I'm posting an updated review of Madison Providence after living here for over a year. 1. The parking situation has gotten significantly more frustrating. There is not enough parking, and recently "reserved" spots have been placed throughout the community (not handicapped, just reserved with no explanation or communication regarding them).. I certainly hope these folks using reserved parking are paying extra to do so, because even when they aren't there, everyone else has to leave the spot open and park in Timbuktu 2. Raising rent prices is a bit of a pain point for me personally. The same day I got my lease renewal with a rate hike, the same floor plan I'm living in was listed on the MP website for ~$100 less per month. I called to see if they would match that and they told me my options were to pay my offered price or to move into another apartment within the complex to get the listed price online. WHAT?! They would've been out more money in their resources cleaning and flipping our apartment over for the next renter than they would be matching the online posted price or meeting in the middle and keeping our rent where it was. 3. Overall, I still enjoy living at Madison Providence. We haven't had major issues with anything within our apartment, the maintenance people are nice. It's these few pain points that have become frustrating. read more

1-Star Review Unresolved Maintenance Issue -- Dirty Patio for Over 2 Years I've lived at The Madison Providence in Collegeville for two years, and from day one, my patio has been filthy. I've submitted three maintenance requests asking for it to be power-washed--something that should've been done before I moved in. Every time I follow up, I'm told: 1. I can't hire my own service (due to lease rules), 2. And there is no timeline for when the complex will clean it. So essentially, I'm stuck. I can't clean it myself, and management refuses to give me a clear answer or solution. I've reached out multiple times and even asked for the corporate contact--no one will provide it. I'm paying premium rent for a luxury apartment, but this situation is far from luxury living. This isn't just about the patio anymore--it's about accountability, basic cleanliness, and respect for tenants. To future residents: if you're considering moving here, ask to see your patio first--and make sure any promises made by the leasing office are actually followed through. Not what I was expecting, refused by management to look at apartment b4 moving,,just to get a idea of size and layout. Currently paying for more stairs and hallway than living space. Carpets are disgusting, apparently previously renters had a dog ( i am allergic ) cob webs, dusty,half ass cleaning...will not be referring to anyone. And will be leaving as soon as lease is up. Been in my apartment since October 2015 without any updates, like paint or new carpets. In the first couple of years, they provided an annual carpet cleaning. Haven't had any such cleanings in about four years now. Really need new carpet now! The regular maintenance staff is excellent. However, the rules against hiring outside firms is a problem. I no longer use my balcony because it needs to be powerwashed and I have inquired multiple times about it. Maintenance will not do it, but they also won't allow me to engage an outside firm. read more

Our family experienced a house fire, and as a result moved into an apartment in Madison Providence. Our two large dogs were very anxious with apartment living and even needed to be put on medication. We knew we needed to find a small house with a backyard. We found a house within 3 weeks after moving into Madison, which would be available for us to move into in 3 weeks. As a result of the fire, our family has incurred significant out of pocket expenses. As such, we asked Madison if they would wave their cancellation fee, which is close to $4,000. While I completely understand and appreciate that we signed a contract, I was hoping that given everything our family has gone through, Madison Providence would have approached this with a human lens vs. a corporate approach. read more

Been living here for 18 months- getting worse. Stench from the only trash area is unbearable..been this way nearly the whole time .. unbelievably worse the last few months..shortly after first moving here the trash compactor broke( there's only one for the entire complex)- and it's the only place to put your trash). For months the trash bags were just piled up outside the compactor. They then went to an open trash receptacle and you had to fling your trash bags over the top-7 feet or so or just leave them lying around as many people did. For several days each week prior to trash pickup you could barely get near the receptacle- there was so much trash piled up. They then switched vendors a few months ago - a company which seems to run an extremely disgusting and filthy operation. The stench is unbearable from hundreds of feet away in the direction the wind is blowing. Management has been largely been unresponsive.. Yes, they did change vendors once but over a period of 18 months that we have been here I think that's not enough. This place is no longer livable due to the stench. This place is not cheap. The rates keep going up and the quality of life keeps going down. read more

Pros: Staff is top notch. Both the office and maintenance staff are quick to respond to any issues you may have. Overall customer service is excellent. The location is great. Close to shopping and major roads. The amenities are nice (pool, gym, walking paths). They also have a lot of resident events and discounted vendors come to the facility on a regular basis. Cons: Parking is terrible. It's "first come, first served" and there simply aren't enough spots. For the amount of rent you are paying, you should have a least one spot reserved near your building. The trash situation is terrible. They are one of the few apartment complexes that charges a monthly trash fee but there is often trash all over the ground near the dumpsters and there were many times we could not recycle because that receptacle was full (often with garbage and non-recyclable materials). They really need to install cameras and fine residents who throw trash on the ground or in the wrong dumpsters. Maybe also have a second weekly pick up. While the amenities are nice, the rent is very high and they charge other fees (trash, sewer, water, storage) that many other apartments do not. My mortgage and HOA for a significantly larger house is less expensive then what I was paying to rent. Most of the cons are fixable and would result in a higher ranking from me if they were. I don't blame the the on-site staff for these issues as it is likely the management company trying to maximize profits that creates these issues. All said, it's still a decent place to live if you can afford to the high rent costs. read more

Today, we got an email from management at Madison Providence. At the top in red, it reads: "JUST RELAX. WE'LL TAKE CARE OF THE REST" The message, however, completely contradicts this statement. Management makes it clear to its residents that although we are in the midst of a GLOBAL CRISIS and millions of people have lost their jobs, that they still expect their residents to pay their rent in full and on time. They very insensitively, clarify that just because the government is suspending people's mortgages during this time, that that notion will NOT apply to their renters. Moreover, they will "continue to follow the normal eviction process and continue to timely file on those who choose not to pay their rent." As if people are "choosing" not to pay their rent during this economic and healthcare crisis. I am DISGUSTED and appalled by management's handling of this situation. While I think the property itself is nice, this complete disregard for residents' welfare in a time of national emergency is unacceptable. My husband and I will NOT be renewing our lease, and I will NOT RECOMMEND that ANYONE sign a lease with this greedy company. read more

Current and prospective tenants BEWARE...False Advertising AGAIN! Madison Providence has signs posted at the entrance to the complex advertising/offering a "$500 Referral Fee" for current tenants who refer prospective tenants that actually enter into a lease. Madison Providence does not actually give its tenants the Referral Fee/Credit when the prospective tenant enters into a lease. Instead the Property Manager comes up with numerous excuses as to why the Referral Fee/Credit cannot be processed. I do not recommend leasing at Madison Providence. What you see is not what you get. It is NOT luxury living. read more

The apartment itself was a nice sized apartment. The issues that we had living here is that we were next to the dog park and some dog owners were inconsiderate and would allow their dogs to bark early on the weekends and late in the evening during the nicer weather. Also some dog owners would leave their dog's waste in bags thrown around the front of our breezeway entrance. Management would send out emails to residence to remind them to clean up after your pets but some could care less. The apartment above us, you could hear the vacuum being run at 10:30 at night and when their grandchild was there, you thought he was coming through the floor. The trash facilities were gross. Some residents just threw their trash wherever, instead of the proper containers that were supplied. read more

This place is going downhill fast. It used to be a great place to live, but lately its really gone downhill. The management never gets back to you if you have a maintanance problem, the people who live here are now like a bunch of drunk college kids always using fowl language having no regard for who is around them, people don't clean up after their dogs, the trash area is a disaster and definitely not big enough for the amount of apartments. It seems like they built them apartments so fast, there is so much wrong with them and not enough people around to fix them. I'm not sure what happened, but new management took over the office and its like they don't care. definitely do not recommend this place anymore. read more
