My husband and I decided to use Silverton Realty to rent our home when we moved out of state. We…read morethought that being a local business in an uppity small town, that we would get great upstanding service, yet what we got was less than poor service. When we filled out papers and left the keys with Micha, we left the home cleaned by a housekeeper, yard had just had $2K in upgrading of landscaping within 60 days, freshly painted within the year, well maintained, furnace filters replaced, light bulbs all in working order, mounted coat hooks in bedrooms, gutters cleaned, roof moss free, house pressure washed, etc. Silverton Realty was to keep up basic maintenance of the home, gutters, furnace filters, light bulbs, ensuring that tenants mowed and maintained landscaping, etc. They said they would provide general maintenance crew for any small problems. Yet we were charged for an electrician because a renter flipped a switch that turned the furnace off. So the realty company called a heating and air company for a service call that cost 'US' $250 just to determine there was no power going to the brand new furnace we had just installed a year prior. So then Silverton Realty calls an electrician for a service call and they charge us another $250 to tell them the tenant had flipped the switch on the wall... marked furnace! We were assured that they had a maintenance staff that could fix simple problems. When the year was up, the tenants moved into a home they just purchased and we fired Silverton Realty. When we took possession of the home, it was filthy and the yard was in disrepair and the doors were left unlocked. I called Micha at Silverton Realty and I threw a fit. She assured me the home would be clean the following week... so I flew from out of state to close the deal with Silverton Realty.... to find out they hadn't touched the home... Still filthy, oven dirty, floors dirty, stole the coat racks out of the bedrooms that were attached to the walls, leaving large holes, crayon scribbles on the wall, large scuffs on the walls, 40% of the light bubs burned out, old food in garbage disposal, back door left unlocked, trash in the fenced in court yard, trash in the front yard and in the fenced large yard, 2 trucks full of old leaves, weeds as tall as my waist, dart board holes all over the outside wall by the front door (on our brand new exterior paint). Knocked down back decorative fence and used wooden stakes to hold it up, stole gas cans, rakes and shovels left in the shed by us to maintain the yard. Unmaintained bushes and landscaping. So I called Micha again and I called her boss... they assured me that they had now gotten the house cleaned up, so they sent us our deposit and closed the account with us. Later I flew back to Oregon to look at my house again... I was shocked at how Silverton Realty had left the once pristine house we had left them. They said they hired a house keeper and landscaper, but what I saw was piss poor. Oven still filthy, crayon scribbles in the hallway, gunk behind the kitchen faucet and in the stove fan, dart holes near front door, trash in courtyard, leaves in gutters, moss on the roof... all they did, that I could see was wiped off counters, vacuumed, mowed and raked 60% of the leaves. Still trash in courtyard, and I had to replace the light-bulbs myself. Silverton Realty took money to manage our property and all they did to earn it was cash the renters checks and issue us checks. Horrible rental company, I wouldn't trust them with a dog house.

am writing this review as a serious warning to prospective tenants…read more In my experience, this property management company failed to provide a safe or lawful living environment and ignored repeated tenant concerns. During my tenancy, I was nearly assaulted by a neighbor who threatened me with a baseball bat. I reported this incident, yet management took no meaningful action to address the danger or protect residents. Tenants were allowed to harass and behave dangerously without consequence. I also experienced extremely unsafe and unprofessional maintenance practices. A maintenance technician improperly worked on my water heater, causing a dangerous emergency inside my unit. In addition, interactions with maintenance staff were inappropriate and made me feel unsafe during work orders. Communication was also a major issue, as maintenance staff were unable to effectively communicate in English while inside my home, making it difficult to explain problems or ensure repairs were done correctly. Beyond safety concerns, I encountered severe billing and record‑keeping issues. After living in the apartment for only about one month--with rent paid through housing assistance--I was later told I allegedly owed over $5,000, which did not align with my tenancy or payment history. After moving out, inaccurate information about my tenancy was reported to screening companies, which damaged my rental record and resulted in housing application denials. I am now forced to dispute this information formally. Based on my experience, this company disregards tenant rights, fails to address serious safety issues, and creates lasting harm to tenants even after move‑out. Anyone considering renting here should document everything carefully and be prepared to seek legal help. Families with children or anyone concerned about safety and lawful treatment should strongly consider living elsewhere.

They use Pacific Screening to run your data through. Go ahead and look up them up. 1 star. You will be Defamed, by Pacific Screening, to Valley First. Valley First loves it too. There is a scam between them over your $50 screening fees. They are in cahoots. They just want your screening fee & deny you. People end up living in hotels because of Valley First. RUN!! I had a 'Case Dismissed'. Pacific Screening comes back with, "Your Guilty Actions...". This is sooo stressful. Don't rent from these GOONS!! Don't even try! RUN!

Also, it's very loud during any time of the day, inside or outside. The busy road that the apartment is located on doesn't help at all with this of course, so keep that in mind. The cherry on top: it's poorly insulated so you'll have to keep the heater running during the colder months and a noise cancellation machine to block out the constant traffic, screaming children, and obnoxious neighbors. This place takes the cake for the worst apartment building my kids and I have ever lived in.

First, know that I've been a tenant for far more years than I care to admit. Second, I…read morewholeheartedly agree with every critical observation of the other two reviewers, as I'm experienced such myself. One in particular is right on the mark. It reads, "Also, the property manager doesn't care at all about individual situations and is generally unresponsive." Next, presently I'll focus on one particular matter. And I'll do so by quoting form three prior emails. 1. I wrote the following last December 7, 2022 To Pacific Crest Wed, Dec 7, 2022 at 11 45 AM Joe, What I'm about to describe has remained an issue for MANY years running. Specifically, it pertains to your hired weekly grounds maintenance people. For the many years I lived in #26, regularly, the guys toting the leaf blowers consistently not only carelessly blew debris all over parked vehicles, too when 'blowing' near the buildings debris was always blown up the stairwell, with nary the worker's common sense then to head upstairs and 'blow' away the crap they'd just directed there. However, I never complained about this stuff because I thought it would prove unless. Now I transition to yesterday. As you know, some trees presently are 'shedding' (seed pods I think) all over the complex. Next, I regularly remove such from the entrance area to my unit so that such subsequently is not trekked into my apartment. Next, before I departed yesterday, I removed such detritus, thus the area was clean. Yet when later I returned it was clear the guy with the leaf blower had blown the some pods and also other debris (read: dirt) right to the base of my door, and naturally also into the stairwell. So, kindly apprise that crew that going forward they need to cease being so nonchalant where they direct the force of the leaf blowers, as well as making sure they haven't left debris either near the units' entrances AND in the stairwell! 2. I received this answer from the on-site manager of Pacific Crest "pacificcrest@blantonturner.com Thu, Dec 8, 2022 at 9 03 AM Hello, Greg I am sorry to hear that. Thank you for letting us know. We have our own reservations with the Landscaping company which we should be adjusting after the start of the new year." 3.Yesterday I emailed the same manager about the continuing, never remedied same condition. It reads, " To Pacific Crest Mon, Jul 17 at 11 25 AM the geniuses with the leaf blowers not only did they just blow debris on my truck as USUAL, and just after earlier today having wiped off the overnight accumulated dirt I'm about to leave for an errand forthwith, but after I do, go look at the crap just blown just in front of my door, the area likewise I'd cleaned up earlier this AM now I realize you don't really give a crap, given that beforehand you were told about this ongoing problem still your evident indifference to this is totally maddening" 4. And his response? NONE! At a minimum, any such useful, engaged and resident advocating manager promptly, among other actions, would have walked over the very short distance from the office he only ever exists when his workday is over, a broom in hand, and then swept away the debris caused by 'his' assigned workers.
