. DO NOT TRUST CITY/COUNTY INSPECTORS TO DO THEIR JOBS, because clearly they don't, at least not in Ridgefield, WA. After receiving the email from Holt's Construction Superintendents threatening to take my escrow money, I sent them an email educating them on how to read an inspection report. It was clear that there are very few new home buyers that have inspections done prior to closing. Most buyers assume because it's a brand new home there will be no issues. That is so WRONG! There are usually more issues, especially with how quickly houses are being thrown up by these developers. No one is doing quality checks, including city/county inspectors. I finally agreed to close on January 4th, 2021, after having a third home inspection. My only request of Holt, over and above asking them to make my home safe to live in, was that they pay for the third inspection ($600) that should have never been necessary. I ended up paying approximately $1,500 in home inspections. Holt didn't even acknowledge my request. They completely ignored it. Shortly after I moved in, I received a survey from Holt asking about my home buying experience. I filled it out honestly and gave them permission to contact me to discuss. A few weeks later I received an email from another "suit", higher up than the first. He asked if I would be willing to discuss my experience with him. I replied to his email the same day, saying I would be more than happy to discuss it with him. Two months went by before he reached out to me again. He stated my email ended up in his junk mail folder. (Yeah, right. I've used that line too when I forgot or didn't want to deal with an email.) I will never do business with Holt again and I would also strongly discourage anyone who asked. They are building 400 more homes in my Ridgefield Development. If you do decide to purchase a Holt Home, DO NOT SKIP THE HOME INSPECTION! They tried discouraging me from having an inspection done from the beginning, saying it could hold up my closing. I don't think they were happy when I told them I wasn't concerned about the closing date, I was in no rush. I'd rather be safe than sorry and boy, am I glad I was.

    No mask wearer here.. Parameet was late after asking us to be early, and then tried to blame us…read morefor being too early. I need to add here, that we spoke with him the day before this appointment was made and I stated then what our situation was as I didn't want to waste our time or their time. He assured me that it would not be a waste of time and that there were "tons of programs available" for first time home buyers and that there was no need to put this off just because we didn't have much to put down. So back to today, Saturday, 26th, 2020: We walk in early as planned, and he is running late. He tries to accuse us, somewhat nicely, that he isn't running late, and aren't we a little early? He mentioned it twice.. I should have walked out then. Then during our conversation, he asked me a question about something and I looked at my husband to ask him for some clarification on a point that I was trying to get across, and Parameet says.." no no,, I am asking you.. you can look at me".. I was so shocked and my husband was very upset by his treatment of me. So with other people listening in, Parameet goes on and on about what is wrong with our situaiton, like we didn't know already, and that it turns out there really isn't "tons of programs" to help us out and that we really did just waste our time here. My husband asked how much of a down payment would be needed, and Paremeet said around 9000.. is about the average.. My husband said that he thought he saw a sign that said $0 down.. and Parameet quickly answered that was for Vets. This guy totally disrespected me and humiliated my husband in front of everyone there by talking very loudly about our financial situation and now they all know how much he makes, that I don't work, really? you don't work at all? Well.. it's a long story and if I'd known that was going to be requirement I would have passed up this appointment altogether. He already had the financial information so why he wanted us to meet with him knowing that he wasn't going to be able to help; is not ethical and professional at all as far as I am concerned. Maybe they do help a lot of people.. the ones that have the money and are not plagued with divorce mishaps and ill health. Avoid the humiliation if you don't have good credit and a sizeable down payment, they don't treat you very well. You can actually do the same with a real estate agent and not have to go through the embarrasment of being herded through an oversized living room and having everyone else know your personal business.
