Stocked ponds to fish from, beautiful landscaping , and an awesome pool! Really close to I-75 and the mall.

I haven't had any issues here. Actually is a very nice community. Been here for almost 7 years. This new parking thing is out of hand though. There's a No Back In Policy. So now how we park our cars is being policed. That's a lot. That's the only thing I hate about it. read more

I lived at Parc 1346 for several years after my divorce. Overall, it was a decent place to live. It was extremely convenient to everything (mall, grocery stores, interstate, etc). I did not have an updated apartment but it was decent. There was plenty of storage space too. I felt safe most of the time but don't let the "gated community" fool you. The gate didn't work most of the time and they left it open for anyone to pass through. There were at least two shootings either within the gated area or just outside of the gated area while I lived there too. They said there is now a security person on staff but all I ever saw was the police vehicle. Never saw a cop drive or walk around the property. It is really well kept with the exception of the trash area. They do not have enough storage for the amount of trash that is generated for the entire apartment complex. People end up putting their bags of trash next to the trash compactor because it is overflowing. This happens quite often too. I would at times also see broken down vehicles being worked for several days at a time. I understand that stuff happens but it makes the complex look rather trashy. They say it is prohibited but again no follow-through to keep it happening. The parking is horrible. Unless you stay home all of the time, getting a parking space close to your apartment is unheard of. The office staff is always sending out letters to the residents threatening to tow vehicles if they park in the fire zones, but I never saw anyone get towed. They set up a system where everyone had to have a sticker on their car to "legally" park within the gated community but that didn't work either. People still parked in the fire zones and took up resident's parking spaces all of the time and again, no towing observed. The walls are paper-thin. You can hear everything below, above, and beside you. The A/C and heating system do not circulate well throughout the apartment. Some rooms were totally freezing while others were boiling hot. There was never enough hot water to take a shower. If two people needed to shower back to back, then the second person was out of luck for hot water. There were roaches spotted from time to time and I only saw an exterminator once or twice while living there and that was within the first two years of my stay. The maintenance men were friendly but were a bit slow unless it was an emergency. However, they had several units to take care of so I was a bit understanding. The front office staff was okay. Most were friendly while others needed to get out of the customer service type jobs. The person in charge now at the front office does not return emails at all which is very unprofessional. So you ask if it is so bad, why did you stay so long? Well, I couldn't afford to move at the time. It was a decent place for the most part if you aren't too picky. I am really not but the things I listed were things observed over a long period of time. So take away what you want from it. read more

I moved in just under two months ago and I really like living here. The location is wonderful and close to everything, including I-75, but the complex is very quiet. The staff is nice and the complex includes a couple of ponds (complete with fish, turtles and ducks), pool with grill, workout room, and events to bring the community together. There are a few negatives. When I moved in I was told the apartment was painted and professionally cleaned. It wasn't, on either count. Luckily I wasn't physically moving until a couple of weeks after I signed my lease so I was told it would be done. They touched up the paint, but the apartment still wasn't clean even though I was assured it was. Same dirt in same places. I always clean anyway, but still. As someone mentioned, the A/C isn't the best. I'm in a 2BR apartment and took the back bedroom. It's often 5-10 degrees warmer than the rest of the apartment and the temperature is never consistent. Even though it's set on auto at a constant temp, it will get really warm, then the A/C kicks on and it gets pretty cold. Also, if you're expecting high end finishes, this isn't the right place. Everything is nice, but the last place I lived was gorgeous, and very expensive. Overall, I would recommend Parc 1346. The apartments are spacious, have tons of storage space, are pet friendly, include good amenities, and a great location!! read more

It has now been two months since I have moved to Parc 1346 and I am very pleased with move. This place looks great. Great prices. All the management staff are very friendly and willing to work with you. I am loving the large spaces I now have. The community is very peaceful and inviting. I have lived here 3 1/2 years and the leasing office staff have been courteous and professional. Maintenance issues have been addressed either immediately or within a few hours of my reporting them. I haven't had a negative experience worthy of sharing up to this point in time. I gave a 5 star rating due to age of apartment complex as a whole; mainly due to my relocating to Parc 1346 after having lived for two years in a brand new(no previous resident before me) apartment in previous town. read more

Due to the tornado damaging my last apartment, I needed to move. I moved my family here in July and we have been disappointed ever since. I'll start with the good and then get to what is not so good here... First off, the grounds are absolutely beautiful. They hire a landscape company that does a very nice job and you can see staff running around doing their morning pick up. I love fishing in the pond behind the office and the pool (when it's open) is very nice. Also, the apartments themselves are nice with a decent amount of storage. I really appreciate the extra high ceilings. It gives the effect that the apartment is larger than it really is. I might just have a quiet neighbor upstairs or they really did a good job insulating during the building (not really sure, but it's relatively quiet. Now for the part where the truth comes out... Upon move in day, I with my kids, came up first thing in the morning to get the keys and were excited to see our new place. When we pulled up and got out in front of our apartment, you could smell a very strong presence of marijuana in the air that we learned later was the neighbor across from us. That's not exactly what I was expecting to move my children into. We didn't even meet our neighbor for well after a week but we did say hi to an assortment of new and stoned out of their minds characters. Upon entering our new home, the air conditioner was set to "arctic" so that the smells from the "professionally" cleaned carpet wouldn't escape from the very beginning and confirm that they just covered up bad carpet with a band-aid. The make ready was done without much care and the apartment was decent but not professionally cleaned before move-in. Example of this would be that one of the blinds to the back porch was actually taped up and fell off a week and a half after I moved in and still hasn't been replaced. In addition, the storage door doesn't latch. There is a pretty decent gap at the bottom of my front door that I suspect will be problematic in the winter letting in all the cold air. I have mentioned all this to the office and have turned in work orders In addition, the stains started coming up out of the carpet a couple days after move in. The bottom line is that the apartment is decent but it lacks the WOW factor by a mile. Parking is probably one of my biggest gripes!!! In my building there are are 8 apartments. Considering that almost all households have at least 2 vehicles, there should be 16-18 parking spots available. There is not! There are like 9 and then its a drive around till you find a spot and hope that it doesn't get broken into because it's not anywhere near your home. My son is disabled and while there are handicap parking places in front of the apartment, because of the lack of parking, sometimes people who don't have disability placards park in the handicap spot. There is no security or courtesy staff to call after hours and if you call during the day, the ladies in the office are nice but don't do anything about it either!!! This is a decent place to live but I'm sure there are better and I won't be renewing my lease when it comes time. read more

Parc 1346 is a wonderful community to live in! Extremely dog friendly and quiet. I have zero complaints. I love seeing the staff and they are always so friendly and ALWAYS compliment my outfit of the day! ;) Maintenance is never an issue. You can tell that everyone takes pride in living here. Carriage Parc is a great new Greystar community nestled into a great location in Chattanooga, TN. Close to shopping, minutes from the mall, and entertainment galore. They have an awesome pool, fountains throughout the property, and a gorgeous club house. A Greystar Management service is the new management service overseeing the property with an awesome staff. We had an issue with small bugs at the beginning of our stay. The management team was not as courteous to my wife as i would have expected but they still got everything taken care of for us. Even with that, this is still one of the best apartments i've been in. read more

We really like our apartment, especially like the amenities it has to offer. Such as ice makers, new appliances, each room is spacious,very convenient for shopping and entertaiment. The apartments have great heating and air, lighting and entry ways. The apartment manager and staff are very professional and will help in any way they can to make your move and living pleasant. The pool and gym are both very nice and have the latest and greatest. The service manager and his staff are very prompt and professional, they all seem to work together as a team. I would highly recommend this gated apartment community over all the others in Chattanooga to anyone. read more

Parc 1346 is a great apartment complex! My event planning business, A Farmhouse Gathering, hosted a tea party in one of the apartments for a little girl's birthday party and it was perfect! The landlord was very sweet and accommodating as well as the other staff members I interacted with. I also have friends that live here and have loved living there. Parc 1346 is a wonderful place to live now managed by Fogelman. Office staff very friendly will assist anyway they can. The maintenance team is top rated, will have repairs done less than 24 hours. They really take care of residents here. The apartments are spacious with lots of storage. Garages are available along with RV/Camper parking. Plus the community is gated and dog friendly. read more

Spacious apartments with poor maintenance, takes forever and many requests to get stuff taken care off. Air-conditioning is old and not properly balanced, some rooms gets more air and some get really hot during summer time. A/c tends to slack off when the weather goes above 100. Over all good place to rent for reasonable rates. read more
