I understand everyone's experience is personal, but this is mine:
Renting a basic 1bd/1ba while my real home is under construction. When I needed a place to rent, The Reserve at Lakeshore was one of the few places at that point in time with availability, especially pet friendly. The positive aspects of the complex is friendly staff, great location (close to Northgate Mall, 153 access, and minutes from downtown Chattanooga), a small gym and amazing pool area, and beautiful grounds.
My apartment however, it's old. Let's be honest, was built in the 30+ years ago???? Single pane leaky windows, not very theft proof. Single pane, humongous patio sliding doors, still original that are drafty, not very energy efficient, hardware missing. Exterior plaster falling off the building and guttering does not work in places. My ground floor apartment flooded due to heavy rains. Maintenance got up what they could, but the carpet and padding was still soaked. I pulled back the carpet myself and blew fans on it for a month. Still smells mildewy. Chips and knocks inside the apartment everywhere. These are things that are not so noticeable at first glance, but there are so many, I'm afraid I will be blamed for something that's been there for 20 years. Cabinets and drawers have been painted over and over and over. They don't close properly. Parts of cabinets are duct taped together and painted over. Refrigerator seals were covered in mold and a shelf broken. BIG roach problem!!!!! Small roaches, big roaches, especially those large 2 inch or more palmetto roaches. Exterminators come around, but I've still invested in my own insect killing products. Cars are broken into. Other cars have had flour or some other kind of powder dusted on them in the middle of the night. Noise is probably my biggest issue. The walls are not sound tight. I hear conversations and people using their own bathrooms. The floor joists of the tenant above me are squeaky and make noise nonstop. Very active tenant. Then there are the surround sound systems everyone owns. People don't realize that sound travels.
Price wise....... There are other complexes out there that are newer and better maintained for the same cost. When I was interested in the apartment and made the first contact by phone, I was told there ARE indeed month to month leases (since I'm building a home), but when it came down to signing the paperwork, all the sudden it's a lease contract. However I was in a bind and needed a place to live after just closing on my previously sold house. I know I'll be charged a break lease fee when I move to the new home, even though I paid $3500 upfront in first month, last month, and pet fees. Plus I'm sure I'll be charged for "damages". All apartment complexes make their revenue this way.
3/4/17- since initial review, 220v breaker has blown twice. Furnace keeps tripping it. It's old. God knows how long it's been since furnaces/ac units have had routine maintenance. First time the electrical tripped, I was without heat, refrigerator, stove, and hot water for 28 hours. The problem was band aided by general maintenance guys, not real electricians. Power failed again a week ago. Was without power for 2 days to whole apartment. Spoke with "Lexie" regarding a work order. Nobody ever showed up. Called back and the manager nor maintenance received a work order to restore power from "Lexie." Food in fridge was ruined.
To add salt to the wounds, heavy rains occurred the night after my power was finally restored. My bedroom flooded for the second time. It is a partially submerged basement apartment. When management is contacted, they say they're sorry, but act like flooding is no big deal.....happens on a normal basis...... it's because gutters are clogged or in fact, it "shouldn't be happening." No it shouldn't be happening, but the fact of the matter IS, there is a hole somewhere on the side of the building allowing water to leak inside.
If you rent here, definitely stay out of the ground floor units. read more
