Pros are the Maintenance staff. Not the management of but the folks that fix everything and pretty much do everything in the complex. They are fantastic. The cons are the ROACHES, MOLD, and some of office staff are hard to work with. MAKE SURE YOU GET TO SEE YOUR APARTMENT well before you move in. Wow! What terrible people to work with. We moved my 80 mother in until her new home was ready. She does not use email and went into the office to find out when her lease was up. The young girl gave her the date. She did not state that it needed to be in written form and did not inquire further. As a result they are charging an 80 women on a fixed income over $ 2000 because she did not give notice in writing. The units are not great to begin with and the manager Gabriel never takes or returns calls. Do not move here unless you are looking for a headache and an empty wallet! read more

The best place to live in Ooltewah/Collegedale. The amenities are astounding everything you would need is available at Integra! 2 pools, check! 2 gyms, check! Dog parks, check! Playgrounds, carwash, business centers, everything you need to live comfortably! Add to that the fact that the office staff does everything in their power to make your life the most comfortable, and that the maintenance staff work around the clock to fix your apartment no matter what time and what issue, and you have a recipe for a happy and healthy living that is incomparable to anywhere else in these two towns! read more

I was pleased with the tour of this complex. Leasing agents are friendly and knowledgeable. But, It was after moving in, I began to notice the shoddy construction. Appliances are horrible. The refrigerator makes an awful loud noise. It was explained by a GE technician that all of them make the same noise.What!! Bathroom vent does not work. Footsteps from the apartment above sounds like herd of elephants. The parking is whoa fully limited. The list of amenities is not correct. They list a Car Care center, does not exist. The Java Bar consist of one canister of Starbucks coffee. I find it empty regularly . I could go on and on, ask plenty of questions before you sign. At the price point for rent, I dare say this is a luxury apartment community. read more

Absolutely love it here. We have been living here about 10 months and plan to stay long term. Any issue we have ever had has been resolved very quickly. Our apartment is beautiful and well kept. Just like any apartment complex, you will have neighbors that are inconsiderate and rude. I have never had a package go missing. Why should the office pay for a package that was misdelivered, as another reviewer seems to want. As far as extra charges, well if you are going to try and sneak a pet in that's not on your lease or don't pooper scoop, then absolutely. It protects those of us who call this home and not just a temporary address. If you look deeper, you will see that the complaints in reviews are unwarranted. The office staff treat us like family. They have always bent over backwards to take care of us. If you are looking for a HOME and intend to be an adult and honor your lease as well as respect your neighbors, then you will love it here. If you want to be childish and think rules don't apply to you, or want to point the finger and blame other people for your problems then don't cry when you get caught or things don't work out for you. The location is fantastic. The staff is absolutely the best. The apartments are beautiful and well maintained. The amenities are top notch. read more

The worst renting experience I've ever had, hands down. For "luxury" apartments, the units themselves leave a lot to be desired (warping cabinets, cheap flooring/carpets and appliances, etc). Hot water was unreliable, utility charges fluctuated wildly month to month, parking is unassigned and a total nightmare, more likely than not, you're stuck parking across the building (or two) and walking to your apartment. The charges outlined for moving out (breaking your lease and other cleaning, etc. fees) were steep themselves, but I also received several additional unexpected charges that I should have been told were my responsibility. I don't know why or how management is okay presenting these as luxury apartments and then treating their tenants the way that they do. If you're desperate to live in Ooltewah, and if you plan to use all the amenities (playground, dog park, etc.), maybe it will work for you. But for me, I couldn't be more excited to have found a new home. I'm disappointed that Integra Hills pulled so much money out of me, but they won't get another cent. read more

I have been living here since October 2018 and have loved living here thus far! Bethany was our leasing specialist and she made sure to answer all of our questions and make the leasing process as seamless as possible. Everyone in the leasing office is very attentive and helpful as well.They have two sides you can live on, but you have access to both sets of amenities, which is very nice. Be careful about sending packages to your apt. door though, because they can be misplaced very easily. Overall great place to live for a reasonable price. read more

Great location. Nice looking grounds and spectacular pool area. The staff is top notch, friendly, and professional. So why only 2 stars? The apartments are supposed to be upscale, and they have a nice appearance from the outside. Even the the first look inside isn't so bad...but a closer look tells a different story. Sloppy craftsmanship, lack of attention to detail and cheap materials abound. No fault of the great staff that manage this complex. They do well with what they have to work with. Refrigerator is new but make all kinds of weird noises. Dishwasher requires a good pre-rinse. Walls are thin. You don't need a lot of imagination to know what's going on upstairs or next door...the floors have little soundproofing and I quickly tired of hearing small children crying and running across my ceiling. I knew their schedule in less than a week...what time they went to bed, what day was bath day, when they got home from daycare, what weekends they spent with their mom. No piece and quiet here. For the same price I paid in rent on a 2 bedroom apartment here I am now paying to own a 3000sq ft home on a 1/2 acre 10 minutes away. Apartment living isn't for everyone, and this place wasn't anything special. It had great potential, just built too cheap to live up to it. read more

I have lived in these apartments since 2016. The staff is awesome and friendly. Anytime I have any questions or any issues they are always quick to take care of me. I live in a carriage home there and love it. For all the reviews complaining about noise.. You're in an apartment.. you will get noise with every apartment you live in. Used to be great my first 10 months there, until new management came in. The landscaping was sub-par after that, and I didn't realize how every single appliance except for the microwave and stove didn't work very well. Cheapest you can get. The construction is poor - the cabinets are even cheap and warping. No lights in living room or bedrooms, which isn't expected in a "luxury" complex. The pool and clubhouse are awesome - when they're opened on-time. The gates are always broken, the garbage compactors are too. Upside - I met some great forever friends there. There are better luxury apartments in Ooltewah. Much better. read more

We didn't even get to find out about the apartments because no one even acknowledged us when we walked in. The employee was an overly tanned artificial blonde girl who was incapable of just us to wait one moment while she helped another guest. Instead we waited over 20 mins with no help at all. This apartment complex has been the worst place that I have ever lived and I've lived a lot of places. I moved here from Al so me and my 13 year old daughter could be close to my oldest children after my husband died. It ADVERTISED on signs everywhere throughout their complex... SNIFF TESTED, BARK APPROVED. On the website it said to bring your dog on the tour with you. There was trouble from day one. Really before day one. While even trying to get my paperwork in for moving in, no one would EVER return my calls. This problem only got EXTREMELY WORSE. DON'T EVER THINK YOU WILL EVER GET THROUGH TO THE OFFICE OR EVER GET A CALL BACK! I had to go into the office anytime I needed them and most times no one would be in there so I would just sit there and Wait for someone to come out. I have 2 small dachshunds that are part of our family and I PAID dearly for them to live there. Well my next door neighbor complained constantly about them so I got a note on my door. The note said to call them within 24 hours to resolve the issue. Well that is absolutely impossible because THEY WONT CALL BACK. So I would go in and Ask them what I should do and the blonde lady with the fake tan would say that the neighbor was unreasonable and that they complained about a baby crying from the previous tenants of our apartment. She said she didn't hear my dogs bark anymore when she walked by. I had gotten a sonic egg to get rid of barking and it worked great! So I thought everything was fine. Then 6 months into my lease I got a second notice on my door but they said it was the third notice and the final notice. Of course NO ONE WOULD ANSWER THE PHONE OR CALL YOU BACK. Again I went over there and talked to the another man and he was extremely rude. He said it didn't matter if I didn't receive the 2nd notice and I had 2 weeks to correct the problem. All the while you are getting charged fees for everything. Every month my rent would be higher and higher and I always tried to figure out why? The walls are so thin and the upstairs neighbors were so loud but nothing was ever done about that. The pool situation was ridiculous! The same people who complained about my dogs would be out by the pool smoking and drinking wine, although it clearly said that was against the rules . Our complaints went unnoticed and it continued. The parking at the complex was ridiculous! The area I lived in was not gated and anyone could drive right up. But even the gate situation was worse. Twice I saw the gate close on the cars and their sign says they aren't responsible for it. One lady asked me to be her witness because she had a huge scratch across the side of her car. So I was so upset about where I was going to move to and I wrote an email to Panther Properties who never answered and never addressed the problem. Then the worst thing happened. My apartment was broken into and I had to file a police report . The lack of security here is terrible. I couldn't WAIT to leave this place. Oh and the referral fee that they advertised is bogus too. I referred my daughter and son in law to move into Integra Hills and they leased an apartment there. I never got the $300 that they promised. They told my daughter they lost the first set of their papers and when they did the second set, the referral was left off. How convenient for them? I was told to move out within 2 weeks. Luckily my finances were good enough that I was able to find a house to move into. I am so happy to out of Integra Hills Preserve. My advice to anyone wanting to move here is to look at the reviews! They almost always say something about the staff and never being able to reach them. Your rent has so many fees added on and they most certainly are not dog friendly as they advertise. My peace has been restored after leaving Integra Hills Preserve. My daughter and I hated it there and my daughter and her husband certainly won't be renewing their lease . First of all, it is WAY over priced for what you get. My one bedroom apartment was almost double what I pay for a duplex now only 3 miles away. As previous reviewers have said, the apartments are very cheaply made, the carpet was disgusting, the sound carries everywhere no matter how quiet you are. The walls are cracking already, the dishwasher NEVER cleaned my dishes enough to be able to use them. From the outside it looks wonderful, the inside is a joke. Once you sign a lease, you've been suckered in and the management is in no hurry to help out or fix things. Also when you leave, they will try to kill you with fees when you leave, everything about this place was how much money they could get from you with the least amount of effort or accommodations on their part. read more

if you are considering renting an apartment at Integra Hills you may want to reconsider. The apartment walls are paper thin and you can everything! At one time I was sure a lumberjack lived above us, when in fact it was a middle aged woman. The walls were so thin we could hear the water go down the pipe every time she flushed the toilet. Also, every room was a different temperature. We would freeze in one room and be fine in another. The refrigerator will make noises that keep you up all night. Not enough parking! Prepare to have you car blocked in or park halfway across the complex. Dog poop everywhere! I haven't met anyone who got their deposit back. One friend was charged for replacing burners on the stove, but she never used it. Office staff is horrible and unfriendly. The only good thing about this place were the maintenance crew. but even they can't overcome how crappy this place was built. read more
