    Upon cancellation I was charged for repairs in the amount of $957.11 plus a 10% management…read moreoversight fee of $95.21. The repairs were horrendous. I had to hire a contractor to come in and fix what they did to get it show ready. I provided photos in the link below for others to get an idea of what to expect for maintenance. They charge $65 an hour for labor. With the repairs and oversight fee totals $1,047.32. And the repair cost was for wall patches, paint touch up, and clean up. Took 13 hours total. I cancelled my agreement with ECREG because their failure to complete repairs and market my home in a timely manner. Once you cancel your lease agreement expect to pay the annual admin fee, document retention fee of $99, and a 10% management fee for repairs. I got hit with 2 different 10% management fees for the touch-ups and re-key the front door which costed $150. There's also a tenant procurement fee of 100.00% of the first month's rent. They basically take a whole months rent for finding a new tenant on top of the monthly management fee they take out every month. I should have read the negative reviews before going with this company.

We only opted to file it ourselves after the deadline had passed. Someone has been driving by taking photos of the property, which made me just want to get everyone free and clear of my home. That concern was the catalyst to end our relationship with Antietam, but they were, by no means, doing a good job anyways. Antietam Property dragged their feet 2 months to give me a response to my "please everyone leave while we sort this photographer situation out" firing. Presumably, this was done in hopes that I'd rent out the unit under the table and they could get that "first months rent" money. I went to their office with checkbook in hand and asked what it would cost to make them go away. Rhonda said I had to talk to Eric and they refused to give me my keys back. Again... these are the keys to my own unit in my own building. I own the place. This isnt about money... its about keys and safety. I work from home in the building 100% and decided to use a unit as an office / backup kitchen and bath while my other unit is worked on. I have explained this and offered to write them a check for whatever it is they think it costs to go away as they were the property manager for the unit previously. It has been 2 months and they have refused to provide me a dollar sign. I understand I am breaking a contract, but that should be reparable by the contract terms (e.g. money settlement). He peered in my car and my contractors truck. The way this was done was creepy. I was on-site while he was here and he made no attempt to contact me. I only know about it because of my contractor and neighbor's cameras. I have since re-keyed the place. I'm starting to think this is not about money; please be cautious with these guys. If you would like demonstrable proof of the event from above, please feel free to reply to this. I still haven't been given a dollar sign, but will add to this post when I get whatever the close-out value it (or if this gets escalated into something different). We are concerned citizens... people like this should not have access to other people's homes, which is why we are leaving this post. If it sounds crazy... I agree. In all my years owning rentals, I've never dealt with a situation this insane.

If that is not bad enough the landlady is rude and will enter your apartment when you are away looking through your stuff. Just ask anyone and they will tell you the same, ask any tennet. It has very limited parking and if you have a guest park on the property that manager will tow them. She is a nightmare for anyone to deal with, she tries to act friendly but you can see right through her. Don't even move in and keep looking the prices is not worth all the hell you will have to live with.

Alice Guy showed us this place on the second floor of a 2 unit property. It was nice enough. The day she showed us this place the other tenants wasn't around or more likely Alice told them to stay out of sight. Looked at the place and it was nice enough for the price. We went for it. We were all ready to move out of the west end and into a safe place for us to raise our son. We signed and got the key. So we decided to stop by the place and check it out and start a game plan for our move and where we would be putting things. Upon our arrival to the place the neighbors down stairs were apparently home now. Me trying to be a friendly neighbor waved and smiled trying to make a good first impression. Well we got met with the look that you would give a piece of chewed bubblegum you stepped on. Not friendly at all. Ok I let it go. Maybe they are having a bad day. Walked up the stairs and got met with a large pile of dog shit in front of the door. Maybe they didn't see the dog go up there and were rushing to get ready for work. Let it go. Scooted the doormat with the shit on it off to the side so we could walk into the apartment. Mind you we have our young son. These people saw we had him with us. We are about 5 minutes in the place and instantly transported into an extremely loud night club. The entire house was vibrating from the volume they were playing. Needless to say my son woke up and started crying. Now i'm pissed and feel like i was lied to witch i was. Alice Guy told me the people down stairs were very nice people and easy to get along with. We walked to the car and called Alice and got no answer. We drove to the office and turned the key in. we told the dumb ass working in the office we were met with hostility from the second we walked stepped out of our car and i could not take the place do to feeling it was unsafe for my family. I even let her keep the security deposit and first month's rent due to us signing the contract with her. I can not tell you how long it has been since I thought about that situation I avoided for my and my family's safety. Today, about 6 years later, I received a letter from a debt collector on the behalf of Alice Guy. she needs to be put out of business for her shady practices. If you know what is good for you you WILL NOT do business with her. To you Alice what goes around comes around. Your karma will come back to bite you in the ass and you will have no one to blame but yourself. You are the lowest scum on earth. You honestly put scum lords to shame.

I also renovate homes, so I am not uneducated in the realm of home repair. This property, in a desirable waterfront area, was our family home which we renovated top to bottom. Many contractors who did work on the property were very complimentary and several people said we would have no trouble renting it out. I spoke to Linda, the owner, at length before I signed the contract. Little did I know that I should have been taking notes and had those notes verified and signed! One thing that Linda told me was that she and her spouse also run a handyman company that does repairs at a reasonable rate. When a very minor repair was needed just prior to putting the house on the rental market, CPM denied making the statement about the rate. If they tell such boldface lies, what else is in store? Inexplicably, they did not put the property on the market for FOUR months. After one month of finally being on the market, they recommended a rental reduction. I asked to wait and, lo and behold, a desirable tenant signed the lease. Since the property sat for so long, landscaping needed to be done before move-in. CPM got a quote for over $200. I shit a brick and called the landscaping company, who obviously had no idea what the scope of work was. When I explained what was needed, the cost was reduced to $80. So, don't expect this company to work for your interest. Pre-move-in cleaning was also outrageous (and mandatory) especially considering that I had it cleaned when I handed over the keys four months prior. Heather (in the office) has been sometimes helpful and patient but there are questions that I've routinely asked again and again with no answer. I cannot trust this company at all and am biding my time to make the switch to another property management company.

I had move in the property January 2022, the house was not professional clean, had trash in the closet, house was not painted had stains in the bathroom. Please read your lease agreement thoroughly. You are required to hire Chesapeake Property Management preferred Cleaning Company when it is time to move out of the property. The prices ranges from $200 and up. If you decide to move in one of Chesapeake Property Management, make sure you take pictures of the property prior to moving in and after. Document everything to ensure you are not liable for anything
