Customer service is very poor on behalf of Hawaii Beach Homes. They are defensive and unreasonable with their solutions to assist their customers. Our group of 8 people rented a beach front house $450/ night for a friend's wedding through vrbo which is managed by hawaiibeachhomes company. When I called to file a complaint their excuses were 1. The cleaners must have been rushing because we had guests prior to your stay. 2. If you're unhappy you can leave and we'll refund you your money 100%. 3. We never had any complaints but your party. 4. You have one of the cheaper stay so the filth is excepted. 5. Inaccurate listing of the beach front home. One of the bedroom is supposed to have beach front view with double doors. Heck the bushes has overgrown and the view was obstructed. Their response was do you want me to tell the owner to cut the bushes down? My reply Either cut it back or update your listing! At this point I was very upset and unhappy with this company. Cheaper stay or not we deserve a clean house! The house was filthy! List of filthiness 1. Dust under beds, inside closets, back and side of night stands. 2. White walls are brown and black marks 3. Stain beddings. 4. Mildew and large yellow stains on mattress that was covered up by bed protectors. 5. Mildew shower liners and curtains. 6. Broken glass bottles on patio. 7. Greasy kitchen cabinets. This was my experience with this company at the beach house. The house was beautiful but the upkeep and maintenance was very poor! I've rented from Hawaii Beach Homes on four different occasions and have yet to be disappointed. They have a good mix of homes. The first time my family stayed with them, we were a large group and rented the Banyan Estate. All 23 of us were able to stay in one location but still had our own individual space. We grilled almost every night and would paddle board at the beach out front everyday. The second time I used them, it was just three of us and we rented a cute little two bedroom cottage. The staff is great. They all live on Oahu and shared a wealth of "local" knowledge with regards to things like luaus, mom and pop eateries and hiking trails. The house itself is great and the location could not have been better. However, upon arrival we discovered that none of the remotes to the TVs had working batteries so we had to replace those ourselves. The living room TV was also not working and the house had no cable as previously stated in their Property Details. I spoke to a couple of ladies from Hawaii Beach Homes who were actually very nice and sent someone out to take a look at the tv and cable. However, nothing was resolved. finally spoke with "upper management" who, after shaming me for wanting to watch cable tv ON MY VACATION instead of enjoying the beach, continued to make inappropriate remarks such as, "I've been in this business long enough to know people like you", "maybe you should go to Florida instead." And "I feel sorry for your family". I was floored at the lack of hospitality and the the offensive comments she made that I just gave up and said we will just deal with this on our own. After expressing my disappointment at the lack of respect, service and hospitality, this lady from "upper management" made sure I knew that I had been "BLACKLISTED" from renting any of their properties and that she can actually make us vacate the house that we paid to rent for our family vacation! Not to mention that her solution to the Issue was to leave The home and stay at a hotel. I found that recommendation completely absurd as we had already unpacked completely and stocked the fridge and was traveling with 2 young boys. We also had issues with the cleanliness of the sheets. As we were getting ready to go to bed on our first night I discovered a stain which looked like blood on my sons pillow case. Of course I was alarmed and decided to wash all the sheets and all of the bedrooms as I immediately doubted that the sheets we're not thoroughly cleaned. They did send over a washed new set of sheets for the bedroom that my son was staying in. We were refunded the service fee and refund a certain amount each day for the lack of cable. I stayed in house A2 on Waimanalo in mid-March. There were 8 people in our group. The house has a great layout, and location, but it's quite run down. When I go on vacation, I want the house to be at least as nice as my home, and preferably a bit nicer. The owners clearly love art, but most of it is in bad shape. The whole place has the air of shabby chic, but tipping toward the shabby side of the scale. There is just once chaise lounge, on the beach side of the house, and no chairs to carry to the beach - ridiculous. This is a BEACH HOUSE! Anything metal is rusted out, and in a bad way (think: no maintenance for 5 years). There are several drop-in skylights, which are nice for the natural light. But, they are filthy with debris and dead geckos. We've had to call for various repairs 3 times in 4 days - including a broken hot tub, broken ice maker in the freezer, a nasty moldy outdoor shower, and a rusted out door knob. The fridge doesn't have glass on the bottom shelves above the veggie drawers - another sloppy feature, and super irritating since it leaves even less space in a small fridge. The water feature in the front yard makes a racket 24/7, so don't plan to sleep in the downstairs master bedroom without heavy-duty earplugs. You can't hear the ocean because the waterfall makes such a noise. Two of the three bathrooms are quite nice, as is the upstairs master bedroom. That's the best I can say about the interior. The front and back yards are also nice, with a super easy path to the beach from the back yard. Hawaii Beach Homes, has, however, responded fairly quickly to requests for repair. I believe you can find an equally good location and layout with better amenities in another home. read more

Hawaii Beach Homes was PERFECT in terms of location, amenities, the condition of the house. It was really worth the research, the cost and booking. I called several times to ask about the condition of the house and the reviews, and the staff was really helpful and comforting. We rented Beach Oasis on the North Shore of Oahu. The rental office is very responsive. We were given the wrong access code to the house and even though it was after hours, the answering service was able to contact them and have a rep call us with the right code. Fortunately, it wasn't that late after business hours. But we were commenting amongst ourselves that it would have been really bad if we got there in there in the dark and weren't able to contact them. The online photos for Beach Oasis are wide angle, so they make the rooms look bigger than they are. The property itself is great but needs TLC in a big way, both inside and out. Some pressure washing and replacement of rusted items would go a long way. The house and the cottage are both very musty and moldy, and the jacuzzi tub in the 2nd bathroom is stained to the point that no one wanted to use it, even as a shower. The beach is very narrow so we never used it. The photos don't adequately reflect it. Furniture is shabby and the towels were threadbare and stained. Renovation work was very DIY, to the extent that water from the master bath faucet (which was on a wall) to the sink didn't completely fall directly into the sink but partially onto the counter so that the counter got a lot of the water and onto the bathroom floor. I would hope that a professional contractor wouldn't have installed it that way. The office did respond when we commented that there should be nonstick pans. I wouldn't stay there again even though the location is good in terms of access to North Shore activities. The neighborhood is unkempt and a bit depressing. read more

House was in a beautiful location no doubt, but the home was in major need of TLC. Stains on the sheets, walls discolored, televisions did not work in rooms, all the blow dryers were rusted, house was dusty & needed a good clean, but the worst...were the bugs. Lots of flying termites in the bathrooms and in the entryway. When we called to let the company know, they're response was to simply 'turn off the lights.' It was a disappointment for sure, especially when the house was advertised as something it wasn't. Maybe the owners aren't aware that the house has fallen into the repair it has, but we certainly wouldn't rent through them again. read more

My family and I recently rented a home (Three Palms) through Hawaii Beach Homes on the north shore of Oahu. I had no issues with customer service during the rental process as others have stated, however - the house was not in the greatest condition and needed some major TLC to justify the exorbitant inclusive rental rate (when you factor in tax, cleaning fee and other fees). The location of the home was wonderful and with some effort and upkeep, the place could be spectacular. My reason for writing this review is that after I returned I posted a 2-star review on their website for this property and they took it down from their site. Talk about false advertising! For this reason I would NOT recommend using this rental agency --- you do not get what you pay for and they are misrepresenting properties by editing out honest user feedback. The worst part of Hawaii Beach Homes is their customer service. The houses are nice, the amenities are not the best, but the customer service is awful. I rented a Hawaii Beach Homes property from Airbnb. Right off the bat things didn't seem right. They requested my credit card so they can charge Transient Accommodations Tax -- which is legitimate, but what was questionable was the way they calculated the tax. I called them about this but the explanation I got was: "Airbnb calculates our nightly charge and cleaning fee differently so the numbers don't line up with what's on the rental agreement that you need to sign. But I can assure you that the tax calculation on the rental agreement is correct and is the only charge we are going to make on your credit card on top of what you've already paid to Airbnb". So I gave them the benefit of the doubt, signed the agreement, and paid the tax. AFTER I checked out of my stay, they charged my credit card AGAIN saying they initially undercharged the tax portion. I am currently contesting this charge, no matter how small the amount is, out of principle. In terms of the actual house that we stayed in: The place is as pictured. The amenities are fine but we experienced several incidents that were disappointing. We had an issue with checking in before we even entered the property. The check-in code for the gate security pad did not work. When we called the customer service line, we were told that this has never been a problem before and that we'll get a call back soon. That call never came so we figured the problem might be with the battery of the keypad. Sure enough, once we swapped the batteries out, the keypad worked. Once we entered the house, we find that one of the 2 bathroom doors was locked. Luckily we found some tools around the house and unassembled the door handle so that we can have 2 bathrooms (this house has 5 bedrooms -- it's vital we have both bathrooms available). By the time somebody from Hawaii Beach Homes called back (which is 36 hours after check-in), we've basically fixed all of the problems except for the wifi and TV, which did not function throughout the duration of our stay. A guy then came to "fix things" but he really did not do anything. After he left, we were told to keep trying to reset the modem and amplifier to get the internet and TV working. We tried several times, but it never worked. I then told the Hawaii Beach Homes rep on the phone that I was using this house to get myself and my bridesmaids ready for my wedding so that I wouldn't have time to further troubleshoot the problem, but nevertheless they kept calling and leaving voicemails to reset the modem. At that point I just stopped bothering. In the end, not having internet and TV is not the end of the world but the amount of calls we had to make and not getting prompt callbacks was not a good experience. I hope anyone else that stays in a Hawaii Beach Home property has better customer service than what we got. read more

I imagine millions of people travel to Hawaii a year. It's nice to know that you have someone on island you can count on, especially when you are in a house that you are renting. The staff is friendly and solved our on property issues that day while we were at the beach! How cool is that?!? We thank Hawaii Beach Homes for treating us like family and making our stay special. I have rented from Hawaii Beach Homes twice. My latest home was on the south shore and was called south shore 43. In both my experiences the house was as pictured and the property was very clean, check in was easy and they the company got back to me right away on any questions I had. In addition, I found that the price seemed very reasonable given that i shopped around and compared before I booked. I would suggest to beware of booking through v r b o or Home away as they tag on a huge service fee. About 10% which is a lot when you are renting a nice beach house. I learned this the hard was as the first time I booked with home away. The second time I booked with the company directly. I normally don't post reviews but I did find that booking directly with the company was such a better experience as they were very helpful in making sure I choose a home that suited my needs and giving great advice above the area. In addition I did have a problem with the internet while I was there and they were very quick to respond to get it fixed. I will definitely be booking with them again in my next trip - directly through their website. read more

My wife and I have been planning for our wedding at Honolulu this May and my wife has spent weeks on finding a 5-bedroom house for our entire family. Several days after signing the rental agreement with Hawaii Beach Homes for a house locates very close to Waikiki beach, the company emailed us without any apologizes, simply stated that there was a double booking for the home we booked and moved us to another house that is one hour away from the Waikiki beach. Even though I can't really comment on the property, for the people want to rent from Hawaii Beach Homes, please keep in mind that signing the rental agreement with Hawaii Beach Homes DOES NOT guaranteed you a place to stay. UPDATE: Not only the company refused to provide any other alternative for our stay, Hawaii Beach Homes made another charge on my credit card rather than refunding my money in full. I have stayed at one of their properties in the past. The size of the place is nice, location is good, ocean view is beautiful. But it does not seem like the owners invested in keep the place up. There were ROACHES and lizards crawling around inside the house, and even ROACHES in the bedrooms. Doors and windows aren't working properly. Bathroom fixtures are falling apart. Linens and towels have stains on them. No A/C in the common area, so forget about family/social gatherings. Also the management is way too strict. They even reset the passcode to the door before checkout time was up and I wasn't even fully ready to leave yet! People pay big bucks to come here to relax and have a good time on their vacation, so management needs to laid back more and invest more into keeping the place up. read more

I stayed at Portlock Vista - please ask for a refund ASAP if you booked this location unless you are looking to rough it, the home has great views at that is the only thing that is great about this place. The toilet in the master bath is unusable and dangerous due to the amount of mold; there is nothing to control the moisture so mold runs wild. The kitchen screen is held on by duct tape, the furniture is old and outdated and smells, the metal furniture is all rusted from the moisture. There were dirty dishes in the cabinets - wash everything first There is no central air so it is hot ; the A/C in the bedroom are window units that when turned on smell; the ceiling fans sound like they are going to fall out of ceiling can't sleep with them on. The pool is only 4 foot; covered by a screen so when it rains it drips in the pool; the leavers to adjust the sun amount don't work I could go on and on our group thought it would be nice to have a house versus a hotel never again from this company ---again get your money back today read more

This is a difficult review to write. Nearly 5 stars for the house and 2 stars for the company. The home itself was perfect location and a beautiful home. However for the price of a luxury home there were some deferred maintenance issues for sure. Icemaker did not work, dishwasher writing had all been worn off so it's impossible to know how to wash. Screens throughout the house were broken and off the track. No air-conditioning. But you couldn't ask for a better location and beautifully decorated home. Normally I wouldn't leave a bad review for these minor things. The negative review is for their refund policy. With a $2000 security deposit they take at booking and then keep it for 14 business days after check out. Then when they finally "refund" you it does not show up for another seven business days. We checked out of the home over a month ago and are just now getting our refund. Beware of how long they will keep your deposit! Shady operation for luxury clients. We travel often and have never dealt with a company that does this. Would not rent again from them despite being happy with our rental. read more

I recently stayed on the north shore in one of the homes they manage. I was very impressed from the start with the booking process. Everyone who helped me was super friendly and helped me find the perfect home for my family and me. The home was very easy to find with the directions provided (very Hawaiian style, but clear) and we were able to access the home with no trouble. The ocean views were amazing and the home, even though is was a little on the older side, it was nice and clean and provided us with the beach house charm we were looking for. I would definitely recommend them to friends and we will be using them again for our future trips to the island. read more

We stayed at one of their properties for a week in October 2012. The place we rented (B4 South Shore Waterfront) was such a wreck! The only thing going for it was the view and the only reason we stayed the scheduled length of time was because we didn't want to waste our vacation looking for another place. The first day we arrived I immediately contacted Hawaii Beach Homes to voice my concerns with the house (there were lots). Some things were taken care of, most were not. I had to have someone come clean a huge grease puddle off the deck, refill the bbq tanks, replace a broken coffee pot, replace several burned out lights, replace batteries in the light/fan switches, fix a broken electrical outlet in the kitchen and this was JUST the first day! Closet doors were broken; toilet paper holder fell off the wall. This place hadn't been cleaned in months. Our feet were black on the bottoms from walking thru the house in bare feet. Walls were dirty. We had to wash our dishes BEFORE using them. There had previously been a huge leak in an upstairs bathroom that caused significant damage to the ceiling & walls in the kitchen downstairs leaving huge water stains that no one bothered to repair. I'm sure there is mold growing out of control in the walls. Dirt and dust was caked on the ceiling fans, lights and baseboards. Living room furniture was so worn and dirty we didn't feel comfortable sitting on it. We had to fix wobbly legs on the dining room chairs. Patio screen doors had rips in them and we had to struggle to open them. Outside patio cushions were stained and completely ripped up. Hot tub was leaking. The pool table and ping pong table were completely unusable as they were so water damaged. Outside fridge was disgustingly dirty. This house has not been looked after AT ALL and is NOT worth the money with the shape it is in. I CAN'T BELIEVE IT IS RENTED OUT IN THIS CONDITION. We had plans to invite some friends to the house for dinner - we never did as we were too embarrassed to have them over. If all the other properties they manage are this neglected please Don't waste your money on these houses!!! I posted this review on their website and it was taken down. After sending an email to the company I have yet to hear back from anyone addressing my concerns or to even apologize for the condition of the house. read more

Our group of 5 adults stayed at the Captains House on the north Shore of Oahu for 12nights In August 2017. The house is just as it appears in the photos and the location is within an easy drive to Haleiwa and popular swimming beaches like Waimea Bay & Sunset Beach. This is a busy section of the Kamehameha Highway although other than traffic congestion getting to and from the house it is private and set back from the road. Unfortunately our nights were invaded by the moaning sounds of the endangered Wedge Tailed Shearwater birds https://m.youtube.com/watch?v=dgxKzEUYKzU there is a burrow within a few feet of the main bedroom and living area. One night we counted 8 birds and there were also others under the house. Hawaii Beach Homes offered to let us out of our contract which was useless to us as it was peak season and we had booked 9 months ago to get a house on the beach. They said that they had only ever had one other complaint although they make mention of the Shearwaters in the information you receive after making final payment. Our experience was that the birds have taken up residence at the house. We hope that Hawaii Beach Homes follow up the contact we made with the Hawaii Division of Forestry and Wildlife for the sake of the birds and renters who stumble blindly into nesting season. read more

Since it was our annual get together I wanted everything to be perfect but they made it difficult. Initially, they were good to work with but when things weren't working properly and we asked for help they were junk to deal with. They lie on their responses to make their reviews seem good. For example, I never asked for my money back from the rental and they responded to my review stating that I wanted my money back. They're responses were also lies. That's not how you treat your customers and do business in Hawaii. Be careful in renting this beach house. read more

We rented a group of three cottages from Hawaii-BeachHomes.com from June 27th through July 4, 2011. It was our son's wedding so several family members were with us. We paid 6K+ for the 3 cottages for a week. The cottages on the interior were clean with modern furnishings and each had a nice yard. Two of the cottages had hot tubs which did not work. In one of the cottages which was supposed to sleep 6 the pull out bed was damaged so could not be used for sleeping so my 24 year old son just slept on top of the couch. There were cock roachs everywhere, I even found one crawling around in my blouse hung in the closet. The bedspread in the Cabana Cottage had old blood on it. The bedspread in the Garden Cottage was not clean. In the Red Ginger there was no bed skirt on the bed.The pool was clean with a perfect temperature but the tiles along the top were broken along the perimeter of the pool. The night lighting outdoors was inadequate making it difficult for my 84 year old mother to walk outside of her cottage. For the price we should have been supplied with enough dish detergent and toilet paper but we ran out mid week and ended up buying the dish soap. The management were very nice in general and did bring more TP when we called them. We would not recommend this place to friends. The place was generally shabby for the price. read more

My family and I visit Oahu often, we mostly stay in hotels, but this year my family decided we wanted more flexibility and looked into a home to stay at. We chose Hawaii beach Homes due to their wide variety and ease of booking. We stayed on the south shore for a week in a beautiful home in Hawaii Kai, then we moved to the North shore for the last week of our trip. Both homes were great, we had a ton of space for the kids, and also privacy for the adults. Being able to cook saved a ton of money, and allowed for us to feel like we were at home even when on vacation. We did not have to deal with the expensive parking, crowded beaches, and other people. We were already close to the beautiful parts of the island and did not have drive far. We had no problems with either homes, each were above or at hotel expectations. After this experience I can say that we will never deal with hassle of crowds of tourist and overpriced food again. Instead we will enjoy the comfort and privacy of a home away from home provided by Hawaii Beach Homes when we visit again. read more

Property: Portlock Vista, Honolulu, HI My sister and I took my elder parents for their 40th anniversary to Hawaii and wanted something really nice and we wanted everything to run smoothly. This rental appeared to be so. When we got there, of course the location was beautiful. The property was nice and large and had great views. For the price it comes out to per night (probably a month's rent in some places, even Los Angeles where we are) they need to make sure everything is in good shape!!! The house was poorly maintained. The pool cover was broken, despite the fact that I had noticed it on a previous review and brought it up to the agent. The vent kept making snapping noises at night (due to the wind) and kept us up. We called the number given and a man and his two kids showed up at the door unannounced. They spent a good 20 minutes "trying" to fix things and then he finally told me he had to go and get a new motor to try fix it. When I told him it's okay, we'll just deal with it if people will be inside the house working on it, he got offended and was very rude, even slammed the door on his way out. "Excuse me if I don't want my relaxed vacation to be invaded by a bunch of people working on a motor. Get these things fixed before I get there or recognize it as a problem at your end and make up for it somehow, don't give me an attitude!". That really rubbed us the wrong way. This is not the kinds of things you want to deal with on your vacation when you've spent the money and rented a luxury property. Other issues, the kitchen was poorly stocked. There were broken blinds in all the rooms. The shower in the master bedroom ONLY had cold water so we couldn't use it. The light going up the stairway from the outside (very dark at nights) didn't work so I had to turn on my phone just so we could see our way up. Two printers, but NONE of them worked so we could print our boarding passes. So while the process to book the place was easy and the location was very nice, for the price charged they seriously need to upkeep the place better. We've stayed at A LOT of vacation rentals over the years and this one just didn't live up to par. read more

We stayed for a week at South Shore 35 and really loved the whole experience. First of all the location was perfect for us, close to Waikiki but far enough away to escape the overly crowded hotel and shopping scene there. The house is right on the water between Diamond Head crater and Koko Head crater / Hanama Bay nature preserve. Specifically, it's between Kawaikui beach park and Nui peninsula with a strip of beach for about a dozen homes that seperates this strip into a private beach for these homes. It makes for a quiet and really private beach location. We rented paddle boards and surf boards just down the road at Koko marina for the week and the water there is perfect for both. Grab reef shoes as well because the whole area is full of coral and protected by a reef a couple hundred yards out from shore. The bay is a beautiful and calm estuary full of tropical fish and turtles and the surfing is good out at the reef. The house is laid put nicely with a good indoor outdoor combo and relaxed Feel. Perfect dining table for 8 to 10 people and the bedrooms and bathrooms accommodated our 8 people and could have held another 4. It has central air which is a must and in the backyard has a good size jacuzzi which we used a lot. We had friends over most nights and bbq'd and shared all of the Hawaiian local delicacies. Kahala shopping center is not far which has a Whole Foods and some fantastic sushi takeout. Parked 4 cars in their driveway but the Kawaikui Park is a short walk and can hold more cars read more

The house we rented from Hawaii Beach Homes was in a great location, and access to the beautiful beach was easy, although the beach is not visible from the house because none of the windows face that direction and the house is in a low spot on the property. The unit had a musty smell upon arrival, having been closed up with no air conditioning in a very damp climate. Signs in several places asked that guests turn off the AC when not in the house. When the AC units stopped functioning after a few days, we contacted Hawaii Beach Homes, which took several attempts as the line was busy and no answering machine. We did finally get through, and a representative came to the house, tracking muddy footprints throughout, but did not fix the problem although they claimed they did. A conversation with the owner a day later was met with dismissal, too, so the problem of no AC was never solved. The bed linens had holes or were very worn, and there were no washcloths. Outdoor furniture was mildewed and dirty so was unusable. One night, we were awoken in the middle of the night by loud banging in the laundry room right behind one of the bedrooms, which was distressing. Our last morning, a landscape crew arrived early and what should have been a peaceful morning was filled with noise and activity just outside the house. The owner also came by to make sure we would be gone by the check-out time. Tacky. We are in our 60s, have rented beach home for 25 years, and are clearly responsible guests. There were more don'ts than do's (take your shoes off when entering the house, don't use the AC when not in the house, don't leave any wet garbage in the garbage can, don't attempt to fix anything yourself, which is fine unless the agency does not fix it for you). When we reported our problems to the agency after leaving, our concerns were again dismissed or minimized. We submitted a review similar to this one in response to HBH'srequest for a review, and, apparently it did not "meet their guidelines" so was not posted. Although HBH advertises as being available 24/7 and renting homes that offer privacy, this was not our experience, I'm glad Yelp.com is available as a venue to tell others of our experience. read more
