I've rented from them several times over the years. It doesn't matter what company you rent from if…read moreyou live in town there are going to be roaches no matter what. Valley will at least send someone every month if not twice a month to try and keep them away. This city is full of trash yes, but that's not by choice of valley. I've seen some of the things people do to these places and depending on who owns them who much work will get done, either to strip the whole thing down to walls and floor boards or just patch and go. Remember it is a management company not all properties are owned by valley. So that means they are still at the hands of the owners of what they can and can not do. I've never had a problem with getting something repaired, but it's a large business you must remember that sometimes your dripping sink isn't as important as the water heater that decided to explode and is now leaking through 2 or 3 apartments. It upsets me to see how many bad reviews there are . Yet then again happy people don't tend to speak out because they are happy. If you take into perspective how many tenants they have vs how many reviews there are it's not even close to compared. Most of you probably didn't pay your rent and are upset you can't live some where free I've met many tenants that have lived in their apartments for a decade or more, think they would stay for 10+ years if it were that bad? If you are basing on going to valley to look at a place to call home and these reviews are what determine that don't let the rift raft that are probably on section 8 with a rent due of $15 and they still are unable to pay that ... be your deciding factor. Make an appointment, try it for yourself.

I was concerned about Valley Management's poor ratings (all years old), but was convinced to hire…read morethem by a strong recommendation for Jane Page, who joined the company in the last couple of years. She has been managing my property for two months now and I can only sing her praises. She has made contact with every tenant and set up reasonable dates to pick up rents, which has improved rent collection. She has focused on the pest control in a way that no one ever has. She keeps me informed and gets tasks done efficiently. Far better than my previous property manager. Highly recommend their services.

Lived here for not even a month and cannot get anyone to come to our apartment to fix our leaks and…read moreother issues. Management is full of excuses to cover up the blatant ignorance of all the lazy employees that work on the property! I have witnessed many employees standing around the property smoking cigarettes and talking yet it appears they still don't have time in the day to fix what is needed to prevent future flooding etc... maintenance is very understaffed! Good luck if you choose to move here, it is clearly run by inadequate staff who can't prioritize in a timely manner. Again many many excuses!

Cortland bought the property several months ago, First it was replacing roofs, then painting…read morebuildings, replacing gutters, now they are "upgrading" units. They are not renewing leases so they can upgrade and charge more rent. The noise and inconvenience since they bought the property has been nothing short of rude and awful. They have no concern for the tenants whatsoever, it is all about the might dollar. The smiles and faked concern at the leasing office is just that..fake. The front gates haven't been in operation since the bought the property. They ride in their little upgraded carts like royalty. They are upgrading the leasing office, which was just upgraded by the previous owners, nothing wrong with it.. But why not spend more money to pass on to the renters. Tacked on all kinds of new fees when you renew.

I'm the 1st one to review this place! Yay! This is an Apartment complex off of Dual Highway. I am…read morehere for business, staying about 2-3 months. I've been here a month. Leasing folks were very easy to get ahold of, and quick to respond to emails. Maintenance crews come when you have an issue, they knock first, and then enter your unit. PROS: Weis grocery store is about 4 walking blocks away. Heck! The whole strip mall is So close-Five Guys, Rent a Center, some type of Dollar Store, Benny's (bar/eating place), and I think a Nail/Massage place too! Dairy Queen is 1 walking block away. Parking isn't assigned, which I love! Parking also can be found on the street-on the newly paved road. Washing machines are front loaders that use cards instead of quarters-and are open to residents 24hrs-shared by 2 buildings. They give you a welcome bag when you sign your lease-which includes a toothbrush, coupons, and magnets for your fridge. Heat is full blast, water-wow! I've never had such awesome water pressure before! Unit has a dishwasher and garbage disposal! Furnished corporate unit is pretty nice-the sofa has seen better days-but I'm grateful to not haul my own, here. If my neighbors smoke in their unit, I can't smell it in my unit. If I stand in my hallway, I can hear people in their own unit, but as soon as I enter my unit, I can't hear other folks-awesome! CONS: The Welcome resident handbook and USPS vs UPS info sheet given to all new folks-is not entirely true. It was apparently made a few years ago, and therefore the blip about USPS/UPS packages is no longer true. Packages CAN be picked up in the office. I discussed my huge disappointment with the ladies in the office today, regarding that this info should be taken out of the Welcome bag. It makes me wonder what else is not up to date in the Welcome Resident Book. I'm a rule follower, so as soon as I moved in, I read and abided by it. Washing machines have no instructions-and have only 3 settings- (but not by temperature, only by Whites/Colors/Mixed)-which isn't really helpful-and impossible to change once an option is selected. (Choosing 'Whites' automatically makes the water 'HOT'). NOTE: I haven't experienced a snowfall/clearing of the parking lots/sidewalks yet, so I can't comment on that-though I am very interested on how that turns out. I haven't checked out the workout room-though it sounds/looks wonderful. Whew! Sorry it's so long, but since this is the 1st review--I wanted the next person to have some ideas on what you'll get! :)

Worst complex I have ever lived. Granted apartment is spacious, and they allow pets but that's…read moreabout it for everything I can state as pros. The landlord is COMPLETELY. Unhelpful, mind you she is only on the premises 4 hours a day Mon-Fri but trying to get any answers or solutions out of her is like pulling teeth. The example apartment she showed us was nothing like the one we moved in to. On the date we moved the apartment was FILTHY and we walked her through it with her "cleaning" lady pointing out EVERYTHING that was missed. The carpets are repulsive, she even stated that in the 4 or so years she has been here she has no proof of them ever being changed, they are worn down, stained, and have holes....and no it's not just my apartment I have contacted a few current tenants and they have the same issue. And yet it was stated to me that it's pretty much my fault because I walked through the apartment before we moved...NOT TRUE SAW THE APARTMENT ON MOVING DAY and they still refuse to change the disgusting moldy carpet and bathroom flooring. Maintenance takes it upon himself to enter your apartment whenever he feels with no prior notice. And when I pointed this out she stated I placed a work order...which I did in November when I first loved in, it was handled in June with no notice to me that they were coming to FINALLY fix the problem. The complex does not fumigate, the halls are filthy with lights missing, so clearly they don't clean at all. They make the outside attractive but that's about it. So if you move here good luck I can not wait till my lease is up so I can leave this dump!! RENTERS BE WARE YOUR MONEY IS BETTER SPENT ELSEWHERE!!
