Sterling Properties

As Executive Director of Manufactured Housing Communities of Washington, I have known and…read moreinteracted with Sterling Properties for over 15 years. They stand out among our over 500 members for their exceptional professionalism as demonstrated by their being selected to develop and conduct a comprehensive training program for our other members. Their high level of commitment to their clients has singled them out among management firms as evidenced by the consistently positive feedback I have received from their clients. They are known for not only excellent management of the physical property, but also for their ability to deal effectively with resident concerns. Their mastery of all state and federal regulations is an added bonus to any property owner. If you are searching for the Gold Standard, look no further. .

"Sterling Properties Real Estate Services LLC assumed management of Lone Oak Trailer Court, Oak…read moreGrove, OR on June 1, 2026. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

am writing this review as a serious warning to prospective tenants…read more In my experience, this property management company failed to provide a safe or lawful living environment and ignored repeated tenant concerns. During my tenancy, I was nearly assaulted by a neighbor who threatened me with a baseball bat. I reported this incident, yet management took no meaningful action to address the danger or protect residents. Tenants were allowed to harass and behave dangerously without consequence. I also experienced extremely unsafe and unprofessional maintenance practices. A maintenance technician improperly worked on my water heater, causing a dangerous emergency inside my unit. In addition, interactions with maintenance staff were inappropriate and made me feel unsafe during work orders. Communication was also a major issue, as maintenance staff were unable to effectively communicate in English while inside my home, making it difficult to explain problems or ensure repairs were done correctly. Beyond safety concerns, I encountered severe billing and record‑keeping issues. After living in the apartment for only about one month--with rent paid through housing assistance--I was later told I allegedly owed over $5,000, which did not align with my tenancy or payment history. After moving out, inaccurate information about my tenancy was reported to screening companies, which damaged my rental record and resulted in housing application denials. I am now forced to dispute this information formally. Based on my experience, this company disregards tenant rights, fails to address serious safety issues, and creates lasting harm to tenants even after move‑out. Anyone considering renting here should document everything carefully and be prepared to seek legal help. Families with children or anyone concerned about safety and lawful treatment should strongly consider living elsewhere.

They use Pacific Screening to run your data through. Go ahead and look up them up. 1 star. You will be Defamed, by Pacific Screening, to Valley First. Valley First loves it too. There is a scam between them over your $50 screening fees. They are in cahoots. They just want your screening fee & deny you. People end up living in hotels because of Valley First. RUN!! I had a 'Case Dismissed'. Pacific Screening comes back with, "Your Guilty Actions...". This is sooo stressful. Don't rent from these GOONS!! Don't even try! RUN!

We decided to go with Kent Mack and Crown after interviewing several companies. In less than a month, Kent had found a tenant who leased the house at our full asking price until the fall of 2019. Kent or his assistant Karen were always available for our questions or when issues with the house arose. They understand that quick response is always a concern for a tenant or a landlord and we think they did a very good job repairing the odd water leak or replacing appliances as needed. As the end of the lease came in sight, some difficult issues arose which had us perplexed. Fortunately, we could rely on Kent's expert advice. Without his input, which was invaluable and freely given, we could not have navigated the end of lease successfully. When it came time for us to move back in, the cleanup job was excellent. We had a years-long, continued positive experience with Crown and we definitely recommend them for property management.

I regretted hiring Crown Property Management from day one. Before signing with them, I had freshly…read morepainted the entire interior of the house, installed new flooring throughout, and had the property professionally cleaned. I had also already generated several promising rental leads. When Crown sent its crew to inspect and photograph the property, they tracked dirt throughout the freshly cleaned house and then attempted to charge me for cleaning. This was just the beginning of a frustrating experience. They subsequently informed me that my smoke detectors had to be less than 10 years old. Although I explained that the existing detectors were compliant, they insisted they needed to be replaced. I purchased and installed replacements myself, clearly marking the installation date on the bottom of each unit. Crown then claimed I had purchased the wrong type, insisting that the house required interconnected smoke detectors when, in fact, the existing system was not interconnected. They proceeded to bill me for replacement detectors anyway. Upon further inspection, I discovered that all they had apparently done was write a new date on the front of my existing smoke detectors. In other words, I was charged for work that did not appear to have been performed. It also took Crown nearly two months to find tenants, and they never proactively considered adjusting the rent to remain competitive with prevailing market rates. Given the time it took to secure tenants, I was particularly disappointed by the lack of attention to maximizing the property's rental potential. Communication was another major frustration. I found it difficult to get them to answer my calls unless I dialed *67 to block my caller ID. Overall, my experience was one of unnecessary charges, poor communication, questionable billing practices, and a lack of proactive property management. I expected a company that would protect my investment, provide professional service, and help maximize my rental income. Unfortunately, that was not my experience with Crown Property Management. Unless you're looking for a property management company that communicates poorly, adds unexpected expenses, and leaves you questioning what you're actually paying for, I would strongly recommend considering other options.
