I called Hawk at 3:30pm on a Thursday because my bathroom sink was bubbling up dirt, sand, etc. & was threatening to overflow. Hawk property management has done a terrible job at managing one of their Long Beach properties. Constant noise disturbances, pipe issues that cause water to drain all over cars parked in the back, not enough trash bins for the whole building causing trash to constantly be built up around the building. I'm not entirely sure of the management structure of all of the properties Hawk oversees, but my partner and I rented unit 17 at 1720 Newport Ave in Long Beach. This unit is a 2 bdr 1.5 bath, 880 sqft with a garage and 1 gated parking space. A decent place but by all means averagely appointed. Our 12 month lease began August 2023 at a base rate of $2,300, not including the monthly $40 service fee. The following year we were only offered month to month with a monthly increase of $200. After one year of paying $2,540/ month they again offered a month to month of $2,790. We immediately declined and gave our notice to vacate. The manager asked us if they went to the owner and tried to negotiate the price would we consider staying. We left and found a laterally appointed unit for $2,200 a month 3 blocks away in a much quieter neighborhood. The biggest issue is that when Newport was listed a month later they were asking our original price of $2,300/ month, which is at most what this space is market worth. [[HIGHLIGHT]]With this unit, there is zero benefit to being a good tenant who is never late on payment and takes care of their property as if it were your own and had zero no complaints from neighbors[[ENDHIGHLIGHT]]. Another example of greed and disrespect for renters. They will increase your rent as much as legally allowed each year, then take it back to base to attract their next victim. Maybe tenants in different units or buildings had different experiences but I would avoid using them in the future as they are the representatives. Also maintenance was difficult. I just recently ended a lease that was overseen by Hawk Management, and I could not be happier with their attentiveness. I would describe our situation as pretty easy, the unit needed minimal work done over the two years. Whenever something was wrong, it was remarkably easy to contact them for prompt help over text or via their tenement portal. The tenant portal was great, as we used it to pay rent online. We were even able to split the rent between me and my roommate via the portal, so we didn't need one person to pay it all and then have the other cut a check on the back end. On move-out I was helped out by Jack, who was so very pleasant. Easy going, through, wise, and willing to help. He made the process of moving out so quick and painless. NIGHTMARE FROM START TO FIRING. Our lovely clean simple prime location gorgeous building west hollywood robertson and 3rd st condo, became available and as a gift after manageing it ourselves for years, my husband said, "let me hire a management company so we don't ever have to think about it again. Cut to 1: me scrubbing the floors on my hands and knees from the painters they sent that left roller paint spray, a good two feet deep around every single wall, missed huge patches totally and dropped paint drips and left it to harden. 2: vacuuming dead roach carcasses from the bottom draw of the oven and removing hairs from the freezer Hawk management hired cleaners left, take off the shower doors myself and get on the floor with lime away and a scrubber to remove three years of soap scum, including all the glass tile, then ahem, joy, scrub out all the cupboards myself and the fridge freezer, check out the freezer hair pic, 3: having half the small jobs like replace the toilet seat( and I bought them one) not done but hidden in the kitchen in the box, the light switch plates left half silver half plastic and so much more. I would not have gone so far as to post but it gets worse. Not only did I kindly say I'll just do this myself and did, they are now harassing my husband and I for payment of the handyman, who I still paid and proved it, the painter who I negotiated with and paid and proved it, and the cleaning people? we had to file a complaint with american express as hawk management didn't think it was bad or their job to help us get refunded. What sparked me to now post here and THANK GOD FOR YELP!!! and warn you all is this, he wrote to me and said, "you painted the bedroom ( I did to save money a closed separate room) how do we know you didn't make the mess yourself?"
