    Bathtub is super short not great if your tall and does have cracks and chips in it. Definitely needs to be updated.

    Not too bad but it's old and needs a lot of updates and repairs, the wall a/c units are not insulated at all and in the winter you NEED to wrap in plastic and seal otherwise your heat goes right out and bitter cold wind flows through badly. The heater don't heat up too well and should be replaced as well, most things in here are just old and outdated. The staff is nice and if something does stop working they get to it pretty fast. Can't complain too much about the size, it's not a bad apartment but it is a bit more expensive than I think it should be.

    moved in February 2025, for the most part we loved living here and we were even going to renew our…read morelease and before we finalized anything on 12/5/25 I noticed an abnormal sound coming from my hvac unit that was replaced during the summer. I put in a work order but it was late in the day. the following morning we had no heat at all. I called the emergency maintenance and they could not figure it out, we were given a space heater and told to put on emergency heat. The contracted hvac technician did not come until 12/9/25 in which he was there for 30 minutes and stated we had "low fluid" filled it up and left. when I got home from work I noted it still continued to make the same noise prior to not working. Due to other obligations it went unnoticed that the outdoor unit wasn't kicking on and it was running off of auxiliary heat. I didn't have another technician come until 12/16/25 I'm which at this point they "found a leak". We finally got confirmation the day after that it supposedly needed a part and that it was ordered. When I requested proof it was a part and that it had in fact been ordered and that 12/23/25 would be the soonest my heat could be fixed it was radio silence, my request went unanswered. After being promised it would be fixed no later than 12/23/25 I was then informed on 12/23/25 that they would not be there until 12/24/25 between 8:30-11:30am. They finally arrived at 12:30 and fixed the issue. During this we requested a unit transfer due to the warranty of habitability but was told due to them answering emergency maintenance calls there was no neglect and they could not approve a unit transfer regardless of them having 8 identical units available. My review on google got a generic reply and i was told to contact the office to find a resolution, but if I didn't get one from them in the beginning of this why would I get the proper reimbursement now? they wanted to charge us close to $2200 to renew our lease and the second we declined a renewal and they put it back up for rent it went down for new renters. They don't value tenants once they are here, anything to get you in the door. The maintenance men do their best but I believe it is mostly corporate greed and they do what they are told. do not move here whatever you do.

Once a client is…read morebrought to the community, the fee they provide isn't paid out till 30 days after the tenant moves in. My client moved in 4/16. Today is 6/24 and I still have NOT been paid. Emails do not get answered and when they do, it is a generic and vague. I never received a clear straight answer from them, and the number they provide goes to voicemail. The policy needs to change on timely compensation or the staff should show more respect in better communication to agents who bring them prospects. I do a good amount of rentals a year and I will not recommend this complex in the future. Nor would I suggest it to other agents I work with. The practice in getting paid for our time and securing a tenant should be more highly valued as colleagues from them in real estate, but sadly they just don't put the effort in.

Look at all the recent views and the current trends for this place. Everyone is having the same experience and it's going downhill FAST. They will do everything possible to get as much money from you as they can while doing everything in their power to do absolutely nothing to help you with issues or make improvements to the building or community. They will trap you in overpriced leases so you can never save up enough to move out. Save yourself the grief and torment and just find a private renting option somewhere else in town. You will find many full houses for LESS than what they charge here for a poorly maintained, 100-layer paint contractor special. While this place has actually been a nightmare to live in, Mitchel Morgan owner of Morgan Properties, current net worth reaches $6.1 billion, funny huh?

Eric, Tom, and Chuck are always so nice with huge smiles. You can tell that they truly know what they are doing and have a great respect for each other. As if that wasn't enough, no matter how small the issue might be they address it almost immediately. February 2021 here was like one long blizzard and they were out from early in the morning until late at night removing snow and treating sidewalk. How they managed to clear everything and keep it clear, I'll never know. They are fantastic, enough said. ~Colleen E.

Maintenance staff is seriously as good as it gets both keeping the grounds in order and responding to tenants' needs. Office staff probably won't win any awards for friendliness (with the exception of the receptionist), but they're hard-working people who take the happiness of their tenants seriously. The concierge service is a nice plus along with the pool, hot tub, etc. The community is made up of a lot of retirees along with a number of families with young children. I really appreciated living somewhere that wasn't overrun with 20-somethings hosting lots of loud parties, as is so often the case. It's a great location, minutes from both the tollway and commuter rail. Notable negatives: 1) the buildings are typical apartment construction, which means that noise does carry through from neighboring apartments to some extent. It was never very loud or enough to be annoying, but it did exist. 2) the Hatfield meat packing plant is very close by, and sometimes the stench wafts over this part of town. It never affected our apartment, but you can sometimes catch an unpleasant whiff when standing outside. A rare but unpleasant consequence of living in this part of town. Overall, I was sad to leave Jacob's Woods and would definitely recommend it!

    Renter beware, this company is required by law to supply electric to all apt at all times because…read moreof the fire alarms and sprinklers. When you move out the electric remains on even though you payed your final bill and notified the electric company of you lease termination. This company then sends you a bill for the electric used until a new tenant is found. This is totally illegal. The roof on most units leak you can see daylight under the doors letting in winter cold and summer heat. If you hang pictures you will be billed for holes and the carpet is so cheap it is stained beyond cleaning and you are charged. Many times the units aren't painted and the carpet isn't replaced. When you call for maintenance to many times you are black listed and they won't come out anymore. These are expensive dumps.

Mice Infestation: This issue first occurred last October 2024 (couple of months after moving-in) for 7 MONTHS straight. Reported the issue several times in-person, yet the issue was completely ignored, up until it was time to renew my lease. Mice screeching often, feces and damaged food in cabinets, and the office just hand me mice traps with peanut butter. The place is completely inhabitable. 2. Flooding Issues: Not a JOKE! Multiple units were affected by this... Literally half the apartment flooded and soaked from underground for 3 WEEKS. Damaged, Mildew smell, and soaked furniture such as dressers, Mattress, tables, blankets, etc. One guy came with a pressure vacuum to suck the water for 10 minutes and left me with a LOUD industrial fan to air dry the carpets. Could not Access or sleep in my bedroom for 3 weeks due to soaked carpet and mildew smell. Q: How did they act on it?? A: an apology e-mail and stating that the problem was resolved by them!!! 3. Pest Problems: I really do not have to explain this... Centipedes, bugs and spiders daily.... But have you heard of CRICKETS entering from the side vent of the kitchen before? and roaming around the apartment? Think about that too. 4. Noise and Disturbances: If you work from home or are trying to have a goodnight sleep, forget about it. This is not anyone's fault but the old infrastructures of the units. You HEAR every step the neighbor takes like they are your roommates AND every time someone runs the water (Imagine the crackling and creaking sounds of the pipes popping in your ear). 5. Maintenance: Again, this is not the maintenance people fault at all, they are very friendly, BUT things take weeks to get fixed like washer, dryer, lights, etc... when you try and ask again nicely, they make you feel like it is not urgent and/or you are begging for a LOAN. 6. Incorrect billing and OTHER: (1) Every month they must waive incorrect billing like unknown fees and "VACANT ELECTRIC" CHARGES, saying they have updated their system or whatever. (2) As I am responsible for cleaning and maintaining around my apartment space, they do not hold the same standards much. After refurbishing their new units adjacent to mine, or mowing the lawn every week, workers must leave their swept trash, leaves and bags around for days, at my doorstep.

There is not enough parking, and recently "reserved" spots have been placed throughout the community (not handicapped, just reserved with no explanation or communication regarding them).. I certainly hope these folks using reserved parking are paying extra to do so, because even when they aren't there, everyone else has to leave the spot open and park in Timbuktu 2. Raising rent prices is a bit of a pain point for me personally. The same day I got my lease renewal with a rate hike, the same floor plan I'm living in was listed on the MP website for ~$100 less per month. I called to see if they would match that and they told me my options were to pay my offered price or to move into another apartment within the complex to get the listed price online. WHAT?! They would've been out more money in their resources cleaning and flipping our apartment over for the next renter than they would be matching the online posted price or meeting in the middle and keeping our rent where it was. 3. Overall, I still enjoy living at Madison Providence. We haven't had major issues with anything within our apartment, the maintenance people are nice. It's these few pain points that have become frustrating.

I'm still waiting, two years later.
