This review is for room 1507. I came to Austim for business. This was 2 blocks from the office. Lots of restaurants and places to walk to. Located at a good spot and amazing views! I received a text 30 mins before my arrival time providing me with the check in instructions. Everything is done through keypad entries. It was easy to follow the instructions. When you are in the room you'll see your key card and garage fob. However, they forgot my garage fob. I ended up not needing it since I walked everywhere. The views from the room were amazing. Sitting on the balcony was very peaceful. The apartment was spacious and comfortable. There was nothing wow about it. The floors are concrete and had not been swept. One issue I had was that the balcony door did not lock. It made me paranoid even though I know no one will try to come in. Kind of odd that the door doesnt lock. I didnt use the kitchen much. I ordered on door dash a few times which was convenient. Its loud in the area but wasnt too bad. Overall it was a good price for the space and view vs hotel. read more

This place is not like a standard hotel set up, but everything in advance is emailed to you and requires a bit more organization, reading and comprehension. As mentioned you're emailed in advance various passcodes and instruction on how to enter the building. If you arrive during the day during standard business hours there is a person or concierge to receive you and provide guidance and lay of the land. If your there after hours, the place has parking in which you'll have to go to the 3rd floor and locate one of their screened input monitor to allow you to input your passcode which will send you down to ground level then up to your floor. All of this is quite onerous at first, but after you've done some figuring out and asking it become quite easy and routine. Of course once you get to your room they provide both a parking pass badge along with badge to get past the three security points. You ask why some much effort and level of security, is that most of this building is already occupied by full time tenants who rent this place out all year long, and then Guild City has floors, like 10 on up for rental, i.e. air bnb. What I like so much about this set up is the location is phenomenal right down on second street and close proximity to everything, price is cheaper than high end hotels, rooms you're staying in are much more spacious and clean like your own apartment, and the views from your room are very nice. All this coupled makes for a great experience and I wouldn't hesitate in coming back here again. In fact it'll be my first choice to check for availability when I come again. read more

There were seven of us for a bachelorette weekend getaway, and we reserved two rooms, which was perfect for our party size. We all enjoyed our stay and were very comfortable. I think the Guild only owns one floor out of 20+ floors? So the setup was a bit unexpected. The front desk people DON'T work for the Guild and know nothing, and basically won't do anything for you. All your communication with the Guild is done through texting. You get a fob to access the building after 6 pm and to use the elevators. No keys at all; you use an access code to get into your room. Since the apartment building was new, it felt luxurious. Our rooms were actually one bedroom apartments (complete with kitchen w free coffee!, dining area, and living area) with a king bed in the bedroom (w/ a door naturally) and a full sized bed in the "office space" (no door for privacy, but as all of us were women, we didn't mind). There's also a nice flat sofa in each room, that you can cover with linens that they provide, which can double as a twin bed after you remove the back cushions. We also were pleasantly surprised by how many towels there were. I think there were 8 sets of bath towels, washcloths, hand towels per room. Also each bathroom had double sinks, a pro when you have 4 women in a room! The fitness center and outdoor pool are on the 18th floor. It's a very nice fitness center, they have free weights, cardio machine, medicine balls, and even a squat rack. The building is also located right next to a very busy and nice running/biking path by the Colorado River. The Guild is located close to a lot of busy areas, such as Sixth street and Rainey street, but slightly under one mile is not really within walking distance unless you don't mind. The girls and I would use "uber" most of the time. We DID walk a few times, though. read more

I can only imagine how much they're ripping off all the transplants from CA, NY, Chicago, Seattle who don't know any better. It ain't worth whatever they're charging. Couch has stains that I'm not sure what they are. Chair in bedroom has stains. Bathtub is dirty and dated. Corners of bathroom floor are dirty. Whomever cleans these places does not do a thorough job. Cabinets are cheap and cracking. Towel bar in bathroom fell off the wall when I grabbed a towel for my shower. Won't stay here again. Don't know what I was thinking. I'm a Titanium member w Bonvoy/Marriott. There are Marriott's in Austin that are older than this property, but look better. read more

I stayed at the Guild on a business trip and loved it. I used to live in Austin and would pass by the Amli on 2nd all the time, wondering what it would be like to live there. Well now I know - it's awesome. If you're not from Austin, this property is located in a prime spot downtown. You can walk to both sides of 6th, the new library is steps away, and the majority of buses run one block away if public transit is how you're getting around. Pro tip: you're also a few minutes away from *two* Royal Blue Grocery locations where you can scoop up some Tacodeli tacos in the morning. My room faced back up towards the capitol and UT tower and the view was unbelievable. There was a furnished balcony that was prime for just hanging out and watching the city with a bottle of wine. I hate the sterile feeling of hotel rooms so I was pleased with the decor and the "homey" feeling this had. Plenty of towels, soap, shampoo, conditioner, makeup wipes, etc. (the basics) could be found in the bathroom (which, by the way, is quite spacious). The property also gifts you with a welcome box, however, which goes beyond to provide healthy snacks and toiletries like a full-size leave-in conditioner. That bad boy came back home with me. It was also incredibly clean for being an apartment property and I didn't notice anywhere that I wouldn't want to step/sit/eat on. Service checking in and out was great. I didn't bring a car so I just walked into the lobby and there was someone at the Guild front desk. They held my bags while I went to work for the day, and sent me a text when I was ready to check in. When I arrived they had already brought my bag upstairs to my room and someone showed me exactly how to get in/out and made sure I had everything I needed. I never had any issues getting into/out of the building thanks to the key fob they provide, although their properties are on the very top floor so you'll have to take the elevator unless you're up for a 19 floor walk. The concierge is also available via text and they answered any questions I had promptly and knowledgeably. I didn't spend too much time lounging on furniture in the living room, but the bed was very comfortable and I actually liked the sheets/bedding set. I hate super fluffy pillows so these were a bit much for me but I slept well even after completely removing them for one night. There were two TVs with cable in the apartment (supposedly the living room one was a smart TV but I didn't test it out) and lots of lights so you could control how dim/bright it was. I also felt great about being able to bring back my leftovers and have a full fridge plus all the flatware/utensils I would need. Overall this was one of my favorite "hotel" stays. If you like to explore and don't need traditional hotel amenities (breakfast on site, a formal lobby), I would highly recommend the Guild. read more

Our experience at The Guild was strange. We were told before we got there that someone would be at the desk for us to check in early. That wasn't the case and the woman who finally came up to meet us was pretty rude. The vibes at this place were just all around weird. I think we were the only ones on our floor because it was dead quiet. There was no direction of where the pool was located so we counted the number of floors that we thought it might be on. The rooms were super nice and the view was great, but I probably wouldn't book with this company again. read more

This place has a fantastic location! You're within walking distance to almost everything downtown. We had a view of the river and the bat bridge from our room. The balcony is nice and big and I loved the floor to ceiling windows. They have a pool and a gym for you to use while you stay. The room was very clean and the staff was so nice. They have a garage for parking as well. The room was much cheaper than other places downtown. This has just become our go-to place to stay when we're in Austin! read more

We asked for an early check in specifically because we knew we were getting there early. We needed to get ready for our event. We are ere told we would be updated when the room was available. And of course told that there is no guarantee for the early check in. We understand this is fine. However at the time when the early check-in was requested they neglected to inform us that housekeeping was already behind and that we would not even be able to get into a room after the normal check in time. We have been waiting since 1 PM to go into our room to get ready. Normal check-in is at three and we have been informed that it won't be ready by then and now we have to wait even longer. Still haven't been able to check in and we have been on hold since there is no front desk staff. Very disappointing service. read more

This place is great! Right in the middle of downtown, close to the river and lots of bars and restaurants. Super hip/modern and also very secure. Great views of the city. We brought our two small children with us and stayed in unit 515. I was worried we wouldn't have enough separate areas for the kids to sleep, but the master closet is so big that we could fit a pack & play in there for our daughter, and our son napped in the bedroom. Worked perfectly. We were also on the same level as the pool deck, which was awesome! Pool was great for kids, by the way. One super shallow area for babies and another area a bit deeper for toddlers. Plus there were cabanas to rest under when we needed some shade. The customer service team was super responsive on text and was able to get us an early check-in when we arrived, which was really nice. However, we did request a couple things from them which we didn't get. We asked for 2 cribs and only got one (it was nice and clean and seemed new, so that was a plus). We also asked for extra towels to be delivered during our stay and they never came. A couple other negatives - first, our room smelled like smoke when we arrived (big yuck). Second (minor complaint) is that the shower head kinda sucks. Overall, we had a great experience and I would recommend this place to anyone- adults traveling alone, or with kids! read more

The Guild is an awesome concept. You have the comforts of living in a local apartment with everything you need just a text away. The apartment was very nice; the location is very nice, but I ran into a lot of problems that can arise being in a place with no one to help you on site. Austin was one part of our first anniversary celebration, so I wanted to start it off with something nice. I booked a room at Guild City Center and sent them a text (that's the preferable way for them to communicate with you). I asked them if they could have some kind of flower arrangement or something for my wife when we arrived. They said yes and asked me what type of flowers I wanted. I told them roses and asked them to charge it to my account. They agreed. A couple of days before our arrival, I asked them about parking. They told me that I could register my car with them because it would be a lot cheaper than paying the regular amount that the garage charges. I then sent them my license and car info for my registration. Everything was supposedly set. They sent us a very detailed text with instructions on how to get in the apartment. They included pictures and codes that made it very easy to follow. We get inside the apartment and look around...the first things I notice are no flower arrangement and no parking pass. I'm a little upset at the missing arrangement, but as long as they don't charge me for flowers that I didn't get, I can get over it. I contact them asking about the missing parking pass. They told me to just tell the person at the booth my room number, or if there is no attendant, just push the button and tell the security person on the line about the situation. At this point, I don't understand why they can't just bring a pass to me so I can have one, but I move along. Fortunately we didn't need my car until our last night in Austin. We got home late and wanted to go out and grab a bite to eat. I got into my car and drove up to the unattended booth. I push the button and talk to the attendant. I explain my situation and of course they tell me that they didn't care. I had to pay full price if I wanted to leave. I pull back into a parking spot and call the Guild number. No answer. I then text. They text me back saying that they have been having problems with the attendants and they would reimburse me. They then said the problem would be solved in the morning. At this point I'm not believing anything that they are saying. The missing flowers, the missing parking pass, the not being able to get out...all of these issues have made me not trust them at this point. We had to cancel our plans for our last night in Austin. The next morning when we were leaving, I texted them and asked if the situation had been resolved. They said they were still working on it. Now not only were they destroying my last night in Austin, but now they were going to hold us up on our trip out of there. They again told me that they would reimburse me, so I told them that I really didn't believe them at this point, and however they needed to do it, I needed out of the garage. We finished packing and fortunately talked our way out with the attendant. My whole issue is: if you have been having problems with the attendants, and you forgot to give me my parking pass, you were just taking a chance with your customer that everything would work out, which it didn't. If they really had their customers best interest at hand, they would have just brought me my pass...that would have solved everything, but I guess we weren't that much of a priority for them to do that. The apartment was very nice, I'll post pics below. The experience on the other hand was very frustrating and it really messed up our whole anniversary stay in Austin. The virtual desk concept is cool, but I'd rather stay in a hotel with a front desk where I can get help from someone if I needed it. You may have a different experience, but I personally won't be staying here again. **UPDATE as of 6/2/17** I just received a phone call from one of the Guild owners. He apologized and invited us to stay again the next time we visited Austin. Guild is a young business with a great concept. It will definitely have growing pains like any new business. The fact that he called and personally apologized means a lot. I don't feel like we were hung out to dry and just forgotten. I probably will try them again the next time I visit. read more

Just booked a room and did not get a confirmation e-mail like every other normal hotel. The website also doesn't give the capability to manage online on your own so now I am concerned. I just handed them 100's of dollars and don't know who they are. They insist on money upfront. OK, so I don't want to worry just yet. So I called their number which they advertise as 24/7 service and they said to text too? I am on hold now, going on 22 minutes. Don't even know what to do. Do I continue to hold or call American Express and stop payment? I don't want to go to this hotel if they are causing such aggravation from the get go. Oh and someone below said they had problems getting their money back too! Yeah well I can see how. This is shameful already. Someone HELP!! OK, now 3 hours later I received an e-mail that they wanted me to prove my identity with a photo ID of some sort I think I read to complete my reservation; what to book a room?...and use my credit card? I understand their concern if they had problems with paying customers at their hotel. But for me however, I am going back to the Hyatts, Hiltons, Omnis, and Marriotts where booking is normal and I am accustomed. So I finally got customer service on the phone later now in the day and they cancelled my reservation. I am still going to keep an eye out on the charge as per advice of yelp review below. Thanks! I initially had a bumpy start when I arrived at the guild and tried to find my room. I accidentally found a staff member as I went on the elevator. Rachael was a great help. Shout out to her. She was able to point me in the right direction. I would suggest confirming the building location your room will be at and parking instructions before arriving. Other then that. Room was excellent. Very clean and I had a great view. The room was much nicer then I expected!! This was definitely a place I will be using again. Check out was easy. This experience was different from the standard hotel chains I stay at, but I would definitely give the guild a try. They have great amenities like a pool and fitness center that is better than most hotel chains. If it wasn't for my issue with checkin I would give it a 5. That was my only complaint. read more

I booked this for one night with for my sister and I for my bachelorette party weekend. I somehow booked it for 3 weekends instead of just one day in May. I called right away and spoke to a representative and she said no problem, just to cancel with the booking website. I cancelled with he booking website and she called back and said I had two reservations. I told her I only need the reservations in May, I live in Chicago, I will not be down there before that. She said ok, just cancel again with the other site you booked. I thought it was clear. Then, I recieve an email stating my reservations were cancelled for May. I emailed them back and texted that I needed those reservations and not any others. They emailed back that they cancelled the other reservations and not the ones in May. This morning, I recieved a text stating they can't wait to meet me tomorrow. Tomorrow? Again, I will not be out there until May. I texted that I don't know what the issue is but I don't want any problems when I come out there for my bachelorette party. They email me back saying they are canceling my reservations because it states in the contract that there are not to be any parties or groups. Party? Groups? Are you telling me you are canceling my hotel stay bc I said "Party"? How old are we!? Who said I am having a party. My sister and I are flying out early and we're staying in Austin for one night and meeting with our group the next day at a house. We weren't even staying at this place. I got my credit card statement the following month and they still charged me the $550. I called them today and they said, "We're sorry, we forgot to refund your card." Gee thanks. I absolutely loved this place when I visited Austin in June. The Guild Team was extremely responsive to all of my requests. I prefer text messages and they responded promptly with everything I needed. The location was right in the heart of Austin and is walking distance to everything. The views are magnificent from the 14th floor overlooking the river. The 1 bedroom was huge and came with everything I needed including super fast Wifi, a washer and dryer, 2 TVs, plates, pans and one of the best beds I have ever slept on. I had access to the pool, gym, lobby and business center. It was like being in a hotel but living like a local. When I visit Austin again I am definitely staying at a Guild property again. read more

What a great place! Their model takes the best elements of Airbnb and the classic hotel I firstly. We stayed in an awesome unit with huge bedrooms, walk-in closets, a balcony, a huge common area, washer and drier with detergent provided for free, and a great kitchen with marble countertops. The staff was extremely helpful and friendly, willing to accommodate any requests that we had (stocking the fridge, doing dry cleaning, recommending things to do in the area). The CEO even paid for our drinks at happy hour! Highly recommend this place to anyone visiting Austin. read more

I booked two rooms (one bedroom with king bed and two bedroom with two king beds) for my sister's bachelorette party. This was the perfect situation for a group because they really are furnished apartments with great amenities. Everything was clean and very well-decorated. The resort style pool had plenty of seating/couches/etc, so we were able to just hang out there all afternoon one day. The instructions were clear, but I do recommend watching the check-in and check-out videos on the website if you are driving and parking in the garage. We arrived in the evening and one of the rooms had a jammed balcony door, so I texted the representative and they promptly got back to me that they put in a maintenance request and they came and fixed it early the next morning while we were out at breakfast. I highly recommend The Guild (Amli on 2nd complex) and will definitely be looking into this again when I return to Austin next. read more

This is far and away the single worst hotel experience I've ever had in my life...and I just stayed the entire months of July and August in a Motel 6. Let's start with the booking process. As always, I booked through Concur which is my company's travel website. Nothing on Concur about this being an unusual hotel [more on that later]. When I finally got to Austin I went to the address listed. This is when I found out that The Guild is not a "traditional" hotel, but rather some poorly-thought-out concept that would be akin to something you'd see as a failed idea on Shark Tank. See, The Guild is not a hotel at all, but rather they simply buy rooms in an apartment complex and rent them out. There is no front desk, there is no maintenance crew, and no housekeepers on site. The entire process is that you "virtually check in." But. again. this information is nowhere in my booking. So here I am strolling the streets of downtown Austin and, again, realize at this point I have no idea I'm looking for an apartment complex. I'm standing outside the address it gave me and nothing. So I call the phone number on the reservation. The girl who picks up I explain the situation to and she replies with "I'm new here so I'll have to ask someone." She puts me on hold for 5 minutes then comes back and we spend the next 10 minutes trying to figure out where the hotel even is. Now she puts me on another hold and comes back to ask me did I ever get e-mailed or texted my "instructions to check in." No, I reply. Another 5 minute hold. Now she comes back and says the reservation appears to have been sent over with no phone number or e-mail so they had no way to send me instructions. Oh, and by the way, I'm at the wrong Guild. There are multiple Guilds, you see. So now I walk 3 blocks over to the "correct" Guild. Now I'm reading these poorly-written instructions on how to enter the apartment complex there. Push in this code here, open that door, push in another code. The worst was the elevator. It says literally "enter the elevator and type in your code." Nowhere to type a code in. Turns out, the elevator keypad is on the outside. I was fortunate to have a resident of the apartment in the elevator with me who swiped his card and took me to my floor. FINALLY, I get to the room. So, it's all over, right? Nope. The concrete ceiling, concrete floor fortress I get put in is decorated by an eclectic designer who has some infatuation with Bill Murray. Yes, Bill Murray. Pictures on the wall, throw pillows, etc. You name it - Bill Murray is looking at you. Went to sit on the couch only to see it is stained with the stains being hidden by throw pillows. So, I walk to the bedroom and there is an Out of Order sign on the TV in there. Fantastic. So I walk back into the Living Area where - by the way - the fan was wobbling wildly and making a repetitive "clinking" sound. I go to turn on the TV in there and - guess what - this one doesn't work either. I call back to the phone line and they said "someone will have to come out." Girl comes ~30 mins later, fiddles with the remote for 20 minutes, and tells me "someone ELSE will have to come." I wait 1 hour and then instead of someone coming my phone rings. Guy on the line tells me someone will have to come tomorrow because they can't fix it tonight. Offers to move me to another room. Okay, good deal. In order to go to the new room you have to go back down to the first floor, type in your code, then go to the new one. I get to the new one and...... It's dirty. Clearly someone hasn't cleaned it since the last guest. Baffled, the guy now sends me to a THIRD room. This room was fine. So, all-in-all, took me about 3 hours to get settled in my room. Never, ever, ever would I stay here again or recommend anyone staying here. The entire concept is absurd and - if you're going to do it - you need signage outside and people on staff sitting in the buildings ready to assist with needs. After all this, I was told a manager would call me the next day - never did. read more

My expectations were medium. Is it a hotel? An apartment? I don't get it. But you show up and walk right to your unit because they text you the building and room code. And the unit is HUGE and phenomenally well decorated. It's like staying at the nicest suite at the most hip hotel, only better because there is a kitchen. Instacart had delivered my favorite groceries before I arrived so it was like being in my own home only my home is not this hip. The building has a nice, relaxing, upscale pool deck and gym, and it's in an awesome location. If you want a party and a scene, stay next door at the W. If you want a place that feels like home only better, stay at The Guild. read more

If I could give 10 stars I would. Our large group of 13 stayed for three nights and had four units. Everything went according to how the information said it would. Location: Fantastic! Walking distance to Trader Joe's and another small market as well as the Farmer's Market on Saturday. 6th Street is just a couple of blocks away too. Facility: Superb. The units were super clean, comfortable and had a full compliment of items necessary for our stay. The pool area was very nice. Lots of lounge chairs, day beds and a cabana-like seating area. Some in the sun and some in the shade. There was also very well equipped fitness room and yoga room. Service: Phenomenal!! The staff were all not only very friendly but extremely responsive to text and easy to get ahold of by phone. When I called to ask if there was anywhere we could store our luggage after check out so that we could enjoy the remainder of our day until we had to be at the airport I was told that we could bring our things to their office (offsite). When we got there (it was a Sunday) we were immediately greeted with such hospitality and welcome we were all so completely overwhelmed. Stayed at The Guild Austin for a business trip and it was fantastic - truly for the modern traveler. Communication via texts makes it quick and easy to confirm reservations, ask questions, and generally feel a greater sense of confidence with your booking and stay overall. The process of checking in was incredibly smooth with detailed instructions. As for the room - it was amazing, clean and well appointed with a local touch. I was a bit worried about room service, but they took care of that as well with instructions on how to order food. Plus Trader Joe's wasn't too far away if I really wanted to stock up. My husband and I have been traveling for over 30 years, and have stayed at the more well-known hotels, because it was safe and convenient. However, through a highly recommendation, we reserved our last two visits through The Guild in Austin, Texas. We immediately received a personal text message confirming our stay, with detailed instructions on our upcoming stay. We arrived at our property, received a room key (FOB) which immediately provided the utmost security for our stay. We were welcomed with a personalized bag of goodies, special beverages provided in our refrigerator, extra comfortable towels in bathrooms, and my favorite channel programmed on the TV - The Guild went above and beyond in customizing our stay. More importantly, both properties were not only exceedingly secured, but we were extremely impressed with the well-kept stylish décor of the numerous conference rooms, phenomenal screening rooms, lavishing pools, roof top terrace, and top of the line fitness rooms. The locations were right downtown Austin, walking distance to the Lady Bird Lake trails and numerous restaurants. More importantly, our stay was completely relaxing and private. We didn't have to hear the tumultuous middle-of-the-night noises of banging doors or other people's conversations. In short, we will always use The Guild for our business and personal trips, and look forward to watching this new innovative leasing company grow into more cities and states! Stayed here a week ago and was extremely surprised by how much I enjoyed this place! The apartment was large and in a great location. It was easy to text the front desk with questions about what I should do around the city. Can't recommend the guild highly enough! read more

Had a great time staying here. Very different from the typical hotel experience. The room was larger than a normal hotel room and decorated very well. Having a washer and dryer was also really helpful during my time in Austin. The concierge always texted me back promptly and gave great recommendations for things to do in downtown Austin. My children and I stayed with The Guild last week. We usually stay in an airbnb but came across them in my search. It's the perfect balance of boutique hotel and airbnb. The space was immaculate and had everything we needed to cook our meals in. The apartment was large and there was plenty of space for our family. There was a lovely pool onsite. My biggest regret was that I didn't follow up with the online checkin process until it was too late to have them run to the grocery store for me. Their staff was helpful and made sure we had everything we need.
