    We contracted with Space Builders for numerous projects in the Fall of 2012. Our experience with…read morethem was decidedly mixed. Two large projects ended in total disaster, and we had to pay to have the work redone by other contractors. One was the removal of mold and sealing our crawl space. The other was adding insulation to our attic. Both projects were done by subcontractors that Space Builders had not used before. The sealing of the crawl space failed within a year and had to be redone. Even though the failure occurred within the one-year warranty period, Space Builders did not agree to pay for the rework. We eventually ended up in mediation, and Space Builders agreed to pay part of the price for the rework. The attic insulation project caused moisture problems in our dining room, living room, and bedroom ceilings. We had to find contractors to remove the insulation that Space Builders had installed, to remove the extensive mold that had formed behind the insulation on the roof deck, and to repair our ceilings. In another smaller project, Space Builders installed a new granite kitchen counter. We were unhappy with the look of the counter because it was not cut from the part of the stone that we had picked out. We brought this to their attention, but they did not act upon the complaint in a timely manner. By the time they sat down with us and understood our complaint (and they did finally say "Yes, I see what you mean") it was too late to do anything about it. During the project, we would walk through the house and discuss what we wanted to have done. Sometimes we would discuss several things, and we thought we had come to an agreement. Later, after the work was performed, there would be a disagreement about what had been decided. For example, Space Builders remembered there was a decision to widen a door, and we didn't remember it that way. But the decision had not been written down, so there was no way to prove whose memory was correct. And there were pieces of the project with which we were satisfied. We wanted to turn a small space in our house into a laundry room. Space Builders came up with a solution for using the space. They built a shoe rack and room for a cat litter box underneath a counter. When it was clear that the dimensions were not quite right, they redid it so that it would work. In another piece of the project, they built some pocket doors so that we could create an enclosed room. We wanted to keep our cats in that room at night, but the cats found a way to open the doors and escape. Space Builders worked with us to find a solution that kept the cats enclosed at night. Based on our experience with Space Builders, we would say this: If you decide to hire them, make sure the work will be done by subcontractors that Space Builders has worked with in the past. Don't let them go outside their comfort zone. Even though you will pay them significant sums of money to supervise the work of subcontractors, if the project is one that they are not completely familiar with, there is no guarantee that the work will be done correctly. And if something does go wrong, you cannot count on Space Builders to resolve the problem.
