The breakfast was really nice - eggs, sausage and waffles along with English muffins bagels and toast. We didn't try the outdoor pool but it was clean and other guests were in the area. Of special note is that this hotel has a shuttle bus that runs from 5:00-10:30 Friday and Saturday evenings. It dropped us off in downtown Portsmouth where parking doesn't exist. We meandered around, ate dinner and called for a pick up. That was great. Some websites say the walking rating for the hotel isn't great but we found three micro breweries within 1/2 mile of the hotel and hit them all. I would definitely stay here again.

There's a little outdoor patio with some seating near fire pits, which is a nice touch. The room itself was okay. The bed was disappointing, not that comfortable and the springs on one side squeaked at the slightest movement. The mattress was definitely showing some age. But the temperature control was good, no issues with WiFi, and the other furniture seemed to hold up. The bathroom was decent, no issues with the shower either, For the price, this is an okay option in Kittery.

The location is perfect--just about 15 minutes from York Beach and 20 minutes from Hampton Beach, making it easy to explore the area. The staff truly made our stay special. We had to book at the last minute after leaving another hotel that wasn't clean, and they were so kind and reassuring. They promised we'd love it here, and they were absolutely right! The property has a cute little gift shop, offers drinks for purchase, and has a beautiful patio where you can relax. Breakfast each morning was a wonderful way to start the day, and we loved that complimentary coffee, tea, and hot cocoa were available all day and night. One of the best surprises was that they provide pots, pans, and access to a grill if you'd like to cook your own meals, which really made it feel like a cozy home away from home. If we ever come back to Maine, we would absolutely book the two suites here again. We highly recommend staying here!

No free breakfast, usually fairly outdated/smaller hotel rooms, etc. I much prefer Residence Inn, Fairfield Inn or Hampton Inn hotels but this was $100 cheaper than the nearby other Marriott hotels. Let's chat about that. Portsmouth, NH seems to be having a moment. I've been to Portsmouth ... It's nowhere I'd pay $350 - $500/night to visit. It's much less exciting than a city like Portland, ME and almost more expensive. I had some business in Portsmouth and needed to stay fairly nearby so I could Uber, as my meetings usually include copies amounts of drinking. At $350/night, this was the cheapest area option in Portsmouth. You aren't even in the city. They have a free shuttle into the city, which runs until 10:45 p.m. ... good for dinner, but lousy for going out. The upside is because this is basically in a forest next to some creepy office buildings ... you won't have the $40/night parking charge they have in the city, but will likely need to account for the return Uber, if you go out late in Portsmouth. The rooms are clearly built in the 1970's/1980's but renovated and modernized a bit sometimes around the mid 2000's. The mahogany wood closets and shelves scream 2005. The sliding glass door showers were likely converted from tub/shower combos more recently ... however, the bathroom size couldn't be changed, so the showers are woefully narrow. So much so that I could not put my elbows out when washing my hair without turning sideways. The water pressure and height of the showerhead are also pretty terrible and the floor of the shower is slippery and feels a bit dangerous. The bed was okay ... a bit firm for my liking. Air conditioning was easy to adjust and blew ice cold. There is a huge TV on the wall, which lights up the whole room when it's on. Pillows and bedding were comfortable and I liked the small balcony in my room, which was very narrow but good to get a little fresh air in the room. Despite a highway next to the hotel and my room being next to the elevator, I didn't hear a sound outside the room. It was overall comfortable in a soulless, corporate hotel sort of way. This is an okay and clean option for a one-noght stay but being here for a week would be depressing. Also, breakfast was $10 - $15 per entree and took forever. Very few grab and go options here. Staff was good. Not sure I'd come back at $300+. I've stayed in similarly priced rooms in big cities, like Barcelona, which were much nicer. Compared to some of the other nearby options, the price was less though. I am just absolutely shocked how pricey hotels in a city like a Portsmouth, NH are.

We appreciated the kitchenette area, which was convenient. Also includes a small fridge and freezer. The staff were friendly and welcoming. The biggest area for improvement is the WiFi. Unfortunately, it either didn't work or was extremely slow during our visit. This was a major inconvenience because cell service in the area is already spotty. Without reliable WiFi, it became difficult to research things to do, make plans, or even communicate with friends staying in another room. We couldn't call or text each other because neither the cell service nor the WiFi was dependable. Overall, Studio East Motel is a great value for the location and clean accommodations, but improving the WiFi would significantly enhance the experience. Please fix it!

If you're looking for fancier accommodations, you can pay twice as much and be twice as far from the center of town. Free parking on site is priceless. Never sit in traffic waiting to pay for parking. No more waking up early to race down to the beach parking lot before it fills up and pay. Next time you're in Ogunquit, stop by Studio East for a visit. I'm looking forward to next years trip!

They offer complimentary bottled water. Hot breakfast from 6am to 9am or 10am(?) with a waffle maker, scrambled eggs, sausage patties, oatmeal, toast, bagels, etc. The bed is comfortable, more on the firm side. The pillows are a bit flat, unfortunately. There is more room for storage underneath the bed if needed. The TV is a nice size, mounted on the wall. The volume is very low, though. When you sign into your Netflix acct, it automatically signs you out when you leave the app. Cubbies & a closet are perfect to unpack & hang what you need to. The ironing board & iron are in the closet. There is a $45 charge for valet. We chose to park in the neighboring Parking Garage - for 2 days it wound up being about the same amount of money. They charged me mistakenly for valet but easily refunded me when I called. We will happily stay again & hopefully in the king SUITE!

Over the next two days, we were greeted every time we left and returned to the hotel. The Holiday Inn Express Wells-Ogunquit-Kennebunk has an outstanding location on Post Road convenient to a ton of restaurants. There is a Hannaford's supermarket around the corner, and you are maybe a 5-minute drive to the beach. We had a large room with a comfy bed, work-station-desk, plenty of charging and electrical outlets, a couch, and a large bathroom with a good shower. The flatscreen TV had a lot of options and the Wi-Fi worked easily. The included breakfasts were excellent too- with a pancake machine, different omelet varieties, home fries, three cereals, yogurt, fruit, and best of all a coffee machine that grinds up fresh beans for every cup. The coffee (plus regular and sugar free hot chocolate mixes) were available 24 hours, and how much did we love brewing up a fresh cup of coffee at night instead of rolling the dice with the contents of those lobby tankards with 5-hour old sludge? We loved every minute of our stay.

Free orange-capped pens. The parking was fine. The lot is small but the hotel is very conveniently-located. The breakfast lacked hot items but the bagels were fresh and the coffee was always full. No complaints! Would stay here again to save money and sleep well.

That out of the way, I work in Portsmouth quite a lot and have stayed and almost every affordable hotel outside of downtown proper. This is by far the most comfortable one. Clearly they've been recently renovated in the last 5 or so years and have kept up with the maintenance well. Very clean, very comfy bed, good pillows (despite being the small square ones...but at least they're firm and many!) All the recent reviews are correct in calling out Robbin at the front desk. He's the picture perfect front desk employee and HoJo's is very lucky to have him. Quick and efficient if that's what you want, will chat your ear off if that's what you want. Truly excellent service. The breakfast provided is small, but honestly, the muffins were very fresh and delicious. Plenty of bread/toast options. Nothing fancy, but hey! it's included! One thing i disagree with some of the other reviews is the noise from the highway. I am not a sound sleeper and I did not notice the highway noise at all overnight. It's much worse at the Best Western or Anchorage Inn. And the con i do agree with is the parking lot. It's fine, there is enough parking, but the side of the building ones make me super nervous about other people not paying attention. All in all, this is a budget hotel but for the price and the area, it's the best you're going to find in this price range. Comfortable, clean, and good service. Really, not much more you can ask for at this tier of stay. They focus on the 3 most important things and do it well.
