I was concerned about Valley Management's poor ratings (all years old), but was convinced to hire them by a strong recommendation for Jane Page, who joined the company in the last couple of years. She has been managing my property for two months now and I can only sing her praises. She has made contact with every tenant and set up reasonable dates to pick up rents, which has improved rent collection. She has focused on the pest control in a way that no one ever has. She keeps me informed and gets tasks done efficiently. Far better than my previous property manager. Highly recommend their services. read more

I gave them 1 star because I had to give something to leave the review. Valley Properties is a horrible, horrible, horrible company. Did not have them as a landlord but, they did do renovations on a property I purchased. Per the inspection, they were supposed to fix or repair my roof, they lied and said they did. They even sent me a picture of a resealed roof that was implied to be mine, which in time proved to be some one elses roof. The mice are literally destroying our walls. I have two young children on the lease and they refuse to do anything about it (all they do is drop off glue traps) last week maintence refused to admit mice are doing this. So if its not mice/rats what is shitting on my floor, eating through my walls, ceilings tiles, floors, MY KIDS BED?!?!?!?! Ive reached out to community action council, health department. My fiance and I both keep getting really sick. Our bedroom ceiling leaks and has mold. All they did was slap some new drop ceiling tiles in..... I pay to much to live in this filth. Anytime I go in to speak with somone they say that the problems can't be this bad. Well the need to come and look at their properties! Never have I had to deal with such a slumlord before. read more

I moved to Hagerstown from North Carolina, I was unable to come up so I worked with Gabrielle via the phone and email. My husband was up here working and sleeping in his car and hotels. The first unit they tried to put him in was so roach infested he could not even stay the night. We were desprate and took the second apartment they offered. They did prorate the amount my husband paid to stay at the hotel for the night. The second apartment was okay, no roaches and it was semi-clean. In June of this year I called them to report that there was a leak in my bathroom, they did not come out to inspect until Sep. 4th. That was only after I took a video of water pouring out of the ceiling to the owner Iris Sagi. Maintnence came out and took down half the ceiling - what fell out was disgusting and stomach turning. They discovered that the apartment above us had a leaking toilet, they fixed it and said they would be back to repair the ceiling when it had dried out. However, the ceiling continued to leak because there is a massive hole in the roof. I sent more photos and video showing rain pouring into our bathroom. I asked Iris to please send someone to put a tarp up if they could not get it fixed....I got no reply. My lease was up on 10/31 and I moved out. Today, miraculously there were maintnence men available to repair the damage to the ceiling and re-rent the apartment. other work orders, like my refidgerater not working were completely ignored. They expect their rent on time, but do not follow through with their end of the contract. The apartment I lived in is managed by them, not owned - I wonder what the owner would think if he/she saw that state their building is in. read more

I've rented from them several times over the years. It doesn't matter what company you rent from if you live in town there are going to be roaches no matter what. Valley will at least send someone every month if not twice a month to try and keep them away. This city is full of trash yes, but that's not by choice of valley. I've seen some of the things people do to these places and depending on who owns them who much work will get done, either to strip the whole thing down to walls and floor boards or just patch and go. Remember it is a management company not all properties are owned by valley. So that means they are still at the hands of the owners of what they can and can not do. I've never had a problem with getting something repaired, but it's a large business you must remember that sometimes your dripping sink isn't as important as the water heater that decided to explode and is now leaking through 2 or 3 apartments. It upsets me to see how many bad reviews there are . Yet then again happy people don't tend to speak out because they are happy. If you take into perspective how many tenants they have vs how many reviews there are it's not even close to compared. Most of you probably didn't pay your rent and are upset you can't live some where free I've met many tenants that have lived in their apartments for a decade or more, think they would stay for 10+ years if it were that bad? If you are basing on going to valley to look at a place to call home and these reviews are what determine that don't let the rift raft that are probably on section 8 with a rent due of $15 and they still are unable to pay that ... be your deciding factor. I have been renting from Valley Properties in Hagerstown, Maryland for almost 3 years. Slum lord is too good for these people. Every major repair from ceilings collapsing, bad plumbing, roaches you name it; I have had to call the City Inspector in order for repairs to be done. One closet ceiling collapsed due to water running from bad plumbing. The second closet ceiling almost collapsed. I called for repairs in April 2018, and no one came to fix anything. I called the City Inspector 2 weeks after Valley Properties was a no show. From April-July 2018, Valley Properties was notified by the City to fix the problems. They ignored the Inspector's write ups. Finally the manager of Planning and Code Administration (Paul Fulk) came to my apartment and the work finally got done. I was told before I rented the apartment that it didn't have roaches. I moved in got settled and roaches were everywhere. I gave them a negative review. When I went in to pay my rent this month, I was asked to take my negative review down and post a positive one. Gabrielle was telling me what to say in the positive review. Of course I refused. Why would I give them a good review when they had to be made to do repairs? Because I refused they sent me a bill because I called the plumber (who isn't licensed. He told me that little tidbit) a couple of weeks ago to fix my toilet because it would not flush. Mind you the plumbing is bad in the house anyway. I live in a house that has 3 other apartments in it. Stay away from these people! I don't intend to sign another lease with them. They have already been on the local TV station for not making repairs. I guess they want to be on TV again. I have already sent my Public Information Request form to the City to release documentation of all violations in my apartment. read more

In my opinion valley properties is one of the best rental companies around the hagerstown area. I have a beautiful one year old pitbull and they are the only company that will allow me to have her. Their properties are beautiful and well maintained. Every time I have had a problem they always fix it with the utmost importance. Every one of the staff at this company is a joy to talk to and work with. I would recommend them 100 times over then any other rental company in the hagerstown area. read more

When my sons father and I split I was basically displaced and needed something ASAP. I didn't have a ton of money and I had to find something like NOW. Gabriella went above and beyond to make sure I was fitted with the best possible apartment that fit my personal needs. She made sure I was happy with the apartment before I signed anything, and didn't get annoyed with my zillions of questions or wanting to see the apartments "one more time before I decide.." She helped me find something that fit my budget and wasn't so trashy that I didn't want to move my son in. It was perfect for us for the time being. While I was leasing the apartment a few things did break which was unfortunate but these things do happen. Luckily, when my refrigerator stopped working they got a replacement in before I lost all of my food (which was awesome- usually it takes at least a day) and when my bathroom sink started leaking they had it fixed in a timely manner. Would 100% rent from them again in the future. Side note- I read one of the more recent reviews and the reviewer was complaining because they rented to "junkies" (which is such a degrading term) Ask yourself..How are they supposed to know by a background check or credit check if someone is actively using? They can't.. Be sensible. And even if they could- addicts are still human beings. If the rent is paid each month on time- they deserve a roof over their heads just like everyone else.. read more

Really upset that I am an excellent tenant an yet I was lied straight to my face today when told about a vacancy. I alerted them to said vacancy an wanted that apartment. They said there was a waiting list. Um.... You didn't even know until I told you. I should be first!!! Why am I a month ahead on my rent when you denied me? Calling bullshit. I try to stay optimistic and think that some of the businesses can't be as bad as some of the reviews. Well this place is really that bad. I wish I would have read the reviews before I signed the lease. There was no way to tell the the place had roaches before I signed. They charged me $200 to get out of the lease less than 24 hours after I signed it. The woman in the office is very rude. She had a horrible attitude. If your rent is being paid through social service there is a chance that the landlord is going to treat you like a secondary renter that is because people who rely on government assistance cause more problems to his property than be who depend on their own resources the meet their financial obligations .this is according to a study that I had conducted in the by gone years .And the only exceptions is government homes inwhich they are always upgraded by the city or state authority thanks to tax payer dollars for making this possible . Meanwhile -landlords have lost millions dollars in property damage caused by welfare recipients who dont fully abide by their terms of lease . If you ask any landlord how many times they had to repair buildings that they had rented to welfare recipients as opposed to taxpayers who rented from them you will be pretty surprised but they will specify which race and age group caused more damage to their property which is why they put the unreliable renters in bad places !! I have been a tenant for a few years now with Valley Property Management. When I moved in the apartment was clean and nice and that is the way I have kept it. It is a tenant's responsibility to maintain the looks of the apartment or home or whatever they are renting you don't destroy it you take care of it as if it is your own. I had a little water come in the back of my bedroom and closet area storage room and it was just a mistake from the outside when somebody had been moving and cutting grass they bumped one of the drain pipes out of the hole it was fixed the next day. I have one small strip heater in the front of my living room go up they were there the next day and done a professional job. I have never ever had a problem with their maintenance workers all the office staff is fantastic they listen to you and they care about your problems if you have any. I have gotten highly upset at hearing people say that they could be bad landlords or slumlords or that they don't care I will go to their defense in a heartbeat they are fantastic people they run the business very professional. I have been treated with respect from day one. I can fully understand why the background check is done on the applications just to protect themselves and try to have good tenants live in their Apartments or homes. Yes I agree it is the landlord's responsibility to take care of the properties and if you need something do it for you but I highly also say that's a tenant is responsible for the inside and to keep it looking nice and not to destroy the place or knock holes in the wall or destroy the floors or to have any kind of Destruction to the apartment that's not in a lease you're supposed to take care of the place you live in and be responsible for the inside.
