I funded repairs on May 21st and three weeks later nothing had moved forward and it took them another full week to verify the money after I complained, which the money was there. And repairs are done but no marketing is happening and I can't get their office to respond to emails or phone calls about this. I'm a small investor and it seems they ignore us.  This happened back in January too when I funded repairs, nothing moved forward, and then a month or so later an emergency happened and those funds were used for the emergency repair. They would not acknowledge this had happened and claimed I didn't fund it. Took WEEKS more to get an updated amount for the old repairs and an estimate. So now we're in July and I'm waiting on marketing for a property that should have been repaired and marketed MONTHS ago if they had responded. Penny doesn't answer calls once you're no longer a new client and neither does the rest of the office.

Upon cancellation I was charged for repairs in the amount of $957.11 plus a 10% management…read moreoversight fee of $95.21. The repairs were horrendous. I had to hire a contractor to come in and fix what they did to get it show ready. I provided photos in the link below for others to get an idea of what to expect for maintenance. They charge $65 an hour for labor. With the repairs and oversight fee totals $1,047.32. And the repair cost was for wall patches, paint touch up, and clean up. Took 13 hours total. I cancelled my agreement with ECREG because their failure to complete repairs and market my home in a timely manner. Once you cancel your lease agreement expect to pay the annual admin fee, document retention fee of $99, and a 10% management fee for repairs. I got hit with 2 different 10% management fees for the touch-ups and re-key the front door which costed $150. There's also a tenant procurement fee of 100.00% of the first month's rent. They basically take a whole months rent for finding a new tenant on top of the monthly management fee they take out every month. I should have read the negative reviews before going with this company.

They are wonderful when signing you up, very attentive. But once that's over, don't expect... well, anything. They do collect the rent, but as they told a tenant, "that's all they do." and, if you have a problem or issue, seriously, take care of it yourself. They're not going to lift a finger. Not only that, but I'm not sure what they do when qualifying a potential tenant, but I can tell you that I have never had a problem as quickly as I did when they rented a unit. I wonder how they "manage" to stay in business. But, believe me, that's the only thing they're managing.
