I was charged: $119 for Sewer $139.16 for water $558 in "Miscellaneous" charges such as apparently mowing the grass lol. And $550 in carpet, not $800. Oh and also, I spoke with the apparent carpet guy, who does not own a business for carpet install. He does not recall installing carpet? He had no idea what I was even talking about and denied owning a company called "Julio Perez Carpet Sale"(that was the invoice you sent me) Also, your other invoices from your "Miscellaneous" charges that you had your "Contractor" perform(installing flooring and apparently unclogging drains) does not have an active license from the MHIC, I checked multiple Times and even searched him by name. Don't worry, I will be reporting him for you. The incident on 7/13 is not the incident about the air I am speaking of, but nice try. You failed to speak on the roach problem? Anything to add? I'm an investor with just about 20 years of experience and about 2 million in commercial and residential assets. I used Boomtown to manage 1 Townhouse to see if i'd give them any others. John is is a good salesman but that's the extent of the praise he'll get. The townhouse I had them manage was a new reno that by Johns own words, "reminds him of one of his own reno's". He even asked my advice on different contractors I use. During initial talks I was clear about what I was looking for in the rental agreement, the renters and the contract with him. I signed up for his "Premiere" price plan & requested renters with at least a 600 credit score, information about their current living conditions and agreed to a 1 yr contract (along with a few other requests). I signed the docusign contract he sent which was for 2 years (my mistake for not reading the contract more thoroughly). He told me we could get $1400-$1450 for rent, which he failed to do. I agreed to drop the price and ended up paying about 10.5% of the monthly rent + the first months rent (which is 2-3% higher than most PMs around Frederick) I waited approx. 2 months & questioned him about marketing then realized he wasn't marketing on MLS & only used free sites. I guess he doesn't want to split the commission or pay to list. In my opinion his choices cost me income. My realtor friends offered to list for free, he stated that he didn't want to & went to sell me on how things were picking up; I gave him 30 days. He just happened to find renters with a lower credit but were willing to pay a few months up front. He swore they were great; This should have been a red flag, but like I said, he's a good salesman. We cleaned the TH a few days before moved in (new carpets, washed and waxed floors, new granite, new paint etc). A few days later, he found some dirt in the corner of a drawer in a closet, some dust on a shower shelf, leftover trim pieces in the shed that I wanted to keep in case the renters damaged what was installed and some random small pieces of trash that probably came from the new neighbor moving in next door. Instead of telling me, he went ahead without approval and hired a cleaner for $200 -I had found on the invoice the following month. Had I been the PM, I'd probably have just grabbed a paper towel and handled it myself. I also found an additional charges for landscaping that wasn't done and had to be reimbursed. Over a month after move in a few other issues popped up: dryer not drying clothes from a short in machine, leaking brand new dishwasher, ants etc. John and I verbally discussed items such as these that the renters would be responsible for, all of which were supposed to be included in their contract but weren't. From that point forward I told them that any discussion between us had to be through email because I don't trust him at his word and his failures were costing me money. I want everything documented. He informed me that I wasn't allowed to work on the property and would only give access to his contractors - I found out later are actually just certified handymen who upcharge: Under $10 = $5 upcharge, $10-$100= $10 upcharge, $101-300 = $20, $301+ = $50 upcharge etc. & they don't supply receipts I received emails from 7 emails/people (Carrie, John, Annie, Katie, Julianne, Repairs and "donotreply"). I'd CC John on the reply. He asked me not to include him on future emails and to direct them to one of the women. The communication leading up to this was bad. The various women who responded to my emails were cordial but never informative unless I asked specific questions John completely failed to do the 3rd month inspection and I didn't get notification for the 6th mo. inspection on time. When questioned about it, they continued to try and call me rather than own up to their mistake and document it. Their excuse was that they canceled inspections and the need to hire someone to help out.They should have been upfront about it and not let me find out months later that they missed their contractually agreed upon deadlines. I told them I wanted out of the contract since they'd breached it. Instead of owning his mistake, John said he had to talk to their lawyer and said something along the lines of , why should he let me out of the 2 yr contract, and what would he get out of it. Again, this show the character of a man I don't want to do business with. More issues lead up to move out. He found no issues an withheld no money from the renters. He gave the renters approval to go in after their contract ended when I happened to be there. The siding had black stain from a smoldering bird nest in the vent, the TH had to be repainted, plugs were overloaded and had burn marks from being shorted out. They partially painted one wall to cover up the dirt with the wrong paint color, they took down a fan and replaced it with a light then put up a broken fan. SCAM. In multiple ways: -they force you to use THEIR carpet cleaning company. No others. And you have to use them or lose your deposit ($350) -You HAVE to pay a professional cleaning company and show proof or lose your deposit ($300) ******MOST IMPORTANTLY*****... -I requested to be present during the move-out inspection. They reluctantly agreed...I was to be present at 12pm that day. I get an email at 11am that day from their inspector saying "sorry I got there early and it's done so you won't be able to come". This means they decided not to tell me they would be there early and then conducted a 3 hour inspection before notifying finally notme. If that's not sketchy I don't know what is. And yes, the inspection came back with multiple things that it shouldn't have. ****RENTER BEWARE**** My observation of this company stands. If you keep your expectations low you wont be disappointed. Work request for stove finally closed out January 9th, submitted October 28th, thanks to my unit's owner who bypassed Boomtown and reached out to me directly. I can only imagine his frustration with their service. Carpets dirty along baseboards. Visible in company's video. Video shows poor paint job in unit and food debris under kitchen sink. Video does not show scum at the bottom of dishwasher, hair in both bathrooms, wet laundry in door seal of washer, or trash and leaves in the garage. Front porch light fixture did not work upon move in. I was unable to remove the current bulbs in fear of breaking the bulb housing. I suspect Boomtown had the same issue. I do believe the company will protect their rental properties from water damage as result of plumbing problems. Any other tenant concerns in my opinion will be dealt with by the three Ds of costumer service; deflect responsibility, discount validity of requests, disparage character of tenant. read more

Absolutely one of the worst companies you could select for "managing" your property. Will cost you thousands of dollars with the combination of them hiring incompetence companies that will either charge you excessive costs for replacing whole units Instead of parts, or will require repairs again a year later. Will also always side with the renter over the owners to include allowing renter to not pay for damages. Also does not know the laws from country to county, and will try to use IRS laws that are in place for owners, and spin it to get out of their obligations when they drop the ball. read more

Initially they recommended a Tenant to me without doing a credit or background check or any other through research. The tenants had not moved out of their current rental yet and a walk through had not been performed. Although they mostly paid on time, it turned out, they had double the people living in the property and did substantial damage to the unit during their tenancy and at the time of move out. Fortunately, I asked enough questions to realize something didn't sound quite right with Boomtowns recommendation. I spoke directly with the Landlord and discovered these incidentals. I have been a resident/client of Boomtown for over three years and have had a great experience! My family and I relocated from out of state and they made the transition so pleasant. Every request and question has been promptly addressed and resolved. I have nothing but positive things to say! Over the years John and his team do a great job of at keeping us up to date and communicating with advance notice when they plan to visit for twice yearly inspections and are gracious and understanding when concerns are presented. The absolute worst professional vendor relationship of my life. A real nightmare. I never realized rent through this relationship until the renters were in the home for five months. Not to mention the endless repairs that he and his "handyman" racked up with no end in site. It felt like my house had been hijacked. My experience with Boomtown as a renter was a great experience. The staff were very accommodating and helpful whenever I had maintenance issues. There was a time I experienced an hazardous situation at my rental and immediately the matter was taken care of by Angie and Ben. Moreover, Jose was great at conducting repairs at my rental at various times throughout the year. Absolutely terrible management. The owner of this company treats renters like it is a privilege to rent from them. The last time I checked the renter is the customer but it seems John and his staff have completely forgotten that aspect of business. They will do intrusive inspections and say they are to make sure you have everything working but then they do not follow up and actually make repairs. I was promised screens for all the windows but still have none. Tickets for repairs are not worked in a timely fashion. A bathroom sink that is broken should be addressed in less than 2 days but I ended up fixing it myself. A week later I am still waiting for someone to address a roof leak which keeps dripping water into the home. No one even comes to look at it. Also, they are quick to sell out the property owners and say it is their fault that things are not fixed. I recommend finding a different management company and I will not renew my lease. Update: Boomtown, Inc. No need to discuss any further John I will not renew my lease. I have paid rent on time or early every month and do not deserve to have you spin this on me. Your company has dropped the ball on many occasions like when you disclosed my income verification to my entire office. You were the person who told me during the inspection you would be getting screens. I also at that time warned you about the problem with the roof and nothing was done. What were you inspecting?? I can have a handyman to my house the same day I would expect a management company could do as good as me to fix a simple drain in a sink. No one was scheduled according to the records I have from your company. I can also have a roofer out today which I would expect a management company should be able to do quicker than I can. I searched several different companies looking for the best property manager to manage my rental property. I thought I was choosing the perfect company. They never told me up front that I would need to put down a $500 deposit or my property would not get listed, every other company told me I didnt have to pay any money down. John with boomtown also put a lock box on my door not telling me anything about it, I then had a $35 charge to my account because it's at my house so it's mine when I never asked for it. I completely understand the concept, but would had appreciated if I was given the option to get my own. Even though there were better companies, this company sounded genuine. I signed the lease in the middle of Dec. Knowing that it was the slow time, but John said there was a pretty good chance he could get it rented by Jan. 31. Jan. 31 came and went, they showed my property twice from the middle of Dec to the end of Jan. The last week of January came and they had shown my property a total of 3 times, and all 3 times left my lights on. When I asked the 1st time for them to please cut them off. The third time they emailed and called me, I already told them the home is vacant I don't live there, just show it, because I couldn't answer my phone or email at work I have no idea if they showed my property. They only work until 5pm so when I got off at 5 there was no one for me to reach out to, unlike other rental properties, I was contacted by people after hours on their cell phones. The last week of Jan. I called and asked if there was a reason why I wasn't having any views on my house, and I was told that they had been going with a website that was only reaching out to 2 other sites and as of the last tues. In Jan. They decided to go through a website that reached out to 18 different sites. I was told oh spring is coming we should be able to get your house rented by march! The way I see this is they lied to me, and wanted to save money on advertising because they knew it was the slow season. Then I'm wondering why after a month In a half hasn't my house been rented. Also, no feedback on any of the showings, i was left in the dark. Only knowing about the visit because when i went to check my property my lights were left on. It's now going on Feb. 1st I have to pay rent plus a mortgage, and I email them and let them know I need to now cancel my contract and move back into my house because I can't afford both. I get a polite email back thanks for choosing us. Yet I ask for my $500 back, that was suppose to be used for repairs and maintenance they might have to do, and it's nonrefundable! They've at this point done nothing for me at all and robbed me of $500. All I'm saying is please be careful on choosing this company because you should never have to put down any deposit for your place to get rented. read more

My wife and I moved in to a home (March of 2019) which we are Renting from boomtown. Whenever we try to call (during normal business hours) to speak to someone, 9/10 TIMES NO ONE EVER ANSWERS THE PHONE! So we leave a voicemail requesting and hoping for a call back. They should at least call back and show concern for the customers inquiries and issues. They would get a better rating (I normally only leave a review if I have something good to say) if they would show the least bit of concern for their customers when work orders are submitted. Their Excuse is always: "Oh, we have to check with the owner and get back to you." Then days (if not weeks) go by and nothing happens. What a load of Crap! I have had to take care of more than half of the maintenance and repairs that should have been done (which we were told would be done) before the move in date. It seems that the Landlord/Homeowners concerns are of higher priority over the Tenants (My Wife and I) concerns. Not a good way to do Business at all! Most of the folks that you speak to at boomtown are nice enough to show concern but overall, I have had nothing but headaches dealing with this company. We have rented through Boomtown, Inc. for about a year and, after having dealt with many other rental agencies/property managers, it is obvious that Boomtown takes pride in their work. We live in an upscale townhouse in Montgomery Village and Boomtown ALWAYS make sure to get things fixed promptly and without cutting corners or finding the cheapest fix possible. The free online payment system is secure, free, extremely convenient, free, easy to use, and did I mention free? Getting ahold of Boomtown is easy as well. Others have mentioned going through the website, but I never did so. We always would either call, text, or email Boomtown and have a response and solution in a timely fashion. These people do not care about their renters AT ALL. I've spoken so highly of this company and now I'm so disappointed that I have to do this. I was given short notice that the owners of the property decided to sell. I had literally 3 wks to find a place and move out. On my own with two kids in the middle of a PANDEMIC. I found a place exactly 15 days before my lease was up. Paid to have carpet cleaned, & because I forgot to send the invoice (which no one reminded me of, & if you know these people, they email and call you for EVERYTHING), they charged me AGAIN for carpet cleaning. When I told them I could provide the invoice, they refused. Basically making me pay to have carpets cleaned twice. I explained that between virtual school, virtual work, moving, settling, etc. the invoice slipped my mind. No one reached out about the final walkthrough or anything. They knew exactly what they were doing & it's disgusting that people are so money hungry in a time where we all should be coming together & supporting one another. I cannot stress enough what this pandemic has done to mine & my children's lives, yet their only interest is to rob their tenants... DO. NOT. rent from Boomtown. I've read some reviews & can't speak to those peoples problems but I can say we've had none of those issues. When we listed with Boomtown they had our house rented out quicker than we thought possible with our asking price. They provided credit & background check for potential tenant, as well as gave us final approval. We have been nothing but happy, they've made sure any tenant complaints were valid & provided quotes for approval prior to any repairs. They are local & do quarterly walk through of the property & report condition. I can only assume they are as good to the tenants as they are to us. read more

Mr. Bradshaw you said that Boomtown Inc. will pay any fees associated with this error oh really? The error is paying our water bill. Per our conversation yesterday 9/16/15 on the telephone you said you couldn't help us out with that correct? It took us 3 1/2 hours dealing with the City of Frederick because we couldn't get thru do to everyone else calling in that morning. It happened to be "Water shut Off Day" in the City. Nothing we would never know about, because we pay our bills on time. We then had to write a letter along with our $178.00 bill saying that your company NEVER have permission to collect our water bill. Our next bill will be coming to our house in a week, can you please explain how we are suppose to come up with another $178.00 or even higher. Mr. Bradshaw let us know when you have to walk in to City Hall (that's where you pay a water bill) in a secured area with a Security Officer to pay your water bill and stand in the "Water shut off line" to pay your bill, the humiliation alone will be unforgettable. Oh yes, and not be able to get a shower for work or flush our toilets. We had no idea when the city would get to our home to turn our water back on. It's perfectly understandable that sometimes an applicant may not meet the qualifications or pass a credit check, but the applicant should be informed that he/she didn't qualify, not be ignored when emails, messages and texts have been sent to contacts she knows are valid for them. Today I had a leaking condensation pump. Carpet is soaking wet. I make ONE CALL. I say again, one call; to John, the boss. He came through big time. It's Saturday. Nobody wants to work on Saturday. But this man went above and beyond. I got a response within 5 minutes! A technician was at my house and assessed the problem and fixed it within the hour (and he shop vac'd the carpet) this is what property managers should aspire to do. Our experience with Boomtown has been outstanding!! John has been attentive and met the needs of my family. When I came to Boomtown seeking a rental Lily and John both heard my frustration and needs. I was on a time crunch; having less then 30 days to find a new home. I needed to act fast, but also wanted a few features that my family needed. Needless to say John stayed on the phone with me well after business hours to review 3 rentals at length! That evening 2 more rentals were emailed to me and we were at a showing 2 days later!
