My wife expects 5 star resorts and she said this place exceeded the typical 5 star experience. The bedding, linens, amenities were awesome. They had live music and great food and drink options at the head cabin. Every cabin felt private and unique and the babbling creek and ponds along the Creekside were so relaxing to sit by with lots of Adirondack chairs overlooking the creek and rocking chairs on the cabin porches. We also chose this place because they allowed my Australian Shepard to come (only some cabins). The whole experience was amazing and only a 5 minute drive to the main strip. Don't miss a tour of Signor Vineyards, a 10 minute drive West. The most beautiful vineyard and cool experience!

I understand that the cabins are old, and authentic but it would help a little. I would also recommend a little better dusting, around window sills, and windows/curtains, a fair amount of dust that came off, every time we closed the blinds or pulled the curtains. That is the only reason I rated it a 4 instead of 5.

The grounds are perfect for reflection, laughter, or meditation. I've stayed in two of the rooms over visits and when I say the rooms are clean, I mean not a speck of anything to be seen. I work in the Maid Service industry so if I can't find dust, spills, etc, well that is as perfect as it gets. Peggy is the very nicest you'll ever find for a host and the whole town of Utopia mimics true hospitality. I don't want to leave and I can't wait to come back!

The Sabinal River is a beautiful spring fed Texas river, clear and green, with a rock bottom. Bend o' the River even let us use their golf cart to drive the couple of hundred yards to their river access, which even has steps into the water. Peggy and Ron were fabulous hosts. We really only heard traffic during the day, it was pretty quiet at night, and day traffic didn't bother us. We stayed in Winterberry, and we sat on the cute porch in the evening with citronella (my boyfriend is a mosquito magnet, lol) and lightning bugs. The bed was a little more firm than we were expecting, but we still slept fine. I should also preface that we sleep with a box fan on low for white noise. We were there during the week so there wasn't really any noise from other guests, only a few people were there. I will make note that you can see straight down into Winterberry from the door of the second floor cabin next door. We forgot to tell Debbie, the manager, about that, but it can easily be fixed with a simple window covering. There was no one in that room while we were there so it wasn't a big deal. Debbie was truly delightful, very sweet. She brought the biscuit basket we ordered for our final morning. The biscuits were really very good, they come in the cutest setup, with the biscuits sitting on a bread warmer. Great experience overall. If we vacation in Fredericksburg again, we will definitely stay here.

The front porch/balcony was the perfect place to read, watch the sunrise, and enjoy the birds. The "backyard" had a gorgeous view of the hills and had a picnic table, campfire, and bbq to make dinner and s'mores watch the sunset. The cabin itself was stocked with everything you need from kitchen utensils to coffee to extra blankets. Also, the living room had tons of entertainment like board games, movies, and books. Our favorite part of every night was reading and talking in front of the fireplace. The bed was massive and comfortable with cedar walls that made the room smell so cozy. Outside, there was a small clearing where we laid and star gazed, and one night a deer ran by us! Even the road to get to this place was absolutely stunning. My only suggestions would be better lighting in the bedroom, a bigger bathroom mirror, and curtains or blinds on the front windows. But I would definitely return here--we felt safe and it was wonderful in every way.

The bathroom lights flickered downstairs, the bathrooms had numerous moths or some type of flying winged insect in them, one downstair's bathroom had a wet floor by the toilet which may have been from a leaky toilet or pipes under the floor. The numerous flying insects were to me an indication that there was something wrong underneath the surface. The flying insects were seen day and night.

Unfortunately we were only in the area one day but we truly enjoyed our stay. The rooms were very nice as well as the outdoor seating area. There were chairs as well as a firepit on the raised deck and a bench by the front door with a nice new rug to really brighten things up. There was also a barbecue pit to use as well as a small refrigerator and microwave as well as dishes for your use. Since we were only staying one night I chose the smaller of the cabins however it was really plenty of room. You walk into a little sitting area and then the main room you have a nice bed, which was extremely comfortable and table for two. A bar area that has dishes, a coffee pot and all the accessories. The breakfast was so much better than the free breakfast offered at hotels. She provided pasties and fruit to start along with coffee, juice and water. While enjoying those, she then prepared made to order eggs, home fries and bacon. We will definitely be returning and staying longer.

You approach the resort by dirt roads, but they are well maintained and no problem for our sedan. The Tesla nav system was accurate. We had no problems getting there and back. Kelly and Brian are excellent hosts. Brian can regale you with many anecdotes from Central Texas history, most of which I had not heard before, even though we've lived in the Lone Star State for 38 years. Our room was quiet, cool, and comfortable. The lobby is also quiet and is a great place to sit and read. There are two very sweet dogs that have the run of the place. We had a lot of fun interacting with them. You can walk the grounds and along the dirt roads with nearly zero traffic. I do recommend sturdy hiking boots, as cockleburrs are plentiful. There are also venomous snakes in this area, although we did not see any. Better safe than sorry. We will certainly return.
