This is my second excellent review ! I'm here 3+ years now &…read moreI'm still loving the location , the onsite property manager & maintenance manager ! My nephew recently moved into a newish built apartment on Main St . He wanted a place near his Airbnb. The rent there is higher & he says it lacks the character of my Chattanooga landmark - and of course , it doesn't have the amazing location & views . The windows here are approximately 6'x4' (I'm guessing) - the views are reason enough to live here . I especially love watching storms - well, also sunrise & sunset & stars & . . . . I just read the bad review about the utilities - I'm in a one bedroom & my utilities run around $65 -$75 per month . I keep my thermostat on 69 in the summer & 71 in the winter . About the noise, I rarely hear a person or pet. In fact, I rarely even see anyone in the elevator ! It's very quiet around here.

Nice location. That's pretty much the only good thing about this place. Utilities are crazy…read moreexpensive ($250+ a month overall for a studio). After I moved out, they mailed my security deposit to the wrong address and won't respond to my emails. Not helpful over the phone. Overall not great. I lived there for a year and it felt like I had a new neighbor every month. People would move in and leave as soon as they saw the ridiculous utility bills. I never turned on my heat and would get charged like I had it running on full blast in a 3 bedroom house.

I haven't had any issues here. Actually is a very nice community. Been here for almost 7 years…read more This new parking thing is out of hand though. There's a No Back In Policy. So now how we park our cars is being policed. That's a lot. That's the only thing I hate about it.

I lived at Parc 1346 for several years after my divorce. Overall, it was a decent place to live. It…read morewas extremely convenient to everything (mall, grocery stores, interstate, etc). I did not have an updated apartment but it was decent. There was plenty of storage space too. I felt safe most of the time but don't let the "gated community" fool you. The gate didn't work most of the time and they left it open for anyone to pass through. There were at least two shootings either within the gated area or just outside of the gated area while I lived there too. They said there is now a security person on staff but all I ever saw was the police vehicle. Never saw a cop drive or walk around the property. It is really well kept with the exception of the trash area. They do not have enough storage for the amount of trash that is generated for the entire apartment complex. People end up putting their bags of trash next to the trash compactor because it is overflowing. This happens quite often too. I would at times also see broken down vehicles being worked for several days at a time. I understand that stuff happens but it makes the complex look rather trashy. They say it is prohibited but again no follow-through to keep it happening. The parking is horrible. Unless you stay home all of the time, getting a parking space close to your apartment is unheard of. The office staff is always sending out letters to the residents threatening to tow vehicles if they park in the fire zones, but I never saw anyone get towed. They set up a system where everyone had to have a sticker on their car to "legally" park within the gated community but that didn't work either. People still parked in the fire zones and took up resident's parking spaces all of the time and again, no towing observed. The walls are paper-thin. You can hear everything below, above, and beside you. The A/C and heating system do not circulate well throughout the apartment. Some rooms were totally freezing while others were boiling hot. There was never enough hot water to take a shower. If two people needed to shower back to back, then the second person was out of luck for hot water. There were roaches spotted from time to time and I only saw an exterminator once or twice while living there and that was within the first two years of my stay. The maintenance men were friendly but were a bit slow unless it was an emergency. However, they had several units to take care of so I was a bit understanding. The front office staff was okay. Most were friendly while others needed to get out of the customer service type jobs. The person in charge now at the front office does not return emails at all which is very unprofessional. So you ask if it is so bad, why did you stay so long? Well, I couldn't afford to move at the time. It was a decent place for the most part if you aren't too picky. I am really not but the things I listed were things observed over a long period of time. So take away what you want from it.
