He appraised the house at 600K, which is less than the contract price from a prior sell in 2015. His logic was purely based on square footage. Everyone else involved in the transaction (other appraisers, lenders, realtors, legal) were appauled by the evaluation. Better comps, details on the remodel were provided and instead of owning the mistake he double downed and ultiamtely killed the deal. I had to find another lender and i lost the locked rate i had which is now a full point more. He is lazy and out of touch. Use anyone but them if you have the ability to. He cost me and my bank this deal.

Buying won't be cheaper unless you buy large quantities. Then trying to sell to them, whole different matter and pain in terms of logistics and prices too. Price per ounce my ass. Any dealer has to have a larger spread then simple bid and ask for spot price.
